We lived here for years, but it is no longer livable. It has gone downhill over the past few years. We had a shootout in our driveway, pot smoking everywhere even though it is a non-smoking property. Our neighbor smoked daily, and the smell would pour into our unit. The pool is unusable due to unsupervised kids that take it over as well as dozens of people who don't even live there. Pool parties go into the night, well after the pool closes. If you look at the pictures of the nice pool furniture, note that every chair has been broken by kids (high schoolers) jumping on them to break them. It was once a gated community, but now the gates are typically broken within 24 hours of when they get fixed. There are only a few guests' spots available for parking, but those are almost always used by tenants who have more than 2 cars for their unit. If you have kids, please don't even think of moving in. Bad influences everywhere. There was a known drug dealer living there for almost a year. Management finally got him out, but it took months. read more

From keeping up the beautiful apartment grounds and keeping the tenants well informed about the goings on in the community, COVID, pandemics, icy roads, whatever. I felt compelled to share my experiences. You never realize just how important the people are, until you need them. It's sad, but sometimes we take each other for granted. Last year my husband suffered a cardiac arrest. After 4 months of being hospitalized and immobile, he was able to return home. We needed to make the unit safer and I can't thank the manager, Teresa, enough for everything she did in order to make our situation better. Her quick responses to my requests and concerns were awesome!! Just an example, we needed new carpet and handicap rails put in the bathrooms. Teresa got that done for us in 1 week's time! Living here has been AMAZING! First, the grounds are well-maintained and beautiful. The community center has been updated, the pool is good size, and there is an adequate gym. There is valet trash service 5 days a week and package concierge lockers to pickup packages in a secure way at our convenience. The office staff are very friendly and thoughtful. It is clear customer service is a top priority. Any maintenance issues have been responded to promptly and if there was a delay, communication was on point. The view from our deck is lovely and the townhome is well laid out. The kitchen is a great size and the bedrooms are ample as well. A *wish* would be to have the option for no carpeting, especially with pets, but it may come in the future. The community is incredibly pet friendly. The "fixes" lasted a total of 3 days. My apartment has even more ants (3 weeks later) and the gate works for a whole 2 days before it stopped working. We've lived here for the better part of three years. Up until a month or so ago I would have given Bella Vista at least 3 stars. As others have stated, the location (Gene Coulon Park on Lake Washington) is amazing. Over a month ago I put in a maintenance request to get my blinds fixed (the usual "apartment" blinds that are notorious for loosing slats and breaking). That was over a month ago. Shortly after that our dryer stopped heating. That request went in about a month ago. They have offered the use of another units washer/dryer which worked ok but we have a toddler which means dirty clothes on the daily as well as a hassle trying to haul laundry with a toddler back & forth. Yesterday I was told that someone would be here today. I'm sure you have surmised by now that my blinds and dryer were NOT repaired today. As if all of that isn't annoying enough, the office is supposed to be open until 6:00 during the week. More times that not the office is closed by 5:00-5:30. For anyone who works a day job you have to wait for the weekend to get any packages or anything else (like talking to someone about your month old maintenance requests). I am so disappointed in how this whole situation has been handled. The main issue being is the parking, there are only 10 guest spots on the entire property (so if you have extra cars good luck) we also had many times where we had cars park in OUR PAID SPOT. They have no 24 hour line to contact them to tow because with the contract they have with the towing company residents are not allowed to call a tow even in their own parking spot. (Very very very frustrating) Teresa the property manager should be fired for making her residents lives so difficult. Renton, WA. Nothing but problems. During the paperwork process was told over the phone that I could pay with a card for first month's rent and the deposit. Then, I was called on Wednesday prior to Thanksgiving at 5pm ( immediately prior to the office closing as well as after bank hours) specifically to tell me they were wrong and that I would need a cashiers check. I don't have a bank anywhere close to Renton, and I needed to get this to them on Monday, the day I need to move in? Calling back, I left a message to say that getting a certified check prior to Monday was going to be an issue. For more context, I live 2 hours away and am renting for work for a place to stay during the week. Was also told that I couldn't use my homeowner's insurance as the requirement for renter's insurance even though I'm unsured for way more than the apartment's requirement. So, had to have my insurance company call, discuss, and send paperwork. Yeah. of course, they accepted it. I was called on Friday, once again, 5 minutes prior to office closing, to return my call. I respectfully voiced my displeasure with all of the misinformation, the timing of phone calls and asked to speak to a manager when I was hung up on. I'm a recently retired 26 year Navy Officer Veteran and