    I wish five years ago me had read this. So I'm telling 2024 you, as if anybody reads apartment…read morereviews. As much as people love to dog on this place, it isn't the worst option out there. If you're disabled, or feeling lazy, or hate slipping in massive rain puddles in the stairwell after a storm, there's an elevator. There is in house laundry if you have a payment card (can't load singles on, which is frustrating but it means avoiding the inclimate weather when you want clean socks) on the main floor by the mail area. Your box is locked, though you'll need to be quick if you're expecting something bigger, as I did have more than one porch pirate incident, remedied by watching back camera footage. There is a main lobby that the usuals like to hang out (you'll also find them outside) and most of them are nice and talkative. There is a bad string of folk that live there as well, a displeasure I experienced first hand for the entirety of my stay. Unfortunately people can be loud and not the most clean. Depending on where your room is, you may get lucky. Personally I thought the kitchen appliances were a bit small (can't fit a sheet tray in the oven long ways) though there was ample closet space. You have the convenience of turning in your rent without a stamp and garbage chutes on every floor. There's a safety bar in the shower that I'll admittedly miss and safety cords in the room that I will not. The alarms when pulled are aggravatingly noisy, as alarms should be. There is a call box in the main entrance (three doors to the outside all together, all needing a key fob to enter) that'll let you ring in your guests. There's also my personal favorite, a mini gym that consisted of a treadmill, stairs and squats, all surrounded by shelves of books to borrow. Or you can grab a book from the side entrance to the massive parking lot. (I will miss the choice parking and plowing sadly.) Also there's a food pantry out back last the seating area if you can't afford food. It gets emptied very quickly as many people living there use it. The income requirements are quite strict (it's pretty much a poor person house at this point) despite the costly rent. For a single bedroom you're looking at over 1000. That was a price I was willing to pay as they allow pets, which I came to realize a lot of local places don't. And honestly, it is perfectly placed at the edge of North Tonawanda, by shops and restaurants, where you can get anywhere in a reasonable amount of time. The staff has a limited schedule, but I promise you, they are working hard for you. You are always safe to address problems with them, and they are doing their best to play the hand the government restrictions placed on them. There's a lot of upper interference they have to deal with, but they made my stay bearable. If you can find a better place, I suggest it, but if you end up here, it's not the end of the world.

    I lived at the Exchange Luxury Apartment for a little over 2 years. First want to go start by…read moresaying, the apartments themselves are well kept, spacious, and cleaned before moving in. The maintenance team are agile, respectful, and always willing to help. Those are the positives. Unfortunately the negatives caused me to move out. It started with the unkept, dirty, and outdated entrances. On a regular basis are dirty, disheveled, and at times will have cockroaches that came over from the restaurants. Next you have the mailrooms are not in a private area, they are right at walk in; where people can come and go as they please which can cause packages to go missing. In the same has random shopping carts management decided are a better option than premium, rolling racks to match the luxury title on the property; even when asked to upgrade. Third, the smells. The regular smell of marijuana coming from other residence that linger into yours, which is against contract. The cockroaches that made an appearance on the property more than once in apartments and mailrooms. Forth, leaking walls in the bathroom(s). Coming from the ceiling and walls that we assumed to come from incorrect paint on the walls when humid and roof leaks. Fifth, pricing. For nearly $2k a month for a 1br, there are no added amenities besides the sterile roof on one of the properties. There is no gym there is no wreck room. There is not even a doorman to make sure that your packages are safe and protected. Not to forget to mention it is near a highly trafficked area of the hotel, restaurants, and UB.

You just have to Apartmentalize everything and there's no issue. So these are pretty beautiful fancy expensive apartments close to UB where a lot of students live - mainly International students or rich students in my experience. Kinda the same demographic in some ways. You probably wouldn't live here if you are being cost-conscious because they are expensive but they seem to be well-managed and they seem to be pretty fancy and if you're going to have to move up to Amherst having lived in New York City then you're going to need a nice place to stay in all the time because it's so damn cold for a hundred and twelve months a year and that's exactly where these apartments come in handy. Plus you're in the same exact Plaza as China Taste which is one of the best authentic Chinese restaurants you may ever try. And the reason I know these apartments inside and out is because (a) my current side b lives in these (or one of them I should say, but the most commonly visited one), and (b) Barbie and I paid her rent for her 2 months ago because Mummy and Daddy were having a falling out with her. Don't worry she's already in her 20s it's nothing creepy. (She's been in her 20s for all of 7 months). Anyway the apartments look as lovely on the inside as they do on the outside and yes, they're expensive, but you get what you pay for in this case. Just sometimes, the halls smell of Weed though. Should not be allowed.

    Stay away. Maintenance is a joke. They never actually fix…read moreanything. Andrea and the office staff are unprofessional. Stacie lies (with evidence) in order to get out of resolving issues. Mold in the apartments. They won't fix it. They never plow or clear snow. Many people have fallen and gotten hurt. The office is constantly closed due to "training." Even when they're open they won't answer the phones or the door. (The office has to buzz you in to speak to anyone. Crazy considering it's just a leasing office). Property manager is never on the property. No matter the day or time. They're closed on weekends now. Have an emergency maintenance request? No one will come fix the issue. They'll tell you to wait until the next business day. Paying almost $1500 and getting this type of experience is wild.

Sounds like a company trying to screw tenants if they raise to many questions or concerns. Selectively enforcing to rules and openly doing it. NO ONE SHOULD EVER RENT FROM RAINTREE ISLAND APARTMENTS. They over promised and under delivered and we couldn't even see the apt before the move in but had to sign the lease to get the keys. Been there for weeks and stuff is still broken. They sent one one guy to essentially verify our claims and that's it. Also tried to claim that our checks for the move in bounced. Had to go raise he'll and show them my account to prove they took the money. Even then the manager still said he'd have to look into it. I got that fixed then tried to pay rent early today and was told I couldn't. So u threatened eviction when I paid right on time and then they don't let u pay early. 1337.25 a month for a 1 bedroom with 2 dogs. This is with all fees unlike what they tell you when asked. We asked about total cost for the apartment monthly and we're 1170. That doesn't include the extra monthly dog fee or the amenity fee or the fee for trash removal. For this price u should be in a very nice higher end apartment. Not at raintree. u get lipstick on a pig. Some of the office staff is rude and disrespectful and when u complain they just brush you off. Oh and did I mention the black mold in the bathroom. Was there before we moved in. They require you to take steps to minimize mold but apparently don't do the same when the apartment is empty. They require you to keep the apt below 55% humidity but the one and only ac is in the bedroom and cannot cool the apart down enough on hot days to stay below this threshold. Essentially putting you in violation of your lease due to no fault of your own. The work that was done in the apt before we moved in is mediocre at best. I would know that's what I do for a living. The maintenance is either stupid or incompetent. I'm guessing both. How else do u explain screws going through the outside of the front door from a new chain lock they installed. The refrigerator can't be opened all the way because it hits the dishwasher on the other side of the kitchen. When opening the microwave it digs into the wall because of poor installation. Apartment was not painted which was obvious from the 3m double sided tape that was left on the Wall without one drop of paint on it. Ceiling in the bathroom is cracking and starting to sag either from a poor repair based on the visible patch in the ceiling or an ongoing hidden issue. This is also where the mold is. On top of all this we were told the balcony would face the creek. It doesn't. We were also shown an apartment with a much different layout than what we got. Stay away do not rent from these people. They will say what is necessary to get u in but then your on your own
