My complaint with Beltway Builders, Inc. follows: 1. DFriia (contractor for Beltway) mispresented (to me) the extent of damage by insisting that State Farm would replace all siding on the 'entire' house. There was no need to replace all siding on the entire house. (See attached pictures of 2 locations of minor siding damage). 2. No physical repairs to the property were made for 5 months (from 9/05/24 to 1/27/25) due to a complete lack of and many delays in communication, miscommunications with State Farm, and incompetence with handling the claim. A second appraisal from State Farm was never successfully arranged and never scheduled with a definite date. The first State Farm estimate was an accurate description of the cost of damage repair at $562.09. 3. After 5 months from the start of this contract (9/05/24 to 1/27/25) when BBI/410-Adjuster could not give me a 'definite' date for the second State Farm appraisal, I repaired the minor damage to prevent further damage to my house for $380.00. 4. The actual repair costs for the siding damage to my house which totaled $380.00 proves DFriia (working as the contractor for Beltway Builders, Inc.) grossly exaggerated the damage estimate as $24,329.43 in an attempt to fraud the State Farm Insurance Company. 5. DFriia concocted an exaggerated estimate of damage meant to 'defraud' State Farm . 6. Beltway Builders, Inc. refused to refund my deposit of $2450.00 although no physical repairs were ever performed on my house due to excessive delays of 5 months from the incompetence and mishandling of the State Farm claim by Beltway Builders, Inc. Further, I had been told by DFriia I would be able to obtain my complete deposit refund if State Farm would not agree to the Beltway Builders Inc. appraisal. The State Farm damage appraisal of $562.09 never approached the grossly inflated damage estimate by BBI of $24,329.43. 7. BBI never refunded my deposit of $2450, stating I had cancelled a State Farm appraisal when there was never a definite date given for the (second) State Farm appraisal. Then DFrii told me I owed $4000 in expenses! For what??? 8. The Beltway Builders, Inc. damage appraisal was grossly exaggerated to a number 64x higher than the State Farm damage appraisal exhibiting not only the extreme excessiveness of that number but how completely exorbitant and irrational to the point of absurdity was their estimate...meant only to purposefully defraud the customer as well as the State Farm Insurance Company. Siding on one side of the house was peeling off only on the edge at a depth of 1 inch for a length of 5 ft . Siding on opposite side of the house was peeling only for one siding piece on the edge at a depth of 1 inch for a length of 6 in. No repairs were ever performed by Beltway because through their incompetence could not arrange a (second) appraisal from the insurance company FOR 5 MONTHS. State Farm had estimated the damage with an appraisal at $562.09. Additionally, Beltway gave me a grossly exaggerated 'estimate' of the damage of $24,329.43. Then the contractor told me he had incurred fees of $4000....for what? No repairs were ever performed. After 5 months, I finally had to get the siding myself at a cost of $380.00 due to leakage of rain/snow which would further damage the house. If this isn't an attempt to defraud an insurance company by Beltway...I don't know what is. I had deposited $2450 with company...they refused to give me a refund stating I 'cancelled' a 'second' State Farm appraisal...I never cancelled any appraisal...when I asked for a 'definite' date of the 'second' State Farm appraisal...I could not get any information or an assigned date. Another ploy of delay. This is obviously an example of an attempt by Beltway Builders to not only deceive the customer with inflated and grossly exaggerated estimates of damage but also intended to defraud the insurance company. Beltway will then refuse to return your deposit when the insurance company refuses to pay out such a totally ridiculous/outrageous/exorbitant estimate and then imply you owe them $4000 in fees. read more

Builtway Builders was contracted a few months ago to complete a new plumbing in my basement bathroom and install new hardware . The salesman Bruce came to my home promising the moon and star of the quality of work. The 20 year warranty - if the company needs to return for anything at all- they would. All lies. The bathroom was adjacent to my kitchen on the other side of the wall which had working running water. The plumber Randy sealed the plumbing to my kitchen and didn't leave an access panel. I have called to resolved this issue for a month already and have been getting the run around. One excuses after another. Michelle the scheduling person daughter had a baby so I cant get on the schedule until she returns. Bullshit. last week , I was promised that someone named Carlos would coming to my home. No call- No show. Lies. I paid Beltway builder $12999 + all materials and was nickeled and dimes the entire time about the them needing this and that at the Home depot or Lowes. Throughout the process. I found out the the plumber was not even licensed. (What-The-Hell). I could have picked up someone from the corner myself. If I could give Beltway Builders a zero star. I'm in the real estate business so I have a lot of experience with contractors and getting estimates, and one of my clients side they did a decent job but they were very high on his job and I think there are plenty of other contractors who can do better work for less money. The individual who was scheduled to come to my home to assess the repair of a door jamb and interior frame; did not! He arrived late and remained in his vehicle (outside of