    12701 John Reynolds Rd, Galveston Texas - Bermuda Breeze (BeachBox Rentals) Bermuda Breeze has been a huge disappointment. The house is completely roach infested. I killed more than ten in one night just in the kitchen. There were dead ones on the floors, my mother found one in a bed, and when I pushed the stove, five roaches ran out. It felt exactly like Animal Crossing when roaches start running around your house because you haven't logged in for a long time, except this is real life and I am paying to stay here. The place was filthy when we arrived. There was old food in the corners, stale Fruit Loops on the floor, full trash bins left outside, dirty floors, stains in the cabinets, broken features, and missing batteries in almost everything. Instead of starting our vacation, we spent the first day cleaning because it was too nasty to relax in. When I contacted the rental company, they told me I needed to send proof before they would send someone out. This was after I had already spent hours cleaning. So now I am literally staying up taking pictures of roaches and the condition of the home just to be taken seriously. I understand Galveston is humid and coastal. A few bugs are normal. But this is not a few bugs. There are no traps, no pest control measures, and old food left on the ground. If you do not do the bare minimum, this is what happens.

    If I could give zero stars, I would. We booked The Pink Door house through BeachBox for a family vacation, and it was a total nightmare from the moment we arrived. The property was nothing like the listing described and completely unfit for guests. The floors were sticky and dirty, there were exposed nails and outlets, broken beds, bugs in the beds, and moldy, dust-filled vents. The dishes smelled musty and unclean, and there were huge cracks running through the floor. Outside, the situation was just as concerning -- there were unhoused individuals loitering and rolling around just feet from the front windows, which made us feel incredibly unsafe. We ended up leaving and finding somewhere else to stay for the rest of our trip -- which we had to pay for out-of-pocket -- and the company has since ghosted us and denied any refund. This place was unsafe, unsanitary, and completely misrepresented. Do not book with this company. Ever. Thanks for nothing, Eric.

    Stay away from Beach Box rentals- their management of rental homes is terrible. We rented a home for the use of its pool. When we arrived Friday evening, the pool company was refilling the pool, which had debris and dirt at the bottom, making it unusable. We texted and called (no one answered my call) Beach Box to fix the issue and they said they would have the pool company return sometime on Saturday to clean the pool. When the pool company arrived around 12noon Saturday, they shared the pump had been broken since Tuesday and they were waiting on the replacement part- hence the need to refill the pool since it did not have circulation. At no time did Beach Box reach out to me and let me know the pool was broken- and the pool was the whole reason for renting this particular house. I sent pictures and videos of the dirty pool, broken pumps, pool cleaners working on the pool and Saturday evening Beach Box responded with a text, "Please let me know how I can make things right for you or what resolution you would like for us to offer," to which I responded a 50% refund. I didn't hear back from them until Tuesday- 5 days after we let them know they have an issue with the pool- and they offered a 16% refund. And, I had to call them- they were no longer responding to my texts- and they offered a measly $400 refund- we paid over $2500 for a 2 night rental. The pool was not usable for the duration of our stay, and not to mention the grill was burned out, the coffee pot didn't fit the machine so it took over 45 minutes to brew one pot of coffee, and the secondary coffee machine didn't turn on. I didn't bring these issues up when asking for a refund for the unusable pool, as we could at least wait an hour for coffee- the pool was not usable. Beach Box should have acknowledged the pool was not usable prior to our stay and offered us a different rental home or discount on our stay. They did nothing, and I have empathy for the renters after we checked out, as I'm sure they received the same pathetic customer service that we did.