employed by a huge corporation, which was verified in my application, so there was no concern regarding paying my rent. I have yet to speak to a manager. I'll possibly update my rating when I'm able to speak to a manager. I have been speaking to one specific person during this whole process. I believe once I'm able to speak to a manger who understands my concerns that my rating will increase. ****UPDATE*** I had to jump through some hoops to get the check, but after I did everything else went smoothly. Its a little laughable-until you're locked inside the neighborhood when you're on your way to work. Thats when my anxiety shoots up, but I always find a way around it, so its not a huge deal. When it does work I notice the traffic through the neighborhood drops significantly. Which is appreciated when you're in bed at 7:30pm, the windows are open since theres no AC, and the cars constantly driving around keeps you up. Bella Vista really upped their game on their covered parking lighting. In the winter when its dark most of the time it's so nice having those on. I really feel safe walking to my car at 5am as a female, alone. Its like Im walking towards the sun. haha. And surprisingly the light doesn't come into our apartments! So its great! I use the gym here a lot. Its great for an apartment gym. They used to have a step in there. Then it vanished. Im sure someone stole it. No matter how much you pay, and however nice something is, you will always have people come and ruin it for the rest of us. So you can't blame stuff like that on Bella Vista, its the people that live here. I do wish they would buy us a new one though! My apartment is nice. I made the conscious decision to live on the top floor. That way I don't have to listen to anyone above me. Spend the extra money for this. It is worth it. Im up at 4am walking around and getting ready for my workouts or for work and the people below us tell me she never hears me. I even DO my workout at 4/5 AM at home and still no one has said anything. So Im assuming the walls are pretty thick. Ive never heard my neighbors. The people that work here are great. Oh man! Let me back up. Maintenance is great!! Wow. They seriously do same day house calls. It blows my mind! We get an email that there is suspicious activity or has been in the complex, maybe the gates should Be fixed. I lived at Bella Vista from early 2005 to late 2011 in an end townhouse unit and honestly I miss the place. The Cons Let me actually start with the negatives. I could easily hear my neighbors and while I was there I had four different neighbors. The last one had shot a guy in downtown Renton prompting the SWAT to ask us to kindly leave while they raided the apartment. The management could use work. They employ temporary workers who have nothing invested in the property. Not only did they mess up my rent three times they also showed no empathy or concern when SWAT raided or when my neighbor returned and used a crowbar to jimmy open his garage door. On the other hand I received half of my refundable deposit back so I can't complain there. Parking was a nightmare. I had this huge home and couldn't entertain because there was no place for guests to park. The Neutral The construction is apartment grade construction - hollow core doors, travertine tile, laminate countertops, and average kitchen cabinets. The bedrooms are a bit small. The Pros Garage! I loved that garage. No more frosted windows in the winter. And it was the only sound proof area in the apartment. The kitchen! I really miss that kitchen. There was so much atorage and counter space. The island was large enough for baking. The appliances were from this decade! The small porch was a nice feature. The windows are double pane so they don't sweat in the winter. The high vaulted ceilings gave the space a very roomy feel. It heated well, but could overheat in the summer. Coulon Park is within easy walking distance as is The Landing. Well The Landing is more of a walk but well worth it. The green belt behind the apartment was nice. I saw deer behind my apartment frequently in the autumn. I only had one appliance break on me and if I needed maintenance they came quickly. It has been nothing but a pleasure living at Bella Vista. For the most part it is quiet and clean. We have had very little issues with our neighbors and any problems we have had inside or outside of the apartment the office staff has resolved within hours. The office staff are amazing and will jump through hoops to make sure everyone is happy, they run fun contests and try to organize fun social things to get neighbors together. I see a lot of people complaining on here about things that are *very obviously* out of office managements control. I think the real issue here is with the neighbors, there doesn't seem to be any comradely amongst the neighbors. People don't pick up after their dogs, and I fail to see how that is the staffs fault. As soon as I noticed a dog poop perpetrator, I mentioned it to the office staff and boom! Resolved. So if you want better neighbors be a better neighbor, don't just complain on Yelp. Parking- You can't fix a parking issue when there's no more space for new parking spots due to the way the property is situated, plus office management has been working with town home residents to have them use their garages instead of the guest spots. This is no hidden detail and they were upfront with us when we signed the lease and now we pay for a secondary spot, which sucks but it's worth it to not have the hassle. Hot tub and gate- Clearly no one has ever dealt with managing vendors because anyone who has would know that scheduling this type of work, finding the problem with the mechanics of this and getting it repaired