The property manager is on their A-Game 24/7 and so is Leasing. These are some of the most hospitable team members I have ever been privileged to be a tenant under. Maintenance? They'll be at your door before you know it. This was such a game-changer compared to the level of services I received at another property proximate to this corridor on I-93. This staff really makes you feel like you're at home, always. This community feels more like owning/renting a townhouse than an apartment where you have to constantly worry about what goes on around you. You are safe here. This is the most comforting place I have lived since being in the Greater Boston area. It is a hidden gem if you enjoy golfing/visiting Granite Links, direct access to I-93, hiking in the Blue Hills Reservation, having a beautiful pool to bask in during warmer months, or care about having more privacy than a similar type of complex anywhere nearby. There's a reason I stay here and likely will - it's the staff and quality of living. You won't find that same level of dedication anywhere within 4 miles of proximity. I did the research and the same visits across the spectrum that you may be going through, and I hope you don't endure the hours I had to in order to realize how special Equity Quarry Hills is.

Some staff are nice but crazy rules…read more First let me mention that this place has not just one page, but a booklet of rules for residents to uphold. Some rules that made me decide to break a lease and not live here. Every time you are moving an item larger than chair; they will assume you use the elevator and must then schedule a move-in time to move object and you have to pay a security deposit of $350 to make sure you do not damage the building when moving said item. Laundry room and Trash room are closed from 10pm - 6am. Quiet hours start 9pm (not 10pm). You can be fined in excess of $500 - $1000 for verbal assault to staff or residents. You can be penalized for 'improper dress'. Also let me mention that there is no accessible pool of this place (even though a pool is mentioned for this complex); it is closed down and will not reopen.

They do not allow you to bring anything ( size larger than a TV) into the building unless you make a 5 days appointment in advance. BTW, you are not allowed to decorate your own apartment, nothing can be hang on the door. More to come...... Just want to let management know that keep doing what you are doing. People are just going to post more reviews online and you will not be surprised by the reputation you are going to have in the market. How will it affect your business? I don't know, but you will see.

"It's simply my opinion, and apparently the experience was different for another reviewer." So is it fact?.....or opinion? MY PHOTOS WERE.NOT.TAKEN. during renovation. How dare other reviewers presume to know anything about when my photos were taken. I have nothing to gain by showing photos or lying about them. I'm not an irate ex-tenant, I wasn't forced out and I left on very good terms. I believe that people deserve to know what they're investing in and I would want someone to do the same for me, if the situation were reversed. This is my experience and other reviewers have no business disputing that or tearing my experiences apart. I never said the building wasn't lovely and unique because of it's age. I never said neighbors, during my tenure, were arrogant or unkind. What I did say that is that building owners/management did a sloppy job with construction and took the cheap route with sub-flooring and walls/wall thickness and HVAC, especially, and that if you're considering investing a half million dollars in a unit, you shouldn't be able to hear your neighbors through the walls while you sleep, shouldn't have a film of rock and subflooring dust on/in everything (including your lungs) and shouldn't have to suffer through the hottest/coldest days of the year without a/c and heat. This WAS my experience and other people deserve to know that. Continue to live pridefully and harmoniously with your neighbors in your beautifully appointed surroundings and let people decide what inevitable "issues" they're willing to deal with, after they've invested 100's of thousands of dollars.

We have lived at the Lofts at Lower Mills since Fall of 2011. We had sold our condo in a…read morethree-unit triple decker and were curious to see if we would like living in a larger building so we decided to rent. Well, we loved it so much we bought our unit. With regard to the previous review, I am somewhat surprised that this individual would stay for 5 years if they had such an awful experience. Certainly you could find units with lower rent in other developments. However, we have found the Lofts at Lower Mills worth the price. The grounds are well maintained, as are the common spaces of the building. We have found the maintenance and cleaning staff to be top-notch and incredibly helpful. As renters, maintenance work orders were quickly completed. You would be hard-pressed to find better on-site staff. Heck, they were helping us re-direct our ceiling lights on Christmas Eve and they couldn't have been more pleasant about it!! We have had a very different experience from the previous reviewer. We have never had issue with mold on the brick and we live on the river-side of the building. The most we have had to do is cut away the ivy that sometimes grows over a corner of our window. The brick is gorgeous and it is what most people are drawn to when they enter our unit. As this was a factory before there are some nicks and dings but we feel that adds to the character of the unit. Also, we had a housing inspector go over the building (including the roof and the basement/crawl space) and he remarked that he was incredibly impressed with the structure and its integrity, especially given its location next to and over a running body of water. We have not been bothered by sound from other units. We never hear the neighbors on our floor. We used to have a couple with three young children above us and we would hear them occasionally but it did not bother us. It was far from loud and we only heard them when one of the kids would take a digger and cry. Having lived in a triple-decker I know what it's like to hear your neighbors and this is significantly better. We did have an issue when we first moved in where we would find wood dust/dirt in one spot. We called Winn and they fixed it immediately. The contractor explained to me it was from the original wood beams that are designed to expand and contract in their metal frame. Again, it was fixed in 15 minutes and never an issue again. We have not had the same dust and cement issues the previous reviewer had while she lived here. I will agree the HVAC has been problematic. I think the condo association, to whom Winn (now Barkan) paid dues to when the building was not owner-occupied, nickel-and-dimed the HVAC repairs for our building as we were "renters" in the Lofts at Lower Mills. Now that the building is converted and is owner-occupied, with owners who will now serve on the condo association board, I am confident better representation will result in a better job addressing this issue. I should also add when we were without AC for a few hot days we would ask Winn to credit our rent and they did so quite willingly. Overall we have found that with good communication we have been able to address any concerns we have had. We are realists and expect there to be issues that arise in any large building whether it is apartments or condos. Our issues have been minimal and when we shared our concerns with management, and now with our condo representatives, they have been addressed. We have loved our living experience here which is why we chose to buy. Yes, the units are not inexpensive but we felt they were well worth the cost. We should note we are not the only renters who chose to buy. Lower Mills is such a wonderful community with so much to offer. You can walk to shops, the grocery store and restaurants. You are right on public transportation and adjacent to a fabulous bike path. The building is wonderful if you have pets as there is a DCR park right next to the Water Mill Building. Overall, the people who have moved in are polite and engaging but respectful of each others privacy. We are thrilled that we were able to purchase our unit at the Lofts at Lower Mills and we have thoroughly enjoyed living in the building and in this neighborhood.

