Okay, so if you're in the market for a great community in Atlanta, Don't even waste your time -- The Sutton is top tier. A little about me. I'm super picky and I'm admittedly a tinge annoying when it comes to things running how I want them to run. I am from Miami and came to Atlanta over a year ago for work. I looked at all of the top rental buildings in the city Piedmont House, Lilli and NinetyNine. While I won't use this review as an opportunity to down any of those other buildings -- I will say, without a doubt The Sutton is Number One. The other buildings can go argue about who's Number Two -- but there is no question -- The Sutton is #1. First off, the team here is like the dream team. Ayrian, the manager is a total sweetheart. Always has a smile and genuinely cares about making your stay great. She has such great energy and her personality is infectious. Cedric, I believe is the Asst. manager -- He's bomb! Super helpful with everything and always in great spirits. I already told you all I'm real annoying (admitting it is the first step) and he just deals with my crazy and always keeps things running smooth. Kyle is also on the leasing team and is always great. I don't interact with him much because I choose to annoy Ayrian and Cedric, with my shenanigans, but Kyle has always been incredibly nice to me and I always see him giving tours of the building and he is so great! I genuinely enjoy just going to the lobby to catch up with them from time to time. Then we got James. He's our main concierge. I don't quite understand how he remembers everyone's name but he does and he's incredible. The concierge in the building is top tier. It legit runs like a 5-star condo building or hotel. James leads the charge with that and is awesome. Gotta be honest, I'm in my second lease at this place and never really have any issues with my unit but I frequently interact with the maintenance team. Moe leads that team and is super helpful and always there to lend a hand. Moraima leads the housekeeping staff and I mean, just come to the building and you'll see why she is top tier. Nothing's ever out of place. Always a team of housekeepers throughout the building making sure everything is pristine. They do a great job. My only gripe -- because nothing is 100% right? -- I really wish the building would allow food deliveries to deliver to the apartments. For me that's a pillar of true luxury living -- to be able to order my UberEats or DoorDash and have it delivered to my door. To have to go downstairs to get it does get a bit annoying because I just want to be lazy sometimes!! I would also recommend we implement a package delivery system. Would be so convenient to not have to go downstairs to get FedEx and UPS packages. Maybe like between a certain hour of the day, the maintenance team delivers packages to residents who approve. I'd love that. *wink wink*! Before I moved to Atlanta, I had a concern about overall safety of where I wanted to live, and to be fair outside of the units being really beautiful and contemporary, a huge factor in my decision to go with The Sutton was the safety of the building. You must use your fob to do anything in the building. The garage is guarded in the evening by security and you just feel really safe and secure. My review is getting long but trust me -- come see the building. Nothing compares in Atlanta. Great units, great staff, super safe and great location. Is it the most inexpensive building in Atlanta -- no of course not. But is it the best, absolutely. - James read more

The best decision I've made when it came to look for a new apartment home this year! I moved in approximately two weeks ago and the experience to date has been nothing but exceptional. The management, concierge and maintenance teams go above and beyond to ensure your expectations are being met. They are courteous, responsive, and professional. Characteristics that are hard to find in today's rental market, that's for sure! The Sutton Buckhead "redefines elegance". It is more than an apartment; it is a lifestyle. And my unit? Well it's AMAZING! Large floor plan (perfect size for me and my two fur babies) with floor to ceiling windows, built in Bosch appliances, marble tiled bathroom with huge walk in shower, and a nice size balcony with a view of Atlanta skyline. There is no doubt, The Sutton is in a class by itself. No other rental community in Atlanta can even come close. The location is great, neighbors are nice and polite, and the building is quiet and secure. Finally, before I close this review, I must give a big thank you to Sarah who has been so helpful and accommodating throughout the entire process. From the moment I walked through the door, she was very professional and certainly knowledgeable of the brand and product. She sold me. I knew I had to make The Sutton home and that I did! Honestly feel as if we were racially profiled and treated accordingly. Leasing agents that "helped" us weren't so helpful and gave an energy as if they weren't really trying to make things work. We provided more than enough proof of income, and even offered paying multiple months rent up front, yet it was still denied with no offers of solutions. We were told they had a previous resident in same profession that they had an issue with, I don't see how that's relevant to an entire different person applying... Based on everything it feels as if we would have been white, more trust would have been given and not given resistance from someone else's experience.. Stay away!!!! There's been recent robberies, car thefts and assault on the Property, all in a months span. Management never disclosed information about tenants being attacked by strangers at the "secured" residents dog park or the shoot out in the parking garage weeks prior. Both incidences have police reports filed for yet no formal information given to the tenants. When confronted management about the incident, their response was "the owners discussion was to not inform tenants". Also, the security guards at the building are not armed and are not qualified security personnel. The building is over priced for such poor management and security. And let's not forget about the monthly hidden fees for parking, amenity fee (basically an HOA), etc. read more

