Fantastic buying experience at Blue Heron Oasi with Michele, our sales counselor. She was very knowledgeable and professional throughout the whole buying process . I liked how she kept us informed of the progress of our build , never too busy to answer questions and return emails. Rhonda was an amazing design consultant. I can't say enough great things about her in how she guided us through the design process. She was tactful and honest, letting us know if our selections would work well together. She made suggestions that we implemented to take our design next level. Dave, our foreman, was another standout. He was patient, and always seemed to solve every problem. I regretfully built my house with blue heron. Pros: good sales and design process. Cons: horrible craftsmanship, way over schedule, over 100+ warranty issues. You have to have a lot of patience as once you move it you will have so many things to fix. Took over 6 months of them in our house daily after we moved in to get it up to par. Really bad issues like structural integrity and functionality of plumbing, electrical, pool, windows, appliances... If you can name it, it had to be fixed or replaced. They will gaslight you into saying that their poor workmanship is within industry standard. It will be your second full time job trying to move along the warranty process and supervise the contractors. Blue heron hires the lowest of the low cheapest in town contractors who will mess things up even more when they come to fix something. All of our neighbors had a similar horror story. You've now been warned. read more

9/30/25 Update: Last weekend we had a significant storm in our area with strong winds and rain. Unfortunately this came with significant water intrusion through the top, sides and bottom of an exterior door leading to an upstairs bedroom with that water ending up in a downstairs can light and onto our downstairs floor. I contacted BH who told me that the door was not meant to be 100% waterproof, it was installed per the manufacturer's specification and that BH is not responsible for acts of god. I've learned that other BH customers had this same : worse issue. I find this a bit odd to learn that an exterior door leading to an occupied area would not be air / water tight and be subject to water intrusion and flooding. BH did not even offer to come out and inspect and try to find a solution. Very sad once again. Fortunately we were home and so the damage was not as bad as it could have been. Unfortunately other BH customers were not as lucky as us. read more

I live across the street from Blue Heron's latest project in Section 10. I control 33% of the view on Montessori. The construction crew manually shut off sprinkler lines, killing several trees. The large construction trucks crushed the walkway in front of my house and I regularly have to use a cane, so my mobility has been reduced. This situation is easy to resolve, yet Blue Heron has ignored countless emails and phone calls. Clark County does not maintain anything, so new construction that causes damage must carry 100% liability and responsibility to fix the damage. There is a giant cement truck laying foundation for these 2M homes across the streets. So it's not like Blue Heron has to bring the supplies to fix the issue. My opinion of Blue Heron so far is that they are just overpriced developers. The stress from this has affected my epilepsy and I'm having more seizures and terrible migraines as a result. I am praying that a Blue Heron Representative contacts me to get this resolved. If this is how they work with existing neighbors, I can't imagine them doing much more than the bare minimum for new home buyers. read more

We were in Las Vegas looking for a personal residence escaping from California. Early AM my spouse was still asleep at the hotel and I was out exploring the Lake Las Vegas area for the first time. I stumbled upon the Blue whatever community while it was under widespread construction. I watched as two mini backhoe were operating... I was thinking hey... I'm getting ready to rent one of those because at two of my income properties in California I want to rent those things to dig out foundations and sewage lines for the additions. So I drove up and parked to walk over and get closer to the back hoe to see how they operate. I ended up talking to one of the guys that was operating one for some time. A very nice fella who explained how much work he could get done in a short span of time. On the walk back to my car I was admiring the mostly finished buildings taking a beeline to look into windows. Out of pure simple curiosity I noticed a door was slightly a jar and I stepped inside to look around. We had spent the last two days with a realtor looking at more than a dozen properties. One was a pent house in summerland near some kind of casino that was $2.9 million. I vaguely recall these were about 1.5 million so comfortably within reason. The little tiny pool with an infinity edge was rather cute and I thought it had marginal functionality but very effective as a visual effect in framing The view. I thought their designer was moving very nicely in a direction that resonated with my General preferences. For the most part I thought the lay out and sense of vertical space was good and room sizes seemed decent or occasionally tight. For what it was overall I'd say it was acceptable for what I would require. I have to confess at this moment it suddenly struck me that they probably prefer that I'm escorted in looking at their properties. I had respectfully kept a mask on from entry to exit... But I did leave immediately at this point. I went on to look at another property that had a guy working on some tile by the window. I was admiring the walkway with the bubbling water... I'm not so sure I'd really like that because of the litigation hazard if somebody slipped on a wet surface or tripped if slightly buzzed or intoxicated? So why only four stars and not five? My overall sense of Las Vegas compared to other places I've been looking at lately leaves Vegas only marginally cheaper over California. I just came back from Houston where I saw several homes on double and triple the land...brand new Homes that were double the size and in some cases backing to Lake Houston with private docks and simply gorgeous at half the price. Yeah I know it's humid and they get hurricanes... Plus I know property taxes and mud taxes push to tax bite up to 3%, but that's only until I reach age 65 when the school tax portion drops off. The cost for properties like this are generally half the price of Vegas. Property taxes double or triple Nevada more or less. So I think four stars is appropriate. It's not really dropping down to three stars yet and there's no way this is actually five stars. It is nice and well executed... But I've had a home in Malibu, and now I reside with a professional football player next door, that's successful sculptor backing up to my backyard... And although my house is nominally humble I have an accurate sense that four stars is about right more or less. read more

