Terrible rental management company. Does Kristina M. even show up to work? My partner and I have…read moretried reaching out to her FIVE times over the past month and a half asking for our lease renewal agreement. It is now August 1st, our lease ends August 31st, and still nothing. Why do I have track down my property manager in order to get these documents in order? What is the point of having a property manager in the first place if they literally do nothing? What are you getting paid for???? Additionally, In the initial lease agreement, On Q stated that water would be included and provided by the HOA. Upon move-in date, we realized that water was not turned on and were subsequently without water for the first three days of moving, as it was a holiday and all offices were closed. When we reached out to the HOA, they mentioned that the lease was incorrect, making the initial contract null and void. WHY would you put that in the initial contract if it's not accurate? Absolutely ridiculous and unprofessional. Save your business and do NOT work with them. Since Kristina won't respond to any of my questions, emails, or phone calls, hopefully this will finally make her reach back out to us.

This year the property has turned itself upside down with the property manager, Ana Consuelo, the "Onsite" and tenants who have decided to mount surveillance cameras on the property. I fully understand Ring cameras and camera bulbs, but personal surveillance cameras covering the property as seen by my photos. What happened to personal privacy? All this starts with Property Manager, Ana Consuelo who does not care about the property nor the tenants living here. She has never visited the property to see how the tenants are doing. One meeting a month would be nice to see how the tenants are doing and listen to any grievances. The "Onsite", who Ana Consuelo hired, is not doing her job. The plants in the courtyard are slowly dying as she waters when she wants, as seen by my photos. I will be posting once a month on how this property is going, as I yearn for the old days. In closing, I would appreciate if management would replace Ana Consuelo and the "Onsite". Thank you... NEW ITEM WITH PICS... One of the tenants moved a pot directly in front of another tenants door. From pot to door is 15 feet. Would this classify as a fire hazard? Should tenant who moved pot be charged for endangerment? So much drama at this apartment complex now.

The tenant they placed complained about seemingly minor issues constantly, and rather than handling routine matters themselves, Jesus repeatedly passed those complaints along to me, creating unnecessary stress and making me feel like I was managing the property myself. I also found Don's attitude extremely condescending. Although I was the client who had hired the company, his interactions often gave me the impression that I was working for him rather than the other way around. Ultimately, the company quit managing my property without notice, leaving me to deal with the situation on my own. While I appreciate that they found a tenant quickly, good property management involves much more than filling a vacancy. Communication, professionalism, responsiveness, and actually managing the property are equally important. Based on my experience, I would definitely recommend looking elsewhere for a property management company.

They do not answer the phones on weekends. Their only communication for scheduling a visit to the property was electronically through text or the website even during the week. Their website was not functioning properly to accomplish this. They required me to enter my credit card to schedule a visit which is crazy. Their criteria for renting was rediculous compared to other rental companies we have dealt with....I can only imagine what it would have been like to deal with these people long term. A glass contractor quoted $1,439.85 for replacement of the damaged glass unit and cleanup. Our lease contains a provision assigning broken glass to tenants. We asked Blue Fox to explain the legal basis for applying it to this incident and to arrange the repair. The response relayed to us on October 6 recommended pursuing the landscaper and said an attorney had reviewed the lease, but did not identify the specific legal authority we requested or provide a repair schedule. I'm dissatisfied with the lack of a detailed response and a clear path to resolution. I would appreciate management and owner review, and I will update this review to reflect further developments.
