    I lived at the Exchange Luxury Apartment for a little over 2 years. First want to go start by…read moresaying, the apartments themselves are well kept, spacious, and cleaned before moving in. The maintenance team are agile, respectful, and always willing to help. Those are the positives. Unfortunately the negatives caused me to move out. It started with the unkept, dirty, and outdated entrances. On a regular basis are dirty, disheveled, and at times will have cockroaches that came over from the restaurants. Next you have the mailrooms are not in a private area, they are right at walk in; where people can come and go as they please which can cause packages to go missing. In the same has random shopping carts management decided are a better option than premium, rolling racks to match the luxury title on the property; even when asked to upgrade. Third, the smells. The regular smell of marijuana coming from other residence that linger into yours, which is against contract. The cockroaches that made an appearance on the property more than once in apartments and mailrooms. Forth, leaking walls in the bathroom(s). Coming from the ceiling and walls that we assumed to come from incorrect paint on the walls when humid and roof leaks. Fifth, pricing. For nearly $2k a month for a 1br, there are no added amenities besides the sterile roof on one of the properties. There is no gym there is no wreck room. There is not even a doorman to make sure that your packages are safe and protected. Not to forget to mention it is near a highly trafficked area of the hotel, restaurants, and UB.

So these are pretty beautiful fancy expensive apartments close to UB where a lot of students live - mainly International students or rich students in my experience. Kinda the same demographic in some ways. You probably wouldn't live here if you are being cost-conscious because they are expensive but they seem to be well-managed and they seem to be pretty fancy and if you're going to have to move up to Amherst having lived in New York City then you're going to need a nice place to stay in all the time because it's so damn cold for a hundred and twelve months a year and that's exactly where these apartments come in handy. Plus you're in the same exact Plaza as China Taste which is one of the best authentic Chinese restaurants you may ever try. And the reason I know these apartments inside and out is because (a) my current side b lives in these (or one of them I should say, but the most commonly visited one), and (b) Barbie and I paid her rent for her 2 months ago because Mummy and Daddy were having a falling out with her. Don't worry she's already in her 20s it's nothing creepy. (She's been in her 20s for all of 7 months). Anyway the apartments look as lovely on the inside as they do on the outside and yes, they're expensive, but you get what you pay for in this case. Just sometimes, the halls smell of Weed though. Should not be allowed.

My biggest problem with it is that management/maintenance/anyone who works for Americancampus can come into your apartment whenever they want. They will send out emails warning you, but sometimes those emails are only a day in advance and sometimes their emails just say that they'll be coming in at random times over a week or two week span and you just have to deal with it. I was having a problem with my email last year and was living there alone over the summer. I remember waking up and freaking out because I heard people in my apartment when I knew no one else was living there. I think it's a huge invasion of privacy. One of the main reasons I have for moving off campus was to get more privacy and freedom and its concerning that they can just walk in whenever they want and they do just walk in whenever they want. Especially in the summer or over winter break when they expect no one to be there. I have a job over the summer. I can't be there to watch my stuff. I also dont like the idea of people just being in my room without my knowledge. Even the in the dorms, they let you know exactly when they're coming in for inspections and they make sure it's a time you can be there. Most places ask permission before going into someone else's living spaces and it's upsetting that Rensch doesn't. It feels as if there is no privacy.

The first impression we got of the apartment was like this is dirty and smells moldy . I went to the main desk to complain and Caitlyn not only came to the apartment with us to observe the damages , she called maintenance and housekeeping to come and correct all of the issues . She did a wonderful job of keeping us calm and basically getting us almost a brand new apartment by getting everything fixed . She is truly a very good manager for the Villas and she made us feel better after all they came to do while we waited. My son Winston now can feel comfortable staying here . I put pictures of the damaged chair and the new chair brought in and microwave cleaned out .

    Well when I first moved into these apartments I got lucky. I had only seen pictures from the…read moreinternet and the first day I saw the apartment was the day I moved in (I moved form California). The apartments are a bit old and the outside could use some work as far as the building. The recently repaved the back parking lot and fixed some serious problems with it. For an extra 50$ you can get a Garage as well if they are available, unless you don't want your vehicle out in the weather I wouldn't get them again. They are old and they are a good 300ft away from the building. The apartment is repainted and shampooed between tenants, and the paint job is okay. The major problem is that the cabinetry is old and they don't seem to be in a hurry to replace them. The heat is included and you do have control over it, and it keeps you warm in the winter. The air conditioners are old however they keep the decent temperature in the rooms, and running them all night and having a 46" TV and 860 watt PC running all day will give you an electric bill of $100 a month. The windows are old as well and if you don't shrink wrap them your going to have a breeze coming in from outside affecting your heat in the winter. The apartments are managed by MJ Peterson (mjpeterson.com), and they have online payment for rent as well as maintenance. Never had a problem with payments, and the maintenance was usually next day to 2days when it wasn't major. They do do a credit check for the apartments, they are looking for 600+, and if between 500-600 they require co-signer or double deposit (deposit is one months on normal). And, they do allow small pets up to 20lbs. Final thought, although they are old and your paying around $850 for 2 bedrooms, your in a good neighborhood and I never worried if my family was safe when I was at work. There is also a bar on the next corner if you want a drink, and a Daycare for kids right across the street. Also Walmart and major retailers on Niagara Falls Blvd. and Sheridan are less then 5-10 min. away. For this apartment I feel your paying 40% for the environment more then the apartment. They require a 12 month lease, and 60 days notice if you are not going to renew. If i didn't need to move for work reasons, I'd still be there.

    Do not rent here! We have had problems since we've moved in. Our carpet is ripping, our fire escape…read moredoor in our living room lets in all the cold air because it wasn't installed right. We had someone come to fix it and it didn't do anything! All of our windows were also installed improperly and let all the cold air in. It is -17 today and our thermostat is turned up all the way to 90 and it's reading at 55. It's warmer in our hallways then in our apartment. They are supposed to have 24 hour maintanence , yet every single maintanence person is on a 1 hour break. I'm glad that we pay almost $800 a month for rent that is supposed to include heat to not have any! Also they are horrible on keeping up with the snow. Our sidewalks haven't been shoveled and ou cars are plowed in any time there is snow! Again, never and I mean NEVER, rent here!
