Great management company they really care about the communities. No property management company is perfect but they try

RealManage has consistently demonstrated a lack of concern for the communities they are entrusted to manage. Their communication is limited to email or a generic 800-number customer service line--neither of which provides meaningful assistance. Responses to emails are frequently generic, copy-and-paste replies that fail to address the specific questions or concerns raised. Requests for direct contact with the local property manager are routinely ignored, and instead, met with yet another generic email response that has no relevance to the issue at hand. This is the third property management company our community has had in just 2.5 years, and without question, RealManage has been the most ineffective and unresponsive. If you're considering a management company for your property, I strongly advise against choosing RealManage. read more

They are the worst HOA company. Rude. They manage lakes of Parkway in Houston, since they came on board crime is out of control and they are overreaching. They go into your bushes and take pictures of your exterior paint. Talk about overreaching. You may not want to buy if you see their signs. read more

Been in my neighborhood over 30 years. First Violation due to my garbage not being in cans. Palm frawns are 8 to 10 ft long. Bundled nicely for garbage pickup. Leaves in bags when they fall like crazy. I bought this home as a foreclosure dump with a street value of horror house. it is beautiful with maintained lawn and garden. Perfectly cut palms. Leave me alone! You have wrecked our happiness. read more

Deal with the office in New Smyrna Beach and it is pathetic! Office manager has an attitude problem and definitely would not recommend this company to any HOA! read more

Horrible incompetent company. Do not subject the homeowners in your community to their treatment. I have a leak in my house, starting to notice some mold, I sent them the required paperwork and after a week all they could say was we have 30 days or more to review this. They do not care about the wellbeing of residents. The roofer is ready to go. I called several times. Sent to a mangers voicemail. Called again. All I was told was someone would get back to me but they were backlogged. Thus place seems like a scam to take homeowners money and do nothing. Absolutely repulsive disgusting treatment to people. Do not subject your homeowners to this. read more

Hands down the absolute worst property management company. 30 days to approve tenants. Only people that don't know how quickly background checks can be received and reviewed can accept this out of pure ignorance. Customer service can't answer simple questions. Real manage and thr property managers are completely disconnected. Don't do business with this company. read more

I can't tell you how it is to work with these folks because I can't get a quote. I filled out the online form and finally received a response from Aime, who said she tried to call me but it went to voicemail. I was sitting next to my working phone so I'm not sure what that was about. So I scheduled a meeting with Aime for her first available appointment, this morning at 10:30. I received daily reminders of the appointment and made sure I was at my desk with all the relevant information in front of me. At 10:35 I sent an email to Aime asking if I was supposed to call her. At 10:45 I received an email from her saying her earlier meeting ran long so she needed to reschedule. What? No text, no email, nothing at 10:30. She also said she tried to call me and it wen to voicemail??? Nope, this is not what we want in a management company. Update, received an email from Aime saying I should clearly be able to see she left me a voicemail. I don't have a voicemail or a missed call. We tested my phone to make sure calls were coming in. Maybe she has the wrong number but what a mess. If I'm late to a meeting because I'm on a call I'll email or text the person. This is not what we want in a management company. read more

For years at Forest Lakes we had an HOA that was pleasant to communicate with and did a decent with customer service for homeowners. Additionally , something as small as decorating the entrance for the holidays was appreciated by many. For whatever reason, we were switched to Real Manage. What a colossal mistake! When Real Manage took over, there was confusion with the switch over with payment. Although I was in telephone communication, they began sending me nasty letters. I finally mailed a check for the correct amount from Florida to Dallas Texas. They claimed they received the check late ( which often happens with P.O. boxes) in which they promptly referred me to a lawyer who sent a letter and charged me $250.000! A year later, we received nasty warnings about our driveways needing power washing. It was another nasty letter demanding I have the driveway washed by July 22. The problem? The warning was dated on July 8th and mailed from Texas. It didn't reach me until July 19th. That gave me three days to hire a power washer. The envelope had no postmark. Did those people care? No. Did they apologize for the subpar communication? No. Not only that, other driveways on the street were not cleaned either. No one complained about our former HOA but the neighbors are complaining now. I was VP of Marketing & Sales for a New England company outside of NY before retiring to Florida. I have no doubt that if we treated our customers using the same tactics Real Manage uses, we would be out of business very quickly. Unfortunately Real Manage is a large company and all of their clients are nothing but numbers to them. PS Everyone must apply for new pool entrance cards. This time it's an additional $50.00 for an extra guest card. My paper work was emailed two weeks ago. I have yet to receive it. read more

