I bought a brand-new townhouse from Beazer Homes almost 5 years ago. Below are the pros and cons of my experience with this builder: Pros: -Staff was extremely friendly - shout out to Kathy who was the agent that helped me along the way. She answered all of my questions and concerns and even personally delivered my keys on close of escrow :) -I know this might be typical of some builders, but I loved that I got deal on the list price, closing costs paid for, as well as a credit for window treatments, washer, and dryer. Cons: -I was promised that Beazer would come out 1 year after date of purchase and re-touch the paint on areas that needed it. That never happened and that's fine, but best not to say that if you are not going to follow through. -Some of the products used on the house, in my opinion, malfunctioned way too early on. I know some of this may not be Beazer's fault, but I am including it anyways. These include: *front door entry handle fell off, less than 5 years into buying the house. I called Beazer a few days ago and they were unable to give me the exact product information to replace it. *smoke was coming out of the doorbell less than 4 years into purchase. My parents bought a home from Lewis Homes over 25 years ago and never have had a problem with the doorbell or door handle. *I have already had to replace TWO malfunctioned First Alert smoke detectors. Not Beazer's fault, I know. *At the bottom of the first stair on the first floor, there is a 1 1/2 strip of carpet that doesn't match the rest of the carpet. Looks like they ran out and put the closest thing they could find. *Not even 2 years after purchase the bottom of the Whirlpool microwave handle fell off in a bunch of chips. Also, the side-by-side whirlpool refrigerator has leaked several times damaging my laminate flooring. Not Beazer's fault again, but not too happy with Whirlpool. *2 years into purchase, the laminate flooring in the entry way came unlocked from it's neighbor piece resulting in a gap in the floor. *the plants planted in the community area were not well-thought out at all (high water need plants, planted next to low water need, etc.) *I was on the HOA board and there was an issue with the pool filter a couple of years after my unit was purchased. We felt it was something that Beazer should have replaced, but they felt otherwise. This was my first home ever purchased so I only have experience with one builder. Overall, I was very happy with their service and very happy with my home except some minor issues that I already mentioned. I do think that their one-year warranty on certain things should be extended as I started having problems with things right after it was up. The next time I buy a new home, I will probably go with Beazer again, but I would also like to try another builder as well. read more

Yes we bought a Beazer Home and 3 months later think start happening like the patio screen door falling down 3 time then noise in the attic then they send out a technician from Chas Roberts thats another issue. Anyways pump for AC went out an hole in the shower panel next papers in the front door walk way are sinking its just frustrating that this is happening just in 3 months. Customer service is really bad from the gentleman name Capers to Boss no respect to me. All the lies they gave us to the Customer service thats so BAD. Something has to be done to these builders we spend a lots of money buying these home and trust that we have in them to treat the customers like nothing later so wrong. I came to look at the mobile home on Sienna Springs in Highland CA and Bill was not nice at all. I had been once before to look at the homes and kept on getting spammed by the company. However, I am still interested in moving to a larger home. So today, I came back to the open house on the advice of my realtor. And Bill refused to show me any homes because I would not give my email again. I guess I should have given a fake email. But I was honest and explained that I would be more comfortable if my realtor contacted him if we wanted to purchase. Don't waist your time with Bill. read more

We are Beazer home owners and the home is beautiful but the contractors they hire are substandard at best. The painters are sloppy, the driveway cracked when it dried, the electrical was not safely installed (two incidents where handyman and another contractor possibly could have been shocked), there were exposed wires. Numerous texts and phone calls were not answered or responded to. The person that was supposed to take care of our issues seemed not interested at all once we were in our home. I could go on but I'd probably run out of space so I will end this review. If you are looking for a "good, quality" home, do NOT buy Beazer. read more

It's obvious that this company encourages deceit in order to close deals, which is not entirely surprising, but the community I moved into has been rife with issues stemming from the consequences of incompetent planning and a gross disinterest in the concerns of the people being pestered to leave positive reviews. It has been an unbelievable displeasure to deal with Megan, specifically, for her inappropriate conduct over the phone. Residents were lied to about the planned security of Riverpointe and Beazer is clearly worried about the consequences of this becoming a larger issue. read more

