Beware, a home inspection from Bishop Property Inspections may not be what you are expecting. They do not check everything in the home. Problems we had that were not listed on his report: Wrinkles in the carpet and the carpet was loose at the edge in the main walk way, causing a trip hazard. It is also loose at the backdoor. A kitchen cabinet doesn't close completely. We have to hire an electrician to fix the ceiling light fixture. Water from the downspout drains right at the garage foundation and puddles there. A living room window has a broken seal on the double-paned window causing condensation inside. He didn't check the attic for roof leaks, but that was because of the blown-in insulation. We could have negotiated with the seller of the home had we been aware of these issues, but because they were not listed on the home report we are now stuck paying for them ourselves. After contacting them about these issues he confirmed he does not check these items and he is not responsible for our loss. I sure wish I knew that before our realtor recommended him. read more

Chuck did a great job inspecting a property we were looking to purchase, in an area that is brand new to us. He was prompt, thorough, and delivered a comprehensive, easy-to-read report in less than 24 hours. His background in construction is obviously an asset, but the best part for us was the time he took to speak with us face-to-face about our potential home, the maintenance he would recommend for it, and the unique requirements of living in this climate--all very valuable to those new to the Pacific Northwest! Communication skills might not seem like something you'd require of a property inspector, but that's where we really felt we were getting our money's worth. Our realtor recommended Chuck when we needed an inspection on our older potential home. We were really impressed with him! He was here on time, took his time to go through the house, and called our attention to areas that he felt needed attention, or would need attention soon. We felt like he was approachable, honest, and reasonably priced. Our realtor even said that he tends to be "picky", which is what we wanted. Would definitely use him again. For those who have not bought a home in a while, it might be helpful to know that most of these folks prefer to be paid at time of service these days. I mention this because I was expecting to be billed out of escrow but I guess that is not really done all that commonly anymore. read more

I was referred to Bishop Inspections from our realtor, I am really pleased that I went with him. Chuck was on time, professional and very patient through the whole inspection. I had called Chuck to see if he could possibly come back out to the house about 3 weeks after to do a re inspection of the work that was suppose to be fixed... He with no hesitation said of course he would. Thank goodness he did, he informed us that some of the work that was fixed was not acceptable and would need to be repaired again. We hired mr bishop to inspect a home we made an offer on. A few weeks after we moved into our new home we experienced problems with our house. We contacted an electrician and it was found that the electric panel that the Pud meter box was sitting on was defective. Very outdated and when moved back and forth we could hear electricity cracking inside. We had to have the box replaced. Cost was 1200.00$. We got the work done and were ready to get on with life when we again experienced problems with the power. Again the electritian came out and found the panel I side the home was defective as well. Needed to be replaced at the cost of another 1200.00$. Mr Bishop did agree to pay for all the work that needed to be done and he did. A few weeks later we had a leak inour home. We called a plumber and it was found to be a rat who chewed through the water pipe. Problem fixed until days later happened again in the kitchen then the second bathroom . We called pest control and it was found we had a rat infestation. Had to tear out both bathroom floors and vanities and the kitchen sink cupboard. Also had to replace living room carpet and repaint two walls because of water damage. Both the electric and rat infestation problems should have been detected by Mr Bishop its his job but this did not happen I wouldn't recommend Mr Bishop it could end up costing you a whole lot of money and stress read more

My roofers seemed to think I had told them a good joke when I told them my home inspector claimed to be expert in roof inspections. When we found leaks after the first rain, I went onto the roof see where the leaks might be. Before I got off the ladder, I spotted several obvious problems. Shingles were installed improperly. Joints between shingles lined up with joints below. There was not enough overlap of shingles. Shingles were nailed improperly. Virtually all flashing was installed incorrectly. Flashing ran over siding in the gable ends. Flashing ran under roofing on lower sides of vents. A large critter hole in the gable end was stuffed with a rag. Once the roofing was removed, we found much of the plywood under the roofing was wet and would have soon leaked through to the ceiling. Chuck, an "experienced contractor," who had inspected the same house twice before, supposedly could not see these problems. The cost, $14,000, and that does not include interior damage from the leaks. My next project is to have an electrician to correct electrical problems that Chuck also failed to report. read more
