As my friend and I being young graduates, it was apparent that there was a lack of respect present. She was passive aggressive towards my friend due to there being complications with her first deposit and questioned why my friend was not more prepared. As the property manager, instead of questioning her clients integrity, she should have appropriately communicated the solution to resolve the issue. I was disappointed with my experience here and will not be recommending this place for future apartment owners.

I have tried reaching out to management but I'm not sure where else to go. The trash pickup for the…read morebuilding is run very poorly. It's excessive & obnoxiously loud. I've noticed the units closest to the trash pickup have emptied within just a few months. No one wants to deal with this noise and the building hasn't done anything to help it. Trash pick up is almost every day of the week. Always before 9am. Tons of banging, slamming, people yelling. About 10-15 minutes for pickup, but even before pickup starts, at 7am their team is prepping and the slamming begins. After pickup, more slamming for cleanup. Not to mention during this time the entire alleyway is blocked for cars exiting and entering. I would like to ask that Judd & Weiler reconsider adjusting their pickup process. It would make all the difference to start later in the day (after 7am please, after 10am would be huge), and reduce the number of weekdays this occurs on. It is a huge issue within the building and the surrounding community. Please be considerate of the noise. Thank you.

I've lived in this complex for many years (truly only because I hate moving) and I've had MANY…read moreissues over the years. What might be the final nail in the coffin that leads me to not resign for a 5th year is the building's management. Our apartment WiFi has been out for TWO WEEKS. Conveniently, the issue started the same day that Single Digits, the required internet provider with HORRIBLE reviews, came to do "routine maintenance". We have contacted management nearly ten times about the issue since they are the ones who require us to use this service (and pay $60 a month for it) but they claim it is a Single Digits issue. We have called Single Digits over TWENTY FIVE times to get this resolved and have been told that they are unable to access our apartment (regardless if anyone is home or not) because the complex will not schedule a time for Single Digits to come with a building maintenance worker. Our calls, emails, and visits to the leasing office have been virtually ignored. It is completely unacceptable to require your tenants to use a company (which again has possibly the worst reviews for an internet provider ever seen) and not assist them in addressing any issues. We are leaving this review in hopes that the leasing office will actually reach out to help us resolve this TWO WEEK LONG outage, but I am not optimistic.

The…read morenoise from internal construction literally measures so loudly that it's a risk to hearing loss - that's no exaggeration. I have asked the leasing office and property management company (JBG Smith) to do something about this and they literally acted as though they could care less. I cannot even work from home. Do not live in this so called "luxury" building, by all means.

Any requests that we've put in for maintenance have been so minor and solved so quickly; I've never lived anywhere where that's been the case. On top of all of that, the people who work here are so wonderful. I really feel part of a community with Rodney and Maya who could not be kinder more friendly people, even our guests comment on how welcomed they feel walking into the building. We signed a two year lease and couldn't be happier with the decision!

Where do I even begin? I'm currently on my second lease at 901W, and I can confidently say there…read morewill not be a third. Do not be deceived by the glowing reviews you see online. The building uses maintenance feedback surveys to pad its Google ratings. These reviews reflect the hard-working maintenance staff, not the reality of living here. Now for the truth about 901W: 1. No 24/7 Concierge Despite what the website claims, there is no 24/7 concierge or front desk. The desk is often vacant, except for sporadic periods when someone is sorting packages. Security is a serious concern--I've seen an unidentified individual, who appeared homeless, leaving the front desk area early in the morning. Was he sleeping in the mailroom? Behind the desk? Management provides no communication about these incidents, leaving residents in the dark about potential safety risks. 2. Unreliable Elevators The building has one working elevator--sometimes. Even that elevator frequently malfunctions. Management sends out daily excuses about "vendor issues," but nothing ever changes. For a building with ADA units, this is unacceptable. It's hard to imagine anyone with mobility challenges living here comfortably. 3. Amenities Are a Sham The building advertises amenities that don't belong to 901W. The gym, pool, rooftop lounge, and dining spaces are part of The Whyle, a separate short-term rental building connected by a rooftop hallway. Access for 901W residents is restricted (closed by 11 PM or earlier depending on the whims of the security guard), and these spaces are far from "free." For example, I hosted a small Friendsgiving in the dining room and was charged $625 for using a space I supposedly already pay for--on top of the $300 annual amenities fee included in my lease. This policy isn't outlined in the lease, and even if no one else is using the space, you'll still be charged. 4. Cockroach Infestations This building has a serious cockroach problem. I recently met a neighbor who moved into a roach-infested unit. Management's "solution" was to spray, despite the fact that infestations like this are rarely isolated. Worse, the neighbor wasn't offered a different unit, even though there are multiple vacant apartments in the building. 5. Package Theft Packages regularly go missing, sometimes stolen by neighbors. I had a large package taken by another resident--confirmed by security footage. Management questioned whether the package was even mine before reluctantly issuing a rent credit for the stolen items. The neighbor faced no consequences. 6. Leaks and Poor Repairs During my first few weeks here, a leak in my utility room caused floorboards to bubble and lift. Despite multiple visits from contractors, the issue persists, leaving me with uneven flooring and a poorly repaired apartment. Later that year there was a major leak that affected my unit and many others. Residents had to frantically find someone to shut off the water. Management was nowhere to be found. 7. Inadequate Heating This building is freezing in the winter. Hallways are unheated, and the in-unit heating is inconsistent. Last month, I paid $140 to heat my one-bedroom apartment because I have to set my thermostat to 78 degrees just to feel like it is 72. Final Thoughts The only reasons I renewed my lease were the convenient location and my friends who also live here. Beyond that, this building is an overpriced, poorly managed disaster. If you value safety, functionality, and fairness, do yourself a favor: do not move here.