the home) while advising me of the cost of a project that he had not yet evaluated or examined. When I questioned how he was able to provide me with a quote without as much as surveying the damage, he condescendingly replied that he has decades of experience in this field and insisted that because of his wealth of knowledge he did not need to look at the problem area and provided me with a "Mis"quote for $1300, again without stepping foot into my home (which is where the concern lies). Not to mention, he was very rude and ornery, almost as if he and I had had a bad exchange prior to today. He was argumentative, rigid and dismissive. One star is way too many for this company. We called for an estimate to do some minor repairs and touch-ups around our house. The repairs were: replacing the ball latches on two sets of interior closet doors, re-hanging a sliding closet door, re-caulking the master bathroom shower and tub, and painting two sets of decorative shutters (4 shutters in total) and the front door. The amount quoted was $5000! I ordered 4 ball latches from Amazon.com for under $20, including shipping, and re-hung the door myself. A gallon of paint, which will be more than enough to cover the shutters and the door, costs $30 tops. Caulk won't cost more than $10. I'm expected to believe that labor would run $4940 for less than a half day of work?!? AVOID THESE SCAM ARTISTS AT ALL COST!!!! read more

Worst customer service I've ever experienced. Had a window leaking from a 1\4 inch gap between house and window. I tried to caulk, but still leaked. Called Beltway Builders and Howard, the "project manager" provided a written estimate which included removal of the window, re-seating, re-framing, drywall and paint. After several weeks of runaround trying to get the job scheduled with one excuse after another, the workers finally arrived over a month later. One worker showed up in the morning, but no truck and crew. After a couple hours of the truck not showing up, we found out why. The driver got pulled over and arrested!! Finally around 3 PM, the crew showed up and began work. They ended up deciding that the window didnt need to be removed. After about 3 hours of work including a run to Home Depot, they finished. They ended up installing a piece of vinyl trim and caulked around it. So, they essentially put a bandaid on the problem. Even the simple job of caulking looks sloppy and is smeared all over the siding of my house. I had to repaint the inside because they slopped paint all over the window vinyl frame. They refused to leave without final payment. Original estimate for removing, reinstalling, etc. Which they did not end up doing was $1600. I refused to pay so they left. I called Howard to work out out. Immediately he jumped all over me asking me what my beef is. He then told me that he knew I am an emotional guy because I'm in the military... what?! He rambled on about how hard their guys work and that they get paid by the day, not the hour... Not my problem. I'm willing to pay for the actual work performed, so I asked him to revise the estimate. He asked me what I thought was a fair price. I told him $600. He laughed, told me I was crazy and refused. He said he would knock of a couple hundred bucks for a total price of $1200. I told him I would call the office and square up with them. $1200 for a piece of vinyl trim and some caulk? Not. I called the office the next day and asked for a manager. Once transferred, I explained the entire scenario. At the end, the rep said, "Oh, I'm just the call center, I'll relay all this to management..." I havent heard back and I've already paid a deposit of $600 which is probably more than what the entire job should cost based on the work they actually performed. I contracted with Beltway Builders to pour footers for my deck project. After calling them they told me they could meet my schedule and signed me up. I was handed a contract for approxamitly $2,500 dollars and I signed and paid my first deposit, kept trying to confirm they would meet my deadline and kept getting dodgy answers. I got a call back the next day saying that they had given me the wrong contract ammount, they needed me to sign a new contract for $4,400 as they made an error. Normally I would have fought this but they were able to get me my footers done the week before the 4th of July weekend and that was broken down to about $200 a footer, not a great price but I was willing to roll the dice and they were doing it quickly, I agreed to sign the contract only if they could confirm they would have it done by my date required which they did agree too. Now I should also mention that their "project manager" came out to view my site before an estimate was generated. I had plans, permit documents the works, I also used to be in commericial construction so am very used to the "game". Fast forward to Thursday Evening and their concrete guy shows up. He looks at my site and tells me he has to cancel the pour becuase he needs a pump truck. The concrete guy leaves and the owner of the company calls me to inform me that he needs a pump truck, I respond with okay well sounds like you need to get a pump truck, I am told that he will not complete the work if he is going to loose money on the job..... once again I have signed two different contracts because of mess ups and you are asking me to pay even more money becuase you forgot to include a neceassry piece of equipment in your price? Had I not needed this portion completed that Friday I would have fought the contract piece but unfortuantly I did not have the luxary of such a conversation. I unfortunatly did not read the reviews until after I had this experience. I gave 2 stars