    The property was represented by pictures and words. *Prior to arrival I questioned them on the "arcade" and "playground" that they noted as Guest Favorites on the Property Details page. They replied that they were not at the property. I had to follow up and ask where they were. They replied with a link to Galveston area info where I could look up locations for entertainment. They clearly missed the point of the question. They might as well have listed a ferris wheel and roller coaster as Guest Favorites because they are on the Pleasure Pier 12 minutes away * Upon arrival we found a property that was very different from the one in the listing. Siding was falling off the house, the rooms had different bed configurations which meant we had to re-decide where everyone would sleep, there were four significant fire and safety concerns (an outlet missing a cover plate, an improperly installed outlet [not correctly rated and a trip hazard in the main living space floor], lights for the stairs for which the switch had to be set in the middle to turn off the light), deck boards that were broken, sagging, or had large rotted places. The Cowboy pool was filthy. All the decking was severely weathered with broken boards or severely sagging causing trip hazards. Deck lights outside the downstairs bedroom that could not be turned off [no switch] and no curtains on the bedroom to block light or provide privacy - took three days and two maintenance crews to fix this. The electrician was on vacation. Water out of all taps was just over warm except the showers which were look warm, almost cold, due to the aeration [complaint of some prior guests]. Mattress covers were FILTHY covered in debris and hair (we had to purchase our own because BeachBox failed to replace as requested three times). Almost inoperable sliding door that injured my son. We bought a grill because the one at the property was so rusted the coal grate was falling out. All issues were reported and maintenance came out twice but fixed only two issues. They made one issue worse - the ground level room entry door was swollen because it was interior grade - installed outdoors. Genius. It stuck on the vertical jamb and lesser so on the floor.  Had to be slammed shut and pulled on a few times to close all the way. Had to be hit and pushed into several times to open. The maintenance guys cut off about 2" from the bottom of the door. Did NOT fix the problem but did allow two crabs in the room on two separate nights after the "repair" and two frogs on our last night in the property. A bunk bed in one of the rooms was so wobbly we couldn't use it due to fear of collapse. Advertised as having a vacuum and broom. It did not and took three days to get them. Couch in the living room was sectional. One section was falling apart in the back, framing was exposed [another safety issue] and the fabric was falling off. refrigerator is not working correctly. We know it can take a while to cool items when first loaded but a 1 gallon container of water in the freezer was barely cold after about 36 hours. Items in the fridge took way too long to cool even when added a few days after arrival. * Communication was delayed and cumbersome. They used the Vrbo app, text, and email. * Eric [Director of Guest Services] was marginally responsive after he got involved. * Harrison Yat [co-founder] has not responded to several contact attempts. As someone else stated in a review - the Galveston address listed for this company is vacant. That's not suspicious at all. 2413 Market St is an old diamond company. You can see it on Google Maps. I expect like others the company will respond by claiming I've told lies. I have photos of all the issues. Emails, texts and Vrbo messages. And although the property is no longer available on Vrbo I saved them so it can be clearly shown they misrepresented the property. They're not BBB accredited but have 11 Complaints over three years, 7 in the last 12 months, and have not responded to any of them. Maybe they think that because they aren't accredited the complaints don't matter. They also have a 1.2 rating (20 reviews) on the BBB site. Only ONE 5 star review which was in 2022. The other 19 reviews are 1 star.

    If I could mark ZERO STARS, I would in a heart beat. First and foremost, the house is NOTHING like the pictures. It's not brand new, it's smaller than you think. It's far from perfect. . This property should not be rented in its current condition. When it rained, the roof leaked badly--water came through the doors, soaking the ground, the couch, and creating soft spots in the floor. There are missing shingles on the roof, making the problem obvious and ongoing. Inside the house, the downstairs bathroom door barely opens or closes, and the downstairs toilet does not refill on its own. These are basic maintenance failures. Despite these issues, management refused to change our dates or offer any refund due to weather conditions. Because of the leaks, we had to use all the towels provided, yet they refused to bring more. When we reported the leaks, we were given multiple phone numbers to call--none were answered. They replied to one text message and told us to message another number more than one time. and then left us on read with no follow-up. We messaged on the app asking to extend our stay and they agreed to it but when I was messaging them via text, they informed me that they were talking about late checkout when I clearly stated and showed a screenshot that I was asking to stay until Monday. I have included the screenshot asking to extend our stay in pictures. I WISH I took more pictures but I was too busy cleaning water up so the floors didn't give out and my three year old daughter would fall through. The lack of accountability, communication, and concern for guest safety is unacceptable. I strongly recommend using anyone else besides Beach Box Rentals. I'd also like to add that the first text I mentioned about the leaks, they responded basically stating that "due to the weather conditions, they won't be coming" ...yeah, pretty sure the weather conditions are why you weren't refunding us any money back or allowing us to change our dates. Money Hungry Hypocrites.

    Disgusting pool on arrival

    We booked the Canon Ball Cove on 19th street in San Leon TX over the Labor Day Weekend for two nights and it was a terrible experience. We came there for mainly the pool attraction and found the pool to be extremely unkept. Their next door neighbor walked over to informed us when we arrived that there was an unresponsive body/teenager found in the property's pool the night before. We immediately notified the property management team and were told they would looked into it and have someone come out to address the pool situation. Nobody came the next morning and our kids literally did not want to go near the house and we left the next day. The place was not well kept when we got there as seen in these photos.We asked for a partial refund however they ignored it. Terrible experience. Pictures of the property when we arrived

    So I will not be getting a refund even though they acknowledge I was in complete contact with the host the whole time.

    I had Vrbo/beach box We didn't know that we had to report to Vrbo.... For any of our problems, we were in contact with our host from day one as soon as we got there and I got a message today about all the experiences that we had being moved back-and-forth. Both refrigerators did not work the electrical issues no AC rude neighbors on the second Home just a mess of a vacation. And we get this letter from VRBO. I would use Airbnb next time for sure which we do this every year a couple times a year.

