These same people would get into loud fights with their roommates, double park in front of the building and have parties late into the night after the quiet hours. The front gate and entry doors are frequently broken, this is a safety issue. Groups of teenagers loiter in community hallways, stair wells smoking pot and playing music. These incidents have been reported again and again to the management. These teens do not live in this community. Over and over again were instructed to call the police when these concerning events occurred. That is it. No involvement by the management. Packages have disappeared because they were left on the floor when the entry doors were broken. The quality of life has grown worse with excuses and deflection being offered instead of resolution. There are developments nearby which are less pricey. There is damage in the gym, the unit windows are poor quality, let draft in. TVs in the common areas, new phase, do not work. Cheap carpeting and blinds, noisy appliances which are dated. The best part of living here is the hard working maintenance team. To sum up our experience very disappointing.

Huge shout out to Ms. Dena, Nia, Shantel, Brad, and the entire maintenance team for always going ABOVE AND BEYOND with customer service and professionalism. From day one, they made me feel welcomed and valued as a resident. Anytime I've had a service request, the maintenance team handled it quickly and efficiently with great attitudes every single time. It's rare these days to find a leasing office and staff that genuinely care about their residents, but Verde West truly delivers. The amenities here are AMAZING! The clubhouse is absolutely beautiful with huge smart TVs, a pool table, comfortable lounge areas, and a great atmosphere to relax or entertain guests. The outdoor grilling area and pool are perfect during the warmer months, and the fitness center is top tier with fully equipped locker rooms that even include showers. The community is clean, peaceful, pet friendly, and has spacious floor plans that truly feel like home. I also love the diversity within the community -- it creates such a welcoming environment for everyone. If you're looking for an apartment community that combines excellent customer service, beautiful living spaces, luxury-style amenities, and a great atmosphere, I highly recommend Verde West at Howard Square. Thank you again to Ms. Dena, Nia, Shantel, Brad, and the maintenance staff for making this such a great place to live!

Upon moving in the apartment was extremely filthy and smelly, you could tell it was not properly maintained or cleaned before they setup the move in for him. Within weeks of moving in both the refrigerator and microwave in his unit stopped working randomly. After he submitted numerous maintenance requests, it still took them ONE whole month before they finally repaired it. He also complained and submitted a maintenance request over two weeks ago for someone to replace his air filter in his unit and till this day the air filter has not been replaced. I recently came to visit and I can confidently say that the living conditions at Verde are unbearable and unpleasant. The overall quality of the building is horrible. The floor tiles in his bathrooms are misaligned and have spaces in between them that can cause an injury if you step on it barefoot, the hallways have a foul odor and if you still happen to come for a visit you will be met with numerous "F U" signs that people have carved into the wall. To top it off "Nia" in the leasing office is rude and she should not be in a position of customer service. She clearly does not care about the concerns of the residents.

Danielle (who is no longer here) made us feel really welcomed here, and Chris was very pleasant and welcoming as well. Now, management has changed and fun living and feeling welcomed here is no longer a feeling for us. The amenities here are supposed to be a part of living and paying for a luxury apartment, but here that isn't the case anymore. We used the Community Room for a friendly and fun gathering for the holiday. We were given permission to use the room. After using the room we were first charged $1,000. After retaining an attorney, he advised us that there is nothing in our lease stating that they can charge us for using the room. After receiving the letter from our attorney Christy and Jasimon changed the $1,000 to $500. Which we haven't paid, because it's not valid or fair. I feel like we were targeted for them to get extra money from us for the activities that they have here. People use that room all the time, even the night before we did and they were not charged. A fact that I know! It seems like since management changed, everything has changed for the worst. Why live in a luxury apartment if you can't utilize the amenities that you're paying for? I have had two packages stolen that has still not showed up. Thankfully, the two companies resent my orders to me. This week has been the fourth or fifth time that we had to put in a work order for the microwave. It keeps cutting out, and tripping the breaker. The last time we smelled smoke. I have asked the last maintenance guy to put in an order for a new microwave. We'll see what happens or how long this will take. I pray that living here gets better and back to fun the way it used to be.

If she's not working everyone is goofing off or just laughing in the one girls office. I used to call and get a message to people but not any more. I submitted a service request three weeks ago about my faucet not working in the sink. Called about it. Said it'd be fixed by the end of the week. That was last Friday. Still broken. In short they do not have the same standards as before and it starts in that office. I don't know if it's poor management or what but they need to rethink who they hire and how they work. They are nice. I will say that. But really just goofing off in suits most days. My lease isn't over until December but I am not renewing. Not here.

