About 10 years ago, our community switched from one bad management company to AVID, thinking things couldn't possibly get worse. Unfortunately, they did. Managing our HOA with AVID has been an ongoing nightmare. One thing AVID never seems to forget is raising their fees every year. Unfortunately, the quality of their management and customer service has gone from bad to significantly worse over the years. Our community consists of only 49 homes. It is a small community with relatively little work compared to many HOAs, yet we have gone through multiple community managers, and there continues to be a lack of communication, accountability, and basic follow-through. Our current Board has now decided that homeowners must communicate through AVID, yet our representative, Tiffany D., has repeatedly ignored homeowners' requests and follow-ups. We have even reached out directly to the owner, Avelino V., and have received no response from him either. I am speaking from personal experience because I previously served on our HOA Board for a year. It was an absolute nightmare. Tiffany was supposed to be advising the Board, but in our experience, she made multiple mistakes and did not provide the level of guidance or management we should have been receiving from a professional HOA management company. There are also ongoing issues involving amendments to our governing documents that previous Board members (myself and 2 other board members) worked on with an attorney. 2 years later, those documents still have not been signed by 2 appropriate Board members and recorded with Hillsborough County. We were told by the attorney that recording should take approximately 3 business days once properly submitted. Yet 2 years later, the matter remains unresolved!! The inconsistency in enforcement is another major concern. AVID drives through the community monthly and issues violations to some homeowners for things such as brown palm fronds, while seemingly not enforcing the same standards consistently throughout the neighborhood. In our situation, we explained that the palm fronds became brown following unusually cold weather earlier in the year and that, according to the maintenance guidance we received for foxtail palms, improperly removing too much foliage at one time can damage the tree. The response we received was essentially that we would have to replace the palm tree if we did not trim it. This is the type of experience that makes homeowners question what they are actually paying AVID for. In 90% of homeowners' experience, the communication has been poor, follow-through has been unacceptable, and the attitude from management has often been dismissive and unprofessional. When homeowners cannot get answers from the community manager and cannot get a response from the owner of the management company, it raises serious questions about accountability. A professional HOA management company should provide guidance, communicate with homeowners and the Board, follow through on important documents and legal matters, and enforce community rules fairly and consistently. Unfortunately, that has not been our experience with AVID. This company has been a complete nightmare for our community, and based on our experience, I would strongly recommend doing your research before hiring them to manage your HOA. 1 star only because Google requires me to give at least one. If I could give zero or negative stars, I would!! read more

I do not understand why AVID never returns phone calls. Anytime I've called for various reasons I either get dumped into someone's voice mail or the person I'm talking to is clueless or what needs to be done. Our association pays thousands of dollars every year and we get nothing in return, not even returned phone calls. It's very disappointing! read more

This property does not care about nothing. if you don't know how do your job in customer service get a real job, property gets flooded all the time and they don't do anything about it, maintenance sucks I do not recommend this they're are better ones the only thing they care about is absolute nothing. Property management sucks. read more

We submitted a work order, called and emailed numerous times about a possible slab leak in our townhouse/condo and never received a response. It's been at least 3 weeks and no one has scheduled to come look at the property. Now everytime it rains we have to place towels at the base of my son's bedroom floorboards to minimize flooding. God only knows what's growing behind those walls. read more

To say this property management is terrible would be an understatement. Our townhome association was under them, and what a mistake that was. Words come to mind like incompetence, laziness, inexperience, and apathy. Avid Property is truly a company that should not be in business. Please be VERY wary of using any of their services. If there is a positive review of this company, I would assume that the review is solicited by someone they know. read more

AVID Property Management is the worst company ! They never answer the phone , do not reply to emails . My community HOA has not had a meeting all year . We pay a significant of money for HOA dues and never get results . Their website has a blank calendar , does not have any minutes posted of meeting since 2022, and its 2024 , has no emergency contact number , does not have required parking for handicapped individuals .....I could go on and on , but I think this review is also a waste of time ! VERY disappointed ! read more

My car parked outside of my house in my marked spot got towed. AVID manages the HOA of this gated community. $237 dollars and half a day of work wasted getting it back and no one in the customer service department can bother to pick up the phone read more

Avid is the Best ! We used them twice. Once from condo to storage, then to new condo. Cliff is the so detailed, on time, accommodating And takes time to wrap and treat your furniture, belongings with great respect without wasting time. Cliff and his team show up and prepared exactly on time. We are so fortunate to have Avid refered to us. Debbie in the office is super ! She works with our schedule and our needs. Ruth from Suncoast Cleaning Management company refered us and it was excellent. Even in covid mist, this company is do professional. Thank Avid ! Thank you Cliff and Michael and Debbie For helping make a smooth transition to our new Florida life. Helen and Andy Obrien ! read more

