This house exceeded our expectations and was the perfect rental for our group of 11 adults during our 6-day stay. The location truly could not have been better -- we loved being able to easily walk to coffee shops in the mornings, restaurants, bars, the supermarket, and even all the way to the Balboa Pier. The Oceanfront Boardwalk does get a little busy in front of the house on weekends, but honestly, it made for some great people watching and added to the fun beach atmosphere. The house itself is top-notch, with high-end appliances, a fantastic layout, and beautiful quality décor throughout. Our favorite space was definitely the first-floor bar/living room area, which featured a huge L-shaped island bar with seating for 10 -- it became the perfect gathering spot for our family. The views from both the first and second floors are absolutely amazing. Someone occupies the third floor, but we never heard any noise and it did not interfere with our stay whatsoever. My only suggestion for future guests is that if you plan to BBQ for a large group, the grill is fairly small and did not work very well. Thankfully, we came prepared and brought our own portable grill. Lastly, communication with Beachview Rental was excellent. They always responded very quickly and were happy to restock and send over extra supplies whenever needed. We wanted to find a place that is close to the beach. It was steps from the beach. And a quick walk to the pier and grocery store.The parking situation was not bad due to being a bit off season. We wanted to stay at a place with a view of the beach and the photos were accurate. Literally the boardwalk, sand then water! We were south of the main pier, which means south of public parking. So, less crowded beach on this side. 3 bedrooms and 1 & 1/2 baths. Kitchen, dining and living area is one combined area. I think the ad says it sleeps 8 and that would be tight. Possibly if kids that would work. Beechview rentals was super responsive and all of their instructions were clear and easy to follow. We would stay here again. read more

DO NOT STAY WITH THEM. Here's the nightmare story for our stay with them over Christmas: - The water heater wasn't working and we had to shower with cold water for 3 days. We had a 2 year old and an older woman with us. Definitely NOT what you want or expect when you pay this much and want to enjoy the holiday. They did send someone to fix it after the first day and they claimed to have fixed but it was still broken when we got back home and since it was night time, we had to shower with cold water again. Then they came the following day and supposedly fixed it again but nothing. Then they had to replace the whole water filter which took the entire day. So we had to have the maintenance guys at the house for 3 days, not to mention freezing cold showers with a toddler!!! Definitely not how you want to spend you holidays. They did give us an Uber Eats gift card but that doesn't even begin to cover it. - The house was filthy. And I don't mean "didn't get clean before we arrived" filthy. I mean it's never been deep cleaned! The couches were absolutely disgusting and there was grime everywhere in the bathrooms and the kitchen. They sent someone to clean again but seriously? I expect the house to be clean BEFORE I arrive not during. Since that was the only solution they could provide (plus couch covers - as of a sheet cover is going to keep the dust, dust mites and nasty stuff from still getting to us) we decided to leave early and switch to another Airbnb. My mom couldn't breathe from all the dust and filth and our 2 year old kept sneezing every 2 minutes. They wouldn't offer any kind of compensation or even let us check out early and get some of our money back. - There was a dirty sock and a headband just next to one of the beds on the floor, which clearly shows that they didn't even vacuum or sweep! These people are TERRIBLE. DO NOT stay with them. You're better off going to an individually managed Airbnb than to one managed by this awful company. If this had been individually managed, I can't even imagine the level of embarrassment that the host would've felt and guaranteed they would've offered some kind of compensation for the horrible experience. The property management was so helpful and went above and beyond to make our stay everything we wanted highly recommend this property to everyone. I think you should put a line of some sort in the garage to guide parking to share There is too much noise from the unit above for the unit we were in. Beachview rentals it's on sight. Some of my friends and I rented a house in January for a trip in late March. We paid, completed all the preparation, and heard no signs of trouble. Four days before our trip they force-cancelled our reservation with no explanation, and now we cannot get our flights refunded or find another place to say. So extremely unprofessional and rude. Rented #112 40th street and it had a really great "beachy" feel. This unit has seen better days, but it worked well for us. Being able to walk less than a 1/2 block and be on the beach was great, as was the outdoor space and BBQ. Living room furniture was not very comfortable and I don't believe they could have put in a smaller TV. Kitchen appliances were in OK shape, but I wish they had told us the toaster was in a random closet beside the water heater closet. Beds were comfortable "enough". We arrived on a Saturday, and the amount of flies were really bad, which was due to garbage cans lining the walkway that led from the parking space to the front door. Once the garbage was picked up on Monday the fly situation got a bit better, but I was still able to kill about 30 flies while I was sitting out on the patio. Maybe have an exterminator come by and spray once in a while? All in all we had an enjoyable time, and I would rent here again. read more

