Our rent went up while new renters are paying less. Would not recommend them, you are a renter not at your home and they make you feel that way. We went with out heat for almost 5 days. They were responsive by sending their regular maintenance guy who tried his best. Day 3 they finally sent a professional. This is when the temps were 17 degrees and below. They provided space heaters, "2". It happened to quite a few people in our neighborhood. No offer of hotel, nothing. Space heaters do not heat an open floor plan with a vaulted ceiling. I would not recommend them!

Did a walk-through of the apartment put in the application and was told by the rest of the staff that everything went pretty good and they should get back to us soon. we ended up passing and qualifying to be able to get the apartment but then when called to ask more questions were told by the property manager that we could only talk to her and could talk to nobody else and to be quiet and stop asking questions and then was told that no we were denied and that's not gonna change so don't ask again. This is in fact after we received the email saying that we did pass and qualify to get the apartment and she would not give us any answers and we're hung up on us repeatedly after trying to call. Would not really explain in detail what was wrong and again would not let us speak to anybody else was snappy, rude and completely disrespectful the entire time. It is amazing to see that in 2025 even people from an older generation clearly there are some people whose parents didn't even know how to raise them correctly and how to speak to people . Not sure if she just didn't have the answers to give us so felt incompetent because of that or it could just be maybe she failed ninth grade too many times. Either way if this is just what the application process is like I don't even wanna see what the rest of it would be like please do not rent from this place as clearly this woman is biased and corruptly comes up with her own rules. Also if your a different shade from her that in fact might be the deciding factor if she will take your application or not as she seems to be very bigoted

The team didnt even show up for over 8 hours after i shoveled my own walk way . On top of having to shovel my car. This HOA is the worst. I keep getting raised fees and you are barely a scam. You do not maintain the grounds at all. Bare minimum your hired folks provide. I have sent multiple emails and complaints over hours of maintaining outside , just so I dont bring the mess inside. I have no choice because your hired folks are incompetent, lacking care and simply putting in 25% of my husband and I. STOP RAISING our fees. It has changed 5 times since I moved here in 2019. I contracted a mortgage at 179$. Monthly. It raised 189, 199.. 220.. now the better part of 230. The excuse is keep.gett I ng from the office is it was for roofs.. I NEVER GOT A NEW ROOF. IM PAYING SIGNIFICANTLY MORE THAN MY UPSTAIRS NEIGHBOR. WE SHARE THE GROUNDS. PINNICAL IS THE WORST PLACE EVER TO HAVE A HOA THRU. PLEAS FIND BETTER PEOPLE TO MAINTAIN THE GROUNDS.     This is a top-notch property management company!…read more I rented an apartment in Newark, DE that was managed by Mastriana property mgmt. and had an outstanding experience with it. In particular: * The apartment I rented was very nice in every way; bright, spacious, and in good condition. * Mastriana Property was extremely proactive about fixing things in the apartment. Rarely did I have to call them about a complaint, and when I did, it was fixed ASAP. More commonly, I had the experience that they would simply keep the building in top-shape without waiting for problems to arise. Once they came in and did some nice improvements in my bathroom without my request! * They were always professional about notifying me when they needed to enter the apartment to do work or to show it. * The pricing on the unit was very reasonable, being highly competitive with the market price of similar units, and including heat and hot water in the cost of rent. * John Mastriana returns calls promptly and is very easy to deal with. When you call, sometimes he answers, and he has an answering service (a human, not a machine) when he is unavailable. He was very flexible about allowing me to extend my lease for a single month in order to facilitate my next move. * My full security deposit was returned upon my moving out. (I did leave the apartment in good condition.) I would recommend this company wholeheartedly. It is by far the best property management company I have ever dealt with.

