I've used Berg Properties to sell a couple of my investment properties and I will continue to use them for my investment business and if I sell my personal residence. I love saving the money paying a listing fee but if your not hand's on and don't want to do any work, then I suggest going with their regular listing service. If you can handle setting up your own showings, negotiate your own deal, and doing some simple paperwork, then their flat fee listing is the way to go. We sold our home in Wheaton, Illinois, through Berg and saved eleven thousand dollars in agent commission. The stranglehold on sellers has been broken: flat fee is the way to go, without question. Yes, I had to schedule showings and do the open houses myself, but I actually preferred that because I felt I could get a better feel for who is serious versus who is just a tire-kicker. When we got offers, they provided more support than I expected. Mike helped evaluate the relative merits of different offers, and when the lender's appraisal didn't meet the sale price, he dug into the details to point out mistakes and inconsistencies in the 28 page report. The cost for all this is insanely low. I actually offered to pay a consultation fee for the extra help I was getting, and they declined. I've sold 2 properties with Berg's flat fee service: One in 2007 and one in 2017. They offer a valuable service for those who are willing to do the work of showing their own home. If you can correctly price and show your home, you can save a lot of money. We offered a commission to a buyer's broker of 2.5%, and saved 2.5% by not having a traditional listing agent. Listed our house with Berg in May 2016. As others have written, if you are willing to just a little extra work, you can get a very nice savings. We had over 30 showings, so we were glad to have used their appointment service to help with scheduling. A text is received requesting a showing time - you accept or reject with a "yes" or "no". We had a couple deals that came close, and in the end did not work out and we needed to start over. Mike was very helpful when discussing our options. I put my property up in the market Oct 2012 due to an agent in our building who heard that I was thinking about selling. He contacted me and I told him that I am not desperate to sell and I will only sell if it hits my target which is mid 270s. He said that can be done. I was doubtful but I ended up signing up and my property was only in the market for 2 months and I canceled. At some point he was pressuring me to sell at 250 even if I told him in the beginning what my goal is. He thought I would buckle under pressure, I said no and the listing went off the market. Thank God I stayed true to what I wanted. Less than a year after, the market started to climb, someone told me that you can list in the MLS for a fee. This is really what is key when your selling, you need it to be out there for everyone to see. I started searching and I came across a few companies. My expectation was pretty clear with this approach, I pay them a flat fee, they list my property and I was on my own. I had several options but I ended up with Berg because he took time to explain everything to me and answer all my questions over the phone. There are no pitfalls with his company and there is also a money back guarantee. The whole process was a breeze and I have to say that Scott is always available to answer my questions. Many times I asked him to just charge me for consultation because I had a lot of questions but not once did he do that. Im sure at some point he was getting annoyed with my endless questions but it never showed. For less than a 300 for the flat fee, I was able to list my property in the MLS and sell it in less than a week. Saving myself almost 8K (my last realtor was going to charge me 3%, the average is 2.5). This process is not for everyone. You need to have the personality to sell and the time to do it. I am a type A kind of person, I have fired a lot of realtors because very few of them meet my standards for excellence and hard work in that field. Most of them show properties without giving attention to detail. Its all about attention to detail for me. I can do better than MOST (not all) of these realtors and I have proven that when I sold my place in a short period of time and above list price. One thing I like about signing up with Scott was that he would make his resources available to me as well. He has shared excellent resources (ie, attorney, lenders, etc). I didnt really feel on my own completely, I felt guided in some ways. Dont get me wrongl, 95% of the work was done by me but its always good to be able to consult with a professional. I will do this again and I will sign up with Berg every time I have to sell my property. Just make sure your expectations are in the right place when you do this, Scott is not your realtor so dont expect the same level of service, time and effort from him. I'm going to try very hard not to make this a complete tirade. Used them for flat fee listing and found them extraordinarily difficult and frustrating to work with. Had a series of escalating problems which eventually resulted in never receiving an offer submitted on our house. The first problem was having to make repeated requests that the lockbox we purchased be given to us. It took multiple emails and phone calls, and only resolved after my husband finally called. The second problem was Mike's failure to properly communicate with a potential buyer. With flat fee, any leads go directly to you and you take care of following up. We did so, but the buyer was unsure as to why Berg wasn't contacting her back instead of us. We got the sense from several emails back and forth that she felt we might actually be scammers. When she turned to Mike to find out if he knew my husband he simply said no, fueling the buyer's concern. Mike said that she only referred to my husband by first name so he simply said he didn't know. But he could have very easily asked for a last name or in relation to what property she was asking about and it could have resolved easily. Instead he was lazy. He