It took 2 1/2 weeks for them to get the internet working in this rental. Water was cutoff to the property during my stay due to non-payment. When calling about the water cutoff, the agent I spoke with sounded as if she could care less. I will say Brett, the manager, was very helpful once I spoke with him. read more

We have been using Better Beach for about 5-6 years now. They have some beautiful properties and they are usually clean and if not they take care of anything amiss. This year I have had the hardest time trying to speak to someone in the office. They haven't answered my questions via email and no one ever picks up the phone. It takes days for someone to get back in touch. They need to improve their communication with customers who pay large amounts of money to rent the properties. read more

The owners used a piece of wood to hold the door closed because the lock doesn't work, the mini blinds are broken, no screens so you can't open the windows to get the breeze. The carpet on the porch is disgusting and I don't even dare sit on the bench because it's unsteady. The company refused to listen as they kept saying the problems found did not warrant being moved to another unit. I subsequently asked for a full refund and have disputed the charges with my credit card company. Highly disappointed. I have never encountered a place so unclean/unsafe in all of my travels. I want to say that I appreciate the kindness of the rental agent when renting. She was very polite and professional. I appreciate not being charged a fee for our dog that is an ESA dog. The emails and the text messages before and during stay were very helpful. Here are concerns: we must be spoiled since other beach towns that we have vacationed and stayed provided a better care package for essentials which included more paper products and seasonings for food. We stayed in 2628 E. Dolphin. Here are the positives which were the location, the size, and the view! The view was spectacular, but I foresee with all the construction that being lost soon. Sadly! The size was perfect for our needs. The dishes and cooking items were fabulous to cook. There were a lot of options for seating inside and out which was nice. Porch was nice for the view and did not need to use our baby gate since enclosed. This was all that was positive about the place. The furniture needs replaced or new upholstery. The windows need new screens so that can open them to enjoy the breeze which we sent pictures of how damaged furniture was and how damaged screens were when we got there and never heard back. The bathrooms were awful and need it be redone including fittings for plumbing. The shower in master felt like the bottom was going to fall. Thank goodness nobody was 6 foot tall in our group, but the shower heads in both bathrooms were so low that no way a large man could fit under them. At least, the water pressure was good. The mattresses were AWFUL. They were not relaxing at all. We debated on having Amazon overnight us some pillow top mattress pads. The bed sheets barely fit the mattress. Lastly, the last day there, the cockroaches must have gotten used to us, because we saw two which that means more. We did not contact anyone since last day. read more

We've stayed with better beach rentals for over 5 years consecutively now and this year was by far our worst experience. I'm not sure if management changed or what happened, but as soon as we got to the property, our beachfront property wasn't beach accessible. Instead of offering compensation or even letting us know ahead of time, they sent two workers down to fix the path for us. It washed away the next day. We even went down to the office and talked to a very nice receptionist about solutions, but nothing could be done. We noticed a lady stomping around like a toddler in the back and figured that was the manager since she refused to come out and talk to us. Not to mention we called several times, asking for a call back from the manager, and she never called back. On top of this, the fire alarm at our house went off EVERYDAY AT 10:30 am. They did nothing about it when we told them. We called the fire department the last day we were there because it got so irritating. Upstairs, it smelled like feet. Might've been mold in the floor, or something else but obviously the cleaners didn't clean if it smelled horrendous. Please take your money and spend it elsewhere like an Airbnb. The treatment of their guests is awful and if there are issues they do not care. Again we've stayed here for 5 years+ and never had a bad experience until this year, and obviously they don't care anymore. They are an evil monopoly, and you should take your money and business elsewhere. read more

the house was great, size, bedrooms, living rooms, balconies. internet was weak and spotty, Not strong enough for the number of people listed for use. could not use the internet as usual. The cleanliness is poor, the upkeep of the house is poor. carpets looked very unclean. stairway walls were dirty. bathroom toilet seats were old and damaged and didn't want to sit without covering the whole seat. as we enters from the front door, it smelled musty. outside, was not kept up for the price of the rental. very basic, front entrance looked neglected, pool was clean however the garden around needed some TLC. the parking area under the house was not cleaned up. sand and rocks, I had to clean. bbq grill was not cleaned. I had to clean the grill inside and out before using. the balconies had not seen a paint in a few years. the beds were quite creaky, and had trouble sleeping through the night due to noise. all and all, didn't get a restful sleep. for over 1000 use/night, it was not worth it due to the condition of the house. overall, looked and felt neglected house. would not come back to this one for sure. read more