is not an overnight thing. When I asked the women in the office what was going on they were very honest and assured me they are working on it. When we moved here, we viewed over 15 different apartments all over the Renton area. No matter how small my request or occasional complaint, it's always taken seriously and addressed promptly. Maintenance requests are usually addressed within 24 hours or less, and when I have a question, suggestion, or request, I always get a timely response from the business manager. Sometimes it can seem like the property owners don't care about residents and our real-life stuff once they've got our signed leases. But they aren't on site like the office staff is, and they don't really see the day-to-day or get a feel for the types of things residents experience or expect. The complaints some folks mention in other reviews are legit: the hot tub and gate keep malfunctioning or are out of service, there's a lack of parking and no way to really add more. (I can't speak for others about ants and such because that's not been my experience in our unit). The on-site staff, however, they're the real MVPs. They're all super friendly, approachable/available, and ready to help. They seem to make a genuine effort to get to know the residents, even remembering details that, at least to me, make one feel seen as an individual and not as a lease coming up for renewal. They handle interactions with residents professionally, no matter what comes their way. When they can find a resolution to an issue, yay! And even when they can't respond with good news, I always feel that they genuinely care and tried to help or make things right. I'm on my second year living in the apartments here, and here's what I have to say about my experience: I"ll start with my main gripe: 1). Specifically, guest parking is definitely rough. Obviously, there's a limited number guest spots, but the few that exist are virtually always taken by tenants themselves. I think that just comes down to common courtesy among tenants, but I literally had my dad stop by for lunch one day - and as we drove up someone pulled OUT of their garage right ahead of us and into the only available guest spot. That was a bummer. I'll also often times see cars parked in guest spots for sometimes up to a week without any kind of enforcement. I've seen other apartment complexes implement a guest-spot registration system with a time limit which can all be done on your phone. I can't imagine enforcing that around the clock would be cheap, but it would be amazing if they could even implement a tiny bit of that. I actually spoke with management, and they were kind enough to share their own struggles with me - apparently the city is barring any kind of additional parking they had planned, so they're currently looking for other ways to implement a fix. 2). This is small, but I wish there was a better system to pick-up deliveries after hours. Not sure what that would look like, but it'd be nice! 3). A lot of people seem to complain about the gates not working and always being left open - It's been like that since I moved in so I'm used to it and it's not a big deal to me. But I can see how this would frustrate the long-time tenants, especially if they're used to having it. Anyway, the positives are pretty simple and outweigh my gripes for the most part: 1). The apartment itself is great, the location is great, and I'd say the grounds are kept in pretty good shape! 2). Gym and pool amenities are nice to have~ It's easy for these things to get pretty dirty, but every time I've been in, they're kept very clean! 3). Management has always been SUPER responsive to me, and anytime I place a work order - Randy (their lead engineering guy) is on it within 12 hours. First and foremost the management here is very unprofessional and does not have the tenants or employees best interest in mind. Since we have resided here there have been two assistant managers quit and 3 maintenance employees quit due to a very dysfunctional corporation and management team. We live in a townhome and understand from time time living in an apartment style community there will be music/bass so we def take that into consideration. However, our neighbor bumps his bass everyday with no regrets. To the point where we have several and several audio recordings and witnesses that have witnessed it and reported it to management. We had the assistant manager come over and witness the loud bass and stated "this is not normal at all." It's so loud and obnoxious that the pictures on the Wall shake and you can hear it from outside your place. Let me tell you this has been going on for four months now, after quiet hours and nothing has been resolved. We have been patient in the beginning and just couldn't handle it anymore so we figured management would take initiative to take care of it after we reported it but they haven't. We even contacted the District Manager and she didn't even reply back...Simply, they sent out a couple warnings to our neighbor and basically told me it is what it is..... Furthermore, the management thought it would be a good idea if we just moved to a dif apartment.... The sad part of this whole situation is Bella Vista, will rent out this townhome knowing the neighbors next door are so loud and obnoxious because they can care less about their new tenants. We are so baffled and upset with how this situation was not handled and that's why we are here to let everyone know this is just one situation on top of many more that is handled unprofessionaly. We basically burn $2300.00 a month and many other residents in this hell hole!!! On top of that there has been a community meeting conducted by the tenants that live here because there are so