It seems that BH has no intention of fulfilling the contracts they sign. I have been dealing with them for over 2 years now and will not get anything close to what I wanted or signed up for We started by buying a lot from them to build a custom home. After all this time, they decided it would not be "feasible to build custom" without any explanation When we speak with the owner of the company, he knows nothing and has to take weeks to consult others in the company before he gives us answers. He has never asked us how can we find a way that we both compromise to make it a pleasant experience. The turn over of employees makes everything take 2x as much time to solve a problem and due to their inability to correct issues in a timely manner, they turn around and expect us to just throw more money at them. They quoted me more than $70,000 dollars for the 4 car garage doors (2 double doors) and I mean more than $70,000 dollars. I received a quote from a salesperson for the same doors , again 2 double doors, about $26,0000 I don't recommend this builder. read more

I wish I would have seen some of these reviews before I purchased my Blue Heron home. I feel exactly the same way. The sales process was very positive but after that everything went down hill. When you look at any of the models you will see very few items that are actually included in the price. The most basic things have to be upgraded for an OUTRAGEOUS additional charge. The prices vary by the day. They will quote a price and as soon as you say you want it, the price goes up. Several times they switch vendors and even if you had agreed on a price, they do not honor it. The whole experience is horrible and it takes forever. It's impossible to know the price of your home when you sign for it. They keep locking you into stuff before you know the final price and by the time it's over your price is no where near what they told you. It's like buying a really cheap tract home only it's millions of dollars. I can't even imagine what it's gonna be like when they actually start building it. Think twice before you get involved with Blue Heron. read more

Blue heron and has not been good stewards during the building process. So it's dumping pounds of dust and neighbors yards. They work at midnight picking up their trucks. During a windstorm Giant sheets of drywall flew into yards breaking tiles on roofs. We ask for them to at least clean it up and got nothing in return. read more

Blue Heron Homes - the positives is Sales, especially Dawn from Blue Heron, the model shows well, it's unique and modern and model homes are meant to portray a vision of what you can have.. Obviously, that is not the real-world and model homes can add 100% or more in actual costs to what you get... The down-side to the home building process is it will take a long time, expect delays and expect vendor changes so it's not any different than building a tract home because vendors are hit and miss and you never know.. for me, i had to manage the builder process in great detail and found them missing items and forgetting to do things like insultation in walls or missing upgraded items on the design... if not, they would of had to redo a lot. Regarding the warranty, i only gave it 2-stars due to sales process but if i had to rate the service warranty, it would get 0 -stars and their main goal is not to fix anything and often will hide behind the language of their contract to avoid costly repairs. They won't stand behind their product warranty and will attempt to do this.. all the homeowners experience this and it's not an isolated incident. Some builders are better than others but their goal isn't to make happy homeowners after the sale for referrals.. in a good real estate market its fine, but when things get tougher, youll see this getting worse because they have to cut costs somewhere... good luck! read more

We bought a Blue Heron home that will be delivered in late 2022. The sales experience was horrible. Our sales person didn't know his product whether it was about floor plan, options or lots. Every time we talked to them there was a price increase even though they have only sold 4 homes in 8-9 months. They quote you a price and when the contract arrives it's 20% higher. When you ask them to honor the quoted price they claim a price increase even though material costs are decreasing. And they do this repeatedly without any shame. It's false advertising, it's abusing customers once engaged and it demonstrates they really don't care about customer experience or customer service. If we could get out we would but it's not possible. Don't buy a Blue Heron home ... buy a Toll Brothers or Christopher home. read more
