    The cozy living room!

    I stayed at Grandpa Mike's Conklin property with my husband while he was home on a break from Afghanistan. We wanted a quiet cabin in the woods, and that's exactly what we got. Big Bear was clear of any snow while we were there, but there was plenty to see and do. And it was still cold enough to use the cozy fireplace. First thing's first-Conklin is a very cozy cabin, perfect for a small group of friends or family of 8. There's an awesome deck with a table and bar-b-que out back-amazing in the summer for sure. The jacuzzi out back was warm and clean...it's also got colored lights you can turn on at night! The kitchen was stocked just enough pots and pans for basic cooking-but if you decide to go Rachel Ray out there you'll need to supply your own stuff. Since there were only two of us, we closed the doors to the other rooms so the house heated up quicker. Those floors get cold, so bring slippers! The Conklin cabin has tons of cabinets all throughout the house for storage. Some of the closets connect to other bedrooms, which I thought was interesting. We slept in the bedroom closest to the upstairs bathroom(which was kinda cramped-but that's just the way the house was designed). The bedding was lovely and warm, however it could probably use a newer mattress. Back to the kitchen-there are no curtains or blinds in the kitchen window, so anyone could see right in at night. We felt a little uneasy about that, due to our military/law enforcement background. All the other windows have blinds or curtains, so you still maintain privacy in other parts of the house. Another thing-on either side of the fireplace are bins for storing firewood so you don't have to go outside to retrieve wood. Very convenient! The location is amazing...you're right up the street from El Pollo Loco and a Big Five Sporting Goods. The village is about a mile or so away, and there's a winery you can walk to. Big Bear does get flooded with tourists on weekends, so be prepared for hordes of city folk at the Vons, standing around saying, "I can't believe they don't have __________!" Vons has plenty, by the way. We had no problem with essentials, and people in Big Bear are very accommodating and kind. All in all, we loved the cabin and want to come back in the summer. It was a lovely time with peace and quiet. The cabin was on point-five stars for Grandpa Mike and his staff, contractors, everyone!

    I can't even say enough good things about our experience staying at the Conklin cabin. We arrived on the 4th of July and checked out on the 7th. First impression was that everything is well taken cared of. It's clean and really well stocked. It was very spacious for our family of five. Since it was our first time staying there we packed a lot of home essentials. We ended up not needing it because they have everything. The only thing missing is an iron and ironing board. I just threw in the dryer for a few minutes and that took care of that problem. I'll try to describe room by room. I took plenty of pictures so hopefully it gives you a better idea of what to expect. KITCHEN: the kitchen itself has plenty of space. The refrigerator is a really good size and I loved that it has a water and ice dispenser. The four burner stove with oven had plenty of space for me to cook our meals. I loved the kitchen sink. It made it easier to do the dishes. It didn't even matter that there isn't a dishwasher. The cupboards have everything for 8 people. You really don't need to pack any kitchen supplies. Fyi, don't leave any piece of food anywhere. You'll have tons of ants. BATHROOMS: We mostly used the downstairs bathroom since it's a little bigger. The water pressure was perfect. Do take all your toiletries. There were some rolls of toilet paper and hand soap. The towels were large. BEDROOMS: the beds are very comfortable. There are plenty of blankets and pillows. There aren't any tv's in the bedrooms but we didn't mind that either because we all got to be together in the living room. We were able to keep the windows open in all the bedrooms during the night. The master bedroom closet is the only one that has a pole to hang clothes but the other closets are very big. FAMILY ROOM: the couch is comfy. There was plenty of space for all of us to watch a movie at night. Which there were free movies on the on demand channel. The fireplace was super relaxing and comforting. Take your own duralogs. There's enough lighting throughout. It gets a little bit hot but just open the windows and you get a nice breeze. There are two small fans in the upstairs closets. There are five dining chairs which for us was plenty. OUTSIDE: we had most of our meals outside. The view and sounds of nature are incredible. Up on the balcony feels very private. It's a really big back yard. Everything is within walking distance. We walked to the lake and the village. The neighbor is super friendly! She came over and introduced herself. Needless to say that we would love to stay in this cabin again. Hopefully in the winter. Thank you Grandpa Mike for caring about your renters. It felt like if we already knew you with your warmth and friendliness.