    We stayed at a house managed by BeachBox in Galveston and had a great time. Good prices, house was great and clean with a lot amenities. The host communicated well and even dropped off ping ping balls within an hour of us saying we couldn't find any. Would recommend!

Pelican Pointe is tired and needs resuscitating. As you arrive you notice rusted screws, nails and bolts that are staining the exterior surface. This makes one wonder about the integrity of the structure. The living room chairs and rugs are stained and dull. The laminate floor is cracked near the dining table and an edge is sticking up. The windows have water and weather streaks. The skillets are terrible as food sticks to them and they are difficult to clean. The saucepans are nice. The dishwasher has parts falling out from under the machine. The primary suite toilet paper holder was loose and wiggly. The bar b que pit has seen better days. I would think Sand and Sea would insist the house be in better condition for guests but this lack of desire for a sterling experience spills over into their lack of guest amenities. I have stayed in many airbnbs, vrbos, and realty managed properties across the U.S. This is one of the worst. It is poorly cleaned. The refrigerator smelled like fish. Food crumbs and particles were found in the utensil drawers. Cobwebs were observed under the kitchen counter. It is not adequately stocked with basic necessities. Sand and Sea provided a welcome pack of shampoo, conditioner, lotion, bar of hand soap and a make up remover pad. They do NOT provide bath soap nor gel. While my husband was showering with the bar of soap, I was washing my face with shampoo. More alarming is the lack of anti bacterial soap in the kitchen. If one is to wash their hands before handling food, they will wash their hands with the soap they just used in the shower and cleaned their genitals with. Being a medical professional, this is not hygienic. I asked for anti bacterial soap and bath gel during our stay but was told they were not provided. Yes, the home does have a coffee machine but bring your own K cups, sugar and crème. These are not provided. Also bring salt and pepper. These are not provided. Bring your own insect repellant as mosquitos swarm the area. Guests are expected to take out the trash upon leaving but none of the bathroom trashcans had trash liners so the guest has to take the kitchen trash bag from under the sink and go to each bathroom trash can and empty into the larger trash bag. We stayed for 2 nights and were provided 1 towel each. Again, being a medical professional, a fresh towel after each shower is needed. Yes, I could have gone to another bathroom's towel supply but if all capacity guests were present, still only 1 towel for multiple nights. There were some positives about this property. The view of the water was nice. The beds were very comfortable. The downstairs lamps have touch on/off and have integrated charging stations. It was a short walk to the beach. The negatives fully outweigh the positives on this property. I will not be coming back. I will never use nor recommend Sand and Sea again.

I was so impressed with his skills, I kept his card until my other contract ended and signed up with JRoy. That was the smartest thing I could have done. I found JRoy to be professional and knowledgeable in Galveston's real estate market with years of experience. JRoy's ability to overcome challenges and obstacles was desperately needed to sell my two vintage homes on one lot. JRoy sent a professional high-end photographer from Galveston to capture the quality of my two houses. Marketed my property relentlessly and a parade of qualified buyers began to view my homes. When I called JRoy with questions, he answered the phone personally. JRoy prepared me for the inspection and appraisal process with the necessary knowledge to pass each stage efficiently. Soon JRoy found me buyers, they bidded against one another and then sold my property to the highest bidder! His supportive nature was offered every step of the way as we sold my homes quickly and for more money than I expected. I only have positive feedback for my personal experience with JRoy Hall of Galveston Island Real Estate!

