My job takes me to the most exclusive hotels in the world and I get to peek behind the scenes as well. I can tell you with all confidence that this is the cleanest place I've seen. So if are looking for a nice quiet place to stay this is it! Yes it could use a facelift but then I don't think I would love it as much. I liked looking at the old steam radiator, appreciated the super quiet air conditioner and above all enjoyed having clean floors and linen and a room that didn't smell like mold unlike some other hotels in the area. My wife and I just spent one night and two days in Akron and such a great time! We wanted a relaxing and low key mini vacation and Bella Vista delivered perfectly. The room (the colonial) was comfortable, old fashioned and quiet. We had a nice huge clawfoot tub, that REALLY hit the spot. Can I give this place a negative one million? The worst experience I've ever had (and I travel internationally). I have never met someone so condescending, arrogant, rude, and dismissive in my life. Once you book, the owner is hard to reach. He said to just text him, so I did and it would still take a few days for him to respond. He has a cat that roams around the house, but he doesn't disclose it. When I arrived, I told him I'm very allergic to cats and why he didn't tell me before I booked, he said, "Well, your here now. You seem fine." (As my eyes are watering and nose is running) Them he told me to just take my allergy medication. I was the first person to book months in advance and I was very specific with what I wanted in a room. Instead, he put me in a room with tons of light (no curtains), the world's smallest shower (we couldn't fit in it), ripped sheets, and it was the cats hang out room too (cat kept clawing at our door the next day). When I noticed another empty room that had a decent shower and was empty, I asked if we can just stay there. He said sure, but we can't move our stuff because he wasn't done cleaning yet (keep in mind, the check in time is between 4-6 and this was past 6pm when I asked). We told him we were hungry and we'd like the room when we get back. He said it's fine. When we came back, he gave the room away. I tried calling, but he didn't pick up, after several texts, he said I could stay in the other open room (that was smaller, no curtains, no a/c, and another tiny shower). Considering the cat ruled the house, and was hanging out by the dishes in the sink when we came back from dinner, we decided to cut our losses and not stay a 2nd night and not attempt to have breakfast on dishes with possible cat dander. read more

