Came here Thursday afternoon around 1:30. Not busy at all. I ordered the classic Banh mi for $8.50 and the cashier gave my banh mi to the person that ordered after me. They didn't address it at all and just told me to wait. The other lady that ordered after me was surprised they got it so fast after seating and I only realized because they had to make her a new banh mi. So she got two banh mis for the price of one. I had to confirm with the lady myself to realize their blunder. They made me wait for my actual banh mi and only said sorry after they realized I found out from asking the lady who received my banh mi. Terrible service for not acknowledging it and trying to pretend I wouldn't notice. Basically waited around 15 minutes for 1 sandwich when they weren't busy. You'd expect a place like Boban who is trying to compete with all the other banh mi places would step up their service if they are going to try to cater to the community with higher prices. You would think the one benefit would be that they must all do a great job to compete with each other to make money & pay rent... But not this one! XD This place was completely EMPTY other than our table and the workers. Even on a hot day, nobody wanted to eat or drink here, and after trying it, I can see why! 1.) Thai Tea - I know Thai Tea is supposed to be sweet, but this was TOO sweet! 2.) Brownie - Worker recommended it to me--I wish she hadn't! It was the worst brownie I've ever had in my entire life, and Ive had my share of good and bad brownies in this world. I came back before a badminton session to grab a quick lunch. This second time around I got the brown sugar milk tea boba and tofu sandwich. I'm glad their tofu wasn't flavored with typical lemon grass. It was more of soy flavored tofu and they add pho herbs like thai basil to their sandwiches along with the other usual toppings and condiments. The sandwich was at least $8 which is not cheap for the area. You can go to some older vietnamese banh mi places and still get the buy 2 get 1 deal I think. Clean restaurant/cafe with lovely decor and interior. It's actually connect to Pho V... so I think this could be a great study space, having coffee/matcha and real food to fuel up. They also have comfy chairs and plenty of seating. They had a BOGO promotion which compelled me to try them out after being on my list for some time. Coffee was of course strong and flavorful. Staff was fast, kind, and helpful. **I REALLY considered giving 4 stars because of the restroom. At the moment, there's only one stall working. Lady that owns or work here has a horrible attitude. Tried to prevent and threaten a person with a legal handicap plate from parking in a handicap spot in a shared plaza with being towed. Need I remind you of the laws in California 1. California Vehicle Code (CVC) § 22507.8 Under California law, handicap parking regulations apply to both public streets and privately owned off-street parking facilities open to the public, such as shopping plazas and strip malls. CVC 22507.8(b) explicitly states that it is unlawful for any person to "obstruct, block, or otherwise bar access" to a designated disabled parking space. If a business puts up a sign stating "Handicap Parking for Store X Only," or uses cones to save the spot for their specific customers, they are actively barring access to other disabled individuals, which is a direct violation of the Vehicle Code. According to the California Department of Motor Vehicles (DMV), a valid disabled person placard or license plate grants the holder the legal right to park in any designated disabled parking space in a lot that is open to the public. State law does not recognize "sub-reservations" by individual tenants within a shared commercial property. Commercial plazas are evaluated as a whole when building inspectors determine how many accessible parking spaces are required by law. These mandated spaces must be located on the shortest accessible route to the plaza's entrances. Stopped by here to get a sandwich after work. Been wanting to check this place out for a while now. Exterior is nice and clean. Interior is really fancy and inviting. Clean interior, didn't get a chance to see the restrooms. Menu is pretty simple but that's not a bad thing. Staff was pretty friendly and professional. Now the reason for the 4 stars, I didn't think the sandwich was work $15. I know a few other spots that offer great sandwiches for way less. I think maybe it's because this place is more of a cafe and also because it's a fancy. Didn't know it's technically 2 restaurants in 1, Either way the price for a single sandwich is a little high. This review is strictly on the Vietnamese iced coffee. A couple of weeks ago, I stopped by this new coffee shop for a cup of coffee and was genuinely impressed. The interior décor was stylish and inviting, with comfortable leather chairs, kiosk ordering, and a nice outdoor seating area. The price seemed fair as well -- an iced coffee was about $5.50 plus tax, totaling $5.99 at the time of this review. The drink was served in an attractive cup, the presentation was excellent, and the coffee itself was very good. Because