because the work did get completed but at close to $6,000 after the disaster of the missing pump truck. So, reviews off yelp seemed fine, I wish I looked here first because what a nightmare. Quoted at 10 weeks with the current supply chain problems, ended up at 16 and we had to hassle for updates. Howard, who was in charge of our project was terrible at communication, if we didn't hound him, I'd have to wonder if we'd have a fence yet at all. They showed up in less than 24 hours notice, with the wrong fencing, don't have a good explanation on why that was swapped, we were not contacted about it. Gonna guess more supply chain issues, but they didn't even ok the change with us. They gave us a final cost when they showed up that was 2k over budget, fine, pay it, at least we have our fence for our dogs. It's still smaller than the original area that we planned for, which makes the cost increase even stranger since it should be less fencing. It's a month later and they're calling asking for another 2k that they won't give us a proper invoice for all the work done or even tell us what the cost overrun is now. Beltway Builders came out almost 2 months ago to give me a quote, I accepted it and paid a deposit...for a stairway railing that was to be completed in 2 - 4 weeks. 7 weeks later, we have another project manager to come out and give us (another) quote as he said the first one was too low. It sounds like my options will be to pay double (or more!) what was quoted or get my deposit back. I have since read several other reviews where they have done this to others. Salesman quoted $1500 for aluminum railings and $2500 for wrought iron. We wanted wrought iron and went with the second contract. Railings installed were aluminum, but they want us to pay the higher price. Installation was poor, and the railings shook. We have had them removed. This is the worst experience I've ever had with hiring a contractor to do any work for me. I hired them to replace my existing deck back in June 2019. Talk the talk but didn't walk the walk. They took almost a month to start, when he said they could start in two weeks. When they finally started, the people (cheapest subcontractors) they had to do the job put it up in a couple days and did a very poor job. I asked them to come and QA, and they told me to make up a "Punch List". They came back a week later and did what they could. I contracted to have the roof of my wooden shed replaced. The crew arrived unannounced a few days later. They nailed the soffits to the bottom of the fascia boards, rather than having the soffits covered by the fascia, leaving the ends of the T1-11 soffits exposed to the weather thereby inviting rot and de-lamination. I complained and they offered to cover the whole mess with metal, but finally agreed to remove the soffits, trim them properly, and replace them. If I had not been constantly present during this procedure, they would have still let some of the soffit exposed, but when I pointed out the problem, they re-redid that portion of the soffit. In the end, the job appears to be adequate, but I wonder whether there are other problems that have been literally covered up since I did not know I needed to keep a close eye on the work from the beginning to the end. read more

They called me 5 times in one day, left 2 voicemails, sent me 2 text messages, emailed me twice. I emailed back and said to take me off their contact list and not to contact me again. Then received another call a few hours later. I purely do not want to work with this company because of how aggressive their marketing is..just contact me once, one method and I will contact you if I am still interested!! And in response to another review where Beltway Builders responded saying they abide by the FTC do not call lost, please also have some courtesy! That registry was set up targeting telemarketers! If there was a way to give Beltway Builders a 1/2 star, I would. I needed to have my roof replaced so I went on Home Advisers to search for contractors to get quotes for the job. I wasn't matched with Beltway Builders, but they name did come up. I call several contractors and scheduled free quotes with maybe 5. Beltway came out on a Saturday, told me I need a complete roof and that I need to get a tarp up there right away. Not know anything about the condition of the roof and how much tarps cost, I paid them $1200. Yes, $1200 for a tarp that I found out later was only for the front of my two story townhouse. When the insurance adjuster came out, he told me that Beltway had charged me almost 4xs what a tarp should. The entire time Chase from Beltway was at my house all he kept saying is that insurance companies allow them to charge up to $1200, so I guess he decided that he would just charge EVERYONE the max the insurance company would cover. DO NOT DO NOT DO NOT DO NOT DO NOT DO NOT DO NOT use Beltway Builders in Gambrell, MD they will definitely rip you off. I even called Chase after speaking with the claims adjuster and he said "why are you mad at us, I told you how much the tarp would cost and you paid for if". Yes, I did in fact pay because you "the professional" told me that's how much it cost, plus he made me feel like if I didn't get the tarp with all the rain we were having that water would be coming through my roof. I thought I did all the right things -- got 3 quotes, met with 3 companies, looked at reviews for the kitchen cabinets. I didn't unfortunately read all the bad reviews for this company. I chose Beltway Builders for my kitchen remodel because the estimate was competitive and all-in. The sales guy who said "he would be with me through every step of the way" was fantastic. Super responsive. He