Rodents, Mold, HVAC Failures After 5 Years at Dominion…read more WARNING: MICE VIDEO MAY CONTAIN GRAPHIC CONTENT. We lived at Dominion for 4-5 years without major issues until Fall 2025, when we began experiencing a mouse problem in our unit. From September 2025 through February 2026, we caught a total of four mice in the apartment. Management did respond and scheduled repeated visits from Eagle Pest Control over several months, placing multiple traps throughout the unit. On our final clean-out day -- after the apartment had been mostly empty for several days except for a sectional -- we discovered a dead mouse on one of the snap traps that had been placed in December. The odor was extremely strong, indicating it had likely been there for some time. This was after months of weekly visits and assurances that activity had slowed. In addition to the rodent issue, we experienced recurring mold buildup in shower crevices and along window sills during our tenancy, as well as a leaking ceiling at one point. These conditions required ongoing cleaning and monitoring on our end. Throughout the pest process, we were repeatedly instructed to rearrange furniture, clear cabinets, and prepare the unit for inspections. At times it felt as though the burden of managing the issue was placed on us as residents, even though we had maintained the same layout and living conditions for years without any pest issues prior to Fall 2025. Management's involvement noticeably increased after we posted our initial review, which they asked us to remove. We chose instead to keep the review up and provide updates as the situation progressed. We also experienced persistent HVAC failures during Summer 2025 severe enough that management provided us with a window AC unit. The shared washer/dryer appliances are frequently in poor condition and difficult to have replaced. During conversations with neighbors, several residents shared they were also dealing with mold and pest concerns and planning to move out. To management's credit, they did offer two options: early lease termination without penalty or transfer to another unit. We chose to terminate our lease and move. We requested a rent credit during the months the pest issue was ongoing (September through January). That request was denied at both the property management level and the regional management level. For anyone experiencing similar issues, it's important to know you do have tenant rights in Virginia. Tenant association meetings, city complaint channels, rent escrow through the court, and tenant advocacy groups such as BuGATA can help you understand your options. We are sharing this update so others understand both the seriousness of the issue and the steps available if they encounter something similar. What makes this especially disappointing is that we were inconvenienced by a problem we did not create and could not control. We maintained our unit consistently for years without issue prior to Fall 2025. Yet the disruption, preparation for repeated inspections, and ultimately the decision to move fell entirely on us as residents. Even after relocating, we are still dealing with outstanding charges and final billing questions related to our move-out. It is disheartening to feel that the ongoing impact of this situation has been absorbed primarily by the tenant, while the larger property operations remain largely unaffected. This experience has been both frustrating and saddening, particularly after multiple years of tenancy. We share this not out of anger, but out of disappointment.

DON'T MOVE HERE. MANAGEMENT GASLIGHTS RESIDENTS AFTER WASTING THEIR MONEY…read moreManagement appears helpful until problems arise, then becomes dismissive and unresponsive. TLDR: Nearly $1,000 wasted after my fridge malfunctioned TWICE in my FIRST TWO MONTHS. Management refuses compensation despite their huge profits. Photos attached show some spoiled food (discarded most before someone informed me I should document everything) as well as notes from maintenance as proof that the fridge was broken. Moved in March 15th with an intermittently malfunctioning fridge. Initially seemed functional (light on, somewhat cold) but first groceries spoiled prematurely. The fridge sometimes worked- so when I grabbed food from the fridge it was not obvious it was broken. Second grocery haul also spoiled quickly. On the 26th, discovered spoiled meat and barely-cool shelves. Lost approximately $700 in groceries and temperature-sensitive items. Manager Michelle refused compensation, claiming they "don't compensate for unexpected malfunctions" and that fixing it "timely" was sufficient. By April 30th, fridge broke again, wasting another $100. When requesting compensation, Michelle hung up on me, demonstrating complete disregard for residents' financial losses from their negligence.
