Our experience with Peace of Mind Property Management has been extremely disappointing. From the…read morebeginning, the property was not properly prepared for move-in. There were multiple issues that should have been addressed before anyone was allowed to occupy the home. Over the course of our lease, we repeatedly reported concerns and worked through their maintenance process. Unfortunately, most situations turned into long delays, repeated visits with no resolution, or vendors being sent out without clear direction. It often felt like time was being wasted rather than problems actually being fixed. Communication was inconsistent, and we frequently had to follow up multiple times just to get updates. In several cases, issues that were previously identified were never fully addressed, and we were left dealing with the same problems again and again. What stood out the most was the lack of accountability. Instead of resolving ongoing concerns, responses often shifted responsibility or minimized the situation. After months of trying to work through everything the proper way, it became clear that getting real solutions was not a priority. We understand that property management can be complex, but tenants should not have to spend this much time chasing basic follow-through. Based on our experience, we would not recommend this company.

When I called to voice concerns, I was told, "you're law enforcement, you should've known better before moving to this area." That response alone should tell you how resident concerns are handled. Because I "didn't know better," I now feel it's my responsibility to inform potential residents about the ongoing issues at this property. I also want to make it clear: I am not affiliated with this property in any official capacity. I simply live here. I am not a courtesy officer, I do not respond to calls for service here, and I am not responsible for deterring crime--despite being used as a selling point to make others feel safer because of my marked patrol unit. Area Issues While the townhomes themselves look nice, the surrounding area is a major problem. Directly across the street is a warehouse (Taprite) that operates 24/7. Throughout the night you will hear:     *    Semi-trucks arriving and departing     *    Loading ramps slamming     *    Forklifts operating with constant loud beeping Behind the property, there is also a bar and a bingo hall, which results in constant late-night noise, music, and activity. Safety Concerns The most serious issue is safety. There is a large homeless presence in the wooded area near Van Cleave and Northwestern. This is not occasional--this is ongoing.     *    Gunshots can regularly be heard coming from the wooded area     *    SAPD has responded with K9 units after reported shootings     *    It has been confirmed that individuals in that area possess firearms This creates a real concern about stray rounds and overall safety for residents and their families. Homeless individuals frequently enter the property and:     *    Check car door handles     *    Look into vehicles     *    Steal packages     *    Use exterior outlets and water from residents' homes Personal Incidents There have been multiple direct incidents, including:     *    A woman ringing my doorbell at 3 AM asking for a phone after a drug-related altercation     *    Individuals setting up tents directly next to the property     *    A person attempting to sell what appeared to be stolen merchandise, then becoming aggressive when asked to leave     *    A violent incident where a man dragged a woman into a wooded area in broad daylight     *    My marked patrol vehicle being vandalized by a known offender While law enforcement has responded to several of these situations, the frequency of these incidents is extremely concerning. Lease Issue I originally believed I signed a one-year lease ending in December 2025. When I prepared to move, I was informed it was actually a two-year lease ending December 2026. Management claimed I requested this via text, which is not accurate. I have retained all communication and offered to provide proof, but received no response. As a result, I am now stuck in a lease I did not intend to sign. Final Thoughts Please read your lease agreements carefully. Based on my experience, resident concerns are dismissed, safety issues are ongoing, and management accountability is lacking. I would strongly encourage anyone considering this property to do thorough research before signing. I trusted this company, and I regret it. I don't want others to end up in the same situation.

The house has been pretty good overall and a decent value for the neighborhood. But the Maintenance Folks are absolutely the worst, with the worst customer service if you ever have any issues. They are rude, which is really the worst thing about them and they are in the least bit helpful. They are good at finding the least experienced and cheapest person to do a job if that is what you are looking for as a landlord, but as a tenant who pays on time and in full every month I expect things to get fixed and looked into a lot faster than these guys do.

We only lived in this house for 5 months…read more(we had to break our lease after my husband's job moved us across the country, non-military). Communication is poor and is strictly email. If you call the office, they pretty much always say they'll leave someone a message, but hardly ever helped us directly with issues. Even when it came to the move-out process, there was constantly gaps. Originally we were told end of December asking about our security deposit that it would take 30 days to get that back (which it hadn't been yet), but then 45 days after move-out I reached out again (after being told I would get an update) that they keep the deposit until a new tenant was found. Okay, makes sense, but this wasn't communicated well the first time. After a few months of paying rent on two houses, I was denied my request of any sort of payment plan. We had to start taking out loans when a tenant wasn't found after 3 months. Finally, by month 4, a new tenant was secured. WELL, we were sent the move-out inspection and final bill, and were shocked to see how much was charged. They kept our security deposit and pro-rate rent to cover costs, and we still owed $1400. When looking at the breakdown, about $2300 was charged for paint "touch up". I have never seen a move out bill this incredibly high. We then filed for a dispute, and didn't hear anything for a week afterwards. When I reached out, I was told we didn't have proof that the price was wrong and that I had 10 days to submit some evidence. I submitted it same day, and then got no response again for 2 weeks. We now had to pay the bill to avoid collections. We have left feeling completely scammed. When we moved in, there was a massive hole in the fence that wasn't repaired for 1.5 weeks, and all we got was a $150 credit. We also had very old appliances that caused our CPS bill to skyrocket, and had to get those replaced. On top of the move-out fees, we feel so financially shot after this house (we've also been trying to save up for baby boy to arrive soon, but now hardly have savings thanks to this situation). I will not be recommending this company to anyone, as they have basically squeezed every penny out of us and were so unwilling to work with us in any way.

