Living here is like living in a luxury hotel. An extremely clean, well-run community. I never saw a mess, my maintenance requests were handled promptly, and the staff is extremely professional. From small details like the water filters at the fountain outside the gym, the property is incredibly maintained. Stacy and Elizabeth at the front desk could work at a Four Seasons Hotel. After a few rain storms we had some leaks in the unit and the management was extremely communicative in what happened, what we could expect, and when the leaks would be fixed. I was super impressed with almost every aspect of living here. A few things I would work on improving: Staff response time via email: I don't think staff responds to resident email questions promptly enough. I often had to call to speak to a person to get an answer on any questions I had. I think all resident emails should be answered within 24 hours, if not that business day. However, all staff were incredibly helpful and resourceful when you were able to get in touch with them. Parking: The parking situation is atrocious for guests. There is basically nowhere for guests to park. There are a few spots near the entrance that are paid overnight, but are reserved for prospective customers during the day. This is a HUGE problem if you ever have someone visiting you - you will need to tell them to park in the shopping center across the street and walk over. I think this is inexcusable for a luxury building. Elevators: Too late to fix but the Forge was very poorly designed with only one elevator near the lobby. Expect very long wait times for the elevator. read more

All of these negative reviews may have been accurate in the past, but I have had nothing short of a perfect stay at Brookland Press so far! There is a new manager and quite a few new staff members who truly are amazing. I have been living here for about two months now and I am having an excellent experience. We have had no problems whatsoever with the apartment, rent, management or anything. In fact, management has gone above in beyond in providing courtesy calls that packages have arrived, remembering our names and asking how we are doing, as well as accommodating for a furniture delivery in which neither my roommate nor I could be at the apartment. I love living here! I've been in the building for about 6 months and have very few minor issues, most of them standard for a brand new building. The experiences seem to vary based on which building you're in/which floor you're on, but we're on the fourth floor and have a great view of the DC skyline and easy access to the pool and rooftop. Our apartment has a lot of character as it's a rehabbed printing press structure, and we love the unique design elements. Once they figure out the smaller kinks like the trash pickup schedule and other slight mechanical issues, I'd be comfortable saying it's a five-star spot. read more

I had the pleasure of living in Brookland Press (the Forge) for nearly 2 years and it was a wonderful place to come home to after a long work day. Brandon Carr and Stacey Carroll are awesome and made my stay there all the more personal as it felt like being among friends and family. Before I signed my lease, I toured the units probably 4 times (no exaggeration) and it was definitely the best apartment selection decision I made during my time in the District. My unit had tons of closet space huge windows and was light filled all the time. I only needed lights in the evening which saved tons of $$ on my electric bill. My neighbors were, for the most part, young professionals who also wanted to respite in their homes after long days at work, so I never had to deal with loud music or frequent parties. I can't say enough good things about the place, and were it not for a great job opportunity in another state, I'd still be there. read more