We were shown our dream home, the Clover! Absolutely perfect for us, gorgeous inside and out. The price was $392,000.00, absolutely perfect for our budget. We would have added some features which would have made the price about $420,00.00. Perfect. We got pre qualified and had our paperwork in order. We were told there was a $5000.00 deposit to hold the lot once the builder released the property. The release was to be on Feb. 15, 2020. There were only 4 lots open, so I was advised to be early to the location as there would be a line of people who were also pre qualified. In the words of our Sales Rep, Stella, it was gong to be a bit like Black Friday. I was prepared to be at their door Very early. We cancelled a day of our 4 day vacation to Morro Bay so we didn't miss out on the opportunity. We were poised to be there, when we got a call from Stella. She said there was an email for the, "Final prices on the homes." Final prices?? We were told the price was $392,000.00! Keep in mind people who purchased their homes before I was to do the same paid the amount advertised. Because there were only 4 lots left the prices were not as follows. #51 Clover $411,990 #62 Clover $415,990 What?!? We wasted the entire week gathering our tax returns, pay stubbs, bank statements, calling lenders, so we had our ducks in a row. Now that it was the day BEFORE the home was available, the price went up $23.000.00. Are you kidding me??? These are the new, "Used car salesmen," of the world. The bait and switch. They should be ashamed of themselves. We were So looking forward to moving into our dream house. All we did was waste a tremendous amount of time, and got screwed around. If you''re thinking of purchasing from Beazer, think again!! Be careful the price you were quoted is really what they are going to charge for their homes. Horrible business practices!! It took nearly a year for Beazer home to fix/add things that they promised. But that's not even my main complaint. They would keep replacing the representative on me, which starts the whole process of getting fixed from the very beginning. Below is an example of a timeline I went through most of the year: - Kitchen cabinets and drawers were installed incorrectly and some drawers couldn't even be opened without hitting neighboring drawer. - Takes numerous calls and e-mails, then weeks for someone to come out and get the measurements - Guy taking the measurements cause further damage while testing the drawers - More numerous calls, nothing - They replace the person handling my case - More numerous calls, then weeks before someone comes out to take measurements, again - Weeks later, finally the cabinets are fixed - Great, numerous issues are still pending, meaning hundreds of calls and texts and e-mails, having to use up personal time to make sure they are doing the job, having to deal with the stress of people coming late and also coming into your home, having to clean up after them, etc etc etc. If you are prepared to deal with that kind of stress for a year be my guest. read more

This review is for the Beazer Rancho Townhomes at Mission Lane in Oceanside, CA My husband and I moved in about 6 weeks ago, and we have been experiencing frustrating electrical and plumbing issues. The breakers are absolute crap! Almost every type of appliance trips them and we have to go downstairs and reset. Our kitchen appliances are pretty much unusable because of this sensitivity no matter how many times we reset them. The water pressure is non-existent, so our showers are more accurately described as a dribble. We are waiting for an electrician to come to replace the breakers and are hoping for a water pressure fix. However, we are extremely disappointed at the shoddy standard at which these homes were built. To make matters worse, when we signed our lease, our unit was overlooking a beautifully landscaped area, complete with lovely trees, bushes and succulents. We had a lovely view of the mountain ridge and could see the sunset. About 2 weeks ago, they began construction right in front of our patio in order to build another 3 units. They ripped up all of the planted foliage and subterranean irrigation hoses. We are going to be looking directly into another condo. We're lost our view and our privacy. This was extremely sneaky and misleading on part of Beazer and we wouldn't have moved here if we had known they were planning on building directly in front of us. Not to mention the waste of plant life! We watched in horror as they ripped up all of those plants and trees out of the ground and threw them into a dumpster!! There are 50 units here at Rancho, all of which are 3+ bedrooms. THEY ONLY SUPPLIED FOUR (4) GUEST PARKING SPACES!!!!!!!!!!!!!!!!!!! And there is no street parking allowed. Absolutely absurd!! Additionally, Beazer has other developments on the same street including a development of single family homes as well as a large apartment building. Some idiot(s) thought it would be a good idea to build only 1 pool for the this entire Beazer community. Ha! Laughable. I cannot express how disappointed we are! read more