We try to keep our fees simple and all inclusive, without any of the junk fees that some management companies charge. Our in-house maintenance team can handle most repairs, and at a cost usually significantly less than hiring a third party vendor. But we do have relationships with area vendors if the issue is something our team is not licensed or trained to complete. There are many choices when it comes to choosing a property management company, so we appreciate you considering ours. They pick the first tenant that applies not necessarily the best one and then charged a percentage (about $200) for just processing payments. On top of that they always side with the renter, every thing was considered "wear and tear" to them. When the tenants left they had scratched up our floors and dented our gutters in the front of the house, broke one of the plantation shutters. We were charged like $300 for house cleaning but when we got there it was grimey and it looks like they just did a mediocre job overall. They don't actually check the work of the third party vendors they hire. It's so darn annoying that you trust these people with managing a home but it was just a heartache overall. On top of the "management fee" they'll charge an extra amount to do inspections. I figured all that would be included with their fees. ‍

Liberty management in regards to property management comes off as very reputable, it asks for…read moreproperties to be handed over in immaculant condition in reference to home owners looking to rent out property. After researching company, I noticed that they all seem to be a part of a group  of realtors from the local San Antonio area, so they will look out for each other and could care less about the client in my humble opinion. Therefore, if you must take or seek legal services such as mediation, try to choose someone not in the real estate department. They will of course try to keep it in house, in what will benefit them. If you are a member of the military, I suggest filing grievance with housing section on military installation to see if any assistance is available. Then final recourse, if allowed, is to seek out an attorney because you better believe they have them. The way it worked for me is that you work with what seems to be a couple (spouses) real estate agents whom do all the transactions at the beginning of the rental process, then it gets passed over to one of the property managers in my case some unprofessional guy, this is the point where the issues begin but seem to never end. The guy never answers and when he returns calls if he ever does, comes off as if your bothering him to do his work. Upon the process of taking posession of my property, I noticed dog damage i.e. chewing on wooden pickets within the patio area and the cement fiber board on the house, to what he replied was normal wear and tear (really now)? I then noticed trash in yard, to which he replied that there was none, so I sent pictures, then the genius stated, wow that's alot of trash; his solution to me was for me to pick up trash and I'd be compensated, to which I replied, NO. I also noticed other damage, really to much to list here; I have not even seen the inside yet, so I am terrified at this point. Among other things he states it is upon the homeowner to repair damage that any normal person can see is not wear/tear and I agree some things are definitly on owner (normal/real wear & tear), he is quick to point out that judges seem to take the tenants side in any type of legal litigation in an effort to try to coerce a owner and the list goes on. Make sure to check recent reviews, when you check, click on newest so you can see the most up to date information and notice how Liberty is slowly but surely losing stars and if you read through some of the one star reviews, you'll see rudeness mentioned in quite a few, most in a negative fasion. When I looked up Liberty a year ago they had 4 1/2 stars, now 3 1/2 and I think rating wil keep going down. In my opinion they are just in it for the money, which is fine, since after all it is a business. However, they must not forget who the customer is, we hired you all not the other way around. If you read some comments from the employee's in reponse to customer reviews on GGL, it's mentioned that they fired homeowners/clients, seems like some employee's did not get a proper lesson in business fundamentals and this paints a picture of a toxic business model. The property manager I was assigned, is totally incompetent, rude and lazy amongst other things from my point of view and I believe he is the one that replied to many reviews. The real estate agents at the begining of the process also play a big part in this very shady business model by pretty much pushing all responsibility over to the property managers. Basically, it is a way of keeping  there hands clean and leaving the dirty work to the property managers, in a very unorganized type of business model, just my two cents. I bet this company will continue to lose credibility due to hiring people such as the one's mentioned in this review and the unethical business tactics they use. Please do yourself a favor and seek business elsewhere, I have before/after pictures of property and may post for all to see in case proof is needed, since pictures speak louder than words after all. (This just my personal opinion, as stated above, others may not agree for legal purposes)
