Orange Blossom Home Inspection John and Amy Grimaldi…read more8/15/20 Do not buy a home without them! I almost did. John and Amy took control of the situation and crawled the house from top to bottom. I could not believe the level of detail they covered. Short period of time - it was for a 2,500 SF - but they didn't cut corners and spent the better part of an afternoon covering everything. HVAC, roof, foundation, electrical, plumbing, structural, landscaping and general construction conditions. They put on a clinic for me on how a home should be constructed and how it should not. The presentation was professional and they used drones for the roof, infrared sensors for moisture/potential mold and all the latest technology. John walked the roof after the drone footage indicated problems, which were numerous and would necessitate a new roof, new AC (including ductwork), water/potential mold in the walls and much more. I didn't expect the report they gave me and I was about to make the offer. They saved me in excess of $50,000 if not more. I would have dug myself and my family a hole I might not have been able to get out of. Hire John and Amy before you go any further.

I had Passen Inspections perform the following services; Property Inspection, 4-Point Inspection, Wood Destroying Organisms and Wind Mitigation Inspection. The 4-Point Inspection and Wind Mitigation was needed to get a better rate on property insurance costs. Bo Passen conducted the property inspection for me and I found him to be personable and very knowledgable in all areas.  Bo was punctual and did not rush the inspection.  He made sure everything was inspected including the roof, exterior walls and windows, spa operation, plumbing, electrical, HVAC and major appliances. I was so impressed with Bo that I recommended him to my Sister who is buying my 1st house in The Villages from me.  She was very happy with Bo's services as well. Bo gets a 5 out of 5 star rating from me and I would not hesitate to hire him again. Don C Village of Duval

He provided his reports in an email link to his Spectora webpage.  It was really easy to forward to my insurance agent so they could quickly process the insurance application.   Joe was efficient, didn't nit-pick, and is very personable.  The insurance company had no issues after receiving the reports.  Thanks for your help, Joe!

Since things were wrong/over exaggerated in our house inspection by this inspector, we had to go…read moreback and hire a pool pump expert, hvac and stove inspectors to refute his claims that those items were in disrepair. On top of that chaos, causing us lost time, money and effort for days, he put in the inspection report that our property needed landscaping! I've bought and sold several properties, never seeing that finding- particularly when we do have landscaping already. I guess our plant types and placement weren't to this inspector's liking!? At least as sellers we didn't have to pay for his inspection. I'd never hire this inspector.

We are glad that we did and Hometech Home Inspections did a great job. They were on time, respectful and found things we would have never thought of. They check everything in the house, one item was one shower had the hot and cold water connections reverse, a hole on top of roof, paint issues, oven door issue. We also got the house inspection report the same day detailing everything that was found. Highly recommend "Hometech Home Inspections" for your house inspection. Thanks Greg for a great job and giving us a peace of mind about our new house.

HOME BUYERS BEWARE. I purchased my first home this past November and used this company as my…read moreinspector. HomeTech Home Inspections told me in no uncertain terms that I am connected to city sewer. One month into owning my home, I find out I actually have a septic tank and that there is physically and literally NO possible way I could be connected to city sewer. How did I find out? The septic tank was completely full and the drain field failing. I have paid almost $1000 in repairs at this point, and need to pay an additional $8000 to get the drain field repaired. How could they get something so wrong? Great question. Turns out, the sellers home listing is enough for HomeTech Home Inspections to validate that you have city sewer. That is the method they used to tell me that I am connected to city sewer. That's right. I hired a company to validate the things the seller told me about the condition of the home, and they used the seller's word to validate it. Super cool. In the face of $9000 in repairs, I sought a refund from Home Tech Home inspections. Of the $1400 I paid HomeTech Home Inspections during my home buying process, they offered me only a $200 refund. Greg, the owner of HomeTech, told me that I should have known I had a specific tank going into buying the house. Thanks Greg! I agree! That's why I hired a home inspector. A lot of good that did me. To get something so fundamental wrong when your whole business is to tell people about their houses is crazy. I'm interested to see what else is going to come up while living here. Many people failed me in this experience but this one really just stands out.

Our realtor, Tiss at The Nickley Group, recommend Florida Building Inspectorz and we are very happy she did! Darrell and his son, Dustin, were amazing and very thorough. They went through every room taking hundreds of pictures making sure nothing went uncovered. Once they completed the initial inspection, they walked us through each room explaining what they found and what level of expertise it would take to get things fixed. Darrell even gave us some advice on how to get started with maintaining our pool and how to make our new paver patio shine. Since it is a strange time with all the COVID stuff going on, I feel like it's also important to point out that there was not one time we felt unsafe. Masks were worn the entire time during the inspection. We had the results back from the inspection a few hours later. We were able to view all their findings in one place on their website and download the reports as PDFs for our records. The reports gave us a ton of images and information on how we can tackle the project or if we need a professional to help. We are very confident in their inspection of our new townhouse and cannot wait for closing. We have friends and family members moving down here in the future and will not hesitate to recommend Florida Building Inspectorz to them!
