Bud is a very unprofessional slum Lord. They don't fix their property and takes weeks to contact you back. He's very rude and screams to he's tenants. He rents the property damaged and when you move he blames the tenants for the damages that was already there. Total scam. I don't know how this business is still running. Scam company. I explained everything about our situation, gave all our details and was told we would be good candidates for a place. We went to see it and were told to apply pay $75. We did...a week nothing...so I call asked to call back. I call again and am told other applicants look better. A week later my wife gets an email that they can show the place (they didnt know we were together she emailed from another email), they lied. They had no other applicants. They are looking to collect false credit report fees and run. Scam Scam Scam horrible communication, shady people, stay far far away. We dodged a bullet with the assholes. read more

Bud Thomas is a horrible person and runs a terrible company. A total slumlord. Few years ago my family moved across the country and I used Brandywine to rent a home remotely. When we moved in we had to clean the entire place. The wood floor finish was gone in the bedrooms, carpet in one bed room had bleach stains and the stove did not work and it took them over six months to get it replaced after calling every week the last two months. The AC unit went out in the middle of summer and after a week of calling the office and they not responding, I fixed it myself and sent them a bill for the part. Bud called and screamed at me. Numerous other problems. When we moved out, we left the place spotless and shampooed all carpets. They sent me a letter saying I was not getting my $1300 security deposit or $1,000 pet deposit back due to stained/bleached carpet, stripped hardwood finishes, and various other "damage". But ya know what I say? GOOD FRIGGIN RIDDANCE that I don't ever have to deal with or see that horrible man again! read more

This has been one of the worst experiences ever. The management company is unresponsive and I feel that they are just waiting out my lease which doesn't end for almost 4 months. My stove hasn't worked reliably in months. MONTHS! The owners bring in their appliance repair people to look at it and they don't fix it. We get another appliance repair guy in there and he tells us what needs to be replaced. We paid for the estimate OURSELVES and reached out to the management company and they are blowing us off. This is just the most recent issue they are ignoring us about. Apparently Brandywine Realty is fine taking any kind of property without inspecting it or properly interviewing owners and then ignoring tenats who just want the basics. A toilet that doesn't run and ruin the floor (so they don't try to keep the deposit) or a stove that works. I'm sure if I withhold rent they'll be all up in arms and try to ruin my credit immediately. So many other realty companies out there, go with them. Not Brandywine Realty Managment. read more

Scam company! If i could give zero stars i would! We met with Bud Thomas (who also goes under the name Harold). I had a conversation with him prior to meeting and explained that we had pets. He said that was fine. We met, looked at the property and listened to him ramble on and figured he was just an eccentric older person. He said in person and via text that he would rent to us, and that we could sign the lease. He took $100 for "processing fee". I knew something was off when he flew over in his truck to cash the check right after we notified that we dropped it off, then I stopped hearing from him. Then he was dismissive over the phone a couple nights later when i asked when we could move forward with signing. Then they never actually pulled my credit, or my boyfriends. Then he made up excuses and said he wouldn't rent to us. And he took our money and ran. I called them out on taking people's money and they weren't too happy about it. STAY AWAY!!! read more

Brandywine Realty Management is a terrible realty management company. Look at the other reviews on the internet before you decide to rent from this company. When I was first looking for a place to live, I shared that I was going to rent from Brandywine Realty with a friend who manages a number of properties, and he tried to convince me not to rent from Brandywine Realty. He described Harold Thomas and Brandywine Realty as a "slum landlord." Look at the main office of Brandywine Realty and you'll understand. If that's how they maintain the main office, just imagine how they're going to maintain your rental unit. The rent is cheap for a reason, and the business model for Brandywine Realty is just to be cheaper than all the other landlords in the area. Good luck trying to deal with Harold Thomas, the broker for Brandywine Realty -- he's an obstinate, grumpy old man who doesn't know the first thing about customer service or marketing. His staff in the main office turns over every few months, and you can guess why. No one likes Harold or working at Brandywine Realty. If you have a problem with your rental unit, you're best trying to fix it yourself. I caught one of the maintenance workers trying to fix a light fixture while standing on the top of an old, empty 5 gallon paint container. When I asked why he wasn't using a ladder he said Brandywine Realty wouldn't give him money to buy one. Another time one of the repairmen told me that he couldn't fix my broken appliance because it was too expensive and the broker, Harold Thomas, was too cheap to want to replace it. Brandywine staff are very nice. They answer their phone quickly and solve any issues fast. I had the water heater that went out. House was broken into twice and they did nothing and offered no extra security. They actually said I should move out as soon as possible because it'd be hard to rent the house in the winter months. They will keep your security deposit and their explanation is estimate charges. When asked for an actual bill they could not respond. I was charged $600 to replace carpet in a 10x10 bedroom and there was extra carpet in the attic to use. NEVER rent from them. read more

We've been happy with the service provided by Brandywine. Rented for almost 2 years same rental we had to have a microwave replaced and a fridge both were replaced new and in bigger better models. I understand that the condition and upkeep is not necessarily at the sole discretion of Brandywine, if the actual owner doesn't want to pay to repaint the house or redo the driveway that's not Brandywine, that's the owner. They have always gotten back to me promptly with any questions I had. They have never shown up unannounced and always come within the timeframe they commit to coming when service is requested. They've never lost my rent check or charged fees, so I'm happy. read more
