Heber-Overgaard is just a short drive from the Phoenix area (2.5 hours-ish) and it is cooler there than Payson. The cabins are well stocked with basic kitchen supplies and incredibly clean. We have rented two different cabins that both had hot tubs. The cabins are quiet, clean, and suitable for a small family. (We have two kids that and two adults.) I decided to write this review as I am getting ready to book our next stay to escape this "wonderful" valley heat. Go, enjoy the affordable rates, the peace of a small town, and a great stay.

The location also includes a restaurant, a fitness center, a game room and a kids playground. During our stay, we took advantage of the location to take trips to Payson, Petrified Forest National Park, Show Low and Winslow. We used the wonderful pool and hot tub after our daily trips. As the class ended I was feeling increasing ill, and by the time I loaded my truck with my entire BBQ kitchen, I vomited several times before leaving. I was recently prescribed a glp from my provider for sleep apnea, and while I had the occasional bout of nausea and occasional vomiting, this was different. Do you know the feeling where it takes too much energy to lift your head, and you just want to curl into the fetal position and die?...yeah that was me when I arrived at the front desk. I had not eaten all day and was dry heaving, as there was nothing in my stomach but the little water I was drinking to prevent dehydration. Initially, the front desk agent was very helpful, she offered to let me sit in the lobby as she processed the reservation. I explained that I had the chills, and would need to go outside. She requested to run a credit card for $250 deposit, and I explained that it was on Google Pay on my phone and handed it to her. She seemed dumbfounded and said she did not believe they took Google pay..she wanted a card number exp. date, cvc code, etc...which my wallet Google wallet does not provide for obvious reasons. Meanwhile I got sick again in the trash can outside the hotel, and begged her to hurry and figure it out. By now, she had called a maintenance man for back up, to whom she asked "...do we take Google Pay?" (Yes, she asked the guy who drives a golf cart around the propery about accepted payment methods). to which he just shrugged his shoulders. At this point I was desperate, and I retrieved my business phone to see if I could obtain the bed Id paid for. No luck...as I was bent over the trash can outside, the maintenace man returned and told me that I was being asked to leave the property immediately, or he woukd call the police. Dumbfounded, I asked him why and he responded "we don't want you making a scene in front of our customers, (there were none in the fifteen minute exchange) and my general manager, was afraid I would be sick in our room." "So, leave the property NOW or I'll call the police and they will be here VERY fast." When I called the next day and spoke with the General Manager Cindy, she explained it was actually the assistant g.m. Krystal Kruze who oredered me off the property from her phone, presumably at home. On a brief converstation with them on conference, the next morning they again said they do not accept Goole Pay for the $250 deposit, (unlike virtually every other retail merchant in America with a modern card verifier) I said "...really? Then how is it that my Paypal account was attepted a charge from your hotel for $250 last night at 6 pm??" There was a pause, and Cindy replied "It was declined" "But, you just told me that you dont have the capacity or inclination to accept the payment method in the previous sentence? At this point I requested her Supervisors contact information, to which Cindy declined to furnish either a name or phone number for her supervisor. A general manager refusing to furnish corporate contact or escalation information to hide a guest complaint is a serious breach of standard hospitality protocol and ettiquette.

If you are planning to rent a cabin in Payson, AZ "DO NO FROM CABIN FEVER, AZ" We booked the Wolf Den 9/3/21 to 9/6/21 Once we arrived, something told me to take pictures, so I followed my gut, started tooking pictures of the cabin, driveway, trees, the steps the porch even the frniture on the front porch along with a bucket that was used as an ashtray. Once inside, yes, more pictures. But I was disappointed because it wasn't a true cabin layout; it was like the fake plastic wood to look like logs. Nothing really exciting happened because everything was closed because of a holiday weekend. So we had a pretty good long weekend with family and friends. As we were packing up that feeling came over us, take pictures. Thank goodness we did a few days later. I got a voicemail/call from the owner, Robert Brucato. That he's going to charge me for damages. (Hot tub was torn, couch pillow on the front porch had a cigarette burn, We did not take the trash out to the end of the street.) I'm not going to explain myself in this review, but I do have the pictures. I texted Robert the pictures, and he still charged us, so we put a complaint in our bank, and we got our money back.

I was referred to this place from a friend and was extremely impressed. The cabins are huge, we stayed in the Overlook, it was 3500 sq.ft. It had everything including a private hot tub looking over the valley. There is a pond and river right on the ranch. My kids loved fishing and hiking. We even saw elk strolling across the mountain. I was also pleased because you felt like you were in the middle of no where, truly on vacation, yet you are only a short 7 mile trip in to town. We went in to Eager and had dinner a few times, grabbed snacks at the store and even took a night drive for ice cream. It is also very close to the Sunrise ski resort. If you want to get away, I highly recommend this place! The cabins are large enough for multiple families or very large families. However they also have smaller cabins too. The Ranch managers, Paul and Nancy, were so nice. They made us feel right at home.

I'm sharing details of how the POA Board handles issues so for anyone who might be interested in…read morebuying a lot here, you will know what to expect. You may end up with a neighbor that has no pride in their lot and no recourse. Buyer beware. I'm giving two stars because most of the people who live in here take care of their property and treat people with respect. My issue: I have a neighbor with an old fading travel trailer parked next to me. In the 5 years I've been here, he has been here maybe 3-4 times to clean up weeds on his lot. On the back of the trailer in view of my lot, the owner has rebar sticking up out of the ground with chicken wire that's falling down, weeds that don't get cleaned up, peaches that fall from the tree and left to rot, piles of stored debris (border pavers and cement blocks). If the construction materials were there because work was being completed, I would be okay. They've been piled up in the same spot for at least the 5 years I've owned this lot in the 5' setback. I sent an email to the board to request it be cleaned up. Their reply after sending 4 emails was that he is not out of compliance with any CC&Rs and just because it's unsightly to me is not a reason for him to clean up the mess. I was totally dismissed and their excuse for not doing anything is they are volunteers. If they don't want to do the job required, they shouldn't volunteer. I was also told that the property management company should be who I contact. Prior to this, I did contact the property management company, they told me the POA board is who should handle the issue. I tried calling the HOAMCO company again with no reply from them either. What it boils down to is nobody will step up and do the job they were elected or hired to do. When I return next season, if the mess is still there, I will be erecting a privacy fence on my border to hide the mess. Of course then the POA board will tell me I'm out of compliance. Just to clarify, the mess is out of compliance with CC&Rs in 3 different paragraphs as well as the Architectural Guidelines (related to Wildlife Harborage).

The parents loved sitting out on the patio and enjoying the beautiful pine trees and views of the Rim. The kids loved the spa and making s'mores on the outdoor fireplace under the stars. Close to hiking and Christopher creek and many beautiful places around Payson. Allen and Lacey were very nice and accommodating. We will be back. Thank you for our stay, the kids didn't want to leave!
