I have always had my annual $160 HOA assessment set up on autopay, but the autopay unexpectedly failed. After missing just one mailed notice in February, Greenacre immediately escalated my account to collections at Bush Ross P.A. I just received a letter demanding $615. For a $160 balance, Bush Ross tacked on an outrageous $430 in "attorney fees" just to mail a single collection letter, alongside interest and mailing costs. Escalating a single missed payment into hundreds of dollars in legal fees feels like an absolute shakedown. Do not buy a property "managed" by this clown-show. You will pay astronomical monthly fees and get nothing in return. It's a total ripoff. Whenever you report a problem or concern nothing gets done. Cindy Riner is the worst property manager and will not lift a finger to do anything whenever she is contacted about any issue or concern. She claims to come onsite to check for issues but has not been spotted once. She is completely unprofessional, obnoxious, and dishonest. I had to sell my condo to be done with them. Terrible. Since the date I moved in in 2017 there is ZERO way to get in touch with these people. They constantly dodge calls and are non-responsive to emails or portal requests. I'm pretty sure they are scamming people but can't yet prove it. ABSOLUTELY THE WORST. Two years to get a water main found and put in, why it wasn't labeled in the first place was a mystery but I couldn't shut my whole house off for the first 5 years I lived here because no one, them included, found it necessary to tag and find the water mains for in front of the town homes. read more

I called Mr. Ryan Greenacre and was told he did not have an extension. Do they think I just fell off the turnip truck? Three residents in our community were NEVER informed that Greenacre had relocated to Orlando and had changed our account numbers. All of us had automatic payments set up, and EVENTUALLY our checks were returned to our banks. We received a registered letter threatening a lien on our homes due to non-payment. Once I received the letter, I called our representative, Mr. Jeff D'Amour, only to be told that I had to deal directly with their attorney. Why is he getting a salary?? He is supposed to be our rep. As a result, all of us were charged additional and unnecessary fees. After I informed a neighbor about what had happened, he called and had his automatic payment updated with the new account number and location. He was fortunate that his payment had been forwarded to Orlando, but the rest of us were not so lucky. Overall, this situation reflects very poor communication and account management. I agree with the "zero stars" sentiment. At least our HOA eventually recognized the problem and chose not to renew their contract. Greenacre created the problem and unfortunately we paid the price. Unfortunately, the same cannot be said for the off-site team at Greenacre's Tampa office, where we've had repeated interactions with Betsy, Zach, Soriah, and Debbie. These staff members have demonstrated a clear lack of organization, urgency, and care. We are constantly met with excuses like "they're on lunch," "they're in a meeting," or vague promises of a callback -- none of which ever happen. When accountability is needed, they often default to "the system is automatic," which seems more like a deflection than a solution. Their website claims Greenacre is one of the oldest association management companies in the region -- and frankly, it shows. The company appears stuck in outdated, hands-off practices that fail to meet the expectations of modern property owners. They also boast about servicing over 180 communities across West Central Florida as if it's a badge of honor. But based on our experience, and the growing number of negative reviews online, it seems they've stretched themselves thin and shifted focus from quality service to volume and profit. Instead of treating condo owners as valued clients, it often feels like they treat us as if we work for them. There's no sense of community, no proactive communication, and no accountability. It's disheartening to witness a company that appears far more focused on checking boxes and collecting fees than on actually supporting the people and properties they're paid to manage. If you're a current or prospective client of Greenacre, I strongly urge you to keep shopping. This is not the management company you want overseeing your property -- especially if you value communication, responsiveness, and true partnership. And to Greenacre: I am not interested in a scripted or hollow reply unless it comes with a clear promise of action and change. The time for empty words is long gone. I needed to speak to Cindy Riner about a non-compliance letter that I received regarding my mail box post. I had sent her two emails and called left messages, but no response. This company has the worst customer service imaginable. Emails, phone calls, letters are not answered. When I went into the office, I was told that my subdivision's representative, Cindy Riner, did not see homeowners in person! I don't know that i have ever taken the time to write a poor review of a business, but the ineffective and outdated management practices and very unprofessional behavior exhibited by Greenacre Properties warrants a review to inform others that will no doubt experience the same. Some of the rudest, unhelpful, and cold customer service I've ever experienced, and I have been a homeowner in the community that this business manages for over 15 years. The landscapers hired for these townhomes continuously blow dirt, dust, and debris all over the entryways and onto residents' cars -- and then just leave it there. Residents have witnessed them doing this and even asked them directly to clean it up, yet they still walk away and leave the mess behind. It feels intentional and completely disrespectful. This has been happening repeatedly, and despite multiple complaints to the management company, nothing has been done to correct the issue. If these workers are unwilling to do their jobs properly, they should be replaced with employees who will. It's unacceptable to pay all this money to deal with this level of carelessness, bare minimum poor service, and neglect. Management needs to take responsibility and fix this. I am a homeowner (21 years) at Brigadoon On Lake Heather. I & other homeowners have recently started attending the meetings due to the declining upkeep of the community among other questionable concerns. Upon my 1st meeting it was obvious that the The CAM Cindy Riner & the Board Members were so used to homeowners not attending the meetings, they have been conducting themselves in any manner they see fit. Cindy Riner/Greenacre and the Board Members have taken it upon themselves to hand over $66,465.60 to a vendor, however, there was never a contract signed in any HOA meetings, but Cindy is saying that she contacted an attorney and was advised they might need to "honor the contract". WHAT CONTRACT? Cindy Riner was removed from at least 1 other Greenacre property due to unauthorized conduct and has bad reviews posted on Google under previous (Avid Property Management) management companies. These issues have been addressed to the Executive Team at Greenacre, but concerns & issues continue to escalate. read more