BEWARE OF THE CROOKLAND PRESS! THERE HAS BEEN MULTIPLE MANAGERS THAT HAVE QUIT DUE TO THE OVERWHELMING NATURE OF THE ISSUES ON THE PROPERTY THAT HAS BEEN BUILT IN 2017! QUALITY OF THE BUILDING IS HORRIBLE AND RUSHED THANKS TO DOUGLAS DEVELOPMENT AND MANAGED BY KETTLER TO MAKE THINGS EVEN WORSE. I'm only writing a review because people need to know what's going on at this property and be warned not to move here! Turnover of front desk, leasing, property managers and maintenance is like way too frequent. By hiring new people and forgetting about the issues at hand will not fix the property. There was no 24hr concierge or security as promised. The 2 months free they tried to sue me for in court because I withheld rent until my issues were addressed that winded up never being addressed l. They fixed one thing from over a dozen issues. They will lie about everything and try to turn it on you. 1)they lied in court multiple times about my situation even though I had given them plenty of time to rectify issues. (6 months to be exact before anything was even attempted to be fixed) management told the judge I did not allow them to enter the unit to perform repairs. Even having paperwork from my employer stating how many days I have taken off for these issues. totaling more than 15 days that I didn't get paid to be present to watch them fix things that they only cancelled and gave me BS excuses as to why or how they couldn't. I HAVE LOST MY JOB OVER TAKING OFF OF WORK FOR THESE MORONS. firing of the maintenance supervisor because of too Many issues throughout the building. But mind you never completing any of my repair requests. 2) DCRA came to inspect the unit multiple times over my lease and the building was fined multiple times for non repair but to my dismay it never helped me one bit just racking up Fines with dc to have them repair the bathroom wall after multiple leaks behind the shower. 1 repair for over a dozen issues. 3) 3rd party contractors hired by the building taking a nap on my couch when I came home when they were supposed to be fixing things and on top of that to find out they stole 17 hundred dollar bills from my kitchen counter ( they weren't even supposed to be in the unit that afternoon as they were scheduled from the previous day) wait it gets better! Brand new Cadillac Escalade was stolen from the garage that I paid $200 a month to park. Because someone from the front desk allowed them in the garage?! Where was security? Taking a nap? 4) I needed to get a protective order against Brandon who Was a leasing agent at the time and who is now management? Wow Kettler management should be ashamed. He had a huge argument threatening my girlfriend. He followed her from the coffee machine all the way to the garage to tell her she wasn't a resident and she would personally be removed from the property if he wanted her to not be here?! (This is all on camera) She was very upset and had every right to be because he personally sent us to the hospital with his off gassing of hydrogen sulfide (proved by the fire battalion chief from the firehouse on Rhode island ave. I have the paperwork just in case they wanna lie about this as well) turning on the water faucets and leaving them on without proper ventilation from the vacant apartment next to ours. This was a very dangerous procedure that was common place leasing did before the new tenants moved in. It smelled like rotten eggs so obviously you wouldn't want the new Tenants to smell this upon move in. it can be deadly if there is enough hydrogen sulfide ppm in the atmosphere. 5) from every single piece of fake wood floor coming off through the apartment Multiple water issues with temperature and length of water staying hot Multiple leaks from kitchen and bathroom Wall in bedroom had a huge lump in it as it was pregnant having a baby Issues with the hydrogen sulfide fumes Every time the train goes by the whole apartment shakes like an earthquake. So much so glass decoration and pictures have came off the wall and broken. If I could give it no stars I would. I can honestly say there wasn't anything good about this place at all. From being lied to upon move in about concessions and then when you try to Straighten it out bam! the guy that leased you the apartment (assistant manager) quit because he himself didn't like there business Practices. Try to reach out to multiple managers and before they fix anything they are quitting or fired. It's hopeless and there's about 30 residents that had to make a tenant association to try to deal with these people DO YOURSELF A FAVOR AND DO NOT MOVE IN TO CROOKLAND PRESS! I'm so shocked to see any negative comments. I've been living here for a little over a year in two different apartments and I love it. This is the perfect place to live in WASHINGTON DC! The Maintenance man Tim and the crew are incredible, it takes them no time to respond and my things are repaired. That's so important when your living in an apartment because things happen abruptly. My experience here has been great with the staff. Brandon, Marketing Specialist, assisted me with both transitions into my apartments in the Forge. He is very helpful and resourceful. I felt at home the first time meeting him. Stacy, Resident Service Coordinator, is so pleasant. She assist in every way she can to meet our needs. I feel safe in my residence, I periodically see security patrolling within the building. Brookland Press is a nice social place. The amenities are great. We are offered Yoga on Wednesdays and Full Body Fusion on Thursdays complimentary to residents. The instructors are friendly and the classes are great. We have a small convenient store inside the building open 24/7 for BP residents only. I love the gym there is beautiful natural light shining in, a view of the metro train going by and we have a STAIRMASTER that's so rare in apartments these days. The roof top is Marvelous you can see the Washington Monument and Untied States Capital! Its a very nice setting to entertain your guest. Fourth of July weekend was so beautiful from the rooftop we were able to see fireworks from the National Harbor. I do wish there were more grills on the rooftop. However, there are more grills in the courtyard area which is another nice place to entertain guest. Underground garage parking is so safe and convenient with access straight into the building without going outside. This is truly a hidden gem, its in the cut. Nobody knows this place exist until they actually turn on the street. Which is the reason why I love this place even more. Besides this place being the BEST! It is also in the perfect area. I can go a week without driving my car. The Metro (red line) is across the street, Giant, Smoothie King, Lowes, CVS, 6 min drive to Whole Foods, U street, mins from Union Market, Gas Station, Tastemakers and Carolina Kitchen. Rhode Island Center shopping center is expecting a cinema and bar in the late 2019. Which is great news only a 5 min walk to the movie theater! The community is growing for the good and I enjoy living here. In conclusion, the good out way the bad at Brookland Press. The building is fairly new so small things are expected to happen. I enjoy living in the city hearing sirens, ems, helicopter, trains, The Metro, car horns these things are expected if you reside in Washington, DC. read more

