The prior two reviews aren't the most accurate in my opinion, but hey that's why we all have one.
Let's keep it real, Oaktree has affordable rent (I paid 790) for a 1BR which is pretty much ridiculous. For that price you get a gym that at the current time has one working treadmill and some weights. If they fixed the other equipment at least one every decade, the gym would be a nice little cozy workout area.
The pool is nice, and there are tennis courts. All for 790. Still a good deal in my opinion.
Secondly, the location is nice. It's right off 95, it's about 2 minutes from Newark, and about 10 from Elkton. If you want a centrally located place, this is a big plus for Oaktree.
Now for the apartments, (the part you really care about). Like any complex, they will run your credit and rental history, and if you aren't A.) A delinquent or B.) A first time renter with no credit history, chances are you'll get a decent apartment. You get that typical funky tan apartment carpet, but who cares. The older apartments have some pretty old and ugly kitchens, but mine being a "newer" model, was not only large in size, but the appliances worked well also.
The bathrooms are much bigger than most other 1BR apartments I've rented over the years, and the bedrooms are sizable as well. You also get a balcony in each apartment, which is a nice feature. Granted, these aren't the balconies you see at the Ritz, but mine was nice and had a great view into the townhouses right across the treeline, which was a little awkward LOL.
I've had several great experiences with maintenance. They have an on-call service, and they've showed up promptly when I have a serious issue. Now if you have a small two inch sized leak in your place that's not spreading quickly, then okay maybe it will take them a day, but that's ANY complex. The point is I've found them very reasonable.
The office staff are very nice to me, they are just very spacy. If you send them an email, chances are they will lose it, or they will not return your call or email unless you stay on them. The good news is they will be very nice in doing so, which at least makes the daily two to three phone calls to get something done a little more bearable.
So that's that, but here's a quick list of some other "Pro's & Con's" if you will for anyone looking at renting here :

Very FEW bugs. Really a rarity in Delaware apartments.
Close proximity to crap
A pool and one working treadmill in the "fitness center"
Spacious apartments
Quiet neighborhood with only a few shady drug dealers living in it
Cons:
They have what they call a "lock" on the doors. I prefer to call it more of a "fastner". Unless you want someone possibly blowing your door in, buy a better lock.
People appear to like to sit out on their balconies and smoke the green a lot at night. They won't bug you, but the jist I always get living here is that this place is pretty section 8 friendly
