It took FOUR MONTHS for them to finally buy a new washer and dryer set. AGAIN, on DAY ONE I saw roaches and had broken appliances. They don't care about the pest issue. It's actually disgusting the amount i paid to be terrorized by bugs. Avoid building 6850 and especially avoid apartment 116. And PLEASE stay on top of your BILL. Been living here for 3 months now and CANNOT WAIT UNTIL MY LEASE END! Shoot I am contemplating on breaking the lease. 1st thing: moved into the apartment with a roach infestation. Notice roaches while unpacking one night and ever since I've been seeing them everywhere. Yes pest control comes every two weeks but whatever they are using don't work! Second my ceiling was leaking for two weeks and started to mold(one room mold from top to bottom on every wall) It took maintenance a week to even come look into the problem and another week to find someone to fix it. Guess what they just painted over the mold instead of actually getting it out of the apartment. Three weeks later another section of my apartment is leaking, let's see how long it takes this time to fix it. My guess I'll be living with even MORE MOLD. Shoot zero stars if I could ! I LOVED living there. However I had a few issues arise on my move out that I thought I would mention in terms of hidden charges. If you have a pet, they are pet friendly but the pet deposit DOES NOT cover their damages... As I discovered... it was just an initial payment so my pet could live with me. Any damages come out of the security deposit... However, if you're military and they WAIVED the security deposit... Guess what? You are paying out of pocket. Also, if there is any indication that your pet had an accident on the carpet... the entire carpet will be replaced so I ended up paying $450 for my 6 1/2 lb dog's 2 accidents. I called corporate on 3 different occasions about this issue and never received a response. Their system also takes out the entire month's rent when you're moving out as it does not recognize a prorated amount. This is not a hit on Shana and Leilani, they were always very communicative and polite. Never had any issues with maintenance. So the 2 stars are for their hard work and the beautiful property. I am just super disappointed that pet friendly doesn't really seem to mean pet friendly... especially not if you're military. Knowing what I found out when I moved out... I will NEVER live in a JRK property again. read more

I lived here out of convinces for almost 8 years. From day one there was always an issue with maintenance and requests. Appliances specifically the washer and dryer stopped working annually one year the machine flooded three times within two weeks yet still no replacement. Many times the elevator was not working and would be out of service for days. A few people who were wheelchair bound in the building moved due to this problem.The grounds we're not always kept up once there was vomit in the hall that was there all weekend. The straw that broke the camels back was the infestation of roaches. Upon terminating my lease I was sent an erroneous bill and when I questioned them I was sent to collections. I never write reviews, but the encounter that I had with the front office staff at Belmont Station apartments in Elkridge, MD are the absolute worse! I was interested in the property and decided to stop by view the premises in person. The area was cool - the apartments are situated adjacent to an industrial area. Not walking distance to anything. Anyway, I inquired about a unit and immediately I got attitude from the person that was assisting me. I felt as though they didn't care that I was potential tenant, or that I would be a paying customer (upwards of $2,600 rent per month). The office staff are scumbags, we had no A/C for three months... and the apartment flooded multiple times due to the broken AC, we called every day to get it fixed, but management did not want to get it serviced by a professional. We were told that upon move out we would not be charged for carpet cleaning. HOWEVER, instead of this, they decided to charge us 20% more for this service than was stated in the lease. To make this clear they made us live in an apartment with no AC during the summer months, would not fix the issue, then charged us $100 for the privilege of having this wonderful experience. RUN AWAY, look elsewhere... or at the very least read your lease very carefully because they have conflicting statements that cost us an additional $500 a well. We Regret living here. read more

NO AC FOR 3+ MONTHS.... When it 'worked' our apt was 77-82 and could not get lower... they clearly don't care about helping... During the winter if we turn on our oven our house would be 78+ degrees when it was 50 or less outside..... We also had to buy a portable heater for the coldest months of the year because of poor insulation in the master bedroom which causes it to be ten degrees colder than the rest of the house in the winter months. They also towed our car without warning or notice... Maintenance staff is very friendly, but once lectured me about politics for an hour while changing our washer... Also warning to pet owners they say they're "pet friendly" yet charge a $300 pet fee (not security deposit) and threaten to fine pet owners for not picking up after their pets--even though they often don't even refill the bags in their own pet station. They have weird rules like wearing a bracelet when using the pool... Which is odd, do they think we're kids at a summer camp? The pool also has not been open for over a year (partly due to covid) when I asked about the date it would open one of the Jr. office staff said that "Trump is blocking immigrants from coming in, which is who we hire... so we can't open the pool." When It was time to resign for a lease they offered us a "Great Deal" akg. No increase in rent (which is required by law due to covid... so they should have said we're offering you the "bare minimum" required by law). In contrast, they currently offer a yearly saving of 2,400 for new renters.. So to summarize I'm stuck with no A/C, had to pay $500 for towing (never given a warning), couldn't even relax in the pool when my A/C was out and am paying $200 extra per month in rent... P.s. They also frequently send passive aggressive letters/notices to the residence... that said the office staff is usually very friendly in-person so that's nice. read more

