The staff: Having a 24/7 concierge is game changing. They provide an extra level of security, while always being available to hold deliveries, answer questions, and make sure you have what you need. They are always super nice and super quick to help you with anything. Maintenance is also incredibly fast and helpful. I've really only ever had a couple small things come up (like my smoke detector kept inconsistently beeping), and they were so quick to come help. You can also put in requests for around the apartment if you notice something is broken or dirty, and they are on it. Additionally, the cleaning staff is INCREDIBLE and keeps the place literally spotless. Even the pillows are fluffed in the lobby on the regular. The amenities: Unbelievable, some of the best around. The gym is top notch (and again always spotless!), and there are TWO pools-- one with one of the best views of the city on the rooftop, and another on the first floor that's shaded and has cabanas. The amount of spaces to hang out is actually unreal (reading terrace, library, bar lounge, clubhouse, etc). There are beautiful little touches everywhere with decor and it's all just over the top and lovely... I can't stress how much space this place has to entertain yourself and others. There are fun extras like the sauna, steam room, and shuffleboard tables, too. The apartment: Extremely quiet, everything is brand new. The walls are concrete-enforced so you can't hear neighbors at all unless they're walking through the halls outside your door (and even then they're quiet). It's also got fantastic finishes... everything is incredibly modern and well-thought out. The custom closets, the dimmer switches, the Nest thermostats... they are all nice-to-haves that I never thought of but have grown to love. The kitchen and bathroom are truly beautiful and have upgraded appliances. I always feel incredibly safe in the entire complex and my own unit, and have really loved living here. The cons: I cannot, for the life of me, understand with so much space why they only allow two guests per household. You can't rent out any of the huge, gorgeous spaces (like the kitchen upstairs, despite having tables that seat 10). They hardcore reinforce 2 guests, particularly at the pool (which definitely keeps any sort of partying non existent, which I appreciate). But if I have, say, my partner over and want to invite another couple to the pool, I'm unable to do so which is ridiculous. Guest parking is also a pain in the ass, having to register each guest with a piece of paper. Several times they have run out of guest parking and my guests have to pay to park overnight somewhere else. I also face the back parking entrance and sometimes cars come flying or bump their base. I can hear the garage open and closing all the time which gets a bit annoying. Overall: Truly one of the best living experiences I've had minus rules regarding guests. I'm super impressed with this complex... I'd recommend living here to literally anyone.

This is never was an issue the first year I moved in, so this is based on recent feedback. Furthermore, it's noted that you can't have alcohol at the pool. The rules don't seem reflective of the community and seem unenforceable given everyone drinks can beers, or other spirits at the pool. Just acknowledge it was overreaching and pivot. You're doubling down on something that could easily be addressed because it's not an ongoing concern.

I'm super picky and I'm admittedly a tinge annoying when it comes to things running how I want them to run. I am from Miami and came to Atlanta over a year ago for work. I looked at all of the top rental buildings in the city Piedmont House, Lilli and NinetyNine. While I won't use this review as an opportunity to down any of those other buildings -- I will say, without a doubt The Sutton is Number One. The other buildings can go argue about who's Number Two -- but there is no question -- The Sutton is #1. First off, the team here is like the dream team. Ayrian, the manager is a total sweetheart. Always has a smile and genuinely cares about making your stay great. She has such great energy and her personality is infectious. Cedric, I believe is the Asst. manager -- He's bomb! Super helpful with everything and always in great spirits. I already told you all I'm real annoying (admitting it is the first step) and he just deals with my crazy and always keeps things running smooth. Kyle is also on the leasing team and is always great. I don't interact with him much because I choose to annoy Ayrian and Cedric, with my shenanigans, but Kyle has always been incredibly nice to me and I always see him giving tours of the building and he is so great! I genuinely enjoy just going to the lobby to catch up with them from time to time. Then we got James. He's our main concierge. I don't quite understand how he remembers everyone's name but he does and he's incredible. The concierge in the building is top tier. It legit runs like a 5-star condo building or hotel. Nothing's ever out of place. Always a team of housekeepers throughout the building making sure everything is pristine. They do a great job. My only gripe -- because nothing is 100% right? -- I really wish the building would allow food deliveries to deliver to the apartments. For me that's a pillar of true luxury living -- to be able to order my UberEats or DoorDash and have it delivered to my door. To have to go downstairs to get it does get a bit annoying because I just want to be lazy sometimes!! I would also recommend we implement a package delivery system. Would be so convenient to not have to go downstairs to get FedEx and UPS packages. Maybe like between a certain hour of the day, the maintenance team delivers packages to residents who approve. The Managment are some of the kindest people I've met - every issue you have, they solve quickly and with such warmth. Every holiday is decorated for, and the space is always extremely clean. They give gifts to the tenants consistently (holiday cards to every door signed by the team, Valentine's Day bags with relaxing goodies and treats, scavenger hunts for prizes, easy holiday competitions for gifts) there is always something they are trying to do to draw community in. It's a quiet, calm place to live, and maintenance is done in a timely manner. If you send them an email, they respond within the hour. I could list every detail of the mistreatment and mishandling of residents by the hands of Waypoint, but I don't have enough time. The highlights: From the dog poop littering the faux grass in the courtyard, the overflowed mail boxes and regular theft of packages, the broken equipment in the gym, the missing door handle on the building side entrance and garage access door, to the frequent elevator outages, the garage doors regularly left open, and the hours each week of loud trucks blocking the parking garage while draining (I believe) sewage? I spent nearly 6 months without consistent access to power (lights, appliances, wifi, fridge, etc.) despite monthly paying my bill in full, it was evident there was an electrical issue in the building. I verbally reported the issue in august 2021, formally reported in September 2021, and instead of immediate resolution, spent months begging the leasing company to bring in help. During these months, i didn't have access to the wifi I'm required to pay for by the building (I work from home), I had to throw away multiple loads of groceries when my fridge would go out, I spent 2 weeks in quarantine in which several days were spent without access to lights or electricity, my safety was compromised and my expenses were effected at no fault of my own. I've been patient and understanding for 6 months, and a loyal resident for 3 years. When I asked for a reimbursement or compensation for the expenses this ordeal caused, I was met with silence, followed by eye rolls, nasty attitudes, and obvious annoyance. the electrical issues weren't fixed until January 2022 and I haven't seen so much as $5 comped from my rent for a reimbursement let alone the inconvenience. Ive attempted to contact the management company directly for 2+ months, no luck. I even called the "investor relations" line just to get a Human on the phone. Yesterday, I had to find temporary accommodation after discovering a water leak that flooded my bathroom, seeped into my bedroom, and eventually dripped through the ceiling over my bed. At no point we're any accommodations offered by the company, nor did they at the very LEAST send someone to properly clean the absolute mess this leak caused. This morning, after 2+ months, I received a call back from an obviously annoyed Waypoint rep. Before I could express the entirety of my experience, I was told I should've just "broke my lease" if I had such a problem. A solution that was never offered to me, because for me to break my lease, someone would've had to answer the phone. A solution I never expected to have to exercise because I had no reason to believe the building would not prioritize the safety of its residents for nearly 6 months, but I was proven wrong and have continued to face that reality. Here's my solution to you, future resident: DO NOT LEASE FROM WAYPOINT MANAGEMENT / SPOKE the rent goes up every year, and the quality of living goes down. For your own safety, and peace of mind, live anywhere else.
