After Hurricane Milton, we discovered leaks in our roof and filed a claim with our homeowners insurance. Initially, the insurance company did not want to cover the roof. A friend of ours who worked for this roofing company assured us they had a lawyer who could fight the claim, so we trusted him and moved forward. After nearly a year, the claim was approved. However, the estimate jumped from $16,000 (pre-insurance) to $25,000 once insurance was involved, a significant increase. By the time work was finally scheduled, our friend was no longer with the company. When installation day arrived, we were excited to finally fix our leaking roof. The crew showed up and began work. Everything seemed fine until I left briefly, and my husband called me in a panic. Midway through the job, with part of the roof already shingled, the crew suddenly claimed the roof pitch was too low and said they needed to switch to rolled roofing. At no point prior to this, despite multiple people inspecting the roof, was pitch ever mentioned. The explanation given to my husband was unclear, and we believed they were adding an underlayer before continuing with shingles. Instead, they removed materials and left us with a partially shingled roof and rolled roofing on other sections. This was not what we agreed to, nor what was in our contract. The result looked terrible. Something I have never seen in my life. To make matters worse, they left nails and debris all over our yard. My husband stepped on a nail that went through his shoe. We have a child and two dogs. This was completely unacceptable. A representative named Phillip eventually came out, acknowledged the pitch issue, and suggested alternatives. He even offered a metal roof option using materials they already had, which we were happy with. However, after agreeing to this, we heard nothing for two weeks. Then, unexpectedly, a building inspector showed up to inspect the roof as if the job were complete. It failed due to poor workmanship. At this point, we lost all trust in the company. Phillip later presented us with three options: 1. Leave the roof as-is 2. Replace with a different color rolled roofing (why?!) 3. Pay out of pocket for a metal roof (claiming insurance would not cover it) This turned out to be misleading. After contacting our insurance company (USAA), we were told we could choose the roofing type. We would only be responsible for any additional cost beyond coverage. Through emails, I was able to contact the Chief Building Inspector, who personally came out to assess our roof. He confirmed that only two small areas required rolled roofing. The rest could and should be shingled. One of those low-pitch areas had already been incorrectly shingled by this company. I relayed this information and requested they complete the job properly. Months passed with no resolution. Communication became increasingly unprofessional, and I ultimately had to send a formal demand for completion of work while exploring legal options. After all of this, they finally did what should have been done from the beginning: shingled the roof where appropriate and used rolled roofing only where necessary. They also cleaned up the debris. Something that should never have been an issue in the first place. Even now, I am not satisfied with the final result and will be hiring another company to redo the roof with metal. This entire experience was very stressful, drawn out, and completely avoidable. Save yourself the time, money, and frustration. Avoid this company!

Not only did Kilburn Construction repair the Hardy Board and underlying plywood, but they also brought the entire area "up to code." It looks better now than when we purchased our home. Polite, neat, and efficient, they left no trash or debris as they were doing their work. Chris is so knowledgeable he corrected additional problems we acquired from our original builder and gave us solid advice for our future painting project. Trevor was also so very polite and a great worker as well. If truly care about your home and want to maintain it, you need to call Kilburn Construction. They may not be a big company, but they are the Best!!!!!

Paul Stahlman came out with National Homecraft and Solar Shield Roofing. He showed us examples and proceeded to tell us why their roofing was better. The cost was more, but he also said they could do a roof over our patio. Part of the reason we decided to pay more was because 0% financing was available. We didn't run our credit with any previous companies until we were sure what company we would use. Paul ran a hard credit check on both my mom and myself (of course lowering our credit score as expected) and we received approval for $5000 more than we even needed. We signed the contract and were told they would be out soon. We spoke to Paul a couple times on the timing of when the job would begin, and were looking at the week of Christmas (because he said they don't stop working and this would be a great week to do it). 31 days after signing, and just a few days after speaking with Paul, we got a letter in the mail cancelling our contract with no explanation. When we called Paul, he said there was nothing he could do, it would cost us $5000 more to complete the project as the parts cost more. How funny that we just so happen to have approval for $5,000 more than the original quote. This company obviously has no value in their customer service, and simply wants to squeeze out every dime they can from their customers. Now our credit has been hit, and we still don't have a new roof. We're going to be saving to pay in cash with whatever company we choose, so this deceitful behavior doesn't happen again. If you don't mind paying more than the job is worth, and getting screwed over, this is the company for you.