I 100% will never recommend this apartment complex to anyone - especially those in the military. It was awful from day one when I arrived to pick up my keys and the leasing office was closed with no notice. Then the next day as my movers were waiting, the leasing office was late to open. I should've known it would be bad from then. They hadn't finished renovating my apartment so even after I moved in they had to come in to finish fixing the bathroom - which the leasing office asked me if I could move my pets while they worked but wouldn't pay for their lodging. Then my washing machine broke and they never fixed it. The maintenance man kept saying the warranty company had too long wait times on the phone so it was never fixed in the year I lived there. Then they promised me money for all these move-in problems, which I never saw. Throughout my time living here I would submit tickets for things wrong with the building that were never fixed - like the door to the building not locking which is a safety concern, especially when you pay extra to live in a "luxury apartment." They kept marking the tickets for that finished without ever fixing the issue or explaining why they couldn't fix it. Additionally, I had a horrible neighbor that I kept having to call the cops on because the "noise complaint" line is a joke. Called so many times and never even got a returned call. Also, the parking is a mess. Too little spots for how many apartments there are and if you want front row parking you have to pay extra. Also - PAY ATTENTION TO YOUR BILLS. So many times this complex tried to charge me extra for misc fees that couldn't be explained by the leasing office and at one point tried to charge me $250 saying I never paid it when I moved in even though it wasn't listed anywhere in my lease. Then they tried to tell me I shouldn't have gotten a military discount even though I'm active duty and ended up dropping the claim once they realized they couldn't provide any proof. Lastly, I had to break my lease due to military orders and I have yet to receive my refund on the security deposit and it's been over a month since they sent me the amount I'd be getting refunded via email. I cannot get a hold of the office via phone call or email. Additionally, in the deposit refund they did not list out the reasons they were keeping money. DO NOT RENT HERE! read more

WOW! What can I say...great location, beautifully kept common areas and excellent maintenance service. But the one thing that sets it apart from other apartments or townhomes, or any other place for that matter, is the staff. Shanna and Leilani are bar none, possibly the best property managers I have ever come across. I travel quite extensively as a military member and have seen everything. These ladies go out of their way to make things right and always willing to help even when they really didn't have to. They are efficient and courteous, polite as can be, just amazing people that are accommodating whenever possible. They make sure everything is perfect for you in a safe, warm and inviting neighborhood. So if you're looking for a place to stay either for the next few years or just a few months like I did, give yourself a break and look no further...Belmont Station Elkridge is the place that makes it all feel like home again. Honestly this was the worst management team I have dealt with. Very nice up until you pay and after that they just treat you like you're bothering them. WATCH OUT FOR EXTRA FEES when moving out. My AC unit was broken multiple days in a row during the middle of summer, they would come out and "fix it" only for it to break after 8pm THEY ONLY DO SERVICE BEFORE 5pm. There were multiple times during the middle of summer I would be without AC for days only for them to come "fix it" and it break within 48 hours. While they might seem nice when starting the leasing process being a tenant here is, in my experience, not worth it. DO NOT WASTE YOUR TIME! Made an appointment with a leasing professional. When I got there, there was a sign that they are out of the office. Waited 1 hour after my scheduled time, left a voice mail, and called 10+ times. Spoke to current residents who were also waiting and told me that they are having a horrible experience with maintenance and management and wouldn't recommend us the place. When I called back hours later to speak to somebody about my experience, the lady was extremely rude. Asked her why I was not rescheduled or given a call back after, she said she's the only one there and had some urgent errants to run. Just inexcusable customer service who do not value people's time. Luckily, we end up being welcomed in Brompton House down the street which was a much better experience and I would highly recommend. read more

Reposting this here because for some reason my review doesnt show on their google page. The only saving grace for this place was that I didn't have to pay market price. Because it's definitely not worth the price. Maintenance is kinda slow. I even had an emergency situation where they never even made it out to me. They do try to get rid of pests but if you do need some extra treatment, you have to be put on a list. And your place might not get treated for 2-3 weeks. So in the meantime, you have to just deal with the uptick of spiders. And they put out those cardboard sticky traps. I personally hate seeing those, especially in my home. They claim they have elevators but it's only in select buildings. Which isnt stated on the website. Parking sucks! I didnt care for the aesthetic and design of my apartment and building. For example, no pantry and only being able to access my apartment thru a back stairwell. They charge ridiculous fees. Im on my fifth apartment and I've never had to pay some of these fees. Like non refundable key fob fees and common area fees. And of course, I moved in right before covid hit. So I wasn't even able to use the common areas I was being charged for. And the walls were paper thin. You will hear everything! More than what I feel is standard for an apartment. And lastly, management. When I moved in, I had no issue with them. They were typically helpful and responded promptly. But right before I moved out, they brought in all new ppl. And they just stopped answering emails. Surprisingly the only person who had responded at all to me was the manager. And now my new issue with them is them charging me for stuff that I feel is inaccurate. I had a professional cleaning when I left and On the walk thru, the leasing agent, Lindsay, i think, said everything was good. But then later I find out that they withheld 160 of my deposit for cleaning. Despite her communicating to me that nothing was wrong except maybe some wear nd tear. So on move out make sure you get everything in writing. So they dont try and play with your money. read more