I bought a groupon. I tried to call and make reservations but the voice mail box was full. What kind of business is that? So I couldn't leave a voice mail. I had the option of texting my # to the phone but did not get a call back. Highly unprofessional. Luckily I got my money back from groupon. This Aaron guy is a joke. Where do I start? ! This was a Groupon I had picked up. We arrived at 3pm, and the host, Aaron was tending for 2 young children inside the home. When he greeted us, he stated he still had to clean the rooms and wasn't even sure what room we had booked! He said to give him until 4:15!. We got back at 4:15, and he was still cleaning or room. There was a cat roaming around, which caused a slight of odor inside. It did not look like a B&B inside. In order to get ice and glasses, we had to rummage through the kitchen cabinets. No ice buckets or adult glasses available. The carpeting in the hallways were stained. He keeps all the rooms, including the front door unlocked 24/7, making me feel very unsafe! He managed to find a key in another door so we could lockup or room. It appeared to work on all the guest room doors! Once inside for the night, we found stained towels inside the bathroom. Our room and bathroom was, on the other hand, quite clean and spacious. That was the only plus. We heard the 2 children running around and screaming on and off until 8:30. We were told checkout time was around 11:00 and breakfast would be served between 8:30 and 9am. Really? A half hour span for breakfast? There are no bars around and really no restaurants in the area. The only plus about this stay was our dinner at Aroma del sol restaurant about 2 miles away. Awesome traditional Columbian food! Needless to say, we were woken up by screaming kids and stomping around at 7:30am! We decided to shower and leave, even though Aaron offered us a seat at the kitchen table with 3 other people. My cousin and I had a Groupon for Bella Vista bed and breakfast, and we were charmed with the place as soon as we pulled into the parking area. Aaron was there to greet us as we walked in the door. He wasn't quite finished getting towels in the room, so we gladly waited downstairs. I knew there was a resident cat in the house, whose name is Oliver, and it didn't take me long to find him and make friends with him. It only took Aaron five or so minutes to finish preparing our room, and he even carried my cousin's two bags upstairs for her...he offered to carry mine also, but since I had just one, I was fine. He showed us where everything was located and left us to get settled. There are two sitting areas downstairs for guests to use, we enjoyed relaxing in the one with the leather recliners... Oliver sought out my attention, so I obliged. Aaron was in the kitchen getting his own dinner and watching TV, so we didn't want to bother him. The following morning the both of us got downstairs about 8:20am, there was no coffee made at that time, so we just hung out in the other sitting area... Aaron showed up about 8:30am and let us know breakfast was between 8:30-9am. Coffee was soon brewed and red raspberries, granola, and yogurt was soon on the table. We chatted with Aaron as he got breakfast for us, which consisted of eggs, fried potatoes, and toast, which all were excellent. Aaron sat at the table with us and talked to us (revealing some very personal information, my cousin and I are great listeners so we let him talk, sometimes one needs a neutral listener....some may be put off by such information, but we did not mind). There was another couple staying our second evening at Bella Vista, but we didn't get the chance to see them in the morning because we had to leave at 7:30am (I had to work that evening and had a 3.5 hour drive home). Aaron was up when we left, and said goodbye to us. Even Oliver was on the back porch as we drive around the house to leave, as if to say goodbye also. Yes the house is in need of cosmetic repair, but that's the charm of a place dating back to 1895...it's not going to be perfect. There are only four things which prevented a "five star" rating... first a simple sign in each guestroom stating that breakfast will be between 8:30 and 9 would keep some people from getting upset if they are downstairs at 8am. Second in the floral room, the AC unit's "off switch" doesn't work, and you have to unplug it in the middle of the night if you get too cold. Third, please consider placing enough towels and wash cloths in the guestroom for one's entire stay (we found where they're stored and had to help ourselves, I feel funny going through areas to find what I need). Fourth, in the bathroom of the floral room, the sink had no stopper, a ring or earring could easily get down the drain, maybe a rubber or wire mesh stopper would be a good idea. I don't get to Lancaster county PA as often as I can these days, but I would stay here again. Aaron, best of luck with dealing with the things you told my cousin and myself about at breakfast that morning... remember things have their ways of working out, and it's just a matter of time until the tide turns in your favor. read more

I stayed here for 2 nights in late July & am just now getting around to writing a review. I bought a LivingSocial deal on a whim because I had always wanted to visit "Amish Country" in Pennsylvania, visit various pretzels factories & see the scenery of this part of the world. The deal offered for this B&B was about as good as it gets. The cost for two nights for two people including daily breakfast & a welcome basket was very reasonable (& downright cheap, I thought). The home is about 100 years old & is quite large & very casual. We had the "Garden Room" on the 2nd floor which included an en suite bathroom & use of a (closed-in) shared porch off the side. The grounds are very nice & rustic & there is an old barn-like structure that the young B&B owner uses as an office. There is also free parking on the grounds. The area the B&B is located in consists of a small Pennsylvania town with not much to do there specifically, especially in terms of activities & food & drink. But there is a great park within walking distance with great views of the surrounding farmland & it also includes a walking track. It's also an easy walk into "town" which is mainly an intersection with the post office not too far away. Martin's Pretzel Factory is literally a stone's throw away down a side street. The daily breakfasts were great & we met some interesting other guests around the dining table. Again, it was all very casual & not at all fussy. The food was very good & there was a choice of drinks such as orange juice & coffee. Homemade jam was also put out one morning. I have to mention that there is not a hot tub outside (unlike what the reviewer below says). The owner did say that he may put in a pool at some point. read more