I have no idea how these people are in business still. They asked me to pay an additional $25.00 +. And when asked what it was for, the answer was "I don't know". Please, if you have high blood sugar or pressure or a heart condition, do not call these people and try to reason with them, they are living totally in some parallel universe. read more

The worst manager, and worst management company, totally useless, rude, never pick up the phone, if you are lucky you get a return call a week later, we are doing so good after we fired him. read more

Avelino. Hello. I have been a owner at LEW since 2002! We have had many mgmt companies and property managers. And previous mgrs at avid for LEW were questionable!! I have been on and off the LEW board. However for the last 3 yrs as LEW president I can't say enough AWESOME things about Rosalina !! She knows her stuff, she has all the docs/details etc to back things up, she goes out of her way to help the LEW board with things to get done. Taking on the reroof project was not fun. However she was on top of everything. It wasn't a smooth ride and I would never want to do that project again. Not sure if this email will do anything but she is a complete asset to us at LEW. She goes WAY out of her way for both the board and all the bitchy residents. If she was to leave I would suggest to the brd to contract with mgmt company she goes to. I will be closing on my unit this Friday!!! And will sincerely miss working with her!! I know Michael is on the same boat with me for her being a complete asset to run LEW. Thanks for your time. AVID manages the property at a new townhome I recently purchased. They have been helpful, both with questions before the purchase... and service after the purchase. When I need something I can call them, and if they don't have the answer, they quickly point to someone who does. They also make it easy to purchase things like gate remotes and extra pool keys. Very happy with them to date! read more

The manager of the Manhattan Palms Community, Frank Alvarez is doing an amazing job. You can always come to him if there are any questions or problems and he helps immediately. By the way, the did such a great job when he let renovate the whole community. We have an amazing Tenniscourt now an a great swimmingpool area. Now it´s a lot of fun to live here. Thanks so much to him Simone Ilic read more

Zero stars. This has to be the worst property management company in existence. They've been managing our subdivision for about five years now and really have done nothing except collect the check. We have issues with neighbors feeding the cats and the cats are using mine and my neighbors yards for litter boxes. They shit and piss on my grass in my flowerbeds they have killed my grass and my plants and Avett has done nothing about it. I called and leave a message and never got a response, at least five complaints about the cats and all they do is send out an email and nothing gets resolved. Worst management company ever as I read in the reviews, also read avoid this company at all costs and unprofessional read more

Horrible service from this company. The rep Meghan Gaule is rude and provides no real assistance. I have a report from an independent plumber, that is not associated with me or the condo association, that states that the supposed leak is not coming from my unit. I am still awaiting a response since July 2019 from the "board" regarding a refund. Now they are charging me again (I have received no invoice for this, they just needed it to my association fees) because they still have not fixed the leak they are claiming is coming from my unit. NO ONE FROM THE ASSOCIATION HAS MADE ANY ATTEMPT TO ACTUALLY FIGURE OUT WHERE THE SUPPOSED LEAK IS COMING FROM BEFORE BLAMING IT ON SOMEONE ELSE. DO YOUR DUE DILIGENCE. read more

Not responsive to calls for service. The pool has been closed for a couple of months in the middle of the summer! Customer Service kept hanging up on me when I called!! When I called before they said it was a breaker but now saying it's the pump. I am paying over $400 a month and unable to swim laps in the gorgeous pool!!! read more

AVOID AVID IF YOU CAN. We bought a property managed by Avid and realized we weren't part of the HOA because the seller's realtor didn't include the paperwork as part of the closing. We tired to get access to the HOA online and it wasn't granted. We called and spoke with Rhonda and she thought all was good since we had our HOA dues set up to come out of our escrow, well then she finds out they don't even take escrow so she says they'll send us everything in the mail (funny note, when I called she had all our information intertwined with the former owners) The issue, the first thing we received was the same letter twice from a lawyer's office threatening a lien on our house, one was a certified copy, the other copy was sent regular mail. In the letter we're told we owe the yearly dues and $300 in fees. Shortly after we received a certified letter from the HOA that had been mailed a month and a half prior with our dues notice with a 15 day period to pay the dues and the date on which that 15th day would land. We paid our dues, but it was absolutely impossible for us to pay our bill by the given due date as that date was passed by the time we received the certified mail. Also, the former owners also had called and spoken with the HOA after receiving a dues bill and told them about the change in ownership. Recap. We were up front with Avid (Rhonda) and tried to get the entire issue figured out since it wasn't done at closing and Rhonda assured us we'd receive everything in the mail and we'd just need to sign, pay and return. Instead now they say they sent us stuff and we ignored it. Which the certified mail is proof that some of that's not true. Also, the information from the lawyer included how to access online access to our HOA and that site doesn't work. My husband has since called Rhonda and she wouldn't take his call. We have a very broken HOA demanding money and extra fees and the person in charge of our neighborhood won't speak to us, nor is there a working website, so I guess it's just a free for all for them? If Rhonda won't speak to us, who do I make aware that I'm replacing bushes and doing other landscaping? No one? PS we did pay the lawyer fees to avoid the lien Avid was threatening on our house and having to prove in court that Avid was wrong as it'd take time and even more money to take care of that. This company is insane. read more