Seriously? Setting a new standard for simple transparent community management? Better get involved and in control with who is being hired at some communities to enforce for example: landscape covenants they are making you look bad. Checked your ratings lately? BBB? Unfortunate. I see I am not the only one having issues. I have been threatened with fines for some years now for the catch all imaginary weed. Still can't provide the picture of this notorious weed you see from the car eh? Be sure to bring them to court. Are you sure you have the correct address? If you want to see weeds visit my neighbors house they have border to border weeds, never gets a warning. You make living here so much fun. Fishing for gullible fine payers? I'll have to fire my weed yard service. Bet the covenant enforcers won't meet with them or me to get educated on what a wed looks like. Don't recommend buying into a community managed by this outfit. You win I am moving. read more

NO. Do not choose this Company for your Property Mgmt. If there was a ZERO star I would give it. New Board took over July 2023, found out the Property Mgr was withholding invoices to the Board for 6 months ($100,000 worth) because she said we didn't have the money to pay them. She stated she was playing the who to pay game and would put invoices thru that she wanted paid. Whether the previous Board knew we will never know. This caused great financial hardship to the Association, as we also didn't have the funds for Insurance down payment. We had to scramble to borrow from our Reserves. Advised upper Mgmt in Texas office and they did nothing about the Property Mgr. We finally got rid of them. read more

I would not recommend this company. Owners have made requests and reported serious issues like vandalism that were ignored. We did not have the annual membership meeting because the property manager said she had forgotten about it. Therefore, we did not elect new Board members. Real Manage seems to promote a laissez-faire philosophy that does not benefit owners or the coimmunity. read more

I'm not sure if they are just inept or crooked. I have been living here 23 years and have always sent in my HOA payment early. RealManage took over as the "management " company for Forest Lakes in 2023. Not sure if it was them or the HOA board, but I never received notification of the change until mid January. By that time I had already made two payments of $35 each to the previous company. I contacted them in February about these payments and was assured that they would be transferred to the new account. I later received a threatening letter from them about a lien being placed on my property because of non payment . I once again called them and was advised that the transfer process was taking longer than anticipated and not to worry. Next month same thing happened, I got a letter threatening a lien. Once again I was advised of the delay. Same thing happened the following month. I also started to notice that even though I sent in my payments weeks ahead a time, they would never post to the account until after the due date. One time it was so late I thought it was lost and made an online payment with a credit card which had a $20 convenience fee added. It was like we're holding on to the checks. I decided to set up auto payments because of that. Finally on 6/23 $70 for the 2 payments from the old company posted. I thought finally it's all resolved. Well to my surprise when I went online on November 2 to verify the automatic payment had applied, I saw that the $70 had been transferred from my account to someone else's. I called and was advised it must be an error and not to worry about it. A case would be opened and allow 3 business days for resolution. When I checked in 3 days on top of the $70 balance due, I had been charged a $25 late fee. Their representatives must not be empowered to resolve any issues. They say they will open a case. If you ask to speak to a supervisor, there is never one available, but they offer to transfer you to a voicemail where you can leave a message, but no one calls you back. I sent an email through their online portal and did get a reply that the $70 was transferred from my account to the correct account. No mention of why or where my 2 missing payments are. Pathetic. read more

We have used RealMeange since June 2017, currently it's March 2019. Service has been poor to non existent to homeowners. When asked for help preparing for turnover they told us the local CPA talk and statue 720 was all we needed. Our vote for our 50% homes closed, homeowner board member vote was a total joke. They did not use secret ballots, the developer voted, and the homeowner position became open due to the develper kicking him off the board and RealManage did nothing to assist homeowners to fill the position. RealManage does what the developer tells them, even if it does not match statute or the best interest of the homeowners. Other management companies have quit due to the lack of support to the develper has to the homeowners and the development. The lack of support and lack of valuable or timely communications to homeowners is what influenced my poor rating of RealManage-Tampa. read more