My wife and I are staying at the after dune delight location 3705 east beach rd. This place is gorgeous! The photos only tell part of the story! We have been up and down the outer banks staying at different places over the last twenty years. This house beats all our previous stays by a mile. We look forward to returning here many times over and would love to share our excitement with others for their enjoyment. Our only wish would be to have a way of reserving our week ahead of all others. This location is directly on the beachfront it is AWESOME! You wake up, walk out the back deck and you are on the sands. The sands of the beach reach far out into the water. No need for an old pair of shoes because it is not a rocky, jagged, or seashell bottom just soft sand 100 yards out. The second-story deck off the ocean side of the house has a built-in swimming pool. It is located directly off the Kitchen. This makes for a premier entertaining location. What is everyone's favorite room to congregate in? The Kitchen Of course! So while the host is preparing the meals of the day. The spacious countertop can display provide a self-serve appetizer area. While guests enjoy their appetizers or meals at the very large dining room table they can just as easily venture out onto the deck and enjoy the soft warm ocean breeze as they watch the waves roll in. But most of all. All three levels of decks provide the most awesome opportunity for watching the most beautiful sunsets you will ever see in your lifetime. Can't control fan in 3rd bedroom with the twin beds. Fan is on high and couldn't shut it off or slow it down Overhead light in master bedroom doesn't work and couldn't control fan. Not small medium dog friendly area. Lots of gaps in between gates and under gates for a smaller dog to escape. Gap on left hand side of stairs that a dog could fall in between and get hurt. Overgrown yard and big woodpiles in yard that could attract snakes or others. Gates don't latch like they should. The railing going down the stairs to the backyard is unstable and loose There is a plank under the walkway there is a board not attached properly and could result in a serious fall risk. Backyard was completely flooded and unusable during the rain Saturday and still completely folded Sunday Foot of the king size bed slopes down and when u sit on it it sinks about to the floor. Soft spots in the floor. Especially near the full bathroom. Why did we pay $175 cleaning fee and we had a list of all the cleaning u expected us to do before we left. We sent an email regarding damage to one of the comforters by our dog and no response back about the situation. The king comforter has some kind of powder on it in several place and had a weird smell to it as well. The coffee table is very wobbly and needs to be tightened up. Overall I would give it 2.5 out of 5. I would definitely look somewhere else for the amount of money we paid. read more

The house size and layout was perfect for our family of 18. However the windows needed cleaning , the rugs are filthy. the lights under the house and some of the lights upstair didn't work. Two of the bedrooms didn't't have linens. It was listed no pets- We had the clean pet poop off of the porch. The house was just generally dirty. Very disappointing. We stayed at Stay Salty at Oak Island and had a wonderful week even though our last day we were dealing with Tropical Storm Helene. We have rented from Better Beach Realty for a number of years and have once again been pleased. The house was as described. Although it was an older home, it had nice upkeeps and we found the house very clean and well equipped. The location being oceanfront and W 17th St. was wonderful. RENTERS BEWARE!! Our family rented this company's Beach Landing property for the week of July 9-16. We paid $11,892.87 for the week. On July 9, ten hours into our drive from Ohio and just hours before we were to check in, we were told the property would not be available until Monday. The company offered to put us in the last two homes they had available until Monday. No other options were offered. Although they were fine homes, they were more than a mile apart and our family was split up. We paid a premium to be on the beach and have a pool, neither of which these houses had. The rental included linens and they did not give us enough linens for the beds. We were told that Better Beach Rentals would assist us with moving our things when the house was ready on Monday. When the house was finally ready late Monday afternoon, no one offered any assistance. We had to figure out how to move the crib we rented along with all of the rest of our things. When we arrived at the house, the pool was filthy and had a cigarette butt floating in it. (See photo). A garbage bag full of the neighbors' dirty linens was sitting in the middle of the kitchen. When we reported these things to the manager and asked that someone come clean the pool so we could use it, we received no response. The pool was therefore unusable until Tuesday when someone finally arrived to clean it. The company has offered us $1000 as compensation for their failures. However, given that three days of our vacation were ruined as a result of this, it hardly seems appropriate. This amount doesn't even cover the rent differential between the house we paid for and the houses they put us in for the first two days. Add in the stress and massive disruption of having to move houses mid-week, only to find that the house we rented is not fully clean. The actions (or lack thereof) and refusal by this company to take responsibility are unconscionable. If you're thinking of renting from them - go elsewhere! read more

Finally got an email from Gary that my right to refusal had expired and that the place was not available. We were very disappointed with our stay through better beach rental and the house "shore enuff." I would NOT recommend using this company nor staying in this home. We sent 6 emails during our stay that were Never addressed. There was a storm that came at the beginning of the week we stayed 9/15. However, I am writing this review on 10/9 with my concerns still not addressed! I didn't really want to leave a negative review! I had hoped they would've done the right thing! Terrible customer service. The house is dated. The pictures that advertise this place are not what you find upon entering! The furniture is trash and dangerous! Most of the dining chairs are a hazard with bent and bowing legs. The power reclining sofa broke on one side on our FIRST day. A broken metal table outside on the deck was lying there when we arrived! The upstairs is awfully damp! Everything up there was damp, including our items after a few hours up there! The house was not properly cleaned before we arrived. Hairs were found in the bathroom; nasty baseboards throughout the home; cobwebs on cabinets; other people's items left under furniture; pet hair on EVERY pillow in the living room; stained bedding. It really was disgusting! I am really shocked that someone is paid to clean this place. We cleaned it better while we were there! We did not stay during peak season and am really disappointed considering how much we paid for this place for the week. I'm just trying to save someone else the hastle and wasted money. Very nice house. Having a keurig was a nice touch. We really enjoyed sitting on the porch watching the sunset. The house was clean and spacious. We stayed over the Thanksgiving holiday and cooked a typical thanksgiving dinner, and the Kitchen had everything we needed! The only negatives was the washing machine, it needs to be cleaned. The house is two doors down from a local pizza shop, and about a block from a souvenir shop. The house has 3 bedrooms on the first floor. 1 king, 1 queen and 1 bunk beds (full). The queen bedroom has an en-suite bathroom. The other two rooms share a hall bathroom. The second floor has a king, kitchen and family room and full bath. The dining table can seat 8 comfortably. There are two leather couches and a large flat screen tv. We did not use the pool but it looked nice, though smallish. read more

