We rented 16603 Jamaica Cove Rd. Jamaica Beach, TX right outside of Galveston. Likes: House was on canals connected to the bay. Included two kayaks the kids loved. We could fish right off the back dock, and there was a nice covered lounging area on the deck above the dock area. House was clean and in good order. Contained a full size washer and dryer. Fence allowed us to let the pug run free. Dislikes: Downstairs (2 bedroom, washroom with dorm fridge, bathroom) is DETACHED FROM UPSTAIRS (2 BR, 2 bath, living, kitchen). This was not clear from the marketing statements. Downstairs is poorly air conditioned. The small unit in the front downstairs BR never really cooled anything. We resorted to buying two box fans. Downstairs BR with 2 bunk beds contained a ceiling fan we considered dangerously close to the bunk bed ladders. Dryer would never shut off via timer. Had to be manually stopped by opening the door. Overall Thoughts: We enjoyed our vacation and the house. If the cooling and detached levels issues were not present this would have been at least 4 stars. read more

After this experience, I would NOT TRUST booking any property managed by Ryson Vacation Rentals. What stands out most isn't just that things went wrong--it's that many of these issues were clearly ongoing and never disclosed, and no real effort was made to resolve them while we were there. The home had fundamental problems with basic utilities. Water pressure was extremely low throughout the house, and the temperature was unreliable--showers would suddenly turn cold and drop to a weak trickle. At one point, while trying to rinse off the kids after swimming, the water shifted to cold abruptly and left them shivering. Toilets couldn't be flushed if other water was running, which made simple routines unnecessarily difficult. Several appliances were also unusable. The dishwasher didn't work when we arrived, which we were informed of the day of our arrival shortly before we got there, even though it had already been reported by the previous guests. The washing machine filled with water but wouldn't run, leaving us with soaked clothes and no way to fix it. These aren't minor inconveniences--they're basic expectations. The most unacceptable part was the lack of care around safety. A technician entered the property during our stay to address the dishwasher issues reported by the previous guests, and left the front door completely unlocked. We came back to an unsecured home hours later with all of our belongings inside. No proactive communication, no urgency--just another empty "sincere apology" message from Ryson, after we contacted them notifying them of our concern surrounding this. It was apparent they didn't care to take any accountability. One other detail worth mentioning--a room full of "beach gear" was clearly shown in the listing photos and factored into our decision to book. When we arrived, it was nowhere to be found. There was a locked exterior door where it may have been stored, which we asked about, but never received a response or access during the entirety of our stay. Yet another thing we didn't get to enjoy. We spent a significant portion of what was supposed to be a relaxing family trip following up on messages, waiting for responses, and trying to work around issues that should have been addressed long before we arrived. Communication started off slow, was always vague, and then stopped altogether. A phone call to the management company ended with a dismissive response, no answers, and us being hung up on. At the price we were charged for this place, this isn't just disappointing--it reflects a lack of basic standards and accountability. After being told multiple times things were escalated to the local team, we still have yet to hear anything and our trip is already over. There are too many well-managed properties out there to deal with this level of neglect. I would strongly recommend looking elsewhere and will tell everyone to AVOID renting from Ryson Vacation Rentals at all costs. read more

I would strongly caution anyone considering booking a property managed by Ryson Rentals. Our stay was marked by multiple unresolved issues that significantly impacted our experience. From the start, communication was slow, unclear, and eventually became completely unresponsive despite multiple attempts to get help. The home itself had several major problems with essential amenities. DO NOT RENT FROM THEM. Rented a condo through Airbnb from this company. An emergency with my pet came up that put him on a strict medication regimen. The property did not allow pets. (Had a sitter before he got sick) Therefore, I could not take him and could not go forward with the dates that I rented the property. I explained my situation to the office. They then told me to contact Airbnb. I contacted Airbnb. They told me to contact this company which was the host. I screenshot and sent all messages from both companies and in the end, they would not refund my money because they stated I was requesting it the day of the rental date. I requested this the Tuesday that my pet got sick. (Paperwork from the Vet as proof) They gave me excuse after excuse. If I could give ZERO stats I would. I reserved Sunny Beach House in Galveston from 3/13/26-3/17/26. Upon arrival we encountered LIVE and DEAD BEDBUGS in the main bedroom of the master bedroom. The live ones were on the pillowcases and inside the sheets. We found dead ones in the drawers of the built in drawer. We called customer service, provided several photos of the bugs, and we were moved to a smaller home that was further from the beach (Sunny House is about 2 blocks from beach). I had my two teenage sons and two teenage nieces with me and for very obvious reasons could not share a room. So we were moved further from the beach and with less accommodations. My oldest is 6' and had to sleep in the recliner. I was told by a member of their management team, Candace, that I would be receiving a FULL refund due to the inconveniences. Upon returning home, RYSON VACATION RENTALS sent me a release for signature and only offered me $134.40 for a vacation that was over $1100.00. We will definitely not be renting vacation properties from them in the future. read more

Well we got casa Del Mar from ryson years ago and let me tell you we have chosen casa since then the service at ryson was good they were nice to us we had to drive to like a trailer building to get out keys and sign a contract but we've booked casa Del Mar on hotels. We stayed at the Diamond Beach #304 The images online made the place look fantastic but it was in horrid disrepair. The furniture was falling apart, we couldn't utilize the couch or chair, the ice machine kept flooding the kitchen, their was no hot water for the first few days of our stay, the washing machine was moldy, their was hair all over the floor and master shower and the pans were filthy. Dishes were put away dirty. When these issues were brought up to management, nothing happened I called 4x before I gave up. We stayed 9 days. Never again! Unit was not worth the price! However, the pool and staff at the resort were very nice and friendly. They did a great job keeping the pool and common areas clean. read more

