I can tell you from a long and painful experience that they are the most unprofessional, incompetent and dishonest group of people you'll ever encounter. I could write an encyclopedia on why this company is so bad, but in the interest of being succinct, I'll keep it brief. Here is a list of things that make them unbearable: 1. They do not enforce the most important rules that are supposed to govern our community (parking violations, noise complaints, trash bin placement, trespassing, grounds, maintenance, etc). Trespassing is the worst problem. Anyone can park anywhere they want on our property and they fear no repercussions because they know Vanguard will not enforce it. This often leads to theft. 2. They NEVER answer their phones or return emails. On the rare occasions they do, they are not helpful in any way. 3. They do not hold our grounds company accountable for the work they do so we constantly end up with poor mowing, trimming, edging, debris removal, etc. To add insult to injury, you usually get home from work to find that the grounds crew has blown leaves and dirt all over your front porch. 4. They have almost no relationship with our local law enforcement and do not communicate our needs with them when we request that. 5. At HOA board meetings, they act like dictators and often refuse to allow residents to speak. Namely, they are bullies. 6. They use scare tactics with no documenting facts to raise our association fees each year. There is so much more. The list is long and agonizing. For some unknown reason, our HOA board never does any research in reference to finding another company. As the song goes, "The things that make you go hmmmm..."

Additionally, to make matters worse this so-called property management company has yet to identify the current occupants of the home with no record of a rental or lease agreement. And even worse the actual home owner has not been located and it's been 2 years now since the home was abandoned and taken over by the current occupants. Vanguard remains scared to do their job and keep our community up to standard per our rules and regulations. We are firing this company and will not recommend their services for any HOA seekers. It is sad and unacceptable to pay for a service and not receive what you pay for. I will also be filing a complaint with the BBB and all other business review platforms for awareness.

About 10 years ago, our community switched from one bad management company to AVID, thinking things…read morecouldn't possibly get worse. Unfortunately, they did. Managing our HOA with AVID has been an ongoing nightmare. One thing AVID never seems to forget is raising their fees every year. Unfortunately, the quality of their management and customer service has gone from bad to significantly worse over the years. Our community consists of only 49 homes. It is a small community with relatively little work compared to many HOAs, yet we have gone through multiple community managers, and there continues to be a lack of communication, accountability, and basic follow-through. Our current Board has now decided that homeowners must communicate through AVID, yet our representative, Tiffany D., has repeatedly ignored homeowners' requests and follow-ups. We have even reached out directly to the owner, Avelino V., and have received no response from him either. I am speaking from personal experience because I previously served on our HOA Board for a year. It was an absolute nightmare. Tiffany was supposed to be advising the Board, but in our experience, she made multiple mistakes and did not provide the level of guidance or management we should have been receiving from a professional HOA management company. There are also ongoing issues involving amendments to our governing documents that previous Board members (myself and 2 other board members) worked on with an attorney. 2 years later, those documents still have not been signed by 2 appropriate Board members and recorded with Hillsborough County. We were told by the attorney that recording should take approximately 3 business days once properly submitted. Yet 2 years later, the matter remains unresolved!! The inconsistency in enforcement is another major concern. AVID drives through the community monthly and issues violations to some homeowners for things such as brown palm fronds, while seemingly not enforcing the same standards consistently throughout the neighborhood. In our situation, we explained that the palm fronds became brown following unusually cold weather earlier in the year and that, according to the maintenance guidance we received for foxtail palms, improperly removing too much foliage at one time can damage the tree. The response we received was essentially that we would have to replace the palm tree if we did not trim it. This is the type of experience that makes homeowners question what they are actually paying AVID for. In 90% of homeowners' experience, the communication has been poor, follow-through has been unacceptable, and the attitude from management has often been dismissive and unprofessional. When homeowners cannot get answers from the community manager and cannot get a response from the owner of the management company, it raises serious questions about accountability. A professional HOA management company should provide guidance, communicate with homeowners and the Board, follow through on important documents and legal matters, and enforce community rules fairly and consistently. Unfortunately, that has not been our experience with AVID. This company has been a complete nightmare for our community, and based on our experience, I would strongly recommend doing your research before hiring them to manage your HOA. 1 star only because Google requires me to give at least one. If I could give zero or negative stars, I would!!

College boys found a bin to catch water and continued to dump it off the balcony For FOUR hours !! Management moved our son to hotel for 4 days then different apartment bc he had just moved in and we demanded a different one. His 2 roommates had to stay in the newly flooded space with obvious mold growing. They were not allowed to break lease. Fast forward 1 year- another leak coming from ceiling. Maintenance obviously knew there was an issue because there was a bin catching drips from the apartment above. That began to overflow and then began leaking into our son's apartment. Once again, maintenance could not be contacted And did not respond for several hours. Which meant my son stayed up all night dumping water again. He has tried to speak to Jessica, The manager five different occasions, has left several messages with no return call. Each time he has been told she is out or at lunch. He plans on moving out in two months and they will not release him from his lease, even though there is mold growing in his ceiling and is probably the reason for his sinus issues. Management knew of the leak and failed to solve the issue until it became someone else's issue. The fact there was a bin placed there to catch the water in an unoccupied room above him shows they had knowledge. My son once again was staying up all night dumping water. They won't let him out of his lease 2 months early and will manager will not even contact him. Stay away from this horribly managed apartment complex!!