No, nothing is…read more I'd give it 5 stars, but I'm not looking forward to the Wollaston T station closing for two years! It is so wonderful not to have to shovel snow!!!!!!!!!!!!! The trustees are mindful of tough economic times faced by most of the residents and they are careful about how our monthly HOA fees are spent. The dumpster was provided by waste management service hired by the City of Quincy. Yes, many hallway light fixtures were removed, but if you asked to have specific light fixtures reinstalled all you had to do was ask, I did and Tom reinstalled the light near one of the exit doorways. All of the lightbulbs were then replaced with led lights which are brighter, though I agree some areas are still darker. More people should have asked. Yes, packages are at risk of being stolen, but that is kind of a fact of life nowadays. I don't think it is fair to only blame other residents of the building (I've never seen empty packages in any stairwells I use). I know that I had one package stolen recently and the packaging turned up on Bass St. The woman who found it managed to find my phone number and called to let me know. I've had hundreds of packages delivered to me at MBH (I'm car-free another bonus of living at MBH), and only 3 were stolen. There is a lot of nice to say about MBH, I've made some good friends here. The makeup of the building is very diverse. It is a great place for seniors, but there are also many young professionals and young families living here. I must not have noticed those rude maintenance announcements, but then I've been riding the Red Line for over thirty years so my skin must be thicker. JMHOYMMV

I lived there for 8 years 2013 until 2021. When I first moved in it was pretty nice. There are 3…read morepools an indoor pool. It was quiet and well kept. Never had a problem or complaint UNTIL The Dartmouth Group TDG came in. They have turned that place into a nightmare. They're horrible to work with and deal with. You have NO say in how your property gets repaired. They hire contractors that do a horrible job and have to come back out 2 and 3 times to fix their subpar job. They re-shingled the roof at our townhouse and the contractors didn't seal it properly. Myself and my other 3 neighbors all had squirrels in our attics. TDG brought us a cage to catch the squirrels in like it was our responsibility instead of getting an exterminator. It was also our responsibility to clean up the mess left by the squirrel that were there because THEY hired crappy contractors that didn't do the job properly. TDG never checked. We paid close to $500 a month in HOA fees yet our street did not get plowed MULTIPLE times. The complex is so big that if you need to be plowed out before work you better buy a snow blower and shovel and prepare to do it yourself! The sprinkler systems don't work in more than half the complex. The pools that your HOA dues go towards are closed 30%-50% of the time. The reasons: they couldn't find life guards or this is broken or whatever but frankly I think my estimate is low it seemed it was closed more than it was open. The gym was closed due to water damage from the pool for MONTHS. You pay all this money for these amenities yet you can't use them. You pay all this money for maintenance and they don't do a good job hiring quality people or check on the repairs being done. The HOA fees will be increasing as they've just taken out a 3 million dollar loan and by the looks of the financials the property will be in the red by 2025 and require more special assessments. The can and will do special assessments meaning you have to drop $1000+ at the drop of the hat. Be aware that unless you get lucky your HOA fee might be more than your neighbors if you happen to live on the wrong side of the property. The crime seems to be getting worse. Cars get broken into and stolen. If you're being harassed by one of your neighbors the HOA will not do anything but tell you it's a police matter. The police won't do anything without evidence and the HOA now has a policy about cameras so providing evidence will be tricky. If you have no where else to go this place will work, I guess there are worse places than this, but if you have a choice avoid this community at all costs. This doesn't even cover all the issues in this community I'd say this is just the tip of the iceberg. Purchase at your own risk. You've been warned! Oh and they just wasted $20k of your HOA fees to force everyone to paint their doors a hideous yellow! Homeowners had NO say!