My wife and I have stayed at Bella Vista Bed & Breakfast before, and we stayed again this weekend. The rooms are comfortable, and the free wi-fi for guests is a nice extra. Breakfasts are simple, but tasty and filling -- we had french toast one morning, eggs the next. The owner, Aaron, does most of the upkeep, cleaning and cooking himself, and he does a very good job. It's always nice to have a personable host who seems genuinely interested in everything any of his guests choose to talk about. He's also knowledgeable about the area and can make suggestions for those looking for something to do. Akron is conveniently located very near Lititz, a charming small town with plenty of small shops and restaurants. It's a short drive further to other tourist destinations like Lancaster, the Pennsylvania Renaissance Faire, auctions, and wineries. We've stayed before and hope to stay again! read more

We stayed at the Bella Vista this weekend and truly enjoyed our stay. The home including our bedroom and bathroom was very clean. Aaron (the owner) was very friendly and nice to us. After reading through several reviews, I was afraid that my visit would be a negative one. However, we came away very satisfied with our stay. The room was clean and Aaron made it a point to make sure that we were enjoying ourselves. You can tell that he takes great pride in his B&B. He even took the time to shampoo the hallway rugs for his guest. Normally, a B&B owner greets guests and then disappears - not Aaron. He worked hard to make sure that we felt welcomed and he even socialized with us in the parlor. I worked up an appetite after going for a nice run along a beautifully landscaped bike path close to the B&B. I expected a small breakfast but was really happy when he served us a BIG breakfast: oatmeal, sausage, home fries, two sunny-side up eggs, toast, OJ, coffee and glazed donuts - too much food to finish. We enjoyed ourselves so much that we book our next stay before leaving. Please don't pass up booking your next B&B in Lancaster at the #Bella Vista . We stayed at Bella Vista B&B a few weeks ago. Aaron is a young man who purchased the B&B a few years ago. His breakfasts are good and varied. One morning we had strawberries, great pancakes and delicious fried potatoes. The next morning we had strawberries, Greek yogurt and granola (if you wished) and then waffles and fried potatoes. Juice and coffee both days. He serves breakfast around 8:30 so if you are an early riser take a snack. There were 6 of us one morning and we were fed our waffles two at a time but that was no problem because everyone talked. People were there to relax and enjoy the day. Our bedroom and bathroom were clean and everything worked. Aaron does the housecleaning and works hard to keep everything up to date. The town is easy to walk and kept up nicely. There is a pretzel factory in the next block where we purchased some bags of pretzels. . There is also a great Italian Restaurant, Piero's, a mile down the road. read more

The owner, Aaron, is a nice guy. He's friendly and keeps a clean house. I don't know if he's ever stayed in a B&B other than his own, but he should, so he can improve his. The good: it was clean, he had wifi, parking, and he was friendly, good porch with rocking chairs. What needs improvement: 1. Coffee. When we woke at 7:30 am, no one except for guests were in the house. There was some forgers coffee sitting next to the coffee machine, some we made some. Looked in the fridge, no cream. So one of the guests ran down to the store to get some. That was not right. 2. Breakfast. We were told that breakfast would be at 8:30 or 9am. About 8:45 the owner came home and made breakfast. We and the other guests got served pretty slowly, two at a time. By the time the last two were served the first two were already finished eating ( probably a 20 min period for all to be served), even though we were at the same table. Breakfast was watermelon and grapes, 1 pancake and Some sautéed potatoes, OJ and the bad coffee we made. 3. Room. Lucky it was fall because our room didn't have AC. two of the three windows had to be propped open in order for the to stay open. 4. Noise. Our room was on front of the house. With the windows open, there was a decent amount of noice from the road 5. Comfyness. House had minimal furniture, couldn't really feel at home and relax. Really didn't seem like a place where someone lived. Honestly, this was just an old house that had just enough furniture to allow people to sleep there. It was really lacking all the details that make B&B's great. if it were a hostel for $50 per night, it would be great, but as a B&B, it's not anywhere close to what others offer. read more

