This place was perfect and largely responsible for the wonderful time we had. Our family of 7, which included our adult children and their partners was so comfortable here! I don't think I could come up with something negative if you held a gun to my head! The roof deck was the crown jewel, but there were 3 different outdoor areas to relax, lounge, etc each with a view, or privacy, and in some cases both. The inside was exactly as pictured and described. Spacious, well-appointed, and complete. Bathrooms, bedrooms, and kitchen were all spotlessly clean and free of sand--which is saying something because we were 1 block from the beach! The view, the proximity to the beach, the walkability to restaurants and shops, I can't imagine ever even looking for something better! We were able to accommodate 3 1/2 couples! Finally, the host was on call and responded immediately on even the most minor of questions. Plus, they proactively reached out a couple times to make sure all was well! read more

This would have been a solid 5-star review if only Beachview Rentals had simply done the right thing, which they were given an opportunity to do and refused. We loved the location of the property and I agree with the other reviews in that the communication and responsiveness of the Beachview team was first rate. Our guests included 6 adults and 2 children, and upon arrival (check-in is not until 3pm) we soon discovered that the property had no hot water. We immediately contacted Beachview and within minutes their maintenance contact had me on the phone. He was wonderful to deal with and we agreed that I would first attempt to re-light the water heater pilot, which unfortunately after 20 minutes of trying, did not work. Todd arrived at the property about 30 minutes later and confirmed the water heater needed to be replaced. Given the time of day, Todd confirmed he would purchase a new water heater first thing the next morning and expected to arrive with it to install between 8-9am. I could not have expected a better and faster response, and it would have been unreasonable to expect this to be resolved immediately given the time of day we discovered there was no hot water and by the time Todd confirmed the water heater needed to be replaced. Todd arrived exactly when he said he would and once the install was completed, and the water heater had time to fully heat the tank, we had full hot water again and well before noon. Todd was not only responsive, efficient, and completely professional and friendly to deal with, but he also informed us that we would be compensated for the inconvenience. Given how expeditiously the issue had been handled, I didn't give this another thought and assumed Beachview would do the right thing when the time came. By the time our last day arrived, there had been no proactive mention of any kind of compensation, we received the standard check-out instructions and reminders and we were thanked for our stay. When I reminded the Beachview team of the situation and the offer of compensation, I was promptly told that because the situation had been handled and resolved as quickly as it could be, that no compensation was necessary and for good measure, even went so far as to say that Todd should not have said this and that this was a misunderstanding on his part. I then explained that upon arrival, and after hours long travel, that we had plans for an evening out on our first night (our entire trip was booked to celebrate our 36th wedding anniversary) and that while I agreed that the problem was addressed as quickly as it could have been, that we were still without hot water from 3pm until around 11am the next morning...we were unable to shower, bathe the kids (my son-in-law actually used the kettle to heat water on the stove in an effort to give the kids somewhat of a warm bath) and that given this inconvenience and the "Dream Resorts" price tag that accompanied our stay, that any gesture of compensation in the interest of customer service was appropriate; Beachview disagreed. They did provide the most eloquent written apology, and even offered a 5% discount for a future stay, but despite my efforts to appeal to their sense of customer service given the inconvenience we experienced, they remained firm in their position that any compensation was unnecessary because they had simply "coordinated the repair as quickly as possible." I'm still shocked by the indignance of their handling of this issue, particularly as a property manager of luxury vacation rentals. Frankly, a local motel would have recognized the need to do the right thing, and even for a situation that was, as Beachview stated repeatedly, "outside of their direct control." So there you have it, a beautiful property, a wonderful location, and a responsive team...but renter beware... should anything unexpected happen during your stay, so long as Beachview believes that they resolved it as quickly as they could (no matter how long this may take) and if they deem the issue as being outside of their direct control, they feel absolutely no obligation as the property manager to do the right thing, no matter the impact to your stay or the inconvenience you experience. Beachview is absolutely correct in that our situation was outside of their direct control, but as property guests, it was outside of our control too. What was entirely within Beachview's direct control, was simply to just do the right thing, but they decided not to and believed they didn't need to. How unfortunate to have to leave this review for something that could have, and should have, easily been handled very differently. read more

We are currently staying at one of these rental properties. There's been an ongoing list of issues starting with our code to get in the front door at check-in not working List of other issues- - tv not working (batteries exploded in one remote) - photos are nothing like the property. The furniture is pretty beat up and beds aren't comfy - We found a lighter on the ground (have 3 little kids so that could have been really bad) - shower handle takes insane manpower to turn on (we've been using one shower because it's nearly impossible to operate) - the blinds don't close fully so the light in streaming in at 5:20 a.m. The solution- after staying here for 2 nights someone messaged us back saying they'll send someone to fix the t.v. ... We were planning on staying here for 3 weeks and for 13k would think they'd at least make sure everything was working before we arrived. We will be asking for money back read more