The management team does not address any of the issues, especially parking (there is NONE), maintenance problems, trash, smoking....just to name a few. The apartment & community is fairly nice. I recently moved here and this former bozzuto managed property is well maintained. Friendly leasing staff and their maintenance crew keep a Clean, fresh smelling hall interior, which I love. The property is now managed by JRK and since their arrival I have seen a rapid decline. The interior halls have not been vacuumed for almost 2 weeks! --and that fresh hall scent is starting to disappear --Unacceptable! their welcome letter promised great changes!! Sure hope JRK is adjusting and will step it up to the same reputation Bozzuto held. read more

Can I vote ZERO stars? The management/customer service for JRK is by far the worst I have ever experienced. DO NOT MOVE HERE! Hidden fees and extra unwarranted charges. Already on the higher end in the area as far as price for the apartments go. Expect to move after your lease is up, because they jack the price per month up so high, it's as if they want you to move which makes sense because of all the extra fees they charge when moving out. Regional manager is extremely rude and corporate office does not return phone calls/voice messages ever. Amenities are only available during office hours, which makes no sense since 99% of people work and can't use them. Snow removal did not exist, even with the blizzard. Try getting something fixed, takes forever. Looks can be deceiving and they certainly were. STAY AWAY! DON'T MOVE HERE! read more

I will not be living here, nor at any Bozzuto site, again. As another user wrote, this past weekend a married couple was robbed at gunpoint in a parking lot in the community. It took management three days to notify residents of the incident. In the meantime, I came home from work in the early hours of the morning unaware that I may have been in any danger. I have spoken with another resident, and apparently the decision to not notify the community was made by "upper management". It's unfortunate that Bozzuto as a company shows a lack of concern and interest in notifying residents of at best a crime committed near our homes, at worst a potentially violent danger for hundreds of residents. With a cat and water bills, the rent for a 766 sq. ft apartment (the smallest available) is just over $1500. With ONLY a basic internet package and a gas/electric bill that is below the average of the community, the cost for my apartment is almost $1650. That equates to nearly $2.15 per sq ft. That's a lot of money to be paying for this kind of behavior from a renter. The community is in Howard County, the sixth richest county in America according to Forbes (http://www.forbes.com/pictures/eddf45kjmh/howard-county-md The management has said that they are in effect, doing nothing about the incident. In the last few months that I have been a resident here, There have been a number of things that have been making me regret living here. Sirens blare down US route 1 at all hours, particularly in the early morning between 5:30 am and 7:00 am. While not Bozzuto's fault in the slightest, it is something that prospective residents should be aware of. I imagine some buildings are more susceptible to this noise than others, but there's no real guarantee what spaces are available to rent. Additionally, animals barking and people's footsteps and everyday activities can be heard from nearby apartments. Parking is a problem, especially given the recent incident. I routinely have to park at least half the distance of the length of the complex from the pillars out front to the back of the property. There are NO assigned spaces, despite what my 2-star rating indicates. Each resident of a space that is eligible to drive may have a personal vehicle, with no restriction on parking location. What has inevitably happened is that some residents park their vehicles in spaces close to the building, and move them infrequently. A multitude of spaces are taken by out of state vehicles, again with no restriction. I have also recently been made aware that residents of the town homes have taken to parking in the apartment lots, despite parking being provided to the homes. This has resulted in many residents parking their vehicles along curbs within the parking lots to avoid having to walk halfway across the community every morning and evening. Management does not seem to think this is an issue. The construction of the facilities is adequate, but Bozzuto definitely didn't invest in good quality construction or appliances. As mentioned before sound can be an issue sometimes in the apartments, reminding you that your living quarters aren't quite private. For some reason, Bozzuto opted for a screenless half french door arrangement in the bedroom to the balcony. Essentially it is a windowed door with a large window next to it that can't open. This prevents the option of having the bedroom and balcony doors open with pets, and eliminates the option of keeping a window open in your bedroom at night. If you have kids or pets, don't expect to sleep in your room and have airflow, not let in bugs, and keep your privacy. Pick two. The maintenance crew here is very nice and does good work. I have no complaints and they seem to work hard and do solid work. I appreciate it. There is nothing inherently wrong with the staff at this location, so I feel a little bad for giving a 1-star rating. However, the "upper-management" doesn't quite have their stuff together. read more

Do not live here!!! This property use to be owned by Bozzuto but was sold and now run by JRK. We have been living here since November 2012 and use to love it here. Our new lease is till November 2014 and only signed a new one because it was with Bozzuto. It has been a nightmare ever since. The buildings are filthy, the office people are rude and not helpful. They could care less about residents concerns. All of my neighbors and I feel like we re being robbed for the amount of money we pay to live here. This use to be such a well maintained building. Now the "secured" building isn't so secured because the front door is broken and it will also lock you completely out of the building at times too. When it snowed our sidewalks and parking lot were a sheet of ice. The new maintenance crew of two is a complete joke! So if you want to pay 1900 a month to be completely ignored by the office staff and live in filth with fed up neighbors come to Belmont Station! read more