This was a great first experience at a b&b. The owner was very accommodating and went out of his was to make you feel at home. There is a hot tub in the back that is available all year round so make sure to take advantage of that! The breakfast was home cooked pancakes, sausage and included fresh fruit with yogurt. I was very disappointed in this B&B.... almost left the first night, dirty bathroom with very thin towels, the mattress had a thick foam layer on top, the handle to the bedroom and bathroom was broken, had to giggle it. The owner did not respond to a message sent after buying the Groupon and when I arrived he took someone else's luggage from the room I requested to another room. This is a very old house and needs a lot of work. I didn't feel welcomed, very awkward talking to Aaron, plus he doesn't talk much. My boyfriend and I came here using a Groupon and had a wonderful time exploring Lancaster and then coming back to this beautiful B&B. The owner does a great job keeping the rooms hotel quality (with enormous kingsize bed) but with quaint and quirky decor that gives the place Bed and Breakfast charm. Adorable cat and the owner's very cute son kept us entertained before breakfast. The breakfast was tasty and filling: granola, fruit, and yogurt followed by waffles and fried potatoes. This place is great. The rooms were clean and spacious; ours had awesome little window seats and a large private bathroom (Colonial Room). Breakfast is delicious and varies from day to day. Oliver, the resident cuddle cat, is impossible not to love. The location is great, close enough to wherever you're headed, but far enough away to experience things from the local side. Unfortunately, I was not able to stay at this B&B, so I can not review the actual stay. HOWEVER... For me, I did not have the same experience that to others did with the owner, Aaron. He was very rude and not accomodating! I had purchased a 1 night stay from Groupon. I called to make the reservation and was told only then that I can not book a 1 night stay on a weekend. This was never stated on the Groupon. I am a teacher and can not/will not take if just to go away. I tried explaining and states that I would not have purchased this if it was clearly stated that you can only stay one night Monday-Thursday on the Groupon. Aaron said sorry and call Groupon for a refund. He didn't seem to care. So I really not sure how this is helping his business, unless it is a ploy to get people in and then make them buy another night. Here's some advise to you Aaron~ Make sure you are advertising correctly and if your business is bad enough to be on Groupon, how about trying to work with people. I will make sure all of my friends, family, and social networking connections know of this negative experience and how unaccommodating and unfriendly the owner was. read more

If you've never stayed at a bed and breakfast before this is probably the place for you. If you have I wouldn't recommend this place unless you plan to throw all expectations out the window. We checked in between the suggested hours of 4-6 and the innkeeper had no idea we were coming or who we were. When we booked our room only 2 days before. However the innkeeper ran upstairs and quickly cleaned the room and made it ready for us. The room was freezing! No heat on in the rooms and it's January. With a high of single digits. This bnb has a cat. Which will claw at your door trying to get it and sit outside of it hoping to sneak it when you open the door. The bathroom was tiny but that wasn't a huge deal for us. We slept with every single piece of clothing we brought with us including our jackets. Breakfast was granola and yogurt. As well as eggs and potatoes. No cream for coffees just milk. After talking to the other guest at breakfast we learned everyone was freezing and went to bed with all their clothes as well. I'm 8 months pregnant and we were just looking for a small quick get away before our newborn arrives. This wasn't our idea of a nice get away. We've stayed at dozens and dozens of bnb. If you've never stayed at a bnb don't make this your first or you'll never stay at another. read more