    I just got home from a 3 day stay at one of Grampa Mike's cabins. My family and I stayed at the Conklin property and I was amazed how immaculate and nice everything was. From the beginning of the reservation to the last day of our stay, Grampa Mike was the friendliest person ever, and arrangements were made with ease. Very efficient and gives you detailed info you need. I loved the Conklin cabin,it was very spacious, my kids especially loved the backyard which is perfect for snow play as it has a small hill to sled down. Property is pet friendly with fence in backyard which was a huge plus for us bringing our dog. Location is very easy to get to and off of Big Bear Blvd. (about a mile away from the Magic Mountain Snow play area) where we usually like to hang out at during the day when we go to Big Bear. Let me not forget to mention the great jacuzzi in the backyard that we totally took advantage of and got to relax in. Rental prices are excellent and very affordable! I will definitely be back in the future and will recommend my friends and family to Grampa Mike's Cabins! Thank you Grampa Mike!

    *Grandpa Mike was our Vacation Angel. My boyfriend And I decided to head to Big Bear for his Birthday and our Anniversary. We contacted Mike after reading all the great yelp reviews. He is so nice and put us at ease right away, answering all our questions working with our budget and giving us and early check in. We stayed at the balboa property. We were more than surprised at this beautiful cabin. The design of the place is so wonderful and inviting. Everything was very clean and comfy. Fully stocked kitchen with washer and dryer, flat screen TV with cable, DVD, wii console with games, books. Comfy Beds, oh and let's not forget the wonderful jacuzzi on the back deck. Thank You Grandpa Mike. It was a pleasure staying at the cabin and doing business with you. Can't wait to come back. :)

    We went with my family and some friends to balboa cabin on February 15th. Grampa Mike was and he is very professional and nice he provided us a lot of good information about all the places we could visit with our kids to have more fun. Our children enjoyed the jacuzzi a few minutes too obviously with a low temperature, adult supervision and the safety recommendation to use a jacuzzi. All adults and kids were delighted with everything. I'll recommend to all my friends and family to come here and have fun. Recommendation: Bring your own sheets and feel more comfortable, the rest .. Do not worry. The kitchen is very nice and complete. Thanks Grampa Mike and see you next time!!! :0)

On the wildlife issue: Whether it was rodent or bat droppings isn't the point -- either way, it's a health and safety hazard, and that's what my review addressed. On timing, we were told cleaning was signed off around 3:40-3:50 PM and we weren't given access to the unit until nearly 4:00 PM. By the host's own timeline, that leaves only a 10-20 minute window for this to have happened after cleaning -- or the unit wasn't properly cleaned to begin with. Either way, it should have been caught before a family with small children moved in. As for the house rules disclosing general wildlife possibility in Big Bear: a blanket disclosure doesn't excuse an active, uncleaned health hazard in the room our kids were about to sleep in. On "solution after solution": When we first called the property's staff, we were told there was no reported active issue at the unit -- no remediation or transfer was offered at that point. It was only after we contacted Airbnb support directly that a possible move to another property came up, and by then we chose to stay with family instead rather than lose more time getting our kids settled. To be clear, we never requested compensation, a discount, or anything beyond the refund for the booking we could no longer stay at and the playpen deposit. The mention of a future discount, and later a free stay at the owner's personal cabin, were both raised unprompted by her staff and the owner -- I only followed up to ask about the discount after her team had already brought it up, and we ultimately declined the cabin offer. On the Venmo/deposit point: This wasn't in my original review because it wasn't relevant to it; the owner raised it. For accuracy: we received both the Airbnb refund and the playpen deposit refund in full. The mismatch was in urgency -- the deposit was requested and paid promptly to get our kids settled, but getting it returned took three follow-up messages over a full day before it was processed that night. On the unannounced visit: While I was upstairs on the phone with Airbnb support trying to resolve this, the host sent an unfamiliar man to the property without confirming who was there or where. My wife and our two young children were downstairs. Regardless of exact positioning, having a stranger show up unannounced during an active safety complaint is not okay. On the personal outreach: We heard nothing from the owner personally until after this review was posted. At that point, she called, left a lengthy voicemail, and sent numerous long texts to my personal phone. Some of what was shared in that contact was inappropriate and unrelated to the situation, and I won't detail it here out of respect for her privacy -- but the manner and timing of it were unprofessional. Our original review reflected an accurate, factual account of what happened. We stand by it and won't be engaging further in the comments.

During the re-design phase of the cabin, Jessica and Sean visited multiple times to check in and work alongside us during this process. They also took the time to shop and curate décor at antique markets and vintage shops to give the cabin that extra touch.
