2.5 stars. I have shopped at Beaver Valley Mall off and on for several years. Since my previous review a few years ago, more stores have closed. My husband and I were here most recently on Black Friday 2025, and although the mall had mostly vacant storefronts, many people were walking around. The mall was clean and maintained, and a Christmas train was set up for children. My husband made an analogy and said that the mall reminded him of an old person who was dying but was in a nursing home that took great care of them (!). I needed to use the women's restroom, and an employee kindly told me its location. The restroom was located past the food court, which contained only some restaurants. The restroom looked old but was fairly clean and worked. During this shopping trip, I shopped in the Boscov's, Dick's Sporting Goods, and Shoe Dept. Encore. I most liked the Boscov's. read more

The Beaver Valley Mall is magnificent but dead. It's a large mall that is smaller than you'd expect on the inside, with a beautiful fountain at center court. The interior is very pretty for a mall, and there are cute gathering areas in front of two anchor stores. Many storefronts in the interior of the mall are vacant, and finding a reason to come shop is difficult. The mall is owned by Namdar Realty Group, a known slum lord. Unfortunately, the anchors contribute to the issues. The former Macy's is used by U-Haul for self-storage with part being offered for redevelopment. Rural King does not open into the mall. JCPenney is in the process of closing, which is sad as it's a nicer store for this chain. Boscov's will be the only anchor with access from in the mall once JCPenney's closes. Dick's remains as a junior anchor. The food court is still decent and includes Chick-Fil-A and China Max, along with others. It's a shame a mall this nice looking is in this condition, with empty storefronts everywhere. The future of this mall is uncertain at best. read more

Definitely "dying", but not as bad as most miserable locals make it sound. Food court is pretty full on any given day around dinner time, pizza place, Chick fil A, Charley's, a Chinese place, a sweet shop, Firehouse Subs, sit-down hibachi and Mexican restaurants (recommend every single one of them). Boscov's, Rural King, Dick's, a new indoor Pickleball court, some more shops still inside. Beautiful architecture (think fountains, neon, fun 'retro' that reminds you of the heyday of shopping malls!) I would love to see this place fill up a bit more. Support what we've got, make it worth bringing more into. Places only die when us locals give up on supporting. read more

More than half of the stores in this mall are empty. There are only 3 establishments left in the food court. The bathrooms are always dirty. It's a shame what has happened under the new management. This used to be a very nice mall. read more

This mall is in sad need of an update. Your typical one story late ninety's style mall complete with a raised platform type of stage in the somewhat awkward atrium in the mall. It's just an awkward mall altogether. Some places are well lit and others make you feel like you are about to walk down a dark alley into god knows what. Let's talk about the fact that they use "mall" when they named this place. According to a quick search for a definition of mall is as followed: a large building or series of connected buildings containing a variety of retail stores and typically also restaurants (thanks google). That's how we all now think when someone says mall. What we don't think about is a mall including a daycare, eye doctor, psychiatric care, dance school, a career institute, gym, and what appears to be a lawyer service. It makes this feel like a walk through a community center more than a shopping center. Also with these additions it makes it feel like there are huge gaps in between shopping. I understand that the fountain in the center of the mall is to be a focal point and has probably been there since this place was built, but it too is in need of some update. Let's talk about the food court...or lack thereof. Several stalls are empty and I'm not quite sure why there is an AT&T store in the food court. That's the last thing I think of when I have food at my mouth. This place has yet to bounce back from the recession, but I'm sure that it's doing just fine. Due to the area there appears to be no rush. People seem to be just fine with the way it is. read more

This place is nice and local. Nice place to have near home to go shopping and take the kids. However they do not enforce mask wearing inside the mall. I saw no less then 12 people walking around the common areas of the mall inside not wearing masks. I had my son with me and we went to the arcade (great people working there) they told customers they weren't required to wear mask while in the arcade as long as they stayed 6ft away.... we are inside masks should be required. It wasn't just the arcade, throughout the mall we saw no less than a dozen people walking around without masks. Our country is currently experiencing surges in COVID cases. The mall is not enforcing mask wearing. Just be careful if you are going here you will encounter people not wearing masks indoors. read more

Macy's is gone. GameStop is gone. (That location was shit anyway.). Hot topic is gone. Still has a Boscov's so that's a plus. Mall is slowly dying and will be bulldozed for fracking one day. read more

