Lived here for four years and definitely one of the most convenient places to live. Have private…read morerooms, full kitchen, clubhouse, laundry, and bus stop to campus. Maintenance crew is quick when there's a problem and the community is awesome. Internet is spotty and isn't always the best, but you can still get by. The main reason for the low review is working with management. It is almost impossible to get in touch with the office without going in person, and when you do go in person they are either closed, it's holiday, or they are out to lunch. Cleaning checks are a joke and you will get huge fines on the smallest things, despite having them cleaned in preparation for checks. You will get charged for damages that have been there for years (again I've been here for four years in the same room and been charged for things already reported as damaged - multiple times). Their online system for leasing and paying rent is never organized. I've had "late charges" applied to my online account for no reason and when inquiring the office about it, just been told "don't worry about it, your account is up to date" only to be charged the lump sum at the end of the year. Sometimes the website has been down and I've had to call 4 and 5 times to pay rent, wait on the phone forever for a representative to pick up from their corporate calling system saying "we'll call you back" with no return call or response and only to find out I've been overcharged. Another time I went to the office to renew my lease and to double check my information was correct, they couldn't find my files and when they did for my room and year, it was all the wrong information. Great place to live but seriously poor management. Poor organization. After five months, they still haven't got the correct rent as signed in my lease and it is now habit to have to call the office, verify my previous receipts, and ask them again to update their records to no avail. Unfriendly to work with. It has been four years and nothing has changed. The community and amenities are the reason I stay.

800 Block is a nightmare of an apartment complex. Do yourself a favor and don't even bother touring…read morethis place. My daughter signed a lease in good faith, planning to return to school the following year. When circumstances drastically changed and she could not return to Logan, we immediately began trying to sell the lease--nearly a full year in advance. We personally sent them at least two qualified potential tenants, yet the management never accepted them and gave no explanation as to why. As the move-in date approached, we pleaded with the manager to release us after the first semester, reasoning that they would have a much better chance of finding a replacement at that time. Instead of showing the slightest compassion or flexibility, they sent us a bill for the entire year. We are now forced to pay the full lease amount while they are free to rent the same apartment to someone else--profiting twice from the same unit. The lease terms and management are cold, unyielding, and completely lacking in basic decency. Their handling of our situation was dishonest, merciless, and exploitative. Avoid 800 Block at all costs.

While my son was on a mission last summer we had to find him a place to live for the upcoming year. There were not a lot of options and since he was going to live with 2 friends from freshman year, this ended up being one of our only options. We chose it for the location. It was going to be over $100 more a month to sign a 9 month lease compared to a 12 month lease. We ended up signing a 12 month lease with the intention on finding someone to take over the rest of the lease for the summer. Also, it is not truly a 12 month lease, we had to pay the full month of August but would not let us move in until the end of August, I should've known it was going to be a bad experience back then. In January my son started trying to sell his lease to be taken over May 1. He spoke to the front desk numerous times to make sure everything was good to go when he found someone to take over his lease. When it was getting closer for my son to move out, he spoke to the front desk again to see what he needed to do to transfer the lease. Never once was he told there was going to be a relet fee of $660 to transfer the lease until he moved out. Today he moved out and when he went to the front desk to transfer everything over, they told him he had to pay a relet fee of $660, 85% of his monthly rent, he had to pay or they will not transfer the lease. This is absolutely ridiculous, it is almost a full month of rent. We found someone to take over the lease and pay the rent so 800 block is not out any money. 800 block takes full advantage of these college students. Not only do they overcharge for rent, $750 for a single tiny room plus $75 utilities, $100 for a parking spot (we ended up getting a "special 1/2 price deal" so it was $50 a month), $15 for their rental insurance plus $5 storage fee. We paid this place $900 a month for a room that was the size of a shoebox, a tiny closet, which was actually a tiny cabinet, no storage in the room and these was not even a real mattress, more of a thick mat. We have had 3 kids attend Utah State and they have lived in all different places, we never have had such a negative experience at any other place we have ever rented. The management is awful and do nothing to help these college kids, they take full advantage and only care about the money. I wonder why they have so many 1 star reviews, do not sign a lease here.

Today, my wife, son, and I toured Utah State University campus in Logan Utah! I've got to say that…read morewe were very impressed with our tour guide, Carson ( absolutely perfect ) who we thoroughly enjoyed! Nice job Carson! I had to peel of he tour a little early due to an ankle injury but I only missed a little bit. We really really enjoyed the tour! What a nice campus! Afterwards we watched a little bit more video, listened to some final information and then the entire group was treated to a free lunch in one their on campus dining halls! This school is one of the finest schools in the western US! Research and development in the agricultural field has earned the USU a spot on the ISS growing things! If you live in California you might know that USU had engineering people responsible for fixing the Oroville Dam before it had a chance to ruin many lives. That's right! USU engineers! If you look at college rankings, this school passes the test with flying colors. We knew that before we came here today so expectations were off the charts. Our expectations have been exceeded and my wife and I feel extremely confident about our son's choice. AFROTC detachment 086 is here with a highly respected program which fits right into my son's master plan to fly extremely large aircraft for the USAF! Logan Utah? What a sweet city! Wife and I love looking at real estate and Logan has a lot of nice areas to live. USU! I didn't know we were going to have a son living here one day, attending Utah State University but that day begins in the fall of 2022! Go Aggies!

Was once downgraded apartments with only a weeks notice during the middle of my lease. They have it written into their lease that they can for no reason. Had to threaten legal action to get my deposit back. Ok community, but some of the most management possible. Did I mention I have a private room with a few guys for half the price of my shared? Yah the place is overpriced. Avoid at all costs. Homeless is almost better. Tbh a van would be preferable.

This last year, The Factory went through a change in ownership. If you think this will help them get better, it isn't! My son moved in with horrible couches they couldn't even sit on. Then his dryer broke, which neither old or new owner would fix. He even went and got a letter from a lawyer ordering them to fix it, and they still ignored it. Didn't get fixed until 6 months later... Then after the new owners finally took ownership, they proceeded to start "repairs" and painting etc, basically making the entire complex a construction zone with so much stuff in the hallways you can't walk through easily (can I say super large trip hazards?). During this construction, my son and all residents basically had to move all their stuff so they can paint. (side note: they did a crappy job). THEN, since they "planned" on replacing the carpet right away, they let paint completely soil the carpeting. But then the carpets didn't get replaced because, from poor planning on their part, they didn't buy enough. So now my son is living in disgusting carpet. These problems started last November 2024. It is now end of July 2025 and this is how my son had to live all year while managing 18 units and two jobs. Worse of all??? The managers at all levels will not call me back. I've left many messages for them to please call so we can respectfully sort this out, and they refuse. DO NOT LET YOUR KIDS LIVE AT THE FACTORY!!!! The owners and managers don't care about cleanliness, having required amenities working, your students comfort, or inconveniencing them. They will not even respond to calls or lawyers. They are basically scum of the earth. I have never written a review like this. Please head everyone's warnings. Don't fall for their "discount" offers to move in. It's all sugar coated crap.
