I personally repaired the issues, applied fresh interior paint, cleaned up a seriously neglected landscape, and generally maintained the house in excellent condition. We are landlords ourselves so are acquaninted with how to be an excellent tenant, which we were. Just 2 of us, no pets. When we moved out Steve Han attempted to withhold $400. of our deposit for "loose screens". He waited 40 days to send the balance of our deposit - illegal, landlord/tenant law requires 20 days. He did not supply an an invoice for the "repair", which is actually maintenance which cannot be charged to the tenant and he did not show us an invoice for the work which is illegal if it cost more that $150. Steve H. is at best clueless, at worst - you fill in the blank... I wrote him a letter detailing his illegal attempt to keep our money, letting him know that a tenant can sue for the amount witheld + 2 TIMES THE AMOUNT. In this case I could have taken him to small claims court for a total of $1,200. After another 30 days he sent us the $400.

They are professional and follow up in a timely manner. I just recently sold and Diana was a rock star she went above and beyond assisting with anything I needed. She was excellent communicating with the tenants and the realtor. I would recommend them to any one needing property management in the San Jose area. My only issue was why I did not figure this out 15 years sooner.

We were told by the woman who answered the phone that one person on the lease could qualify/co-sign for the other applicants. Based on that information, all three of us moved forward with the application, paid the required fees, had our credit checked, and even took the time to visit the property because we were told that was required. We were then denied because all applicants were required to individually meet the qualifications. That is the exact information we were trying to clarify BEFORE applying. Had we been given accurate information from the beginning, we would not have submitted the applications, paid the fees, taken the credit inquiries, or spent our time visiting the property. I understand that properties have qualification requirements, and I have no issue with a company enforcing them. My issue is being given information by an employee that directly influenced our decision to apply, only to later be denied based on a requirement that contradicted what we were told. This entire experience felt misleading and was completely avoidable with clear and accurate communication from the beginning.

They called in a plumber who found the toilets were older and the tanks have equipment that was corroding. I do my best to take good care of the property, but things happen, and it's reassuring to know the management team is responsive, maintenance issues seriously. They don't even respond to emails when you have questions, and they simply collect the HOA dues from time to time. They've changed the billing collection company, so every time you have to figure out how to pay the new dues. The billing software that you use has lots of bugs, so even if you set it to auto-pay, it will keep charging you additional fees. I am truly sorry if this is a company you have to deal with. If any HOA board members are reading this, please do not sign up this company to manage your building. It will get absolutely trashed. They will not do any maintenance or upkeep, and your property values will plummet.

I appreciated PMSV before, but now I truly see all they do and how much they take care of their tenants and owners. I am so excited to be moving back into the same house I was in before that's managed by PMSV. I can't wait to get back. They truly take care of their homes. The homes are spotless upon move-in with everything tested and working perfectly. And someone from PMSV comes back to the home every 6 months (at the renter's convenience) to make sure all the smoke detectors and everything else is working. They respond to every question and maintenance request lightening fast. Also my move-out walk-thru was actually fun, and I received a very fair portion of my security deposit back. Also now that I'm moving back in, I'm experiencing all the PMSV magic first hand again. They basically hold one's hand through the entire move-in process. They are a dream come true. Most of my correspondence has been with Steve McCoy who is a PMSV Property Manager, Broker, Realtor. He's a true gem. He and everyone I've encountered at PMSV is extremely professional, knowledgeable, kind, and compassionate. I simply can't recommend them highly enough.

He's very unprofessional, was always cut and dry and never even took the time to meet us. I don't understand why landlords give him their business. When we vacated the property he deducted $160 for leaving a brand new box of ice cream bars and an unopened bottle of soda in the refrigerator. He also deducted another $630 for a cleaning and an additional $25 for "air fresheners" bc he claimed the home smelled like dogs even though we paid $300 extra each month in our rent to account for the dogs. We had the place sanitized before we left and btw, the new tenants loved our dogs and were excited that we had dogs bc they did as well. These deductions were total BS and just went into his pockets. I highly suggest staying away from NorCal Property Management in San Jose. If you're a landlord, do you want the headaches that come with this guy? See the receipt attached for "air fresheners." Do yourself a favor and hire a different property manager or you may get sued.