This company is the worst of 8 different companies I've been associated with. The most incompetent accounting group I ever seen. Every month they would be making ledger entries for an item, them changing the entry with no description of what the reason in was for. Cannot balance the book for every month we were with them. No transparency of cash flow and issues that need board attention. They do not even hold the money in your associations name. Only as a virtual account. Check out where your money is and who's name it is in. They scim off the top ever consider thi an make money on your money by delaying all movement of money to benefit them. We are a large community and have a bulk account with the local service provider. We have a month payment via the contract. Over $100K each month and this DA, ill managed, unprofessional property manager team missed 2 payment in a row and the 3rd was due. They would not answer the phone to address this till I left multiple voicemails and email trying to get this dire issue resolved. OMG. This was an automatic payment that had been processed for the previous 4 months just fine. If you ever consider this company, stop, turn around and run. There is more to this story. I am the Chairperson for the Finance Committee. We have a budget of over $2M each year. IF I could give them a negative mark I would. read more

They used to be good when they started managing the hoa communtity where I live. Not anymore. They don't reply to emails sent by owners. They said they have 3 business days to reply. It has been way more than that. Also after talking to other homeowners they said not getting replies either. Others have said they have received replies even on the same day. Seems that they are picking and choosing who to reply which is wrong to do that. From the experience dealing with them, I do not recommend anyone use their services and look for another company. read more

You have to constantly watch your back with RealManage, Tampa.. They will tell you anything but make damn sure it's in the contract you sign, they seem to have selective memory about what they have agreed to. They will tell you that you can cancel your contract in 30 days..or is it 60 days ...or is it???. What they don't tell you is you are responsible for "any unpaid fees left on the contract". 'Vulchers wanting to be paid for poor performance and no performance. That's a tip-off to their business ethics. The management team and staff that our HOA has dealt with are just plain incompetent and cost our HOA over $5,000 by their mistakes and incompetencies. They pride themselves on the efficiency of their computerized systems. Well...Garbage in means garbage out. They have failed to pay a handful of our contractors, two of which were ready to send us to collections for nonpayment. Their excuse, "Well the Board is supposed to be monitoring us, it's not our fault" Some of our contractors were continued to be paid more than 8 months after those contractors had been fired by the HOA and RealManage, Tampa had been notified of the termination. They are vulchers that will work to split the board if some board members don't agree with them. Our inexperienced board members were smoozed into allowing RealManage to take over the board and run the Association. The LCAM that serviced our HOA openly defied members of the board and openly invited other board members to join with them to accomplish RealManage objectives. Don't believe for a minute that they follow their policy of contacting the board through the president. They will contact any member of the board that they believe will side with them. RealManage, Tampa's supervision over contractors is non-existent. The quality of care given to our common areas is poor. The result has been that Homeowners have been paying assessments and watching the value of what they've paid for rapidly decrease. They offered no excuse for their lack of supervision. RealManage managers have consistently written positive reviews to disagree with reviews like this one to save their a__. The writing in those reviews is way too similar to the way some of the managers speak to be a coincidence. If you're wise, you will stay clear of this company like other communities have decided to do after learning the hard way. An ear to the ground will tell you that association after association has decided to get out of their contracts with RealManage, Tampa after similar experiences as ours.. read more

RealManage has managed my condo development in Tampa for about five years. The property manager is slow to get back to owners, if she gets back at all, rather it be a phone call or an e-mail. We have repeatedly complained to our Board of Directors to no avail. Would not recommend this Company to manage any property without first doing a thorough investigation to determine their competency and integrity. read more

Not sure if Real Manage is all the same company across the state but these sales people are wierd and wacky, overbearing and don't take NO for an answer unless you are overbearing back to them. Is this a Pyramid type organization ? Could never get a straight answer from them as to pricing, contract etc. read more