Horrible. No one on site. It takes forever to get a response. While doing construction there, they used MY water and never paid me back for it. Now they have sent me to collections because they apparently have been having an issue with my bank. Instead of telling ME, they sent a notice to an empty unit and then sent me to collections. We have questioned the efficiency and value of this company since we moved in to Yacht & Tennis Club, St. Pete Beach. A lazy and incompetent Property Manager and Maintenance Supervisor, both in the positions for many years and so complacent. When finally removed by a proactive Board, a ton of deficiences and code violations were discovered, with the owners paying multiple fines on them. There was overbilling and double payment to service providers. Then they presented less than stellar candidates to choose from as a new Property Manager, and they both quit shortly after. The latest one was disorganized and totalky inefficient, and defensive when challenged. Now Greenacre has walked away (yay, that is great to hear), but trying to turn the blame on the Association President. The President and her Board identified the deficiencies, overbilling, etc. and stepped on toes by addressing it. They did what they were elected to do. And Greenacre has been exposed as an inferior management company to be avoided. read more

i don't know how this place is still in business. I' bought my condo 24 years. ago, previous managment companies were excellent, any problems for repairs as outlined in the CC&R's and Florida State Statutes, such as common limited elements that are the HOA's responsibility, were dealt with immediately, no questions asked. . Greenacres took over and they would tell residents, mostly single females, that the issue was their responsibility. They had the maintenance person, acting as a licensed plumber, licensed electrician etc, and required him to tell these homeowners that it was their responsibility for issues that were incorrect and caused so much damage to our buildings, suffice to say, we are required to pay for their negligence. . They allowed owners to move in with pit bulls that were banned from the inception of our property, they didn't follow laws as outlined in the Florida Statutes and were never voted on. I realize that the board is to blame, but none the less, their egregious behavior was so obvious I don't know how it went unnoticed. in my case, I was working a lot and traveling but I'm paying attention now. oh, and the onsite property manager spent some ridiculous amount of money for their srtaff Christmas party, I believe 12k or more and the staff consisted of approximately 7 people. He also gave himself a substantial bonus, we never saw the guy! People always need to advocate for themselves, I never realized how people just follow the heard, Greenacre's is bad news. read more

As a Realtor, I've never had such a problem obtaining HOA fees for a neighborhood then by this Management Company and they still actually REFUSE to provide me with the fees. The professionalism is questionable as I feel that this is a power trip for the ONE person that is in charge of managing the River Bend Association. Carla Lawson was the best professional landlord I have had to date. She has a way about her you won't even know she is doing her magic. Her lightest touch commands obedience from her highly qualified team of pleasant professionals. Be it every life issue with an appliance, understandings of relationships, feeling communicated with and safe. These are the thoughts that come to mind. Carla even took the time to talk to me after a break up put me in a bind. She listened to me and gave me advice. These are good people; you give em a chance hear. The worst customer service. I don't understand how HOAs pick them as managing company. I have been 20 years under this company and it has been the worst forever.