Maria Seneca is incredibly unprofessional and unfortunately she makes Avid look bad as a whole. She does not want to take the time to hear your concerns or offer you any help Which is exactly the opposite of her job description. Avoid this place at all costs until upper management makes changes. 0 OUT OF 5 STARS!!!!! read more

I own an investment property (townhouse) in Tampa, Avid manages the HOA/common area maintenance. When there was a leak in the roof (an external repair - their responsibility), they were nowhere to found, despite repeated voicemails & emails. After 2 rainy weeks, I did their job for them & got someone to patch the roof & replace the mouldy drywall - with the health of my tenant & the value of my investment at stake I couldn't waste any more time. I let the incident slide since it wasn't a lot of money. this month I received a nasty letter from a lawyer claiming that Avid had placed a lien on my property due to 3 months' unpaid HOA fees. It turns out that the HOA payment stubs never reached my property manager. I was able to resolve it but I'm irritated that they didn't correspond with me at all for 3 months and just went straight to a lawyer... yet, when it was time for them to fulfil their obligations, they were nowhere to be found. Funny that. Next time they slack off on maintenance, I won't be so nice ... I'll take a page out of their book & go straight to a lawyer and see how they like it read more

Too many problems in our Association with Avid Property Management. They stated to property owners that they plan to form a new Association to send mail to property owners for an estimated $9000 or more in costs. Property owners in our Association feel upset and do not agree with their plan which will cost property owners thousands of dollars in costs. read more

ZERO STARS I own a condo managed by avid I went to the office today because my roof has a leak and it caused my ceiling to fall in multiple areas I have been trying to contact the manager of my property since Friday to have someone help with this issue since my HOA is responsible for the roof leak the only response I received was to inform me that my roof is only 3 years old and she isn't aware of any leaks... yeah I'm making you aware since my ceiling is falling!!! The manager of my property process to raise her voice and speak to me in a very rude unprofessional manner After asking for a supervisor she informed me she doesn't have one then he was out of the office (doesn't exist or out of the office) I go to the man in the front and guess what I get a supervisor!!! He was very professional and told me the owner of avid will contact me today if he comes to the office so in the end I'm sent away with no plans of having someone repair my leaking roof as it continues to rain and cause more damage in the home I just purchased 10 months ago. read more

We have a home in a great town house development with higher end monthly dues. The negative part of the development, is the property manager. The service from Avid Property Management is awful and unacceptable. Their customer service is non existent and the customer service agent is extremely rude and understands nothing about service. I have noticed some of the quality of maintenance has dropped; including the landscaping, pest control, and even the cleanliness of walkways is subpar for this type of development. read more

Should be renamed to Avid Property Mismanagement considering how they have ruined our property's budget over the years. We're now having to fork out an additional $3000 on top of our monthly dues to pay for a roof replacement, which 95% of the town houses won't need for another 5+ years. read more

I could give zero star too, worst customer services, hard to get in the phone, rude and don't care at all,

I have resided in a townhome community managed by Avid in Tampa for nearly 20 years. Individual property managers come and go, but all in all, they do a pretty good job. The work that is done is never shoddy, but generally first rate. Do they drop the ball here and there? Of course! I have personally had confrontations with the management company, but in the end, it is the members of the community's BOD who set the rules. Recently, the BOD established parking rules in accordance with our bylaws and as one might expect, every one of those homeowners (or worse, tenants) who consistently were rude regarding parking before, complained with the new rules. Avid handled all of this well even if they got blasted by the few for it. read more

This is the bottom of the barrel company. They will not respond to you if you are a resident, and if they do they are very hostile. You will never see the property manager on site. Worth the money to pay for a full service company that's not rude and unavailable. read more
