Going on my third year here. First 2 years were great! Beautiful townhomes, brand new,…read moremaintenance was great. This year.......forget it. Snow plowing and salting is pretty much nonexistent. If you don't have a truck or SUV, forget getting to work in the morning. And I am not even talking about your driveway, which you have to plow or shovel out yourself since it takes them forever to get to them. I am talking about your STREET!!! Streets are not plowed at all overnight and they don't start plowing until after 6am in the morning. And it is a slowwwwww process. I have an SUV and got stuck on my street this morning at 6am. No one plowed our streets all night. Got to the main road and it was fine. Extremely frustrating to pay $1600+/month and are told that plowing is not included and it is a courtesy that the company provides......even though town plows cannot come onto the property because it is privately owned. So if the property doesn't plow.....you are pretty much out of luck getting out. Beautiful townhomes, awful in the winter.

I've been contemplating whether or not to write a review about my experience with Pleasant Meadow…read moreTownhomes and decided it might be worth a read to those coming from out-of-town -- or needing to decide on a home sooner than later. *I will preface by saying my review is based on my interactions (mainly email) with associates who work at Pleasant Meadows and not as a renter.* After living in the Oklahoma City area for two years, my husband and I -- along with our two tots -- are moving back to the east coast, specifically, the Buffalo area. He recently was offered a job in the area that has our family moving much sooner than expected ... like, within a couple of weeks. Because of the urgency of needing a place to say, and because we've never lived in western New York (we were closer to NYC in the past), I frantically began searching for the best places to live that would be close to his job. I stumbled upon Pleasant Meadows and moved it to the top of my list as they have town homes you can rent. Not knowing the area and having to reintroduce ourselves to snow meant we did not want to rent a personal home and have things go south. When I first inquired about a 3 bedroom/2 bathroom town home, I was told by the associate none were currently available. I later inquired about their 2 bedroom/2 bathroom ranch homes and much to my surprise, heard there was one that is under construction and would be available around our desired move-in date. It was around these first emails that it was explained to us that a deposit would be needed to hold unit (a small portion of which is non-refundable) with the bulk being applied to the unit once we move in. The next sentence stated that people with a certain credit score would not be required to submit a security deposit. It was finally explained to us after a few emails and receiving the renter specs that the initial deposit is actually an application fee. We were asked to overnight a check for the application fee and submit our application to lease the unit, but thankfully, I was able to convince the associate to allow us to have our bank issue a check that would take a few business days. (I don't know when the last time was that I wrote a check as we operate electronically.) Things were pretty smooth over the course of the week that we worked with the associate. We turned in the application, proof of income, copies of driver's licenses and whatever else they required. Once we started looking at the lease, there were one or two line items that were interesting -- including a mention about needing to have blinds hung within a few days of moving, otherwise PM would purchase and install at our expense? (It's been a while since I lived in complex run by a property management company, but I thought this is included??) During that same time, a place we were originally looking at in Williamsville had a few 3 bedroom town homes open up with a special that priced them close to Pleasant Meadows. Comparing the extra space we would get -- including a basement -- and having continuous hardwood floors on the entire main level, versus the carpeted areas at PM, we decided to pull the trigger on the unit in Williamsville. Within a couple day's time, I sent an email to the associate working with us thanking her for her help and informing her that we would be moving forward with another company. That was six days ago (and counting). Today I received a call from a lady who I think might be the property manager asking whether or not we would be ready to move in soon. I'm not sure if our associate passed along the email I sent (that's been the only communication we've had), but she wasn't informed of the decision we made last week. When I inquired about the money for the hold, she let me know that all of it is no longer refundable. What irks me about this whole situation is not that the a line item mentioned this bit of info towards the bottom of the application, but that it was not mentioned in any emails with Pleasant Meadows or the renter specs. I also don't think alluding to the fact that I "sounded desperate to get a place," is quite professional -- especially when I never dealt with the female associate on the phone before. Because if I did, she might know that we were moving to the area from the middle of the country and only have a few week's time to decide on a place we'll never see until we get there. So yeah, I was trying to move and make decisions sooner than later, and I guess if that means I sound "desperate" in her eyes, so be it. At the end of the day, we lost out on a couple hundred dollars -- which the lady on the phone mentioned "wouldn't go very far here anyway" -- but it is what it is. I'm sure local residents wouldn't have issues like this because they can make decisions in person and likely wouldn't be on a time crunch to move a four bedroom home halfway across the country. So in line with Yelp's three-star description, my experience was OK.