I've had some personal health issues recently, and they were incredibly accommodating and empathetic throughout the process. Their kindness and professionalism made such a difference, and I'm so grateful for their support. I'd also like to share a short story that really shows the kind of community Bozzuto helps foster. I was having a particularly hard day--arms full, struggling to get the door open and manage my dog, and just trying to hold myself together. I was crying when a young boy, maybe 11 or 12 years old, asked if he could help me. That simple gesture made me cry even more. He offered to carry things or even walk my dog to my apartment. I told him how much I appreciated him, but that I would get it done. He still walked up to the the elevator just to make sure I got in okay and so he could push the button for me. Whoever his parents are--what fantastic people you must be! Moments like that remind me how special this community truly is. My son has chronic respiratory issues and severe allergies, and our apartment's carpet has exacerbated his condition significantly. When I signed the lease, I was shocked to discover that the carpet in our "luxury" apartment was reused from a previous tenant. Despite promises that it was cleaned, it had a noticeable odor, visible debris (including food, hair, and earrings), and was clearly not suitable for someone with health sensitivities. I have provided ADA disability forms and letters from my doctors requesting reasonable accommodation to replace the carpet, yet management has refused to address the issue unless I pay out of pocket. They've shown zero empathy for my child's health and have ignored their responsibilities as landlords. This experience has been nothing short of a nightmare. Unfortunately, everything else has been a terrible experience due to property management. The first red flag came two days before move-in, when we were suddenly told our apartment wouldn't be ready for another two weeks. After almost a year with no issues, things got worse when a roach infestation began due to overcrowded apartments nearby. Instead of handling it promptly, management delayed inspections and extermination over and over, forcing residents to live with pests. On top of that, despite months of documented requests, no lease renewal or transfer options were ever provided as my lease end date approached. The manager avoids calls, emails, and any direct contact, showing no accountability for residents' concerns. This community could be fine if not for management's negligence. The poor communication, failure to address habitability, and disregard for residents make it impossible to recommend.

I will update with more details later, but for now, suffice it to say...our leasing agent (Chantel) and the manager (Ashley) were both very helpful and personable. We already feel more welcome in 2 days than I felt at my old place in over 2 years. The only reason for the 4 star review is for the hot water heater not being the greatest and the steps up to garden apartment landing are VERY steep and slightly sloped so you have to be really careful if you're carrying a bunch of stuff or you have any stability/clumsiness issues. Overall though, I'm thrilled to be here!

I have lived in this complex since 2014, and the problems began in 2016 under property manager P. Kemp, whose behavior I found to be unstable and unprofessional. During my tenancy, I was falsely summoned to court, had my car wrongfully towed, and was approached at my door by the property manager accompanied by a police officer who lives on the property, where I was falsely accused regarding my disability tags. Despite providing proof that my rent was paid on time, I was still charged a late fee. I also reported a tenant who harassed me, yet no appropriate action was taken. When I escalated my concerns to the Vice President of the management company--since the property owner is inaccessible--he yelled at me and dismissed my concerns entirely. Additionally, when maintenance requests are made, the repairs are often incomplete or poorly handled. The staff turnover rate is extremely high, which contributes to the disorganization and lack of accountability. Several Black women in this community have reported experiencing similar harassment and mistreatment. When I raised concerns about the issues I was experiencing, I was met with a notice that my lease would not be renewed and was dismissed by Tony Perichino, the Vice President of their management company. There is no direct access to the property owner. I am currently paying approximately $3,000 per month, including gas, electricity, water, and sewage, for a one-bedroom apartment. DO NOT MOVE HERE.

Unfortunately, we cannot give FIVE STARS like most people who have given them such wonderful reviews. It's more like a negative ZERO! To the Company and its OWNER, rules, policies, etc... I will say this with A WARNING, DO NOT MOVE HERE!!!!!!!!!!!!! What seemed to be a blessing, became a CURSE. A nightmare. And it is still A NIGHTMARE. We are going to continue to tell OUR STORY about this place to make people aware of how they did us. OUR STORY: Back in 2011, my husband and I were excited that we were approved for a 1 bedroom. Only had the keys for 3 days because just as soon as we had good news to share, our situation made a complete turn for the worse. My husband lost his job. Sadly, we did not get a chance to move our things in. Went to the office and talked with the manager telling the manager our situation. We had no choice BUT to break our lease. No job. No money to afford the place. We turned the keys in and left. Fast forward. It is now the Year 2021. We got a letter in the mail stating that they had been to court and won their case. We were never notified of this matter. [A strategy these companies use so you can't fight it! They don't want you to show up!] The letter also states that we now owe them $20K and the process of Garnishment of Wages has begun. Now the company my husband works for is fully aware. How did they come up with $20K and we were not even in the apt for a month?!! Instead of charging us for the breaking of the "Lease Fee", they stated due to the amount of time the apartment was vacant caused the fee to go up to $20K. This is INSANE! Serenity Place at Dorsey Ridge Apartments (at that time) was fairly NEW; we doubt very seriously they had a hard time putting other people in there. Even still, if the place was unoccupied for even 6 months--$20K still DOES NOT ADD UP! So how did they come to terms that we owed them $20K!!!!!!!!!!!!!!!!! Today, 2025, they are still haunting us and are causing us such hardship. Received another threatening letter yesterday about this same matter. The balance is now $15K. We do not have this kind of money. Paying them $800 a month is robbery. Also, they will put you in a rental credit database that would hinder you from renting anywhere else. WE REGRET THE DAY WE EVEN LOOKED AT THESE PLACES. DO NOT MOVE HERE. IF YOU FALL UNDER A CIRCUMSTANCE THAT IS BEYOND YOUR CONTROL AND FORCES YOU TO BREAK THE LEASE-----YOU MAY WANT TO RECONSIDER MOVING HERE!!!