We moved in May 27th. The homes are admittedly gorgeous. The HOA sucks. We've had both cars towed. See, here at Mission Lane you cant park your car ... pretty much ever. So, if you choose to move here - spending over half a million dollars to do so - make sure to budget for a monthly towing bill! read more

do not buy a home with them !!! they are a minimum standards builder and do not fix or replace issues in a home if they feel they can get away with it. they will not try to satisfy you and make you pay for repairs if needed. we have a 2 tone driveway and they won't fix it i have to pay for new pavers if i want them to match..? great customer service !!!!! read more

We moved into the new condo in the end of August and are still waiting for a few things to be fixed in mid-November. National Warranty Service and the local team are not very responsive, sending people to check out the issues repeatedly (both granite guys and windows guys came in twice and did nothing). Emails were not helpful as they were simply forwarded to the local team, which basically applied the delay and they will disappear strategy. Among my issues around the house: Big ones: very visible crooked wall (frame or drywall) in master bath, inferior quality kitchen counter top (color difference and very porous surface with many holes unfilled), all the door knobs have the screw on the outside of rooms, one window cannot close without pressing the center frame hard and the other window was broken then fixed with a rubber insert, missing the aluminum frame. Small issues: missing 2" toe board around the corner in the kitchen, one of the kitchen drawers in the L corner cannot open fully because the knob of the adjacent drawer is on the way, cabinet doors rub against frames (need hinge adjustment and shaving of two doors), a few gaps near the edges of the carpet around the house, spray paint on bathroom cabinet door, light switch hard to operate and cracked cover (switch position not right), stove is 2 inches away from the backsplash, and a few rubber cushions are missing on the cabinet drawers. Overall, the (lack of) craftsmanship and the process to deal with issues after sale are frustrating. It ruins the joy of home ownership and the hard work put forth by the sales team. Be careful before escrow closing when they schedule you for an orientation, which is actually a final inspection walk through, and you will be asked to sign the paper saying everything is okay. Schedule it early so you are not facing the problem we are facing, moving in when problems still exist. read more

Where do I begin... I began the process to purchase a Beazer home. I was told I was approved and that I could go into escrow. I had to choose between two lenders who they selected. Both were terrible lenders who would not respond for days at a time and who were only there when they needed something from me. Mari my sales consultant was not any better. I asked her to open the home for me and she left me waiting and NEVER showed up! She rarely reached out to me. Even after the terrible customer service I still proceeded to closing. When it came to closing time they asked me add another signer when I had already been told I was approved as is initially. After explaining to Mari, Adrianne and Heather Fredricks that I could not add anyone else they turned against me. They began to recommend that I sell my truck or put it in someone else's name and damage my credit to buy their home! I was so frustrated with my experience and being told that I was approved then I suddenly wasn't. I asked for my $5,000 deposit back. When I asked for it back they claimed that I was my fault for not getting approved. I work hard for my money and it wasn't until the end that the told me this. I WOULDN'T RECOMMEND THESE HOMES TO ANYONE!!! Keep your money and go elsewhere read more

I never write reviews. However I feel it is necessary to help others avoid wasting money. DO NOT purchase a BEAZER HOME. Within my first year I have foundation issues; cracks garage water in intruding inside. Nails coming through my stairs; nail pop outs all over, MOLD from leaks, bathroom leaking in Dinning room and the list goes on. I've reported all issues to the warranty department numerous times and 2 yrs later I am still trying to get some help with repairs. In addition to, having to take off countless hours during the first 3 months of home purchase for builder to make repairs on other major issues . Please do not purchase a Beazer Home, it is very cheaply constructed. PLEASE SAVE YOURSELF! Several of my neighbors is also experiencing major issues also!! read more