She efficiently answered all my questions, and kept in touch with me even after I decided to go with another building/company. I needed an apartment within 1 week and the unit I was originally looking at sold as I was on my way to the appointment. I have been at Brookland Press for two years now. I have had nothing but positive experience! The staff and management have been extremely helpful always. Including when I had to be out of town and an emergency happened and they had to help with going into my unit. I also switched from a one bedroom to a studio apartment after my first year and they made the process super easy and Ashley , the assistant manager, made sure all my payments and fees were transferred appropriately to the new account. I have not had any major maintenance issues but when I have needed maintenance for small things, I submitted an order through their very easy to use online system, and I would have services within couple of hours. Very much quicker than previous places I have lived. The facilities at the Brookland Press - gym and yoga room are superior than most apartment buildings in DC as are the apartments and common areas. I have nothing but love for Brookland Press and especially the staff and management who have made my 2 years here a real pleasure! Thank you guys!!! read more

Brookland press is A great place to call "home". The entire staffs always greet you with a smile and are very helpful to our needs. Brookland press is equipped with everything on my wish list. A State-of-the-art fitness center, yoga /spin studio, and even an outdoor bocce ball court, and rooftop pool. The grounds and facilities are kept clean every day by friendly courteous workers. The workouts rooms are open 24/7 are rarely crowded and the pool area is lovely. Brandon and Ashley (property managers) are quick to attend to any problems that arise. Any questions I have Brandon and Ashley are always knowledgeable and prompt with a response Ms. Stacy always plans the best happy hours throughout the week at the Penthouse suit. You can always count on her to greet you with a smile on your way to work. Their level of professional is unmatched. They are always ready to help make my home a little cozier. Had a disappointing experience with the leasing team at Brookland Press. We found it surprisingly difficult to get an email back from them, even to confirm a tour appointment. Ultimately, we were able to visit the complex and were very excited by the amount of space being offered, the modern appliances, and the building amenities, but none of their internal computer systems seemed to agree about the going rate for an apartment if we applied to rent one. We received verbal assurances about the deal and the rate that we were being offered if we applied, but repeated email messages asking for confirmation in writing went unanswered. Lovely as the Foundry and the Forge were during our visit, we have decided to take our search for housing elsewhere. The lack of responsiveness from leasing/management before we even move in gave us serious concern for the future. read more