Absolutely unacceptable experience - 7 spider bites, zero accountability, and blatant bait-and-switch tactics I'm genuinely shocked by how poorly Beachview Rentals handled our stay. The most serious issue: I received seven spider bites during our stay - my left leg is still swollen - and their response? Total dismissal. No concern, no apology, not even the basic decency to offer a modest refund. For reference, we spent over $5,000 on this stay and I simply asked for a 5% refund ($250) to acknowledge the ordeal. Apparently, that's too much to ask for getting bitten up like a pincushion. What's worse? They told me to complete the trip before they could process a refund, and then conveniently backpedaled when I followed up. Classic bait-and-switch. It's manipulative and dishonest. Aside from the bites, the list of problems we dealt with would be laughable if it weren't so infuriating: Our assigned parking space was taken when we arrived at 10pm, and this wasn't a one-time issue -- it happened repeatedly. The dishes were filthy on arrival. I had to rewash them all. They gave us last-minute notice that we had to bring our own toilet paper and paper towels -- for a 15-night stay. Are we camping? Trash bags were never delivered, even though I requested them. They told me where to find them on site, but nothing was there. The coin-operated laundry machine broke -- useless for long stays. The living room table had a faulty leg, which made it genuinely dangerous to use. I didn't even bother reporting it because I was tired of the constant back-and-forth. No dustpan provided, which meant I was on my hands and knees picking up dirt with the paper towels I had to bring myself. Broken glass and screen fragments were scattered by the trash cans -- a serious safety hazard, especially if you're staying with kids. Photos of many of these issues were already submitted to Airbnb support, and I stand by every word. Beachview Rentals clearly does not care about guest safety or satisfaction. I've stayed in dozens of rentals across the country -- this was by far the worst. If you value cleanliness, safety, and basic human decency from your hosts, avoid this place at all costs. read more

We had an amazing time In Newport ! Walked into the Beach house and it was amazing. High end appliances, comfy couches, amazing patio furniture to getting the Best Sleep in the 5 Star Hotel beds. Beachview rental co. was super responsive to all questions. We had an issue with the garage door and they sent someone out to fix right away. The only thing I would recommend is that they should provide a few laundry pods. The listing states they do not, but this would be really convenient to at least provide a few pods. read more

We rented 115 34th in Newport Beach this week. Beach View was extremely difficult to work with. Very unresponsive. At times it took 3-4 days to get a return email. They were equally as difficult to to work with last year when I rented a home on Bay. (Michela and Jake). Mold and mildew on every window frame. Windows would not stay open. Screens on the windows are loose and about to fall off. Beach chairs are the same as sitting on the sand. Very uncomfortable. Shower curtains are cheap. TV remote would not work. It has been 4 hours and no one has responded about the TV remote. Smoke alarms continually go off even though all windows are open. Smoke alarms went off 6x this morning and went off yesterday morning when I used the toaster. No lid on the kitchen trash can. I asked for the property management co to call me and they refused. I asked to speak with the owner and they refused to pass along my message. The person texting me was Jake, so it was pointless speaking to him because he doesn't respond and when he does it typically is a day or two later. Since they aren't addressing the issues with this house, we asked to be moved. They refused. This is our vacation!! We paid a premium to be here and the fees are astronomical, but for what? They refuse to help or address the issues with this house. Of course someone renting a home from Beach View has to pay in full so you have NO recourse in getting things taken care of or repaired. I reported the issues today at 9:13 am and they only addressed the smoke alarms, which they told us are functioning properly. They go off if you run hot water anywhere in the house or use the toaster. It's constant. They just keep texting me and saying, "we have our team heading to the property to assist with the issues reported today." It must be an automatic text because no one has showed up other than for the smoke alarm. I have asked 12x for the owner or a supervisor to call me. They refuse. MOLD??? Mold causes allergic reations. Our daughter in-law has broken out in hives all over her face and neck. Inhaling mold can cause lung infections . I have begged for help and have even asked to be moved to another home, but they refuse. I could see them not wanting to move us to another home if they fixed the issues in this home, but Beach View has NOT done that. read more