of that positive first impression, I returned several times over the next two weeks. In and out quickly by using the convenience kiosk. However, during my most recent visit, I noticed some disappointing changes. After placing my usual order at the kiosk, the people who placed their order after me got their drinks first (fancy tea etc. ). I asked the employee and he had to look up my order and then went to the back to make it. A short time later, I was handed my coffee in a different cup that appeared noticeably smaller, despite being the same price. The original presentation that made the experience feel unique was gone, and it now felt like any ordinary coffee shop. I politely asked the employee if I had ordered the correct drink, and he confirmed that they had switched to a new cup but stated it was still the same size. I mentioned that it did not appear to be the same, but I left it at that. Unfortunately, the interaction felt dismissive and somewhat rude. The shop was completely empty at the time, which may have simply been due to the hour, but it also made me wonder whether these recent changes have affected customer satisfaction. Personally, the experience left me disappointed enough that I do not plan to return. It felt like a "bait and switch" situation -- attracting customers with one experience and then quietly reducing the quality afterward. I truly wanted to support this new business because it has great potential. My recommendation would be to stick with the original presentation and experience that helped attract new customers in the first place. I had to go home and compared the old cup with the new cup. The difference is clear in the photos. I believed it went from 20oz to 16oz? I'm not sure, but the new cup is definitely smaller. The prices for banh mi is definitely on the high end. They do have bún/salad as well. Their VNese coffee w/ is good, great to be exact. Beautifully make. Can't say much in the bánh mi though, I got the bbq pork - the bread is just aok, the meats is abit sweet for my taste and somehow th juice that dripping out is red (food color). I was craving Banh Mi and wanted to try this new place out. Atmosphere: I never had Boban before even at their Cypress location but was attracted to the interior design and pho side that came with some of the Banh Mi options. I was a little confused at first when I arrived as Boban is attached or combined with the OneV Pho Bistro restaurant next door. However, it is spacious and there is ample parking in this plaza. Inside, I didn't find outlets but there were a good amount of tables to work or study (even a private room I think you can reserve). Service The cashier was kind to answer my questions and were quick to serve. Food I really enjoyed the Au Jus Beef as the beef could be described as "TENDERNISM" and will like to try their other options as well. I also tried dipping the banh mi in the broth and it was wow chefs kiss*** Drinks I was excited to try the Avocado Matcha and was expecting it to be on the sweeter side. You can taste more of the bitter Matcha if that is what you prefer. I would advise to smash the avocado a bit more with the milk at the bottom so it's not stuck against the cup and order with less ice (ice was a bit big and hard for me to stir) read more

When I received the banh mi, they got my order completely wrong. I got a banh mi thit nguoi instead (cold cuts). Oh well I didn't say anything. One plus is they have a promo: buy a banh mi and get a free coffee. Not a fan of their coffee. Banh mi was stale. No pate. Use of mayo instead of butter. I've been to the Cypress location a few times so I was excited to visit this one. It definitely lives up to the hype! Boban has some of the best matcha in OC, I highly recommend both the banana and strawberry matchas but my favorite is the avocado matcha. The banh mi are also very good, I like the smoked chicken the most but some have dipping broths which is very cool. The staff were friendly and the food and drinks came out super quick. There's also a self serve kiosk too. The inside is really nice and clean, there's another restaurant they share the building with that serves pho so I'll have to try that out next! read more

Came to try boban for OC restaurant week during lunch time on a Thursday. $10 deal for a banh mi and fruit tea. I choose the combo cha with pate and the strawberry lychee. Both banh mi and drink came out under 10 minutes. The combo cha with pate came with a good amount of meats, flavor tasted good and I like the mayo. The bread unfortunately miss the mark for me, I really dislike hard bread, the type where it's super hard and might destroy your gums, too hard and crispy for my taste. The strawberry lychee tasted like a water down drink, there was chucks of strawberry and lychee at the bottom, but with the amount of ice, it was really hard to get to the fruits unless you dump all the ice out. For $10, I guess it's a good deal but even with the $10 deal, I have to think really hard to come back. Theres no way I'll come back for full price $8.50 for the banh mi and $6 for the fruit tea when theres so much better options around. read more