There's no big or extravagant attractions anywhere near the apartment complex so I don't understand why parking has to be such a luxury. I moved into Brookland Press in June 2018 and my roommate and I had zero issues with the leasing office and the signing process. Andrea was extremely easy to reach and answered all of our questions via phone call and email, always returning our calls if we missed one another. It is my understanding that they are now under new property management, and they have been nothing but accommodating! We have always been able to reach the leasing office, concierge, and even the new property manager with a quick email or call. He has been very good about replying to our emails and requests in a timely manner. With the changeover from the previous property manager (who, judging on previous reviews, was just terrible) there were understandably lapses in communication. Keep in mind that this is a newer complex, so not everything is going to be perfectly smooth. However, my roommate and I have found that having a kind demeanor and approaching any issue with a little understanding goes a long way - we have had all of our little maintenance requests rectified within 24 hours of reporting them on the online portal. I have lived in multiple apartment complexes and none are perfect, including this one. However I can really tell that they are trying to clean up their act and be accommodating. All of the employees always have a smile on their faces and genuinely care about their residents - they have taken the time to know both my roommate's and my name and always ask how we are doing and how our apartment is. Management is very unorganized and I have had issues since I moved into the apartment. We were getting two electric bills each month sent to our apartment. One for our unit and another for the entire complex and that issue was never resolved. There was a month where they added randomly charged us an additional $700 for no reason. I decided to leave and it has been over four months and they still have not given me my $2,800 deposit back. I have been in contact with them and I am given the run around. They said that management switched systems which affected important documentation. They then asked for "proof" of my deposit from my bank statement over a year and a half ago after they had required a money order/cashier check to move in. They initially said that our refund would take 30-45 business to be generated but after a few months I called them and they gave me a reason that was unclear. I was never contacted about the issue and I felt like they would have never brought this issue to my attention had I not called them. I am still surprised that a higher end apartment complex like this would lose important documentation especially when dealing with finances. If you decide to move there please be aware of the unprofessional and disorganization management that always find ways to make you pay money out of no where but cannot find a way to give people back their deposits. I hope that everyone else has a better experience than me. I am definitely happy that I left. read more

It is always something with this building. My apartment itself is nice, with minimal problems, though my brand new toilet has broken within 5 months and now runs regularly when I flush it. I had to beg for a spare key that is available to us per our lease, and it took a call to the regional manager to get that done after my property manager continually refused my request, citing "not enough resources". My ice maker wasn't working on a brand new fridge, and that took 6 weeks to fix. Then the building started leaking and flooding, and common areas are frequently affected. Folks in other units have black mold growing, and have been flooded repeatedly. Repairs are made at an incredibly sluggish pace, including a broken floor panel in the fitness area that folks could have fallen over. The amenities, while flashy and potentially nice, are constantly filthy or not working (water filters in common areas taking weeks to get changed, and then run cloudy and bubbly, the dog park is covered in dog poop and reeks of urine). The grounds surrounding the building are also covered in dog poop and reek of dog urine. Parking is either $275/month or a pain in the butt on the street. The saving grace is that the folks at the desk (mostly Stacey and Elizabeth) and the folks on the maintenance crew are wonderful and helpful to the best of their ability. My guess is that Davis and Kettler don't fund them properly to actually get anything done. I wouldn't move in if I were you, which is too bad, because it could be awesome here. read more

