Terrible Company. They make you jump through many hoops to get anything done, even getting a response from them is a miracle. The Property Manager is impossible to get a hold of and the response to concerns is "Not My Problem." I dont even understand what this property management company even does. read more

Do NOT use Terra for property management. This is advice I wish I had been given 5 years ago. Daniel, the Terra manager for our community, is non responsive to residents and primarily represents only the HOA board members. read more

This company is horrible. By far the worst property management company on the planet. Every time there is something that requires their attention I have to leave messages, send emails, and be behind them to get a generic response. Terra makes up their own rules and harasses/bully's homeowners to do what they want versus following HOA guidelines. Terra solutions whether it is in compliance with HOA rules is the only answer and their communication with homeowners is - rude, poor and lacking. Also, my communication with them has been poor and challenging. read more

If I could give these people zero stars I would. Pathetic excuse for a property management company. They refuse to lift a finger when asking for help but have no problem threatening you back with fines. I will be reporting this company to the state of Florida. read more

Brighton employees, Manny and Janelle are worth their weight in gold. Other employees play the "game" of I see nothing, I know nothing, I might do nothing if i am not to busy smoking. Rules DO NOT apply to everyone. Tenents in the community area are extremely nosey, voice unwanted caricature assassination. "Lose ships will sink ships." Constant questioning of anyone walking through area. I tell my service people to just say HIPA. If they are still questioned, I will call the police & I have placed one call. The community area was emptied in less than 5 minutes. I also avoid the community area at all cost, even walk outside. Management is by appt only, when their not out smoking; afternoons only. Morning office help is difficult to work with. Tenets request (work orders) mean nothing; waiting between one month to two years for repairs!! one tenent's apartment is fire hazard. Two bdrms filled with "stuff" including semi truck parts, on our third floor. Fire hazard. Hoarder!! I have had special paper work for my service animal, before I got him. A resident questioned me and decided it was not right. Voiced her opinion in front of management. She also has a one year old baby girl living with her in our senior citizen apartments. Favorites are very lucky here!!. Many residents have weekend quests 52 weekends a year. But I can't have a 55 year old nephew stay in my apartment for one week when his hip was replaced. I have a 2 bdrm apartment. Another resident can't have her motherless God Son live with them 'til the end of school year. She was told, "see you in court." That kind of language doesn't do any one any good!! Hope this epistle is worth reading. Anne Davey Whalen/ adw read more

My community recently fired Terra. All of the employees are rude and I have come to distrust Nancy who thinks she is in charge. They have scrupulous practices and high employee turnover. If you are considering a management company, I would not recommend this one. read more

We have only had slow, inefficient service from this management company over the last few years. Every time there is something that requires their attention I have to leave messages, send emails, and eventually show up in person to get a response from any of the staff assigned to my community (Vineyards). The receptionist appears to be the only competent person in the building and is usually the one that actually gets me what I need in a timely manner. My only hope is that they don't overcharge for these "services" read more