As I previously communicated with you -- living conditions at my rental address were egregiously substandard, bordering on disgraceful. While I believe the agreed upon rent stated in the lease was fair and appropriate given the quality of my living arrangements several years ago when I first moved in, I now feel that I am - if I may be frank - paying for the privilege of squatting in an abandoned brick building on a skid row of gentrifying fraternity houses. Please allow me to explain - as I don't level this criticism lightly. Over the last year alone, living conditions at the Benny Street address have slipped from "Bad, but Tolerable" to "Uninhabitable." And this ought not come as any surprise, as I believe I have made every attempt at clear & open communication with the leasing management company, the answering service, yourself, and all the stakeholders involved during my tenure there. I have voiced my concerns as they have arisen, and for the first several years before the COVID pandemic, management & maintenance were relatively responsive to my & my neighbors service requests. However, for the last 2 or 3 years, I have endured rather precarious and inconsistent living conditions during the winter months as the building's old heating mechanisms, thermostats, & furnace have been annually stressed to their breaking points. Each year, while I am certainly grateful for the expedient service calls of the handymen who manage to MacGyver together quick stopgap fixes to keep the pipes from freezing and keep the warm ventilation flowing from the baseboard heaters, each solution has necessarily become more and more intolerable as these are mere band-aids on much more fundamental and urgent issues. For the last calendar year - concerning my heating - I was at the mercy of my downstairs neighbors, as the most recent stopgap fix to my broken heating problem was to somehow or another jerry-rig our malfunctioning thermostat so that my heaters now responded only & expressly to the setting adjustments made to the thermostat downstairs. I suspect rodents have invaded the building, as well. Thank you for your graciousness, empathy, professionalism, & generosity of spirit as we navigate this fraught situation. It means quite a lot to me that you are so open to speaking (& dialoguing!) with me concerning all of this. Your patience, tact, & consideration in this matter have not gone unnoticed, & are especially appreciated. I don't believe it is a particularly bold assertion to make that communication -- like diplomacy -- is more an art than a science; email & social distancing have rapidly transformed many of the power dynamics & modes of collegiality I fondly remember BC (BEFORE COVID). I would like to try a different approach by explaining why I am, quite frankly, desperate for the security deposit to make myself whole. I fostered two house rabbits from the Southeastern PA-Delaware House Rabbit Society in Newport, Delaware after leaving the Benny St rental apartment. Dawn -- the harlequin rabbit -- is 7-years-old, and Satoshi -- the lionhead bunny -- is 3-years-old; they were a bonded pair of domesticated rabbits that had been rescued by the Newport shelter during the pandemic as their previous human suffered financial hardship & housing insecurity & was left with no other alternative than to part with their beloved pets & friends in the hope of providing them with a better life. My precarious housing situation at the Benny St. apartment nearly drove me to suicide, Jon. I respect that this is a taboo & stigmatized topic, however I believe it is important that people understand that major depression is often accompanied by suicidal ideations, & I was depressed. What saved my life, in the end, was the love of my family, as well as the adoption of the innocent, curious, unconditionally loving Dawn & Satoshi. Over the last several months since adopting Dawn, because of her advanced age, she has experienced a few health complications & medical emergencies requiring anesthesia, inpatient surgery & overnight observation, & an intensive, lengthy regimen of antibiotics, gabapentin painkillers, glaucoma eye drops, colloidal silver & manuka honey for infection, et cetera. Dawn saved my life, & so I owe her a life debt. I've maxed out three credit cards to pay for my rabbits' medical treatment, & with rising interest rates, I am now under the gun to pay off this debt before the interest payments become unwieldy & out-of-control. I saw a great looking apartment, filled out an application, and was accepted. That's where it all went downhill. Beware of White Robbins Property Management Company. They will drag their feet, ignore your maintenance requests, act like you are bothering them. It seems to take at least 4-5 texts or emails to get 1 issue taken care of. So many broken items in the apartment when I took occupancy and White Robbins was very very very slow to set up repairs and always questioned if something was actually broken. I had just taken occupancy! It's been a very frustrating experience dealing with this company and my advise is -- if you can find another property management company, do!

About two years ago, seems they lost all their good employees and in came the hustlers. After signing my 2023 lease I was told I was now paying for "residence benefit" and I couldn't opt out.the fees went into their pockets, not the owner. I moved out this May as they requested expecting my security deposit they held for 6 yrs. After almost 3 weeks not hearing nothing from property manager Stacie, I had the gut feeling they wanted to keep my deposit. I called and spoke with the owner Tucker about my deposit. I receive a letter with bogus charges totaling my exact deposit miraculously. I asked for a copy of the inspection report and Stacie send it to me lying the owner were upset with the property condition. Mind you, the report listed the property has been in good condition. Yet I was charged $400 for carpet cleaning, 300 for imaginable countertop repair and lights in the bathroom.. seems they will do whatever it takes to keep your security deposit. Beware

Our Onyx contract is still only 4 months old but after our community town-hall tonight, The Board and and community have expressed nothing but praise for our new management company. Our files, documents, investments, and our money is respected. The quality of work contractors they have recommended and brought to us have exceeded expectations. After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw. Onyx Capital Management's failure in this case is completely unacceptable. ------------------------
