    If I could give negative stars I would. Once again, I reached out to see if they will do the right thing. They won't and they don't care AT ALL. DO NOT RENT FROM THIS COMPANY. THEY ARE SHYSTERS They have the rudest staff that know NOTHING about customer service. As you can see from their one and only response on here, they acknowledge the condition of the unit, yet won't offer any restitution. I will yell it from the rooftops and I won't stop until I get some sort of restitution. I don't care about their apology. I deserve a partial refund. Hope this helps someone avoid the absolute worst experience I've ever had with a rental company. I go there several times per year, but I'll never use them again.

    This is hands down the WORST rental property group we've ever experienced in our 10+ years of renting in the area. We come to Seagrove every year for Thanksgiving with our family... this year we noticed the bed in our unit #27 at the Emerald Hill did not smell very clean and it felt like there was "sand" in the sheets. Ok... we thought, it's still covid and they may be short-staffed... there is a washer and dryer on-site, we'll just wash the sheets and be good. So we washed the sheets and slept for a few nights... aside from the bed being the most uncomfortable night's sleep you could ever imagine, that "sand" was actually BEDBUGS. My wife and I both had to have our luggage professionally cleaned and double wash all of our clothes. Not to mention that I was covered in bed bug bites and had to visit the dermatologist to get some treatment. (PICTURES INCLUDED) When I called Benchmark about this and asked for a partial refund to cover medical and prescription expenses, they said they would "have someone inspect the unit" and call us back. They called us back less than an hour later and said: "We had a manager go over and thoroughly inspect the unit and there is no sign of bedbugs, we cannot offer any refund or compensation whatsoever, we're sorry" First of all, a rental property manager is in no way qualified to inspect for bedbugs, you need a pest control service to do that... didn't realize I was dealing with a rental property manager who also does pest control in their spare time? Secondly, there is no way that someone "thoroughly" inspected the unit from the time we called within 45-60 minutes... my guess is they didn't even check the unit. We will NOT be renting from this place EVER AGAIN, renter BEWARE - you and your family are not safe in this companies property, thank god it was only bed bugs this time, it could be scabies or worse the next time... this company doesn't care about anything but their bottom line and it shows in the shoddy cleaning services they have working in their units and the lack of customer service.

    these people do not deserve anyone's money, if your looks at booking a vacation with them don't because they more then likely will cancel your reservation. we had recently booked with them through Airbnb and i had gotten a call a month later stating they need to cancel due to construction i called them back and the girl stated it was for incorrect pricing they wanted to charge 3000 more on top of the 4500$ we were giving them. if this rental asked you to cancel for there mistake don't they need to cancel themselves to get penalized.

    The water was like glass

    three friends joined me on this four day trip to the beach. We all work hard and wanted some time together and to relax. The unit we rented was immaculately clean. The beds were very comfortable and the kitchen was well equipped if we wanted to prepare meals(but as I said we wanted to relax) We had a spectacular view of the gulf, and could hear the waves rolling in and out whenever we turned the AC off and left the doors open. The management was extraordinary! I don't think I've ever had such a great prompt replies to any questions we had including recommendations for meals. They responded via text messaging, which made the whole process seamless from securing the condo several months ago to check in and check out they were constantly available. The one issue we had was that two of us have physical limitations, and the very steep and numerous stairs to and from the beach made navigating that a little difficult. The other small issue was the pool. It was perfectly clean and beautiful, but much smaller than expected. It was round, and as I said quite small.

    I rented Our Blue Haven in Seacrest. Upon arrival, the house had a STRONG smell of mildew/mold- throughout entire house. A couch was broken. Mattresses are complete trash. Floors are so filthy that your feet turn black. No air at all on third floor. Big box fan that is not advertised. Broken blinds on 2nd floor, unclean sheets with stains on second floor and door that won't shut or lock on second floor. This place is utterly disgusting. Benchmark states in their contract about not holding them responsible if something is different than advertised. Hmmmm. Benchmark cannot grossly mislead consumers. It IS against the law. I've read the responses from Benchmark on Yelp. I'm sorry- but you can not ruin vacations and expect 5% refund or a discount on a future stay would suffice. You have way too many complaints here. I will get in touch with the homeowner as well as making a quick stop in Santa Rosa Small Claims Court tomorrow morning.