Frank McKinney and his crew started my roof in the middle of April and finished 1 week later. Frank and his crew were on time each morning and cleaned up at the end of each day. My roof looks great. Everyone from Tim the sales representative to Renee, the office manager and Mr McKinney and his crew were very nice and professional. I have already received my certificate for my lifetime roof repair. It is also transferable to the new owner if I should ever decide to sale.

The project consisted of two bathrooms and a kitchen renovation. The estimated time for completion that Jason gave was 3-weeks. Jason began work on the 6th of January, and I was under the impression that things were going well. It's also important to note that we were not present during the project, so I depended on phone calls, texts, and photos to get an idea of how things were going. Once the demo work was completed, things began to slow down significantly. The guest bathroom took a lot of time, and it wasn't "completed" until January 31st. Now I will refer to the photos included with this review. Words can't describe how terrible his work is. He has already cost us several thousands of dollars, and now we must get a professional to come in and rip out the tile completely and start from scratch. Every company that came out was shocked at what they saw. I gave Jason multiple opportunities to correct this issue, but the results were the same. He can't do tile work, and he damaged the vanity top we just purchased. His measurements for other project were also inaccurate and we had to have other companies come in to get accurate measurements. I even changed the scope of work to eliminate the bathroom projects and give him yet another opportunity, but in the end; he walked off the job and accused me of being unreasonable. He left early often but alleged that he put in several hours. This is irrelevant. We don't care about the schedule if the deadline is met. When we were there this past weekend, he left around 3:00pm while we were at Home Depot and said he was going to Lowe's to get supplies. The next morning, he texted me and said he was in checkout at Lowe's. We asked him to send a list of action items to be completed by the end of the next working day, but he couldn't complete his own list. That same day, I scheduled a contractor go over and give me a price on completing the master bath and fixing the mess in the guest bath. When the contractor arrived, Jason opened the door and spoke with the contractor. He then called me and let me know that the gentleman was there. I told him that I wanted to contractor to look at both bathrooms and give me an estimate. Later that day, I spoke to the contractor, and he said Jason told him to look at both bathrooms and give a quote for two vanities only! When I spoke to Jason, about this, he alleged that the contractor said he was from and cabinet company. The contractor assured me that was not the case, and when I asked him what he thought about the work done in the guest bath he said, "it was terrible." We're angry, disappointed, and frustrated. Nevertheless, all I can say is "caveat emptor" anyone reading this should look elsewhere for a contractor. Jason is unreliable, unskilled, and unqualified. Based on our experience with him, I have no idea how anybody could give him a good review. The photos speak for themselves, and we don't want anyone else to be a victim.

My shingles have been sitting on the roof for 5 months heading into the 6th month. I have asked the contractor on numerous occasions when the house would be complete and was told he gives no date. I also called the developer for Twisted Oaks and he said the house would be ready in June (not going to happen), but he had to complete the home in his other development in Ocala. There is not one line in the contract that states my home will be built after Ocala is complete. Just this last week he sent a crew to put the shingles on the home next door to mine (shingles had been up the same amount of time). This house is not sold as of yet, mine we have a contract. Pretty smart to put a roof on a home that has no contract. This has been a huge disappointment and a huge burden. Our home has been in storage for a year next month. If you are looking to build with Reed Home Builders, think twice, think three times.

I waited till now to give an honest review with time behind me. The tile, windows, appliances, and foundation are all sound. They did everything from building up the foundation- we are on a high slope-to finishing up with a lawn, and large concrete driveway we didn't even know was included. The patio is sloped to drain off water- (my previous home from another builder had me swimming in water and algae). A smaller home has no cut corners to make it 'cheaper'. They use the finest craftsmen and materials no matter the size of the home. We are very pleased with this company.