When I went to tour the apartments in May of 2024 I asked if there was sound proofing. They said absoutely and even told me they take noise complaints very seriously. Misled and lied to from the start as we would find out later. We move in and have been there 1 month and I had office staff coming up to my door knocking and ringing the doorbell as I'm getting ready for work saying that we owe them money. Turns out, they told us the wrong amount due at signing and then threatened us when we didn't even know we owed them money in the first place! Instead of treating us with respect and asking us first, they just immediately jumped down our throats. Their office staff was just as rude and incompetent then as they are now. We paid it right away of course as money for us is never an issue and we have never been late on a bill in our lives, thats just not our MO. They took 0 accountability when we showed them all the emails and proof stating the "wrong" price that we were given multiple times for the deposit. Not even a simple "sorry". Terrible. Now as for the 7 MONTH LONG noise complaints. We lived here for 1 year blissfully until our neighbors upstairs moved in. I am not going to talk badly about them on an open forum as I do not know them or their situation, however they are very loud and inconsiderate about the people around them, especially with controlling their dog. Nothing has been done and 13 noise complaints have been filed thus far and as of recent, countless audio. I contacted corporate and had the joy of talking with Cindy. As someone who works in operational managment myself, I am not sure how she got a job doing what she does treating others the way she does and acting as unprofessionally as she did. She was very dismissive as I spoke professionally to her and let her know whats going on. She let me know she knows whats going on already, which was concerning because nothing has been done, and then she decided to become extremely rude, deflective and defensive. She cut me off as I was in the middle of speaking and states " NO, you will let ME talk now", and told me that we are the issue because we have noise complaints about us. To this I had to laugh out loud because I know how quiet we are and it's interesting because we have lived here 17 months and never heard once about these "noise complaints" she speaks of. If there are, they never once thought to think they were false claims from upstairs being petty to us over all their complaints they receive. Now, with that being said, if there truly were complaints about us, it just proves my exact point that complaints aren't taken seriously at all because why was I just learning this now? After getting off that lovely phone call I was in shock by the level of unprofessionalism I had just experienced, and in general. I personally don't act that way in a work setting but hey not everyone is cut out for management roles. A few weeks before that, we wanted to switch units and so did our neighbors, they denied us both. We asked for a more expensive unit that has been sitting vacant for about 6 months and continues to sit vacant, and we let them know we would love to pay much more in rent just to have peace. Request denied even though apartment companies have all the power in the world to move you whether you're under THEIR contract or not. We contacted a former development company we rented with years ago and since we are always amazing tenants wherever we go, they said they would love to have us back and couldn't believe what we are dealing with. They said they have a unit for us when we are ready. However, Young Developement won't let us leave without paying insane amounts in penalties even though we have no other choice but to leave here. We planned on staying years but they are so offputting and disrespectful as well as our neighbors, why would WE pay penalties for that? Please do yourself a favor and go rent literally ANYWHERE else.

Our apartment has had multiple issues with appliances not working properly, and every single time maintenance was called, they tell us "well it's not broken so it's fine". They raise rent with zero improvements to apartments (I do understand prices go up, but at least make it worth the while). I am currently having an issue with bugs (flies to be exact) and I haven't even bothered calling because nothing ever gets done. The parking situation is absolutely horrendous with having 3 buildings sharing one lot essentially. There isn't even enough parking for two buildings with one car per apartment let alone the usual apartment having two cars. There is only one washer and dryer for 12 apartments to share so if you don't do your laundry over night you're most likely going to have to pay money to take it to a laundromat or hope you have someone you can go to to do your laundry. The parking lots in the winter are usually an ice sheet and I have had multiple issues with my husband and I falling in the parking lot because of it. I have honestly very few good things to say about Parklane. Multiple people in my building have had issues with their electric bills being astronomically high (usage, just just dollar amount) and there have been complaints made (from what the tenants in the building said at least) without even an acknowledgment back that something is quite obviously malfunctioning. A 2 bedroom 850 square foot apartment shouldn't have a usage reading as over 1500 but they never even attempted to find an issue. I have put in multiple complaints about a neighbor across the hall from us putting his garbage in the hallway for extended period of times, constantly yelling on the top of his lungs, slamming the doors at all times of the day, smoking enough cigarettes for the entire apartment building to smell like smoke and having his tv blaring at all times of day to where it can be heard through our apartment doors and nothing has ever been done. But they will make sure to email you and call you perfectly fine all within a day if a payment is late by even a day past the grace period. Maintenance is a joke, the office staff is basically useless. I'll most likely be leaving when my lease is up in a few months for an apartment that is actually kept up with and has competent workers.

They finished the job in a few hours, and Dean asked if I had any issues with it, and I mentioned that it did no look great and I would appreciate it if they came back and made it look better. He came out himself about a week later and fixed it so it looked literally as good as new, and made sure I was satisfied before he left. I would 100% recommend to friends and family. Things not going perfectly is common for contractors. Fixing things when they DO go wrong is a lot more uncommon. 5 stars, and Dean is a stand up guy.