    WARNING: FALSE ADVERTISEMENT AND FILTH FROM BENCHMARK: Someone else's stained underwear in the bed. Dirty linens and garbage on the floor. Blood stains and makeup on the pillows and sofa. Photos and house description not accurate. When we called to explain their photos and description stated there a was a king bed in the home, the response from Benchmark was : "I just rent the homes, I don't know what's IN them." We had called Benchmark at least five times during our one week vacation and was always told "someone will get back with you." We called Benchmark several times since we have been home, and still no response. Ended up spending extra money on bedding and cleaning supplies just to stay SAFE.

We purchased our dream…read morevacation home earlier this year and interviewed several different property management companies before deciding on one. Our objectives included minimizing the stress of owning a second home, optimizing rental income, and maximizing our own enjoyment when we visit our 30-A home. The deciding factors in selecting Concierge Cottages had to do with their personalized and prompt service both to us and guests renting the property, their location near our home, and Lisa's experience in the industry. Lisa is quick to return calls and respond to our concerns. It gives us comfort that she is physically located in Santa Rosa Beach rather than managing properties from a remote location. That gives us peace of mind since we live out of state. Lisa and her team check on the house regularly even if not rented. Lisa personally inspects the home immediately after a rental guest departs and before the next guest checks in to verify the home is in immaculate condition. The Concierge Cottages website provides an owner's portal that allows us to keep updated on things like rental rates, expected revenue, and dates of occupancy. Monthly revenue statements and payments to us have been prompt each month. We can easily block all dates we want for ourselves with ease and change when needed. A few other things we have appreciated are that the house is spotless when we arrive just as it is when every rental guest arrives, and we are provided the same concierge services when we are there as the renters are. They will arrange for us to have most anything we want such as use of E-bikes, regular bikes or most anything else we think of. It's as if we're staying at a resort that we also own! Concierge Cottages handle all cleaning services (charge is passed through to renters) as well as handling routine repairs very promptly. Another added benefit of the company being locally based is that they have developed a network of trusted tradesmen to refer us to for improvements we want to make of the house. I would say overall Concierge Cottages has been a turnkey company that has made vacation property ownership as stress free and enjoyable as possible. I'm very pleased with our decision to use them and would choose them again. They have exceeded our expectations for service and 1st year income despite only getting started a few weeks before peak season. Kudos to Lisa and her team.

    This boutique hotel is straight up wonderful! It's intimate, with its own pool and restaurants…read more Even though it is not an all-inclusive, it sure gets close! There is a sweets suite that has granola bars, popcorn, soda, oranges and apples, goldfish, an ice and water machine, espresso machine (that also makes hot cocoa), and ice cream bars! No need to pack extra snacks for your little ones on this trip! The rooms are large and the balconies have a gorgeous view of the bluest turquoise waters- it reminded me of being in the islands! The turndown service brings you fresh homemade cookies every night (so don't use your DND!). The staff onsite are super accommodating, the drinks at the bar are delicious, and the food is good as well. The pool drinks are more expensive if you go to the beach club next door. The pool area has a huge sunscreen dispenser (never seen one of these), ice water, fire pits (free to use). There is a tiny gym off the lobby (open 24/7). It has one treadmill, one elliptical, free weights, one bench, on pulley system and a Lululemon mirror thing. No one seemed to use it, so that was nice. The beach is powdered sugar soft a the ocean is clear and calm. It was an OASIS! The only surprise is that there isn't any drink service. Luckily the pool bar wasn't too far away. There is a free trolley you can take to other pools like the Watercolor Club (for kids), and other locations. There are some eateries within walking distance (however not a ton). The whole town is walkable and bike friendly. If you're a runner, there's a paved walkway that goes alongside the main road for miles and miles. I stuck to the trails behind the houses and loved it! It was secluded and woodsy, and yet I still saw houses so it didn't feel unsafe. This was probably one of the best vacations I've been on- it felt foreign but was stateside. Everyone enjoyed it- myself, my husband, our toddler, and my older in-laws. It's worth every penny! And bonus: the AC works amazingly! You can have a cold room and the ceiling fan makes it even better! The housekeeping was also phenomenal! Everyone was friendly and did such a great job! They gave us more shampoo, etc without us even having to ask. My only cons- I wish the free bike rental had helmets. I don't trust drivers when I have a little one to take care of, and the pool pump was loud so we couldn't really hear the ocean from the balcony, but not a deal killer.

    Hotel is well located and has good entryway staff. Very attentive. Quite a bit of deferred…read moremaintenance and not worth the price IMHO. You are paying for location for sure. Restaurant and most importantly bar staff on 2nd floor were very average. Would not make eye contact with numerous patrons at times ... a number of us were sitting at bar and noted this as it took forever to get a drink at times. Rooms average and third floor room view was great. Won't be coming back to this Ritz priced "inn".
