We should have known from the start to avoid this place as soon as we read the lease, but we really needed somewhere to live. MISTAKE! No matter how well you take care of the place and clean it upon move-out, they WILL attempt to take as much of your security deposit as possible. I have rented from various companies for almost 10 years, and have never had more than $20 claimed from my deposit for very minor things (like stovetop burners, etc). Advantage Realty tried to take almost $500 from our $750 deposit for the most ridiculous claims! We spent days cleaning, and they acted like we trashed the place. It was insulting. Besides that, maintenance will do their best to not actually repair anything-- we lived there for two years with a broken gate, a sliding door that wouldn't lock, and a toilet that didn't flush properly because maintenance said "it's not broken." We also had active termites eating away at the second floor, but the termite company they use is completely unresponsive and would repeatedly ignore our calls, or schedule an appointment and then not show. This company treats every renter like garbage, and assumes the worst from you. A close friend rented from them as well, and had a similar experience, losing nearly all of their security deposit. If you do rent from them, proceed at your own risk... take pictures, and document EVERYTHING in writing. (For instance, we trusted them to uphold a verbal agreement on allowing us to paint, which was another mistake on our part. Live and learn-- they charged $180 to repaint a room that they had previously authorized us to paint and leave painted upon move-out, and because we trusted them and did not get it in writing, we had no recourse against them.) In short, if you value your security deposit, stay far away!
