The moral of what I've written below is: shop around and if you choose here, don't expect anything to be repaired once you move in.
The outside of Prince Edward Manor looks fantastic. The outside. The stairwells are in severe need of an update.
The inside is a different story. I realize that the building is old and I calibrated expectations accordingly.
I thought after we got settled, repair requests would be met in a timely manner. Six months went by: Nothing.
I sent a few messages and once I finally started talking about my renter's right to withhold rent until repairs were made, they started calling me back. Some of the below repairs were made. Some of them. After negotiating for reduced rent to make up for the lack of repair for half of the lease, they agreed on a $500 refund. That's 2.4% of our 13-month lease. Nowhere near enough when one considers the limited utility of the apartment we had just paid full rent on for half of a year.
I'd say "you get what you pay for" but here, you get far less. I know many who live far closer to downtown with cheaper rents and better quarters. I encourage you to shop around before settling here.
After mentioning that I didn't agree with their proposed make-good, I was replied to with a "I don't know what more we can do, the heat is on and the water is running." Oh, you mean, the basic living features that existed in the 1800's? How good of you.
I asked for a better deal and I asked to speak with someone in charge and they blatantly refuse to communicate with you. Today, we received a notice that if we don't pay all of the rent in full (save their generous, generous reduction) in five days, we will be evicted. And, what's more, they still haven't made all of the repairs. We're still legally justified in withholding rent.
The company has become too comfortable catering to tenants (many are college students) who don't realize that they can ask for (or want) their apartment to be in its proper state.
All I've asked for are leaky and molded ceilings to be replaced/repaired.
All I've asked for is the mildewed improperly installed caulking (instead of grout) in the showers to be replaced.
All I've asked for is the rotten wood at multiple points in the apartment to be repaired.
All I've asked for is a stove that works.
All I've asked for is an oven that works.
All I've asked for is a refrigerator with shelves that seals and doesn't leak.
All I've asked for are knobs on the cabinet doors.
All I've asked for is the stairwell smoke detector battery to be replaced (after 2 weeks, I did it myself).
All I've asked for is the back stairwell to be safely usable.
All I've asked for are closing and locking front and lobby doors (I've come home to my packages sitting in a lobby that anyone could've walked right into).
All I've asked for are shower heads that work.
All I've asked for was a clean apartment to move into.
All I've asked for were complete screens for the windows.
All I've asked for were blinds on the windows.
All I've asked for was an exterminator visit (ants, roaches, and house centipedes).
All I asked for were for no fleas in my bedroom (I had to buy spray and manage on my own).
All I asked for were room and cabinet doors that closed.
All I asked for were toilets that run properly.
All I asked for was an apartment where paint hadn't been slung up and splattered everywhere on walls, trim, cabinets, mirrors, floors, windows, etc.
Do your research and don't fall for the courtyard. read more
