We stayed at Emerald Beach Properties during October 2021. The condo was 1101, when we first walked in the condo seemed very nice. However, as we started to unload our bags and get settled we started to notice things. The refrigerator drawers are broken, there were stains under the cabinet, the cabinet doors didn't close. The dishwasher had broken bottoms, that there was a plant vase that was broken. The TV's 3 bedrooms and living room are outdated (meaning they are not smart TVs and you can't stream), as I had two small children with me, I was disappointed, however, this wasn't a deal-breaker. The shower doors don't close all the way, and in one of the master baths, the showerhead is so old it won't stay in place. If I could get it to stay in place it sprayed the wall and not down. The kitchen pots and pans could use an update. They just really showed their age. However, there is a Keurig, as well as a pot coffee maker. All of these things are not really dealer breakers for us. What was a deal-breaker is the floors were completely nasty, the sheets had sand in them before we even got in them. The number one deal-breaker was the bugs. There were roaches everywhere. There were bugs on the tub (dead). There were fleas in the Skipper King bed. The living room recliner chair was completely broken, and my daughter and mother almost got really hurt sitting in it. This would be a great condo for children, they do have a rail up on the queen bed, a pack, and play. They have left sand toys and things for the children. However, if your children like to watch TV, I would bring something to steam with. You could use the DVD players in the rooms if you could find the remotes. There is one smart TV in the Skipper King size room. There is a Smart DVD player in the living room, but there is not a remote insight. The pool does require you to wear wristbands to be there, but you have to wear them. They can not be on your bag; they must be on your person. I would also suggest that you make them loose so that you can remove them. Once you put them on the only way to get it off is to cut it and they don't give out extra. Security was very nice and did however give us new ones because we put them in our bags. The pool personal are very rude about it and quite hateful. I would suggest to Emerald Beach Properties that they get a wristband that is easier to remove, for those that may not want to wear it the whole time they are here 24/7. There was always at least one elevator down if not two. Good luck with finding a luggage rack at any point. I feel this has more to do with guests than the staff here. The couch is very uncomfortable, but the beds are very comfortable. Overall, I would not stay here again plainly due to the bugs and cleanliness. Those are deal-breakers for me. The floor should not turn my feet black the first hour, and should not be in my sheets before I even get in it or go to the beach. At no point should I see roaches anywhere, the bathroom should be very clean when I arrive. There should never be dead bugs on the tub lip or ¼ inch of dust. I also posted a Google review, with pictures. The property manager emailed and called me within 3 hours. She stated that she felt it was unfair of me to post a 1-star review with pictures without allowing them to work with me. Mind you I checked in on Saturday and contacted them on Sunday. They did come up and stray for bugs, but nothing about the housing keeping. I do see and understand where they want to fix the problems. However, I am not going to lie in a review. This was my experience. This property seems to have quite a bit of housing-keeping issues. The condo was nasty. When I told someone they said housing wasn't there. In either case, I also feel as stated above I should not walk into a dirty and nasty place. Especially considering the amount of money I paid for the condo. Saying all of this, I would rather spend my money somewhere else. The property manager telling me I was unfair 100% confirmed that I will not come back. Furthermore, I wrote a review on the BBB website. Where the company says that I didn't contact them until the night before I checked out. However, I call the staff within 24 hours of arriving. They sprayed for bugs, and I was told housing keeping was not there. They also said that I have not called them back. Yes, I have, and I emailed Hannah back right after she emailed me. I make sure I inclose that screenshot. I did however find out where the random charge came from. My wife bought our daughter some ice cream. read more

While the condo is beautiful, with a gorgeous view, there were several problems which occurred only made much worse by the lack of customer service by the property company. When we went to bed the first evening, in the Master Suite we could not close the electric screens on two different windows. The first morning the dawn came awfully early (about 5:15 AM). During the day, we called the office to send someone to come by to repair the problem. Two repairmen came who were very nice and polite, they got the shades to cover the windows by pulling them down manually. Some time later about an hour after they left we heard a crash as the entire screen on the larger window fell onto the ground, scaring the heck out of my wife causing her to jump - who has several major health conditions. The repair guys came back up some time later, and after a couple trips set up 3 clips on each site (see photos) to hold the shade for the main window (which remained until we left). We could not see the beauty of the view from either window during the rest of the 7 night stay. The smaller window remain covered as well. According to one of the repairmen and confirmed by Hannah, this has been a regular problem with the condo for several guests before we arrived. The office manager Hannah told us there was an order placed for a new motor, but it would take days to happen. Obviously for us that never occurred. There was also a shower liner that was torn in the 2nd bathroom, which you already have a photo from me in the text supplied on Saturday. An embarrassment, since our friends came to stay the last few nights. They also could spend about $20 for a new coffee maker - the heating surface which literally turns your stomach first thing in the morning when you make coffee. The worst part of this was the continuous callous and negative remarks from the office manager - blaming the maintenance people, telling us this never happened before and that they were waiting for one part (for 2 windows?). When I reached out after the stay, her feedback was essentially - too bad. We go on vacation to relax and expect more, especially when dealing with the people who are there to support us - never again will I use this service. read more

It was CLEAN, spacious, and gorgeous! I liked that there were two suites with balconies and plenty of room for the kids to play! With it being November the evenings were chilly so we took advantage of the Boardwalk resort's heated pool and hot tubs! Happy explains our overall experience with Edgewater Tower 2-608 through Emerald Beach Properties! Happy with the condo, happy with the resort and definitely happy with the customer service. This is our second year in a row staying there and honestly there is no need to stay anywhere else. It's like home away from home for my family. The condo is spacious, comfy & CLEAN and includes anything we could imagine needing for our stay. The resort is beautiful, has the convenience of a yummy restaurant and stores on site. Above all, this rental agency has wonderful agents who keep in touch and walk you through every step of the way to make sure your dream vacation is stress free and enjoyable! Jessi has booked both of our trips to this property and is superb at what she does! Whether it's answering emails, texts and calls in a timely manner or even stopping by on her way home from work to check on an issue for us.
