When I first found out about its location, I was initially hesitant because it's on Alps/Broad, so I thought it would be loud... but it's incredibly quiet. There's no obnoxious noise and the residents are courteous. The complex is clean. There's no trash or litter around anywhere. There's a small fenced in area for dogs to run around, which is great. Not many apartments have that. The apartment complex itself is a gated community, so that leaves you with a sense of security. The pool is clean, too. Location!!! WOW the location is AWESOME! There's a back gate to the rear end of the Beechwood shopping center... right across the street from Kroger (and also Chipotle, which takes all my money). It's within (EASY) walking distance between both the Omni Club and BodyPlex. The staff is also awesome. Incredibly accommodating and always willing to address any issues you may have. They hold your USPS packages in the office (FedEx/UPS are left at your door), so you have to go there to get it, but it's really no big deal--there's always somebody there to get your stuff (and boy, did I order a LOT of stuff when I moved in!) One of the coolest things? You can pay your rent through a Visa/Mastercard, so you can maximize benefits of cashback/miles/rewards while paying rent. Neat. As long as I'm in Athens, I plan on living here. Out of 5 stars, it's an easy 5+++. 11/7/2014: It has come to my attention that the carpets are replaced every 5 years, which isn't a big deal realistically, however when the previous tenants of your apartment had two dogs and apparently weren't taken out frequently enough, it can become a problem. I recommend using a blacklight in your apartment prior to moving in--something I did not do until just recently, and the discoveries were quite harsh and abrasive. Unfortunately, when brought to the attention of the management, they informed me that there was nothing they could do. I still think this is the best apartment complex in Athens, but DEFINITELY make sure you know what's going on before you get a room! :)

My apartment is an excellent 1-bedroom layout with plenty of storage and living space. The few maintenance requests I've had have been addressed within 24 hours. My only very minor complaint is that the complex is right behind a shopping center that sometimes leads to early-morning noise due to dumpsters being emptied and trucks being unloaded. This is only an occasional problem. My apartment is also directly adjacent to the new dog park, so I hear some barking occasionally. People are respectful though and don't tend to walk their dogs at unreasonable hours. Overall this is a great complex and I would highly recommend it to anyone. I've had a great experience here. Edit: After moving away from Athens to my new apartment I have realized just how lucky I was at Beechwood Pines. It has quiet, respectful neighbors, a courteous office staff, super fast and competent maintenance people, and generally well-kept, clean facilities. I'm sorry I had to move away. Living at The Flats last year was the easiest and most convenient living situation I have…read moreencountered since I moved to Athens (and I've lived in a house and on Milledge since then). The property is close enough to downtown that you can walk and my classes were also close enough to walk to as well. All of the delivery options in Athens delivered here which was incredibly convenient for any time I was too lazy to leave, but there are 2 Kroger's and a Publix super close by if making your own food is your style. I never encountered cleanliness issues that weren't quickly resolved as soon as the office opened and everyone in the office was super helpful whenever anything went wrong. The maintenance staff addressed issues in a timely fashion and even replace lightbulbs for you (what a win). Trash chutes were occasionally down, but a lot of times if you went down a floor you'd find the mysterious trash chute someone left open (preventing the other ones from opening) and you could easily toss your trash in. Sometimes you might come home to find someone in your covered spot, but you can stop by the office and leave a passive aggressive note on the car and you're good to go - plus you can just go park in an uncovered spot so it's not a huge deal. The pool and both gyms were frequently empty and getting a study room was usually easy as long as it wasn't midterms or finals. Free printing is another big point from The Flats from me because paying for printing on campus is a hassle when you're constantly stuck behind people printing 50+ pages or when your own printer doesn't want to cooperate. It's easiest to bring your own paper, but the office staff was always happy to give us some when we needed it as well. The complaints about furniture don't make much sense to me because any time I have gone into any other apartment complex that provides furniture I have seen the exact same furniture - purchase a mattress topper and some fun pillows and you're good to go. Living at The Flats is really the best option if you want to be close enough to campus and downtown to be apart of everything, but live far enough away that there aren't parties going on every night.

They will charge you to replace things that you did not even damage, did not touch, or at most have normal wear and tear. Be careful and clean the apartment like a five star cleaning service before you move out. They also raised rent $250 after one year and are trying to add renovated apartments to units that don't even need renovating. The "upgrade" is just to have white cabinets instead of brown cabinets and to replace refrigerators in perfect condition to ones that now have a water dispenser. Now I know where they're getting all the funds for all the upgrades and snacks for the resident because it's hidden in the constant up charges, fees, and charging residents to pay to replace items that are in just fine condition after move out that they did not even touch.

Management was initially decently friendly about things but were certainly quite slow about fixing…read moreissues. Often issues they would fix would resurface again because they weren't fixed properly and often the problems would become worse. This was a pervasive problem, and it was always very difficult to get things fixed in a reasonable manner without significant effort and follow up. Over time from living here I became more and more sick. I started suffering from significant joint pain and headaches to the point where I couldn't even do basic things. I went to the chiropractor, physical therapy, and an orthopedic doctor. However, the pain subsisted and cost me a substantial amount of time and money off of work and on healthcare costs. Eventually, I discovered a lot of mold in one of the rooms. It was a rather substantial amount everywhere which was exacerbated by the constant leaking since it was never fixed properly after numerous requests. After more investigation it was discovered on the ground, through the floors and walls, through the ceiling, and in numerous other areas as well. Even the vents and carpets had it. I spent a few months having to spend my time at the homes of family or in other locations and they never offered to help with any costs due to this. Professional inspection showed there was an extreme concentration of 5 different species of toxic mold including Stachybotrys (Black Mold), Penicillium/Aspergillus, Memnoniella, Hyphae, and Chaetomium. It was never eliminated properly, and only very surface level work and painting over the mold was done. One night they worked in one of the rooms and messed up the water line and I had no water. Eventually they would follow me around and use threats instead of addressing any further issues after repeated requests. I eventually moved out and I had many articles of clothing ruined. This along with my health has cost me a significant amount of time and money. Stay away at all costs. Edit: The owner has responded, and I see no way to actually reply publicly to the comment. I don't understand why they would bother denying this happened when I have pictures of the actual apartment in the review. It's easily proven and verified. More and more landlords refuse to fix anything and just wish to deflect blame.

The pictures show black upgraded appliances with nice hardwood floors. My hardwood floors are patchy and almost green. The appliances are all white and clearly from the 1900s. The ceilings all have water stains. I wasn't allowed to walk through the unit until move in day and was very disappointed. There are three women in the leasing office. None of them will have the same answer for you on anything. They rarely respond to emails and are rude and abrasive when they do (specifically Ivy and Deanna). I once waited over 11 days for a response to an email even after 3 follow up phone calls. As soon as they have your money they could care less about you. The apartments WILL smell of weed. Many tenants smoke outside and it will come through your AC and stink up your rooms. The leasing office can't really help with this either since smoking is allowed outside. One pro is Maintance response time. They'll come quickly! But con: lots of cheap fixes and no communication. I once requested maintenance for rust in the dishwasher and they simply sanded the rust off. I asked for caulk to be replaced in the shower and they simply didn't come or respond. Instead they told my roommate it was a cleaning issue. Emergency maintenance is a joke. It'll take 2-4 hours for them to come and they'll complain TO YOU that they have to come. It once reached 95 degrees due to broken AC in my apartment and they refused to come for 2+ hours. GO SOMEWHERE ELSE