The Sutton is everything that we've wanted in a home. The design and engineering of the building and apartments are meticulous. Everything is perfect, cozy, secure and luxurious. The area is also safe, which was very important to us, while also being close to the city. The gym is very well equipped and feel like it has everything a gym needs, including peloton bikes. One thing that stands above the design and structure of the building, is how great the staff here are. From the leasing office to the concierge, they made this place feel like a home and family. I must give a special shoutout to Sarah, from the leasing office, who has been wonderful here. She is really sweet and genuine, which is rare from what we have experienced at other apartment buildings we have stayed in before. She is responsive and super accommodating and helpful. We highly recommend the Sutton. It's a great building in an equally wonderful location. read more

The Sutton Buckhead is everything we expected and everything we wanted it to be. We moved from Los Angeles to Atlanta and we spent 2 full weekends looking at apartments around Atlanta. We found The Sutton to be one of a kind in Atlanta. The apartments are gorgeous with upmarket modern condo finishes and appliances. You get built in Bosch appliances which includes the stovetop built into the granite counter tops. The bathrooms are gorgeous with modern free standing tubs and walk in showers. The amenities are the perfect balance between size and exclusivity. Yes, you may find apartments communities with larger and flashier amenities, but they lack the class that is The Sutton. And let's not forget the staff who are all wonderful and there to cater to all your needs. A big shout out and thank you to them. So does all this come at a cost? Well yes and no. Yes, it is expensive by Atlanta standards but no because you get more for your money. Comparing The Sutton offering to other Atlanta communities, the starting price point is higher but the price per sq. ft really isn't bad at all. We found we got far better value than most other communities we toured. If you are looking to party each weekend at the pool or hang out in the clubhouse listening to pumping music, then this is not the place for you. But if you are looking for a piece of Atlanta heaven and always wanted to live at a 5 start hotel like the Ritz Carlton or Four Seasons, then this is the place for you and I look forward to saying hello to you in the elevator. read more

This review is for the leasing office or leasing person that was on site that day when I walked in to view an apartment. First of all, let me start off by saying you could tell she just didn't want to show me because of my appearance so I found that extremely RUDE. Probably thought I couldn't afford it since they're located in Buckhead but I was looking for an apartment in Atlanta to move into since I travel so often. Mind you, I rent a $15K apartment in NYC and another $10K apartment in San Francisco so for her to judge me on my appearance alone to think I could not afford one of their "lower priced apartments", she is out of her damn mind. Anyhow, if you plan on visiting their leasing office - I advise you to dress the part to make it seem like you can afford the apartment otherwise they'll turn you away. read more