pretty much refused to apologize and then did not remedy the situation in the manner that I specifically asked him to. The third and most important problem was that a buyer submitted an offer to two proper email addresses for Mike specifically and Berg Properties in general. The ONLY reason I ever found out about this offer was because I just happened to reach out to the buyers' agent. By the time I found out about the offer, two weeks had passed and the buyers had moved on. Mike's explanation was that the offer was in the SPAM folder of their email. He offered no real apology (he did say I'm sorry you've had two bad experiences, or something like that, but no real accountability), and blamed the buyers' agent for not following up enough. In fact, he went as far as emailing the buyers' agent and bothering him for being in contact with me, likely further preventing any desire of the buyers' agent to deal with our property. Perhaps the only smart thing Mike did was offer me a refund after that and we parted ways. I consider using Berg Properties flat fee services an epic mistake and I hope that you don't make the same one. Best of luck in selling your house! read more

As someone who's has sold a couple of homes in the past I figured this Spring would be a good time to put my ranch home up for sale in Westmont. I was not in any hurry so I was exploring FSBO options. We all know that the best way get your home exposed is thru the internet. So much to say about how great my experience was! For context, I will first say I was selling a one-bedroom in a high-rise in Chicago. I offered a 2.5% commission to the buyers' realtor, saving me 2.5% from not having a seller's realtor. You have to show the place yourself, but that worked out well for me because I had the ability to get free time usually. My place sold within two months, and the service I got from Berg was excellent in so many ways. On a $150,000 sale, I probably saved about $4k thanks to them (no seller's realtor's commission, and lower closing fees and lawyer fees). You have to do a bit more work yourself because you're showing the home, but it's worth it, especially if your place is more expensive. Reasons why Berg was so excellent: Flat fee of $295 to list. That's it! Nothing else, unless you want to purchase some extras (a lock box, photos, appointment setting service...). When you close, $325 gets paid to Berg, but that comes out of the 2.5% buyers' realtor's commission, so it's no cost to you, really. You really only pay the flat listing fee. It's amazing. Realtors called or emailed me directly to set up showings, though sometimes Berg would follow up just to make sure all parties were responding quickly. Whenever I needed to make a change to the listing, the change was made within 24 hours. It was on the MLS, Redfin, Zillow, and other sites. Once I received an offer, and was working through the closing process, the customer service I received was OUTSTANDING. I made probably seven phone calls to Scott Berg with various questions in a two-day span. He picked up the phone immediately almost every time, and if I had to leave a message, I got a call back quickly. He was always polite, even though I'm guessing my frequent calls may have gotten annoying. Since closings can move fast and can be confusing, his availability was so helpful! They saved me about $500-600 on closing costs and lawyer fees because they offered a deal with a title company (Alliance Title), whereby the closing costs were about $300 cheaper than other title companies (I called five Chicago area title companies and got comparison offers for the same sale price and Alliance was cheapest). A great tip I learned: You can negotiate even lower closing fees with the title company yourself by calling Alliance (and/or other companies) and asking them if they can do some of the closing fees for less. The person I spoke to at Alliance even TOLD ME to call other companies first, get their rates, and that they would beat them. It was amazing. I never would have thought you could negotiate closing fees. Alliance was the bomb. In addition, Berg also offered a great deal with a fantastic law firm that did the closing for $175 (a typical lawyer could be about $400-600). The lawyer, Frank Panzica, was fantastic. He answered calls and emails quickly and politely. I will be recommending Berg for flat fee listings to everyone! I saved a bunch of money, and the service was fast and polite. I did my research on which MLS Flat fee broker to use. It was not easy. Most charge $450 and above. Berg properties (MLS Town) charges $295 and then they take a $350 cut from the Buyers broker commission. I think that is more than reasonable! The other thing to watch out for with other flat fee brokers (which my friend warned me of), a lot of listing brokers will NOT send your appointments to you. This is the whole point of listing! Berg properties lists your phone number and any open house you want. They are super responsive and I found them to be more than helpful. They even responded to a question about offers on a weekend (which they post they only answer M-F). Read ALL the information they send to you. It's all in there and super helpful. I had a great experience! I was under contract in 5 days all on my own! PS- listen to their advice, hire a real estate photographer. I found one for $100 in my town. Good luck! And use these people. These great people are the absolute gurus of the Chicago Flat Fee MLS Listing. I interviewed a whole bunch of real estate agents (seller's agents) during the process of selling a condo. The agents would show up with a full color brochure and a market analysis of my unit. My question was always the same: What are you going to physically do to earn a percentage of the sale price? I kept hearing the same thing ... I'll list your home on the MLS and send it to these 10 websites and search engines. Now, I work in IT, and I KNOW I can do this for myself. I kept pressuring these agents ... Won't you advertise in the newspaper, hold a bunch of open houses, dress up in a clown suit and host a circus to get the requisite number of showings.
