The Real Seal was the only company who felt they could fix it. And they delivered! I can't say enough good things about Patricio, the lead project manager, he was so methodical and smart about each step, making sure the wall was reinforced, making sure they had the right supports in and then ensuring the wall was straight, secured and reinforced. He made sure to answer all our questions, to walk us through the plan for the day and show us what was done at the end. This was not an easy fix, but they came through with a straight, secured wall and I am so grateful to the entire crew! We also had a drain tile, new sump pump and antimicrobial sheeting installed to ensure the wall stays structurally sound.

The only reason for 2 stars instead of 1 is because Emi (who I was in frequent communication with) was very communicative and helpful, and Omar, who came out for the unnecessary service, was also very kind and knowledgeable. The rest of the experience was terrible. The home we purchased had previous repairs done with ULB, so we reached out to them when we got water in January due to the waterproofing allegedly being under warranty. To start, it took 17 days to receive a call back from Anthony, who was supposed to be contacting us about the leak. I was in frequent communication with Emi, who I will say seemed to be equally as frustrated as I was with the lack of response from Anthony, which I appreciated. When Anthony finally contacted me, he told me not to contact the office anymore, and to only contact him directly. When he came out, it took him a long time to find the cause of our leak. He eventually decided it was due to a crack (that had previously been repaired) and had someone come out in late February to "repair" it. Every time we had significant rain thereafter, we had water in our basement exactly the same as prior to the service. Finally, in July, we had such significant flooding that we needed to rip the carpeting out and dispose of many items. We contacted ULB and, again, it took 10 days and repeated calls for me to receive a call back. We requested someone other than Anthony come out to inspect the property since he had clearly misdiagnosed the problem, and Stoyan came to assess the situation. He came across as hostile and defensive during his visit - he identified the issue was cracks in the masonry on the exterior wall and that was what needed to be repaired. We got those cracks repaired, as was recommended by ULB, and again, the next rain we received tons of water in our basement. At this point, it had been 3 separate visits that were done with ULB telling us what the "problem" was, us repairing those "problems", and water continuing to come into our home without any improvement. We decided we could not trust their diagnostics, at which point we requested a refund. We were told that a refund would not be possible, in part due to the contract being "approved and signed" by us prior to the repairs. We trusted that they correctly diagnosed the problem, which is why we approved the services. Of course if we had the knowledge that this was incorrect, we would not have agreed to an unnecessary service; unfortunately, we are not experts in waterproofing and home leaks, which is why we contracted a service to do so in the first place. At the end of the day we spent money on a clearly unnecessary service, we were told multiple times what the "issue" was and repaired those "issues" as recommended by ULB with no change in leaking, and we will not be receiving a refund due to agreeing to the services they told us were necessary despite no changes in water damages.

No games, just clear communication. Pablo and the crew were excellent. They got right to work, moved fast, and kept everything clean the whole time. You can tell they know exactly what they're doing. They went above and beyond to make sure everything was done properly, not just quickly. We had a foundation crack repaired, a French drain installed, and new underground gutter lines run. Everything looks great and was done the right way with solid materials. What stood out most was how efficient and professional the whole crew was from start to finish. No shortcuts, no mess left behind. Would definitely recommend them if you want the job done right the first time.

I had Basement Flood Protector out to my home in the spring of 2024 for a major waterproofing job…read moreon my personal residence. The job involved a full interior drain tile system and exterior dig/waterproofing on 2 sides of my home. I waited 2 summers before writing this review because the effectiveness of their work can really only be gauged over time. This week, we had torrential amounts of downpour that went on all night. Prior to the waterproofing, my basement would have had water seeping in from the block foundation walls, back basement door, and up through the cracks in my slab. I'm happy to report that my basement stayed completely dry. Since this job was done in April 2024, I've only had 1 instance of water. I immediately called Basement Flood Protector and, because their work has a 10-year warranty on the exterior and lifetime warranty on the interior, they came out and immediately remedied the situation. No water since. This was a big job that I did a ton of upfront research on and quoted 3 other big/well-known waterproofing companies. The reason I went with Basement Flood Protectors was: 1) Sales Process: John was my contact at Basement Flood Protector. He did not put on the big sales pitch and presentation I got from 2 of the other companies. He was straight shooting and was clearly the expert in waterproofing, not just a sales person. 2) Responsiveness: Basement Flood Protector answered all my follow-up questions and concerns whereas other companies seemed to dance around some questions. As an example, when asking one of the other big competitors the cost for an exterior dig, rather than saying it's not work they do (or want to do) the sales person verbally quoted me some unrealistic/high number. Another major company completely ghosted after I called/emailed 3+ times to try and speak to someone about moving forward with the job (feel like I dodged a bullet there). 3) The price: They were notably better-priced for the work I wanted done. Hope this review helps someone as waterproofing can be intimidating. I had an excellent experience with Basement Flood Protector.