    After this experience, I would NOT TRUST booking any property managed by Ryson Vacation Rentals…read more What stands out most isn't just that things went wrong--it's that many of these issues were clearly ongoing and never disclosed, and no real effort was made to resolve them while we were there. The home had fundamental problems with basic utilities. Water pressure was extremely low throughout the house, and the temperature was unreliable--showers would suddenly turn cold and drop to a weak trickle. At one point, while trying to rinse off the kids after swimming, the water shifted to cold abruptly and left them shivering. Toilets couldn't be flushed if other water was running, which made simple routines unnecessarily difficult. Several appliances were also unusable. The dishwasher didn't work when we arrived, which we were informed of the day of our arrival shortly before we got there, even though it had already been reported by the previous guests. The washing machine filled with water but wouldn't run, leaving us with soaked clothes and no way to fix it. These aren't minor inconveniences--they're basic expectations. The most unacceptable part was the lack of care around safety. A technician entered the property during our stay to address the dishwasher issues reported by the previous guests, and left the front door completely unlocked. We came back to an unsecured home hours later with all of our belongings inside. No proactive communication, no urgency--just another empty "sincere apology" message from Ryson, after we contacted them notifying them of our concern surrounding this. It was apparent they didn't care to take any accountability. One other detail worth mentioning--a room full of "beach gear" was clearly shown in the listing photos and factored into our decision to book. When we arrived, it was nowhere to be found. There was a locked exterior door where it may have been stored, which we asked about, but never received a response or access during the entirety of our stay. Yet another thing we didn't get to enjoy. We spent a significant portion of what was supposed to be a relaxing family trip following up on messages, waiting for responses, and trying to work around issues that should have been addressed long before we arrived. Communication started off slow, was always vague, and then stopped altogether. A phone call to the management company ended with a dismissive response, no answers, and us being hung up on. At the price we were charged for this place, this isn't just disappointing--it reflects a lack of basic standards and accountability. After being told multiple times things were escalated to the local team, we still have yet to hear anything and our trip is already over. There are too many well-managed properties out there to deal with this level of neglect. I would strongly recommend looking elsewhere and will tell everyone to AVOID renting from Ryson Vacation Rentals at all costs.

When I attempted to address these concerns by calling the company directly, the representative was dismissive and ultimately hung up on me when I asked what would be done to resolve the situation. This was supposed to be a relaxing spring break trip for our family, but instead we spent much of our time dealing with ongoing issues and stress. Unfortunately, based on our experience, I would not recommend booking any property managed by this company.

    After reading the reviews, I noticed most of the high ratings come from owners. That might explain…read morethe difference in experience, because as a tenant this company was difficult to deal with. Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. I only have 2 stars because after 30 plus days I got my deposit back. Minus a f*+^€n 5.00 e-check fee. Yall needed that I guess.

They gave me a fair price and worked with me on scheduling the time for the cleaner to come. I booked the appointment roughly 2 weeks in advance. The cleaner did a pretty decent job, although she did NOT clean out the cabinets... And refused to do so. I was in the apartment the entire time the cleaner was there (as was my husband) because we were finishing loading up our moving truck while the cleaner did the cleaning. I had previously messaged the company asking about how it works when the cleaner leaves because she disappeared for a while without saying anything and I was concerned that she left. I was told that she would do a walkthrough with me before leaving to ensure that I was satisfied with her work. I wish I would've known this ahead of time, and I also wish the cleaner would've communicated with me when she was leaving to go get more supplies from her car instead of just disappearing. At the time of the walkthrough, I mentioned the fact that she didn't touch the cabinets. She told me "had she come earlier, she would've done them but she's not going to do them today". I scheduled a MOVE OUT clean, so I assumed that I was also paying to have the cabinets cleaned out as this is part of what has to be cleaned when moving out... This was super frustrating and disappointing, but we were leaving that day at noon to start our cross-country move, so I didn't have time to argue. When booking this service, I wish that the company would've given me a list of what all will be cleaned during my move-out clean. Had I known that the cabinets weren't part of it, I would've booked elsewhere. Additionally, they did not reach out to confirm my appointment the day before... I ended up contacting them to ensure that someone was still planning to show up the next day for the appointment. I didn't like that I had to be the one to reach out to confirm my appointment as it's not professional for them to not communicate with me. It seems as if they're a new business, but there are some things that need to be addressed and fixed moving forward in order to give paying customers a better understanding of what to expect.

    Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

    i'd like to introduce myself, so to speak. i own rental property in galveston county. some say…read moremore than a sane person should. and after 35 years or so running my own rental office (for my own properties), i woke one morning and realized was more likely as not a certified old fart. even more than that, i finally recognized i didn't care to do this anymore. furthermore, it would be ok to at last have a little fun and, even further, spend some of my son's inheritance at the same time. so i looked at management services close by. seems i know most of the folks that do this sort of work around here (after all, i wanted their renters and they were after mine). but this outfit was new to me, so i decided to look them up. my aforementioned son was kind enough to help. we went to the fount of all knowledge- aka google. g had 3 glowing reviews and one scathing for this outfit. there was something that did not seem right to me about this, so i pulled up the names( google lists full names) of all four reviewers in the real property records for galveston county. guess what. none of the glowers own any property in our county. mr. negative actually does. if there is a moral to this short story, i will quote the words of my dearly departed dad: his lesson to me, succinct as always: trust everyone son, but first be sure to cut the cards. now i gave up trying to give advice long ago. got me in more trouble than was called for and as near i recall little thanks at all. but as in most endeavors you might just consider cutting these cards. so if you should be looking for a little help with a rental in these parts and if you find yourself with some idle time, do what they call some due diligence. but please never misconstrue any of this advice. just think of it as food for thought.
