If you're considering renting from or working with Zoe Chen, I'd strongly advise caution. We rented from her for 2+ years. While the apartment was fine, the move-out process was needlessly stressful and costly. She hired a construction company (not a cleaning service) and charged us $816 for a one-bedroom apartment cleaning--well above the going rate--despite saying she'd get a quote first. We were also stuck with $350 in mover delay fees due to her miscommunication with building management, and she refused to reimburse us for it. As a real estate agent, one would expect a higher standard of professionalism and fairness. Unfortunately, that wasn't our experience. read more

I do not recommend Simon Gao from BQ and would not do business with him again. - He lacked up-to-date knowledge of the housing market in the community where we were purchasing. He left for China on short notice but claimed he could still submit offers while abroad. During negotiations, he tried to persuade me to offer a higher price based on another property's listing price was at $1.488M, but I had to point out that the listing had recently been reduced to $1.398M. He also argued that the seller's asking price was reasonable because two similar homes had sold at higher prices last year, ignoring the fact that comparable properties had sold for less this year. I had to educate him again that the market is not as strong as last year - while one home sold for $1.525M last year, a nearly identical one sold for $1.43M just two days ago. - He did not honor the rebate he promised. After we agreed to purchase the home at $1.47M, Simon stated that the originally discussed $18,000 rebate was too high and that his brokerage was unhappy with it. He proposed an alternative: reduce the purchase price by $14,000 (to $1.456M) and provide a $4,000 rebate after closing. I asked if I could receive the full $18,000 rebate without adjusting the purchase price, and he responded that in that case, it would be less than $18,000. Based on this, I agreed to his proposal. A revised contract was signed by both parties, reflecting the reduced purchase price and a decrease in the buyer's agent commission (paid by the seller) from $36,750 to $22,750. However, a few days later, Simon reneged on the $4,000 rebate, stating he would only be earning about $14,000 from the transaction and couldn't afford to give more. I pointed out that this might apply under the original contract terms, but with the revised purchase price and reduced commission, his brokerage's cut was lower. After the 20% split with his brokerage, Simon would still net $18,200--meaning he could still honor the $4,000 rebate and retain $14,200. Despite this, he refused to follow through on what was promised. - I'm truly disappointed with Simon, especially since he was introduced through a mutual friend. He repeatedly assured me that I could trust him because of our connection. However, he failed to answer basic questions--such as who the builder was or whether the property had Mello-Roos taxes--before we put down the earnest money. We ended up arranging both the home and termite inspections ourselves. More importantly, a buyer's agent has a fiduciary duty to negotiate the best possible price on behalf of the buyer. It's difficult to see how that duty was upheld when he didn't diligently follow and understand the recent developments in the local housing market during the negotiation phase. - One important lesson I learned from this experience is to always have any promised rebate clearly documented in the contract or an addendum. The way Simon structured the rebate--splitting it and then ultimately refusing to honor the final portion--made me feel more like a transaction than a client, let alone a friend. His approach came across as overly calculating and, at times, manipulative. I do not recommend working with him and would not choose to do business with him again. P.S. Simon informed me that if I left a negative review online, his brokerage's legal team would get involved to "protect his professionalism." Frankly, I found that response troubling. If honest feedback from clients is met with legal threats, it raises serious questions--not only about the agent's conduct but also about the values of the brokerage itself. read more