#STAY AWAY!!!! We've lived at the Sutton for just under 7 months, and while I must agree with the majority of the reviews that the building and the units look absolutely stunning. The Sutton Buckhead is kind of like a beautifully golden crusted pie, but once you cut it, you find out that the filling is literally . . . oh and, I do mean literally. The dog park is so filthy (not to mention unsafe--people have jumped the fence to attack/rob) that they had to post a sign informing residents that they have cameras and will charge a fee of 1000.00 for anyone who doesn't pick up after their pets, and these residents don't care, it's still filthy. There's been feces and urine in the hallways and elevators (which residents constantly get stuck in), and if the elevators don't smell of feces and urine then you'll be greeted with the sent of marijuana (it's certainly not a smoke free building, we've had a bag of marijuana fall onto our patio. . . we'll get to that later). Oh, but don't worry, don't let me scare you, when you tour they'll be sure that this is all cleaned, and I'm sure that the building won't fail to impress, as "The Sutton Buckhead", has friends in very high places, and they know how to keep their "image clean". That's why you'll never have to worry about your friends and family knowing that you pay almost 10k to live in the hood, no, you'll get to look like you're "living the dream". The owners and staff here at The Sutton Buckhead pay a hefty price so that the many shootings and robberies which occur in the building and parking deck don't make it to the news (or google for that matter). Don't worry you can always search the police reports for this address . Oh, the special unit, the one with higher ceilings and a huge patio, we thought it would be great for the kids, entertainment, etc. No, big mistake. You see, it's just a catch all (mentioned earlier - the bag of marijuana) and maybe you don't mind catching a bag or two of marijuana, not sure how you feel about catching, trash, cigarette butts, bottles, spit, feces (pics). Yes, the feces comes over first, and then the mixture of bleach, feces, urine and water (from your trashy neighbors). They don't care who or what's below (children, pets, your furniture). Once we made our first complaint (about week in), about the unit not cooling, Sarah and Lyn informed us that due to the design of the floor plan, cooling this lovely unit could be challenging. We could have never guessed that would translate into monthly $340+ Georgia power bills. I mean, they tried to help figure out the problem as best as they could, and even waived the installation fee for a fan in the master (bless their hearts), but this unit obviously needs two air units (the "booster" doesn't work). The master is HOT in the summer and an ICEBOX in the winter. They won't say it, but I think it's probably coming from the lack of insulation in the flooring (this unit is directly over the parking deck), so with the rising heat in the summer and the ice-cold floors in the winter (of course there is an energy leak). This has been an interesting ride to say the absolute least. Nevertheless, the huge floor to ceiling windows are wonderful, they let in so much natural light, and cold/heat. The concierge is great for the most part, they try to greet you with a smile and enthusiasm (if they like you), they are always there for you to call when you hear fighting, or gunshots from the many shootouts in the parking deck right below you. Don't worry, you can tell your kids that it's just another car crash from the noisy Peachtree Rd. (or something ). Poor Sarah, (bless her heart), Sarah tries. She tries very hard, but as far as management, she's a one woman show, such a pity. Dana Jackel, (Sutton legal), totally classless, resorts to "name calling" once he knows he's wrong! Nevertheless, as our stay at The Sutton comes to a close (due to the repeated, unmanaged, overpour of fecal/chemical mixtures being dropped from above). The Sutton is the number 1 luxury apartment building in Atlanta and don't let anyone tell u different. The floor plans are large and very well appointed. Everything is soft close, the appliances are Bosch and the floor to ceiling windows give expansive views of Atlanta. The concierge services are top notch and they are friendly and responsive. The leasing team are excellent and very helpful. Sarah and Renee are wonderful and have all the answers to the questions you may have. The amenities are top flight with a beautiful gym, pool and grilling area all overlooking downtown Atlanta The building is quiet and peaceful. The Sutton is a beautiful place to live!! I'm a Sutton resident and I love it! The building is beautiful beyond words and construction is top notch. I can't hear any of my neighbors ever! My neighbors are an accomplished and discerning bunch - no trouble makers! My place is spacious, glamorous and has high-end Bosch appliances. The concierge staff and leasing agents are professional and always helpful. The pool deck has cabanas, plenty of chairs, fire places, TVs and a full outdoor kitchen. The gym has Peloton bikes! Best of all - I feel completely safe within the walls of The Sutton! read more

I toured The Sutton a few weeks ago and unfortunately fell all the way in love. Sarah was very helpful and incredibly informed. I say unfortunately because it's out of my price range. However, Sarah still showed me around the community and never made me feel less than because it was more than I was able to spend. The building is like a condo not at all like an apartment. This is for the upper echelon of Atlanta for sure. I have recommended this property to all of my friends in hopes that I can at least visit! read more

My husband and I waited anxiously for months as we watched the Sutton being built and it was TOTALLY worth the wait! The building itself is beautiful and thoughtfully designed and the staff is wonderful. The front desk, maintenance, house keeping and leasing teams are all top notch. We've lived in several high-rises in the past and this is our favorite. The size of the building is just right - big enough, but not too big. The private parking (ie: no shared retail parking) is an added bonus. I highly recommend living here! read more

I have lived in the Sutton Buckhead since July of 2019. It is a beautiful building and flawlessly maintained! Prior to deciding to move forward with a lease several months prior to construction completion, (as the lease rates are a bit higher), I toured EVERY new and existing high rise apartment building within 5 miles. I have not regretted this decision in any way! It has exceeded my expectations! The views are spectacular! The Leasing office staff bend over backwards to respond to resident needs, are always available, and exceptionally friendly! The leasing office has hosted fantastic events every month, and the community feel has flourished, many new contacts and friends! Friendly and polite neighbors, but not too friendly! The Concierge staff are equally impressive! Thoroughly professional, polite, and helpful! I have been surprised but relieved that there is not a revolving door of staff... they are just simply the best. Any maintenance needs have also been met ASAP by a, again, professional and helpful staff. The lobby areas and amenity areas are always sparkling, not to mention beautiful and top tier!! I am extremely happy here! I feel safe, conveniently located, and lucky! I am home! read more
