Never once stepping foot in the Buffalo area, Lindsey and Joe have made my family's transition so smooth and simple. I found The Glen on a property management townhouse search while in OKC. Loving the layout and photos, my husband and I decided to take advantage of one of their specials advertised on Facebook. Within a few days, we were signing our lease and putting down our deposit -- and were able to have a virtual walkthrough of our unit via Google Hangout with Joe. The team at The Glen have been nothing but sweet and have helped us during this crazy time of moving a home, cars, and kids to the area. I've even been allowed to reserve the dreamy clubhouse to work a few days this week, which has been a godsend. (I'm a full-time work-from-home mom.) Even though there are still a number of boxes in our home, were slowly but surely making progress. This far, the people we've met here are friendly and appear to be nice. As for the units, who could ever turn down 2-year-old construction and a piece of privacy surrounded by shopping accessibility? The ONLY NEGATIVE I have is with the construction with units like ours that have a basement. While the bulk of the first floor -- including the kitchen, entry, and part of the living room closest to the back door and staircase -- are quiet to walk on, there's a section in the middle of the room where it sounds like you're walking on a vent. (The floor is also a bit bouncy there, too.) We spoke to management about this, and they said it's something to do with subflooring with a basement underneath. I'm not sure of other units sound like this, but have lived in homes with basements before and never heard this. It does get super annoying at times, though the rest of the home is pretty good. Sadly, I had to deal with a townhome community in Lancaster that was not straightforward with their process. (Their customer service was also horrible.) I'm so thankful everything worked out the way it did as we couldn't be happier with our new home!

The team really helped me during my time of grief. They are fair and their response time is perfect. I had the best neighbors so I can speak for the entire complex. I had 1 incident with my mail so I would suggest cameras in the mail room. As far as the apartment I lived in the loft which was terrific. If I could say one thing I wish the bathrooms were larger. Oh, they have community events that I rarely made but my Mother loved and the few I attended were a really good time.

I agree with the other reviewers, the term "luxury" is misleading. Despite being on the higher end of the rental range for the area, the apartments are very basic. The construction of the actual buildings is poor and you can clearly hear your neighbors on ALL sides of you. The property management company is one of the worst I've ever experienced. You will be charged a fee for everything! While the maintenance staff on-site are responsive and nice, they are only allowed to do repair and patchwork. Things are rarely fully replaced, as the company is clearly trying to keep expenses low. For example, the exterior door of my building was broken during my entire lease. It would not shut all the way, leaving the building accessible. Instead of replacing the door, it would consistently get repaired in order to reduce cost. Despite notifying the management company of a number of instances where unauthorized people were in the building, they never replaced it. During my 10 months, I placed over 7 maintenance requests on the door alone. I had a total of 14 work orders submitted in 10 months. The refrigerator broke, the cabinet knobs fell off, the washer unit broke down, the fireplace did not work properly, etc. Wear and tear on apartments is understandable. I lost my patience because of the $1800+ a month rent I was paying and the fact that I would get charged a fee for everything! One of the main reasons why I choose the property was because of the outdoor pool. Due to their inability to secure a lifeguard, the pool was not always open. I was only able to enjoy it 3 times during the season. The temporary lifeguards were rude and aggressive towards kids playing in a swimming pool. It was a terrible experience that was extremely overpriced. You are better off renting from a local landlord that cares about the community it does business in. The property management company is not local and it is obvious.

    I would give 0 starts if I could…read more My fiancé and I have lived at Walnut Grove Apartment homes operated by Water Valley Management for over two years, and our recent experience has left us incredibly disappointed. Our lease was initially for a year, ending on December 1st, 2024. Last December, we decided we did not want to sign another full-year lease and sought a short-term 3-month lease instead. Initially, the landlord insisted they do not offer short-term leases and we would need to sign a year-long lease with a homebuyer's addendum to reduce the termination fee if we bought a home. This was not a suitable option for us as we had other living arrangements in place. After some back-and-forth (it was abundantly clear the attempt to lock us into another year long lease was so they can collect the fee when we wanted to terminate the lease early), the landlord finally agreed to a 3-month lease, effective from 12/1/24 to 2/28/25. During our discussions and negotiations, it was clear that we intended to move out at the end of this period. However, unbeknownst to us, the lease contained a 60-day notice to vacate clause requiring written notice at least 60 days prior to move out. Given our extensive discussions about the short-term lease, we assumed the landlord was fully aware of our intention to move out at the end of the lease. Unfortunately, we are now being charged a $500 fee for failing to provide written notice, despite the clear context and our conversations. We had multiple conversations and the property manager (Brian Smith) even admitted to us he was aware we were leaving but since we didn't provide notice in writing he's moving forward with the charges (and landlords wonder why they have such bad reputations and stereotypes surrounding their profession.) This lack of transparency and understanding from Water Valley Management and property manager Brian Smith has been incredibly frustrating and disappointing. It's disappointing to see such disregard for long-term tenants who have always paid on time and communicated openly. We expected better treatment and consideration. Save yourself the headache and avoid water valley management. Outside of the situation I mentioned above the complex driveway is shared with a nursing home and I often found myself having to wait in the driveway for 5 minutes due to nursing home traffic before I was able to get to my unit. Save yourself the frustration and do not rent from them. There is another complex right down the street from walnut grove I would recommend instead.

    So happy I moved here. Section 8 is accepted so it was an easy decision for this great place!read more
