Dan Birchman was an invaluable advisor and guide in my most recent home buying experience, which ended quite successfully. My family had a significant number of constraints (in terms price point, outdoor and indoor air quality, etc) and he provided us with a number of well researched options that met our needs. With each home we visited, Dan's years of experience building, selling, and researching real estate shined through as he helped us understand the condition of the home and the various hidden costs and problems that the new owner would face. Specifically, he was keen to point out things like: 1) how the design and location of the home would affect its resale price in the future, and 2) how much life the various components of the home had (his estimates typically reflected his nuanced knowledge of the various builders and manufacturers).
I was most impressed by Dan's negotiation skills during the option period on my home. Our house inspector presented compelling evidence that additional tests were necessary on a part of the house, which the sellers (understandably) found quite frustrating, especially since they obtained an expert opinion that contradicted our inspector's. In spite of this, Dan helped convince the sellers to do the additional tests, and my remaining concerns were put to rest.
Last but not least, my family and I enjoyed the time we spent with Dan. He is honest, wise, and dedicated to helping his clients. read more