This place was perfect for a 5 day vacation for a family of six. It was a few steps from the beach, located right near Newport pier with shops and restaurants that were easily accessible by bikes. Our children were about to explore on their own and were safe. The house was clean and newly remodeled. It was hot when we entered the home, but after opening windows and using the air units it cooled off quickly! It was perfect for our little getaway and we would definitely rent again! The only suggestions I would have would be to have some extra bathroom and kitchen towels and add some blankets! We wanted to stay at a place with a view of the beach and the photos were accurate. Literally the boardwalk, sand then water! We were south of the main pier, which means south of public parking. So, less crowded beach on this side. 3 bedrooms and 1 & 1/2 baths. Kitchen, dining and living area is one combined area. I think the ad says it sleeps 8 and that would be tight. Possibly if kids that would work. Beechview rentals was super responsive and all of their instructions were clear and easy to follow. We would stay here again. read more

DO NOT STAY WITH THEM. Here's the nightmare story for our stay with them over Christmas: - The water heater wasn't working and we had to shower with cold water for 3 days. We had a 2 year old and an older woman with us. Definitely NOT what you want or expect when you pay this much and want to enjoy the holiday. They did send someone to fix it after the first day and they claimed to have fixed but it was still broken when we got back home and since it was night time, we had to shower with cold water again. Then they came the following day and supposedly fixed it again but nothing. Then they had to replace the whole water filter which took the entire day. So we had to have the maintenance guys at the house for 3 days, not to mention freezing cold showers with a toddler!!! Definitely not how you want to spend you holidays. They did give us an Uber Eats gift card but that doesn't even begin to cover it. - The house was filthy. And I don't mean "didn't get clean before we arrived" filthy. I mean it's never been deep cleaned! The couches were absolutely disgusting and there was grime everywhere in the bathrooms and the kitchen. They sent someone to clean again but seriously? I expect the house to be clean BEFORE I arrive not during. Since that was the only solution they could provide (plus couch covers - as of a sheet cover is going to keep the dust, dust mites and nasty stuff from still getting to us) we decided to leave early and switch to another Airbnb. My mom couldn't breathe from all the dust and filth and our 2 year old kept sneezing every 2 minutes. They wouldn't offer any kind of compensation or even let us check out early and get some of our money back. - There was a dirty sock and a headband just next to one of the beds on the floor, which clearly shows that they didn't even vacuum or sweep! These people are TERRIBLE. DO NOT stay with them. You're better off going to an individually managed Airbnb than to one managed by this awful company. If this had been individually managed, I can't even imagine the level of embarrassment that the host would've felt and guaranteed they would've offered some kind of compensation for the horrible experience. Exceptional property. Great bay front location for calm quiet experience, and ocean is 1.5 blocks behind you for SoCal waves and sunsets. Property was very tidy and maintained very well. Rented #112 40th street and it had a really great "beachy" feel. This unit has seen better days, but it worked well for us. Being able to walk less than a 1/2 block and be on the beach was great, as was the outdoor space and BBQ. Living room furniture was not very comfortable and I don't believe they could have put in a smaller TV. Kitchen appliances were in OK shape, but I wish they had told us the toaster was in a random closet beside the water heater closet. Beds were comfortable "enough". We arrived on a Saturday, and the amount of flies were really bad, which was due to garbage cans lining the walkway that led from the parking space to the front door. Once the garbage was picked up on Monday the fly situation got a bit better, but I was still able to kill about 30 flies while I was sitting out on the patio. Maybe have an exterminator come by and spray once in a while? All in all we had an enjoyable time, and I would rent here again. read more

Absolutely unacceptable experience - 7 spider bites, zero accountability, and blatant bait-and-switch tactics I'm genuinely shocked by how poorly Beachview Rentals handled our stay. The most serious issue: I received seven spider bites during our stay - my left leg is still swollen - and their response? Total dismissal. No concern, no apology, not even the basic decency to offer a modest refund. For reference, we spent over $5,000 on this stay and I simply asked for a 5% refund ($250) to acknowledge the ordeal. Apparently, that's too much to ask for getting bitten up like a pincushion. What's worse? They told me to complete the trip before they could process a refund, and then conveniently backpedaled when I followed up. Classic bait-and-switch. It's manipulative and dishonest. Aside from the bites, the list of problems we dealt with would be laughable if it weren't so infuriating: Our assigned parking space was taken when we arrived at 10pm, and this wasn't a one-time issue -- it happened repeatedly. The dishes were filthy on arrival. I had to rewash them all. They gave us last-minute notice that we had to bring our own toilet paper and paper towels -- for a 15-night stay. Are we camping? Trash bags were never delivered, even though I requested them. They told me where to find them on site, but nothing was there. The coin-operated laundry machine broke -- useless for long stays. The living room table had a faulty leg, which made it genuinely dangerous to use. I didn't even bother reporting it because I was tired of the constant back-and-forth. No dustpan provided, which meant I was on my hands and knees picking up dirt with the paper towels I had to bring myself. Broken glass and screen fragments were scattered by the trash cans -- a serious safety hazard, especially if you're staying with kids. Photos of many of these issues were already submitted to Airbnb support, and I stand by every word. Beachview Rentals clearly does not care about guest safety or satisfaction. I've stayed in dozens of rentals across the country -- this was by far the worst. If you value cleanliness, safety, and basic human decency from your hosts, avoid this place at all costs. read more