I would have to say that our experience with Terra Management Services nothing but awful. In our 69 unit community we've gone through 4 management companies in the 24 years that I've lived here. During that time I've served on the Board of Directors in various capacities including past president. We've had at least 10 property managers over the years. We've been with Terra for only 2 years and have had 4 managers assigned to us. The first one seemed to be professional and knew what he was doing but left the company after only 2 months with us. The next three managers Terra assigned to us were progressively terrible ending with one that was nothing but incompetent. She basically did nothing for our board or our community. The company slow rolled payment to many of our vendors and contractors to the point that some of them declined to do work at our community. When slow payment would occur we were not allowed to contact Terra's accounting office, we were only allowed to talk with an incompetent property manager. Board members would be sent documents and financial information that were meant for other communities. Terra seemed to have little attention to detail. From Terra"s website: The Terra manager assigned to your community will not only perform regular inspections of the common areas, but will also inspect homes and lots within the community to ensure compliance with your governing documents. This includes conformity with architectural restrictions, landscaping standards, and standards regulating behavior of community members, such as leashing pets, nuisance behavior, speeding, and use of community facilities. While they all talk a good game, to my knowledge they never come through on their promises. Our latest "manager" would walk our property no more than once a month, walk past obvious violations, and never mention them to our board, send a violation letter, or anything else. Walking the property seemed to be just showing their face then leaving. It seems to me that LCAM licenses in Florida are easier to get than a medical marijuana card!! The person that seems to be in charge at Terra in Tampa is Nancy Brooking. I have come to distrust anything she says particularly when it comes to paying our vendors, some who have stopped working for us due to slow payment from Terra. This is currently being reported to the Florida Department of Professional Regulation. Our community no longer has any dealings with Terra Management and we've moved on. The turnover from Terra to our new company has been horrific. Financial documents have been wrong and/or not delivered to the new company in any sort of timely manner. If you are considering Terra Property Management for your property I would strongly recommend against it. I've seen other reviews that talked about a toxic work environment at Terra and with the turnover and incompetence of their on site property managers I believe that must be true. I've been told, but have no personal knowledge of it, that Terra pays people to write glowing reviews. I must admit that I've not seen any glowing reviews. Run from Terra Management Services! If you select them to manage your property, you'll soon be sorry. Post Script: I would encourage all community associations to take their management companies to task and report them to state officials such as the DBPR that controls their licenses. Make them do for you the things that they say they're going to do for you. This property management industry in Florida needs some serious cleaning up! read more

Terra "Management" is the worst company that has been assigned to The Villas at Carrollwood, Tampa, Fl. 33624. This company does so little for the neighborhood. It took more than 3 years to finally clean the sidewalks and trim the palm trees. The "white" fences are yellow. There is no grass in most of the areas. The maintenance guys blow all the dirt and garbage on our yards and the company doesn't ask them to stop, after many requests to the company. The whole neighborhood stinks with dog poop all over the place. The people who are in charge at this moment are rude, they have no manners, and treat people like dirt. They had the face to increase the HOA fees to $262! After doing nothing! They charge fees that we don't owe them without any notice. But, they'll take more than one payment a month and they don't tell you that you pay more. Please, DO NOT buy or rent on this neighborhood! read more

I have always liked a community with an HOA. I believe a HOA can improve home values and so on. Furthermore, they are a great asset to ensure all homeowners maintain homes in a consistent manner. However, in Concord Station, we have Terra Management as our management company. My communication with them has been poor and challenging. In 2017 countless emails and telephone calls went unanswered. Escalation attempts to the management at Terra went no where. Furthermore, recently, in the past 60 days, I experienced similar communication challenges. It is important you determine which management company a community uses before you buy a home there. That is because if you have a concern, I believe, communication with the management company is paramount. In the case of Terra Management, my experience is very poor and I do not feel this company understands and values communication read more

Terra Management Services is the worst. I purposely purchased a home in a community with an HOA. We have had many property managers and will have many more. Sadly, we are currently with Terra Management as our property manager and it is horrible. Terra does not follow the HOA rules, makes up their own rules, and harasses/bully's homeowners to do what they want versus following HOA guidelines. I am all about identifying problems and finding solutions - but with Terra - their solution whether it is in compliance with HOA rules is the only answer and there communication with homeowners and is - rude, poor and lacking. I cannot wait until our Board of Directors wakes up and moves on to a decent property manager for our HOA community. read more

If you are considering a property managed by Terra, you may want to seriously consider walking away. Their overall property maintenance is marginal, they will not return calls, they treat property owners as the enemy and will lie both to your face and in writing. I was forced out of a property I owned because of their refusal to deal with a cockroach issue. I'm glad I'm out, but came at a great financial cost. Buyers beware. read more