We rented the Hunt room for two nights. The description on the site lies about the accommodations, there's no TV, no sofa (don't care about that, just weird to lie about it) the sink was barely attached to the wall, the toilet had a chunk missing from its cover, the ceiling in the bathroom makes it hard to stand up (I'm 5'11", nothing crazy). Showering is difficult for that reason, and breakfast was an underwhelming one anyone could have made. Aaron, the owner, clearly doesn't care. We left after breakfast a day early and Aaron waved goodbye seemingly unsurprised by our very early departure. And it's across from a water treatment center which doesn't always make for a nice smell stepping out on the porch. We did stay for the first night of the two night package we paid for since we got there at 9 at night and didn't have much choice. At least the sheets were clean and bed was comfortable. This is a great Bed and Breakfast! The host was warm and friendly, going out of his way to make the stay pleasureable. The rooms are spacious and very comfortable- breakfast was great including eggs, sausage yogurt, granola, rice pudding, home fries, french toast, OJ, coffee,tea, coffee and very nice fresh fruit. The inn itself was quaint and the room was comfortable. However,Aaron,, the innkeeper, personifies the old adage, "jack of all trades; master of none". His demeanor and hospitality rank just above those of Norman Bates. I booked the room months ago, and to be courteous, I called earlier this week to confirm. Aaron acted perturbed and said that li had already called in the past and wondered why I was calling again. I told him that my son might be traveling with me instead of my wife. However, my wife was able to come as well. When we arrived, Aaron chastised us for not letting him know that my son was coming. I had not called back due to his attitude on my previous calls. He was rude and discourteous throughout our stay and acted as if he was doing us a favor by letting us stay there. We did pay, as I recall. We didn't have breakfast either day, and he repeatedly mentioned this afterward, as if we offended him or caused him a great financial burden. Having read his responses to several reviews,I am certain that he will immediately respond, referring to himself in the third person and portraying himself as a beleaguered victim. Here's a thought, try being pleasant and gracious and you won't have to spend all your waking hours writing responses on behalf of "'this owner". read more

I purchased a Groupon for my parents but my Dad was unable to go so I visited the B&B with my Mom. Neither of us had ever stayed at a B&B prior to this visit so we weren't sure what to expect. I've read a lot of negative reviews left for Aaron and this establishment but I truly feel if people would be a little more open minded to the experience they would have enjoyed their stay a little more. Aaron was so pleasant and very accommodating. Oliver, the cat, was super friendly and made our stay even better. I would suggest adding a note on the website about a cat being on premises for those with allergies. The house was beautiful, we really enjoyed relaxing on the front porch with our coffee. Breakfast consisted of fresh fruit and yogurt with granola followed by a hearty serving of eggs, toast, and potatoes, as well as friendly conversation with Aaron and the other couple staying there. If we needed anything Aaron was right on top of it, he even allowed us to switch to a larger room containing two beds. I have no complaints and will be staying again. read more

I purchased a groupon for my parents to Bella vista as a Christmas gift so they could have a little romantic getaway and was pleased by the reviews I read about this place online. However, I was highly disappointed when attempting to make my reservation. I first attempted to call on a Friday night to the number listed on the website to which Aaron, the man who answered the phone, answered with a non chalant "hello" and when I inquired about weekend availability he replied with a snarky "nope." He told me he would call me back because he was busy and so I waited over 2 hours and no call back. I attempted to call back myself and it went to a personal voicemail which makes me think the number for the location is just his personal cell phone. I then emailed the customer service email that was listed and kindly asked about their weekend availability for the next three months. Again, Aaron replied by saying he was busy, he knew what I had, and that I could just "sit back now." I don't know what he meant by that but possibly that I did not need to keep calling because he would handle it. No call was returned and so I attempted three times the next day with no luck and nobody answering the phone. A few hours later I received a call back from Aaron and the conversation went something like this. "umm hi I'm calling you back bc you called..." I kindly told told him that I wanted to make a reservation for my parents using my groupon voucher for a Saturday or Sunday as a small weekend getaway. He asked me why they couldn't travel Monday through Thursday (why he needs to know I don't know why) but I answered that because they both work they could only travel on weekends. He then told me that his first open weekend was in May and that if they wanted to stay on a Friday or Saturday that he "preferred" they stay for 2 nights. I explained the voucher was only for one night and he interrupted me and said "I know it is, I put that thing on groupon" so I very nicely let him know that nowhere in the fine print or details of the voucher did it say that he reservation needed to take place Monday through Thursday or the voucher would not be honored. I also told him the voucher could be used any day according to the groupon details. He said sometimes there is "miscommunication" and so he would not allow a one night stay on a weekend. Again, I told him that if that was the case, it needed to be specified in the policies or fine print and he continued to repeat that he didn't prefer it and won't allow it and that if I wasn't happy to "just ask for a refund." I tried once more to ask "so you're saying I can't use my voucher for one weekend day" and he said " I won't allow it so just ask for your money back." The entire conversation he was snarky, rude, and has an attitude in his voice and then ended the call by saying "have a nice day" and hung up the phone. I decided to call groupon and cancel my voucher bc I could not believe the lack of professionalism or customer service from Bella vista! I'm sure my parents would have had a pleasant stay there but now not only will he lose their business but this honest review will plague the reputation of his business. I hope Aaron and those at Bella vista read this and re-evaluate their business practices and remember that it's ALWAYS about the customer! I was courteous and respectful and he treated me as if I was a bother and like he did not want to deal with me. Because of this, I would not recommend this bed and breakfast nor any other establishment that may be owned by Aaron. This justifies the one star I have given his business. read more

