    Everything was going great..... until they cancelled our trip 3 days before we leave. Literally nothing available within hours thats somewhat close to the beach and not $1000 a night. Complete bullshit. Now my wife and I get to tell our two little girls that there probably won't be a beach trip. NEVER WILL I BOOK THROUGH THEM AGAIN! Here was there message that they sent through text message.

Close to the laundry room (which is free, by the way) and you can see the ocean from the balcony. Pool is heated - and heated well! No other pools in the area were heated like this one in December. There were even beach amenities here. A beach wagon, beach chairs, table and boogie boards. Awesome surprise! We cannot recommend this condo, and this area enough. Well done, owners! And well done Benchmark, the management and cleaning company. There's literally not one thing we found that was not pristine clean, and I'm picky. We are moving our spring break vacation from another place to this one. Cannot wait to come back!

    No running water on arrival. Displaced for a night. Four days later, the septic system failed…read more Feces were left in the yard after the repair. Asked for one night's compensation; received half that amount. Was ghosted. We rented SeaTreat / 84 Dalton Drive through Benchmark Management for a five-night stay. Here is an honest account of what happened. Night One, Monday: We arrived to find no running water and non-functioning toilets. After 90 minutes of phone calls, we were given a one-night relocation address, began preparing to leave, and were then told to wait. That property wasn't available. A second address was provided shortly after. We were relocated at 10pm at the end of a 14-hour travel day, leaving our luggage behind. We weren't cleared to return until nearly midday the following day. Night Four, Thursday: A foul smell, along with feces and toilet paper, led us to contact Benchmark. The septic grinder was misplaced and not working. It was repaired that evening. The Following Morning, Friday: Benchmark texted asking if the septic issue was resolved. We confirmed it was fixed, but reported feces and toilet paper were visibly present in the yard. Benchmark never responded. Compensation: After significant effort, we received a $188 refund described as "only a night," even though it significantly altered the following day due to a midday return to the house. A request for an additional partial refund reflecting the lost following morning was never resolved. No response was ever received regarding the sewage in the yard. The staff we dealt with were pleasant. However, every decision - no matter how straightforward - required escalation to management. Their agents appeared to have no authority to make things right in the moment. If you are a traveler considering Benchmark, read this carefully. If you are a homeowner allowing Benchmark to represent your property, consider who is speaking on your behalf when things go wrong.

We purchased our dream…read morevacation home earlier this year and interviewed several different property management companies before deciding on one. Our objectives included minimizing the stress of owning a second home, optimizing rental income, and maximizing our own enjoyment when we visit our 30-A home. The deciding factors in selecting Concierge Cottages had to do with their personalized and prompt service both to us and guests renting the property, their location near our home, and Lisa's experience in the industry. Lisa is quick to return calls and respond to our concerns. It gives us comfort that she is physically located in Santa Rosa Beach rather than managing properties from a remote location. That gives us peace of mind since we live out of state. Lisa and her team check on the house regularly even if not rented. Lisa personally inspects the home immediately after a rental guest departs and before the next guest checks in to verify the home is in immaculate condition. The Concierge Cottages website provides an owner's portal that allows us to keep updated on things like rental rates, expected revenue, and dates of occupancy. Monthly revenue statements and payments to us have been prompt each month. We can easily block all dates we want for ourselves with ease and change when needed. A few other things we have appreciated are that the house is spotless when we arrive just as it is when every rental guest arrives, and we are provided the same concierge services when we are there as the renters are. They will arrange for us to have most anything we want such as use of E-bikes, regular bikes or most anything else we think of. It's as if we're staying at a resort that we also own! Concierge Cottages handle all cleaning services (charge is passed through to renters) as well as handling routine repairs very promptly. Another added benefit of the company being locally based is that they have developed a network of trusted tradesmen to refer us to for improvements we want to make of the house. I would say overall Concierge Cottages has been a turnkey company that has made vacation property ownership as stress free and enjoyable as possible. I'm very pleased with our decision to use them and would choose them again. They have exceeded our expectations for service and 1st year income despite only getting started a few weeks before peak season. Kudos to Lisa and her team.

    This boutique hotel is straight up wonderful! It's intimate, with its own pool and restaurants…read more Even though it is not an all-inclusive, it sure gets close! There is a sweets suite that has granola bars, popcorn, soda, oranges and apples, goldfish, an ice and water machine, espresso machine (that also makes hot cocoa), and ice cream bars! No need to pack extra snacks for your little ones on this trip! The rooms are large and the balconies have a gorgeous view of the bluest turquoise waters- it reminded me of being in the islands! The turndown service brings you fresh homemade cookies every night (so don't use your DND!). The staff onsite are super accommodating, the drinks at the bar are delicious, and the food is good as well. The pool drinks are more expensive if you go to the beach club next door. The pool area has a huge sunscreen dispenser (never seen one of these), ice water, fire pits (free to use). There is a tiny gym off the lobby (open 24/7). It has one treadmill, one elliptical, free weights, one bench, on pulley system and a Lululemon mirror thing. No one seemed to use it, so that was nice. The beach is powdered sugar soft a the ocean is clear and calm. It was an OASIS! The only surprise is that there isn't any drink service. Luckily the pool bar wasn't too far away. There is a free trolley you can take to other pools like the Watercolor Club (for kids), and other locations. There are some eateries within walking distance (however not a ton). The whole town is walkable and bike friendly. If you're a runner, there's a paved walkway that goes alongside the main road for miles and miles. I stuck to the trails behind the houses and loved it! It was secluded and woodsy, and yet I still saw houses so it didn't feel unsafe. This was probably one of the best vacations I've been on- it felt foreign but was stateside. Everyone enjoyed it- myself, my husband, our toddler, and my older in-laws. It's worth every penny! And bonus: the AC works amazingly! You can have a cold room and the ceiling fan makes it even better! The housekeeping was also phenomenal! Everyone was friendly and did such a great job! They gave us more shampoo, etc without us even having to ask. My only cons- I wish the free bike rental had helmets. I don't trust drivers when I have a little one to take care of, and the pool pump was loud so we couldn't really hear the ocean from the balcony, but not a deal killer.

Restaurant and most importantly bar staff on 2nd floor were very average. Would not make eye contact with numerous patrons at times ... a number of us were sitting at bar and noted this as it took forever to get a drink at times. Rooms average and third floor room view was great. Won't be coming back to this Ritz priced "inn".