Awful. Beyond furious. Stayed at Stay Salty at Oak Island. First time I have ever stayed ocean front. But it was quickly a bust. Better Beach did not warn me about no direct beach access from the house. We arrived to a 12' dune in front of the house, with a wooden/rope walking path of death. Either take the sketchy path with a 5' drop on the beach side, or walk 2 blocks to public access. I did not pay premium ocean front pricing to still have to walk a great distance to the beach. I have 2 young kids, it is such a chore to go to and from the beach we have not even enjoyed the beach like we imagined. Reached out to Karen and explained our displeasure, she quickly blew us off. She claims we were warned of this in email and it's on the website but that's not true. The pics on Better Beach and Air BnB both show the house as is it still has the walkway connected to the deck. I understand the city ordinance preventing building back (which is stupid) but we should have been warned. It is false advertising and we were completely mislead and did not get what we paid for. I asked for a partial refund and have been denied. I will never use Better Beach Rentals again, I also have no intentions of visiting Oak Island again after this experience. Before Karen tries to say I did not book a reservations and she doesn't see anything under my name, let me stop you. My wife (Lindsay) booked this thru Air BnB and both websites do not clearly state what is going on with the beach and the changes made to the house. read more

The roof leaked! We called & messaged Better Beach to report the issue. The rain had gotten the sofa wet. They said that a maintenance worker would be out the next day. So we canceled our plans to have a no show. They didn't even send some to try to clean the couch or see how bad the inside was. We did the cleaning & drying to the best we could. A couple days later a guy shows up unannounced. He looked at roof said he need a leaf blower & would be back. Later that evening a different guy & he used a hand held broom to sweep the roof. He didn't see anything. A couple days later two other guys show up unannounced along with a wife & baby. This time they said plywood was rotted & needed replaced. At least they found something & was friendly. The next day it rained same thing. We never heard from Better Beach about the leak again. We called about the trash not being picked up. So when we checked out our trash cans full & bags by the kitchen door so animals wouldn't get into them. The stove top & oven didn't heat properly. We didn't bother reporting since roof leak was a fail. read more

I debated on leaving a review of this business but others have done it for me. I have used this company 3 times and attempted to use again for 2023 but they screwed our group with our deposit hold on the previous years house and then we booked another property and all of a sudden someone booked before us even though we had a confirmation. Because we were always with a big group I always went with what the group wanted for the house. EVERY SINGLE TIME I've rented the house has been filthy. The first time, didn't vacuum, second time, we arrived early, watched two people clean the house in 45 min, a 7 bedroom multi level house. The third time, it was time to check in and the house had yet to be cleaned, they arrived with a child I might add and didn't a quick rag wipe. We never had enough sheet and towel sets and there were broken appliances and amenities. I hope more people post about their experiences because they will be awful. There is no desire to please, only to take peoples money. I hope whoever is reading this really does their research before booking with them. read more

I would highly recommend Better Beach Rentals. This is our third year at "Saltwater Gospel" All the amenities were top end and the location was great. The wrap around windows on the living area provided breath taking views. We have a very large family and the open area in the living room more then accommodated us all. We traveled seven hours to spend four nights at 1129 E Beach Drive, Unit B. Upon arrival, we immediately noticed the place is neglected and needs a lot of upkeep. The place needs a deep and thorough cleaning and needs to be treated for bugs!!! The first evening as I was trying to prepare a meal, roaches came out from behind the stove!! There were small bugs on the countertop, which I could not tell if they were tiny ants or baby roaches!! Needless to say I did NOT use the kitchen counter anymore and did not use any of the kitchen supplies provided. There were ants on the floor near one couch and several roaches crawled out from under the other couch. We also killed several spiders on one of the beds. I sent an email to kim@betterbeachrentals.com to notify them of the conditions, but did/have not heard back. We were very disappointed with the conditions of the rental and felt really uncomfortable being around all the bugs. We left after the second night and don't wish to ever rent again from Better Beach Rentals. It is a shame that this place is in such bad shape because the location is amazing and the view is beautiful. read more

House was very dirty, huge roaches, couches were dirty, beds were dirty under mattress covers, when we reached office they offered to re send cleaning crew within hour, they came late at dinner time we had to send away. It was so bad rental company offered compensation and even had a template for this!