We visit B & B all the time and somehow we missed this one. I was excited to find a new destination less than 2 hours away when Groupon posed an offer. I bought one and got two other friends who are also B & B ers I tried calling and emailing numerous times without a response When we go through we were told the single night groupon could not be used for the weekend. We explained that these limitations were not included in the groupon and were told " oh well, take it up with Groupon". The owner was downright rude. Once this was said I knew there was no way I'd want to stay here. Very sad since our other B & B experiences had all been wonderful. We were treated with respect and politeness. Not here. The owner did not only loose three customers..... But dozens Luckily Groupon offered all of us refunds and were distressed to hear if lack of service that reflects upon them as well. Maybe this is one reason why we had not come across them or heard and recommendations. I do not suggest anyone stay here. read more

My boyfriend and I arrived on 9/18/2016, we were scheduled to stay one night. Upon arrival we tried to check-in but there was no one there, in fact the home was locked. So the wait began. Once the owner did arrive home, we were informed to give him a few more minutes as our room was not quite ready that he still had to clean. Well, lets just say that the time he spent on what he considered cleaning could have been spent doing something else, as the room was far from clean. There was enough dust to grow plants, the wash cloths were so dingy they should be thrown out. When I went to lay down on the bed, I immediately started to itch, this was before I found out there was a cat that could roam freely. This place did not feel like a relaxing getaway, nor were we made to feel welcomed. In fact we felt as if we were disrupting his family dynamic, as the owner and his family lives upstairs on the third floor. Breakfast was ok, you are not giving an option of anything other than what he has to serve to you, and this is presented in any form. Aron is a good kid, but he needs to take his business a bit more seriously, and consider moving into one of the other structures on the property. Doing so would give his guest a better experience and not the feeling of being unwanted guest And maybe consider spending a few dollars to hire a part time cleaner/handyman to help out. read more

After reading some negative reviews, I just wanted to post again how much my son and I enjoyed our stay. I have severe cat allergies but never once did I notice a problem with my allergies. Our room was clean and the house was impeccable. I also booked with groupon. Never once did I feel like we got a bad room since we booked on groupon. We arrived early, very early. The rooms were not ready but we arrived at 10am. My son got the room he had wanted. Never once did I feel out of place for bringing a child. This place is very family friendly. The owner cooked breakfast every morning. We had a busy schedule and were gone all day. We always came back to a clean room. We ordered pizza the first night. The owner showed us the fridge and told us we could use the microwave to heat up leftovers. That saved us a ton of money. We put milk and other staples in the fridge. The owner told us to help ourselves to the utensils and cooking items if we wanted to cook and have a more cost effective vacation. I would recommend and come back. read more