The only reason I have not given this apartment complex a zero star rating is because yelp would not allow that. Let me begin this entire review with the fact that if you are considering moving here, do yourself a favor and find another place to live that is not associated with Douglas Development OR Kettler Management. Do not let the flashy amenities and smooth talking leasing agents convince you to live here. I moved into Brookland Press Apartments (which is owned by Douglas Development and managed by Kettler management) in the end of February 2018. Everything seemed to be going perfectly upon move in. The concession at the time of move in was that I was promised I would get a free month of rent. What I was not told is that the free month is built into your rent throughout your lease so you are paying slightly less every month than what you would be paying without the concession. I was told and it was made clear that I would not be responsible for paying march rent and that rent would not be due until April 1st. Okay great. Well April 1st rolls around and my online account balance is almost $4,000 and theres a charge on my account for over $6,000. I took this problem down to the office and nobody in the office could explain to me what these charges were. This apartment complex is completely unorganized and unprofessional when it comes to handling tenants accounts and ledgers. Fast forward to April 15th, it is raining outside and water begins to pour in through a light fixture. I call emergency maintenance at 3:30 am when the water begins to enter my apartment. Maintenance fails to show up until 8 am AFTER I had gotten the water controlled and taken care of. Maintenance comes again the next day to assess the situation by carving a massive hole into my ceiling. It has now been over a month and there is still a huge hole in my ceiling and it still pours water into my apartment every time it rains. The water damage has also spread to the hallway and the kitchen. There is now extreme water damage in almost every room of my apartment. I approach this situation to management and they say it will be fixed but its been over a month and there is still a hole in my ceiling and water damage in various places within my apartment. I was given an option to move to another apartment with no concessions. After dealing with the water issue for a month, I have become extremely stressed and anxious, and after dealing with the whole overcharging issue, the only thing they can offer me is to move to another apartment? I don't even get another free month for the trouble I have been through? This place is 100% incapable of providing a comfortable or even safe living environment for you or your family. The problems so far are so bad that I started a tenants association on google groups to talk to other tenants to see if I was the only one having issues and to my relief, I was not the only one. There is about 20 tenants in the association and not 1 of them has lived here without having a major issue of some sort with either the building itself or the management. In conclusion and as I will state again, do yourself a huge favor and look for somewhere else to live. I am sorry to anybody else this has happened to, I truly understand the emotional strain it can have on you. read more

If I could give this place no stars I would. Although the apartment itself is brand new and very modern with great amenities the staff is completely opposite. Originally signed with a manager that is no longer working for them anymore and ever since he left living in this apartment has been horrible. Currently a resident living here and have been for about 6 months and have had numerous counts of my privacy and other residents privacy being invaded by "maintenance" entering the household without notice or permission. Constantly having noisy people in my hall screaming and running as well as messing around and trying to see if my door is unlocked. Managers working are extremely rude and act like they don't care and are unreliable when it comes to issues regarding the tenants happiness and comfortability. Was charged for water after 6 months of living here without giving us any notice or information about the bill and still not explaining how or why we were not charged till now. No privacy on balcony's and people have literally asked me for money when I was out there then when I added a privacy screen so that would not happen they tell me you are not allowed to have anything covering your balcony basically. Not to mention if you own dogs DO NOT BE FOOLED BY THE DOG AMENITIES!! The "dog park" consists of three patches of grass, NO SHADE for the poor puppers, AND the water for them has not worked once since I have been there. As well as dog owners NEVER picking up after their dogs and the staff not making sure it is clean. Every time I bring my dog to their "dog park" she gets sick and has bad allergies, unsure if the park has anything to do with that but it's a weird coincidence. The only good thing I have to say is the front desk staff are always the nicest and make sure the residents are welcomed warmly. Other than that the rest of staff has not established a good enough foundation for me to give them a good review and I do not feel comfortable in this apartment knowing my privacy can be invaded at any point in time. read more

If you are contemplating moving here, do yourself a favor and end the brain juice needed to ponder of the decision. DO NOT or you will regret it! Do not be coaxed the the team that will allure you with the beautiful design and amenities. The horror lies within the bones of this place. Imagine living in a paper crate 24/7. Every wall and floor is hollow. I can hear my residents taking a shower, using the bathroom, pouring water, eating a bowl of cereal, walking, and there most intimate situations. I am not exaggerating. I have lived in over 10+ apartments over my life and understand the acceptable allowance for noise in a community property. There is absolutely no insulation. Not only will hear your neighbors but, everything you do and say will be heard as well. Beware! If you are to visit do your due diligence and do sound check situations possibly with vacant apartment that are on side the one you are viewing. This will confirm everything that I am saying. In addition to all of this....be aware of the lack of competence with the management team. This property is self managed and its mayhem. read more