Kay and I strolled 'round here today, and I really didn't think it was that bad. I dug the numerous fountains and the skylights which made me feel as if I was outside. But it is a mall nonetheless, one full of approachable, friendly staff with none of the err...vinegary irrigation you might find elsewhere. And supposedly the roof leaks when it rains. Eh. Chappy here, I'd hardly call this dilapidated dusty relic of stores from the 1950's a mall. Who the hell needs to go to Boscovs or Macy's anymore? My grandmother goes to Boscov's to buy fudge? Besides her I don't know a living soul who has said "We should stop at Boscov's before we leave." Macy's had a thing going when they were selling Ed Hardy clothes in 2009. I guess. Don't get me wrong they have a fountain in the middle which is full of pennies and probably urine. They also have some really mediocre restaurants in the food court but they all live in the shadow of the hepatitis outbreak of Chi Chi's. (Side note as I kid I used to go to Chi Chi's which had devout customer bases of legless men who were leather jackets and walked on their hands. And although that is tragic as a kid it scared they hell out of me.) If you need to go to Clarie's to buy scrunchies because you are 11 or if you have given up on yourself and want Auntie Ann's pretzels, and you don't feel like driving to the Robinson Mall, the Beaver Valley Mall is right for you. One positive is you can wear sweat pants to the mall, or no pants really, because you won't see anyone you know unless you go on a Friday night, then you may see some 15 year old neighbor kids whose mom dropped them off or is shopping in Macy's for God knows what. Hmmm, I grew up around this mall, and back then they had heaps of cool one-off clothing shops, and now.... nothing but a jcpenny, sears, macys and that's pretty much the only reason to come here. When I was a teenager, i was a mall rat and this was my mall. They had a huge arcade for kids to hang out at, record shops, and heaps of reasons for me or my mom to come here, now... there is none of this. All those shops have closed. The parking lots are always full, but there's nobody inside. Do people come here just to park their car and walk across the street to something else? ha ha. I could care less of the fact this malls interior or extorior is dated, if they have shops I want to come here for. But the wild pair is gone... and that was my favourite shop when I was a kid. All the good stores have gone, and so have the crowds. Shame, as in this area, unless you want to drive 20 miles to Pittsburgh city Centre, this is all you got. read more

I, like other Yelpers here, remember when the Beaver Valley Mall was the bustling epicenter of Beaver County. There truly was something for everyone there. Children and teenagers flocked to the arcade to attempt to win some fairly decent prizes on a pretty vast array of machines; parents could sneak off to enjoy a pretty savory cup o' joe at the Coffee Beanery and browse the many well-kept and popular little shops, as well as the department stores. If you were a reader like I was, you'd sprint to the bookstore and find a good read for a decent price, then perhaps head over to the toy store for some interesting finds. Back then, you could literally spend hours here and enjoy every minute of it. I went weekly and always found something new and exciting. These days, however, it's become a bit of a sad joke amongst Beaver Countians. If you weren't born yet or residing in the area during the mall's heyday, I can see how you may think that it's a completely suitable shopping center for the town in which it is located, but for those of us who were around to remember what a joy it was to visit there, watching its gradual downfall is really rather tragic. I remember when Boscov's opened. Sure, it did cater to an older crowd, but it was well-maintained, clean, and full of items you might be hard-pressed to find elsewhere. Now, the only reason anyone seems to walk in there is to purchase some overpriced fudge when they're suffering from a severe chocolate withdrawal. The last I knew, the mall housed Ace's Breakaway and Play, but it's a sorry replacement for the previous arcade. If you can find enough to do to occupy your time there for more than fifteen minutes, I think the employees should automatically hand you a prize. The food court is lackluster, save for Antony's Pizza, which is its saving grace. The rest of the eateries are bland and the same food can be found elsewhere for much cheaper. It seems that with each passing month, I get word that yet another store in the mall has closed, leaving behind a dark abyss of depression that never seems to be replaced. I expect the next time I visit there will be but one store open in each wing of the place. I suppose that if you are looking for something specific, such as lotions and creams from Bath & Body Works or some raunchy shit from Spencer's, this mall wouldn't disappoint, but on the off-chance you're looking for something a little more substantial than that, save your steps and drive out to Robinson. read more

2.5. Not really cool enough to be 3 stars. I like the person who said "dark, dated, and depressing". that describes this mall perfectly. There really isn't much in the food court... Chikfila, a pizza shop, 2 chinese places and a subway. Walking through the mall you can find an auntie-ann's and I believe a place that sells hot dogs(?) not really sure.. i've been here once, maybe twice in the last 4 years since moving out of that depressing county. There is also a Mexican restaurant and Bocktown in the mall with entrances from the outside as well. Its a one-story mall but the anchor stores are two stories.. Boscov's, Sears, JCP(are they two stories?)... Speaking of Boscov's that's like the one plus about this mall.. you can't find one anywhere anymore. Oh, another cool thing is that they have a train that goes all year long. read more