I am very disappointed with the services provided by Terra Management. When they illegally took control of our HOA over four years ago, the community has gone down from being a beautiful friendly community to a roach infested, dirty and overcrowded place. I have lived in this community for over twelve years and I have seen how the residents who moved in four years ago and as of today destroying the place and this Management company is not doing anything about it. For the years that Terra Management took control of our property, there has been four property management changed and currently we do not have one. All the property managements left as a result of poor leadership, being fired, lack of communication and providing poor services to the residents. Currently, we have a water problem. The water is running very slow and for a community of over two hundred units, this is a problem. It appears that one of the main water line is broken and needs repair . Residents have tried to contact the main phone number for the property, but no one answerer the phone or return calls and emails not addressed. The AC lines are always clogged, trash and dry leaves not pick up. This company is so cheap, they will hired one person to maintain this large property and it is a problem. read more

Very pleased with the professionalism of the agents and staff. As managers of our HOA they have provided valuable guidance and information to the board of directors. read more

Since Terra Management Services has become associated with my community they have sent me "violation" notices for my mailbox. The initial letter was vague and stated "repair/paint" mailbox. I have painted the box three times, I called to clear the violation and was told the new manager, Barbara, states there is a dent in the box and they added a postage fee of $6.90 for a certified letter that was NEVER sent. Even though a certified letter costs $3.60 at USPS TERRA feels that doubling the cost is fair. We never received this letter, never signed for a letter and I have contacted this group three times and spoke with Shelby three times who is unable to provide me a receipt of the certified letter yet they charge me .10 cents per month in interest. It is not the money but the principal of being charged for services that are not provided. It appears Terra forgot to actually pay for the certified letter and are covering up their negligence all for $6.90. Ironically on their website they literally state: "Where Communication is King!" and other junk like, "No Nickel & Dime Charges that are Impossible to Verify!". Hopefully this can be rectified and move on. read more

0 stars should be an option. 4 "managers" in under 2 years. Incredibly unprofessional. Zero follow up or follow-through. Cannot or will not follow HOA board instructions. Will not respond to residents. Absolutely terrible. Should have been fired a long time ago. Sends compliance letters to the wrong houses. Does nothing to welcome newcomers to the community (no instructions on trash, no information given like contacts for utilities, etc.). Took 10 months to get a working gate code. Website looks like it was developed in 1996 by a 3rd grader. Billing is a joke. As per a previous post by a neighbor, they don't maintain the property. Her post is 8 months old and the pictures are still pretty accurate. #fireterra #MakePinecrestGreatAgain read more

Extremely difficult to deal with or to get any resolution. Very poor management and horrible customer service. Will not address complaints or concerns from residents. If this was an upscale property they would surely eliminate the problem tenants immediately. I agree with other person they deserve 0 stars. read more

I am a homeowner at Magnolia Landing in N.Fort Myers and cannot believe the poor service we receive from this firm. We have been trying to resolve overcharges and late fees on our community dues from 2015. We have a email from Terea Management agent from 2015 stating that they were in the wrong and that it would come off our bill. Well its 2018 and the current agent told us she would resolve this issue over two months ago and still nothing. It should also be noted that this poor service effects the reputation of D. H. Horton the homebuilder who is currently building approximately 300 new homes which will go up for sale and I would caution anyone from buying in this community because of the poor management company service. read more

I would give this company a negative rating if I could. I have had to call them on several occasions to ask questions about properties located in N. Fort Myers and they are extremely rude!! I have decided NOT to buy in this community just for the fact of not wanting to deal with these rude people. I will say that it was not the Tampa office but the one in Sarasota that I have had nothing but problems with. Good luck to anyone that has to deal with them! read more

Just got off the phone with Terra Management. They Manage Villas at Carrollwood in Tampa, Fl. These people are incompetent and rude. Pricilla is the supervisor, she is the worst. I contacted this management company over ten times over the past year about their payment system. I've talked to at least five different people that have provided me incomplete information. It's now cost me 83$ in fees and interest. They said I made a payment late(even though it was paid on the 20th). So they gave me a late fee of 25$. They rolled this late fee over monthly now for three months. Costing me 25$ a month plus interest(on top of my monthly fee of 245$). All because of the original late payment. Late because of there payment system. Im am simmering over this. If one of their incompetent employees raised the issue to my attention during one of my contacts things wouldn't have cost me 83 bucks! Thieves read more