left Beltway Builders before the project started. The project was slow to start but I was willing to blame this in part on the COVID pandemic. But I do blame Beltway Builders for not keeping me apprised. Eventually, Dave was assigned as the project manager. Worst PM ever! He rarely checked in on the project leaving me to initiate a fix for each bump in the road. The crew was good until they rushed the details in the end. There was zero quality control on Beltway Builders end. To enumerate a few things: a very poor tile job, a piece of the cabinetry was left uninstalled, appliances were installed, appliances were installed incorrectly (I had to call another company for repair), the kitchen floor was left a mess (I had to pay a professional cleaning service), the demo debris cleanup left much to be desired, etc. etc. All of these things are fixable but the entire remodel would have been much worse had I not kept a watchful eye. Dave was always slow to respond and demonstrated no sense of urgency or care. The only time Beltway Builders took the initiative to contact me was when they wanted final payment They called twice during the morning after the kitchen was finished. Final point of anger -- I texted Dave a few later about one additional problem. He responded two weeks later (only after I contacted another project manager) and told me how to fix the problem myself! When asked why fixing the problem was my responsibility, he didn't respond. I want to emphasize, this review is targeted towards project management, not the on site crew. That's unfortunate for the crew. I regret using Beltway Builders. read more

I had previously replaced my bay window facial boards with wood, wanted to use PVC this time, and went looking for quotes. They sent someone out and I heard nothing until one day an e-mail came asking if I planned to use them. When I wrote they had sent no quote they provided one for $5600. Keep in mind I'd done this in wood myself, so knew the labor time it took a hobbyist woodworker, and estimated the PVC and paint material costs at $225. I believe this company estimated the cost based on my zip code. I ultimately paid $375 for materials and it took me 20 hours including drive time to the hardware stores. A professional drywall company owner told me a pro would have completed the window in less than 10 hours. Even being charitable, using 20 hours, Beltway wanted $261 an hour, after subtracting my material cost though theirs would be less, to do this work. Can you spell rip off? read more

My husband scheduled an estimate for lawn work. He has voicemails on his phone from Halsey, Dawn, and Angela. He returned their call to confirm the weekend appointment and had pushed back all his meetings to be available. Saturday morning comes and they're no call, no show. My husband phones the same number he called the day before and the same on all the voicemails to see if they're running late. The woman on the phone insists it wasn't Beltway Builders as there's nothing in their system for him at all. I guess three random people called from their phone line and pretended to work for them. Instead of coming up with a solution (ie offering to reschedule) she just kept insisting there never was an appointment or contact with him on their end. I wish I could upload the three voicemails on our phone that clearly state otherwise. Now seeing reviews online on how they took people's money and disappeared, I actually think they did me a favor. I requested a quote from Beltway Builders to repair a small hole in my porch and to rest two posts in my carport. They came out to look at the work on July 12. The quote was a bit higher than I expected, but as a new homeowner, I am still adjusting to what is considered a normal price. It was almost $2000 for what I believe would have been about 4 hours of work, maybe. They called the night before (a Sunday evening) they were expecting to come do the work on Monday morning. This was the first time anyone had called me about scheduling the work. I said I had work and wasn't going to be home at that time. They said since the work was external to the house that they could do it without me there and then get my signature for work completed later. The work is perfect. They even repainted the porch section that was repaired as well as the carport posts. And swung back at 930 pm to get my sign off that work was complete. Why three-stars? Horrible experience all around. They were hired to drywall three rooms and tile a brick fire place. After 4 weeks the work is not done. The work should have taken a week at most. They continuously pull people off my project so they are either understaffed or are trying to appease other customers more than they are trying to appease me. I've lived with drywall dust for too long. I don't understand why the sanding can't be done in a couple of days. The work is only OK. I have a 100 year old home. Worst service in every way. Very expensive deck work, they do not know how to measure the rise of steps (still wrong), bad communication with each other, no one spoke English but Howard, no planning, no coordination of supplies and workers, can't measure, tried to cover up one big mistake and 15 smaller mistakes, and when the workers were told by Howard to repair them, they shot two holes in our hoses with a nail gun to show us their discontent. They also left a huge pile of construction trash on the first day that was topped off with their empty McDonald's containers and empty soda cups. I had to clean it up or watch the raccoons party in my yard all night. Beltway Builders are very rough around the edges and too well-established to be that way. I am embarrassed for them. read more