I have grown up going to the mall. The scenery and decor of the mall has always been good,but I have seen its kind of crumbled since sears and Macy's left,but Rural king who will be taking the old sears location looks promising as it seems like sears mixed with pets smart. read more

I have lived in Beaver County my whole life, which means I have slowly watched this Mall deteriorate. Unfortunately, I am afraid it is not too far off from its inevitable demise. Over half the stores in the mall are closed leaving lots of vacant spots, and there are only two (of 4) large department stores still open. The mall atmosphere itself truly embodies T.S. Eliot's famous poem "The Waste Land," making for a rather depressing Mall experience. read more

This "mall" has turned into a real dump. It seems like half of the storefronts are now vacant. Sears and Macy's locations haven't been filled. It looks like a total ghost town. Even the fountain isn't working. read more

This mall has a decent variety of stores but I feel like every time I go another one is closing. The main bathroom area does not have a changing table. I had to go to the upper level in JC Penneys next door. The fountain in the middle of the mall is nice for small children to look at and toss coins in. They will have different pictures on holidays such as pictures with Santa or the Easter bunny. read more

Who own this mall now? Wake up! Take a lesson from the Mill Creek Mall in Erie. They advertise the mall on radio and tv. They put restaurants attached to the the outer walls with exterior entrances. They have some stores at each side with exterior entrances. They have events every weekend inside the mall like programs for kids. When I grew up the Beaver Valley Mall had craft shows, car shows, Boy Scouts selling popcorn, Girl Scouts selling cookies, home improvement shows throughout the halls, Tupperware shows. You need to bring the draw back... get people inside that mall every weekend. It has good bones. Fix the roof leaks and get stores back. You need a serious chain anchor restaurant attached or in the lot. The whole world is looking at Monaca because off the Cracker plant. New homes going up everywhere! Act fast! read more

This used to be an awesome place to hang out but I swear they've taken out all the good stores, it seems like they keep replacing them with offices and things like that. There's a few good ones left but honestly you're better off taking the extra 20 minute drive to Robinson if you want a good selection. The food court is also in desperate need of a makeover too. They have 2 Chinese booths with the exact same things owned by the same people (it makes no sense), a Charley's, chick fil a, and a pizza place that's surprisingly amazing. There's also a Bocktown and Shogun attached to the outside. read more

This mall has most of the stores that are nice. They have sporting goods places, music places, the normal dept stores, etc. The food is mainly fast food like Chic-fil-a. The "restaurants" come and go so who knows if there will be one there on a week to week basis. There is no more Old Navy in there. read more

It's a good mall for this area. You think this mall is lacking, drive around Beaver County and see what else there is to offer in a retail sense in the other communities. This mall goes as retail goes, if you think they have lost the good stores, it's probably because the corporations have gone out of business anywhere that they are at. . read more

Being from crowded California with huge Malls, this mall is pretty typical and actually fairly large for a small town. I like Boscov cuz they have good sales on Home decor. I wish they had a Steinmart. There is a new shoe store in 2015. They have a senior center and zumba classes. read more

I was at Beaver Valley Mall this weekend and was pleasantly surprised at all the fun activities they had from the 25 cent arcade to the awesome new Playn'at across from the Bath & Body Works. Had a delightful evening exploring and taking advantage of some awesome deals! read more

this mall is 1 out of 3 malls in the area. this mall is my least favorite of the 3 compared to ross park and robinson this mall blows. it has some good stores but not a lot of them. a lot of open leases down at the mall. my favorite store at this mall is haha........... american country collection. Worst Mall for travelers, since it's best to Travel to Robinson or Cranberry for mall based stores please also travel to Robinson for membership at La fitness, for a career institute go to Pittsburgh Career institute, for Achieva services go to Pittsburgh, a senior citizen center go to Cranberry senior center, for uhaul go by college hill Beaver Falls. This mall won't last much longer because they keep jacking up rents to kick out every store to replace them with non-retail services. This place needs remodeled very badly and they need to lower the rent. Highly neglected mall. If they last longer then you will have to lower the rent to attract stores. These people are slumlords. All the other malls are nicely attracting retailes. Go to a karate school in Beaver for karate. Conditions at this mall are horrible and unsantiary.