many issues that I can't even begin to explain them all and bored you. The meeting was so unconstructive by the management team at Bella Vista, that they took it personal. They promised they would take initiative in fixing the issues that were addressed like the one I'm dealing with but DO NOT FOLLOW THROUGH!! They can't even follow their own policys and regulations on the lease agreement but expect us to. It's honestly pathetic that we even had a meeting for them to waste our time and feed us lies because they have done nothing to resolve mine and many other tenants issues. There was Atleast 30 tenants at the meeting and a few of them which are business people walked out because management was so hard to deal with. Since the first. Meeting we were supposed to have two follow up meetings but Bella Vista, had cancelled both of them the SAME DAY OF THE MEETING.. How ridiculous is that? That is how they operate on their terms and their schedule. They basically get to you when they can. Additionally, when I have emailed them I either get no response or they reply a week later about an urgent matter. James is the manager and Beth is the District Manager for your information. These two could careless about anything but collecting rent checks. The location is great but the complex is ran by incompetent managers who have no idea how to provide customer service and run a property. I ask that you please take your money elsewhere because it's not cheap here and you can find something much better. However, if you don't feel as if this was a credible review I ask that you Atleast bring these topics of concern up to management when you go to look at your apt at Bella Vista, and discuss them. We've lived here going on 3 years now. Rough management in the begining. Now being under new management they're responsible for cleaning up the old mess.(yikes) However, The front office has definitely shown improvement over the last staff! I get all work order request done in a timely manor, receive my mail from the office on time, and have even had a couple parties there. My biggest complaint, hell the only complaint, was the parking. But i sucked it up and paid the extra $40. That's not bad for knowing you don't have to drive around and find a spot! The residents are like you would expect for living across the street from the beach. I think the non smoking policy keeps out the riff raff! Im happy overall! I used to drive by this place and dream of living here, the view is great and i loved the idea of living in a townhouse instead of a condo. Unfortunately it ended up being one of the worst rental experiences I have ever had. 1) The price went up $400/ month when my lease went up. 2) Rude front office that doesn't deal with things if they don't feel like it that day. i.e. birds flying into chimneys, or flooding 3) I complained for 8 months about a weird smell, they ignored me and brushed me off. Finally when I had a fly infestation and I asked them to take a look, they had a pest control guy come out. Turns out there were dead animals living in my walls. A family of dead rodents to be exact. It took them 1.5 weeks to finally close the large hole they had to create to clean out the space, which was located in my wall under my stairs. To compensate me for the time I had to evacuate my very expensive apartment, they gave me a $100 gift card... even though the apartment was uninhabitable for longer than a week... 4) The least of your worries are that the finishes in the apartment are cheap, the carpet is coming up and the redone cabinets have vinyl peeling up on the corners. I loved the location and the convenience. But the price, with the lack of caring about its tenants, and overall surly demeanor once you move in, is beyond reprehensible. Before moving here please read carefully and reconsider the management are the worst most unprofessional of people they do not care of tenants best interest when ask for help they say they would take care of it but as days to weeks even months pass by nothing gets done long story short do not live here!!! You will utterly regret living at Bella Vista. I've rented many times and this is the worst place ever. It is misleading, because they look so fresh and clean. Here is why NOT to move in: - cheapest construction ever! EZ-clog toilets, defective appliances, drafty windows, mysterious odors, leaking roofs, creaky floors, underpowered showers, etc. - utterly lacking noise insulation. You'll hear all your neighbor's doings and even the TV/fights of people 2 doors down. - Too many domestic disputes, break-ins and thefts. Frequent Renton PD gatherings remind you this is becoming "the hood". We even witnessed a SWAT team 'visit'. - the units share a common fire alarm. Burnt bags of microwave popcorn yield insanity - Invest in RAID & Lysol as fresh paint only covers-up mold, leaks and biblical insect infestations - Units near the overflowing trash-bins will loathe the summer breeze - pool/jacuzzi/workout room is vile: used diapers & condoms - 'nuff said. - Expect dog mess on your driveway & doorstep. BV newsletter begs people to stop. - guests will NEVER find parking - petty management will fleece you on move-out charges - turn-over of incompetent staff is commonplace. I agree with everything that is said above! Bella Vista was disgusting. Not to mention the move-OUT costs were enormous. Everytime I would call the office I would always get the message machine and no one would EVER call me back. You need to go into the office to get any answers. Cheap construction everywhere. My banister literally cracked in half, and you could tell it happened before. They just painted over it and called it good. You can hear everything your neighbors does....and I mean EVERYTHING!