This is a review of the company and not the property I rented (it did have a slight mildew smell but otherwise nice condo). About 10 minutes before check in time, I find out the elevator isn't working. I asked for a different property or something off to pay someone to carry my stuff upstairs. I also informed them that I'm healing from a torn ankle tendon. Was told the person I needed to speak to would call me back.....no return call. The following morning I get a review request. I called them and was told they wouldn't do anything. She said the elevator wasn't their responsibility. As one in guest services myself, this was an unacceptable answer and very poor customer service. There are several other companies (who were booked) in Galveston that I have rented from who do an amazing job so I will not go back to them. read more

Property is at 3317 Avenue Q 1/2, Galveston, TX - The Bikini Bungalow. This is the cutest house we have ever stayed at in our 15+ years of using VRBO. It was a perfect size for my family for the first weekend of Mardi Gras. When we arrived we discussed using this home again because we liked the arrangement so much. After we unpacked, we noticed it was quite cool in the house. We turned on the heater and the fan would not turn over. Called Ryson and maintenance was sent out. He took out the batteries to the thermostat and put them back in and the unit turned on. We return from The Strand that evening and the house was cold again. Due to the lateness of the hour, we decided to call again in the morning. I called Ryson at 7:42 a.m. and spoke to the after hours team. I called Ryson again at 8:45 a.m. to report it and was told I would get a call back. At 9:02 a.m., I received a text from Ryson asking if the heater was still not working. I advised them it was 62 degrees in the house. The maintenance gentleman came back out and determined an HVAC company needed to come look at the unit. While at the noon parade on the Seawall, my son went back to the house and maintenance and HVAC were working on the unit. We would not have known they were in the house unless my son had not gone back. No note was left stating something like 'Hey, we were here.' At 4:29 p.m. I reply to Ryson's earlier text advising them the heater was not working again and to please send someone out. Never received a reply. When we woke up Sunday morning, the temperature in the house was 59 degrees with the thermostat set at 72. Even with all the problems with the heater, Ryson did not even acknowledge the other issue reported to them. The pipe to the drain under the bathroom sink was disconnected. When the sink was used, the water flowed directly onto the bathroom tile floor. That could have resulted in a fall which could have been disastrous. My husband was able to reconnect the pipe and drain but maintenance was like, ok, it's fixed. We kept a bowl under the drain in the event it came apart again. I called and spoke with Mary Jo on Monday, February 13th and she advised she would send an email within company and I would hear back from Ryson. After not hearing from Ryson by Thursday, I called as was told the manager had been out at 'training' all week and would call me back at 9:00 a.m. on Friday. We finally connected at 2:58 p.m. whereas I was offered $119.00 for our inconvenience. After spending $800+ for two nights for this house, nope, $119.00 is not going to work. I received a rental return agreement offering $149.00 as long as I do not post any reviews, talk to anyone about these issues, nor can my family or friends post reviews or talk to anyone. I cannot sign that. I was told all houses are inspected prior to renter's arrival, unless it's a quick rent. Obviously not true as I reserved this home in June for a February stay. Final payment was made in December. If I were the owner and knew my property was being maintained so poorly, I would be livid! read more

We booked our vacation with Ryson directly because they were less expensive than the other vacation websites. We wanted to stay at the San Luis Resort, but Hurricane Beryl prevented that. Ryson was quick at letting us know that the condo we booked was not available due to repairs needed after the storm. They offered us other options and discounted them. We just got home from The Dawn 512 in Galveston. It was comfortable and clean. The King bed in the one bedroom was very comfortable. The kitchen was just the right size for a 4 day getaway. It is close to Walmart and Randall's Grocery, so you don't have to pack food before you go. We really enjoyed our stay and Ryson was easy to get a hold of and communicate with. read more

I was asked why I chose the location; I made it clear to them that the location and pet policy is important. I get sent an email with a link to a different property to view. I approved and went forward. At arrival on my second night, I get a call from the property manager that I need to remove my pet. That pets are not allowed for short term rentals. So in the middle of the night, I have to pack up and go through the hassle of have to moving to another location due to my pet. Ryson vacation rentals need to be more open and honest with guest with pets. I chose their location mainly because it said it was pet friendly. This was the worst experience ever. Totally do not recommend. After they get your money, they simply do not care about the guest experience afterwards. read more

f I could give this company a negative 5, I would! We have rented a home for July, 15th - July 19th. Unfortunately, Hurricane Beryl has hit, one week before our vacation. I have a friend who lives on the same street and they have been told they will be without power for 2 weeks at the earliest, homes are missing roofs, etc. When I called to ask what the protocol is and if our home was in any condition to stay, I was told I would find out 1-2 days before we check-in, as this is "a day by day process." We were told we will not receive a refund because this is an unforeseen circumstance (if they have to cancel). I understand not receiving a refund if I cancel, however, if they cancel, I should receive a refund or be moved to another property. I am in a situation where I am unable to plan another vacation because they are unwilling to work with me, unwilling to check the property, unwilling to contact the owner, and told me they would contact me 24-48 hours before my 4 pm check in time. We rented a Galveston beach house in September 2023. We had rented the same house in 2022 through Ryson and had a good experience the first time. This year was not so good. It started when we called them the day before our rental started and asked about early entry, which had been allowed the year before. We were told if the house had been inspected, this would be allowed. We got down to the island and went to the office at 2:30 to ask for the key. Entry is at 4:00 by the terms. We still had to stop at the grocery store and them make the 30 min ride to the house. We were told that for $100 we could get the key early! We went and did our grocery shopping, then returned to pick up the key at 3:30. We arrived at the house to find a maintenance man there trying to repair a large shade in the master BR. He could not repair it, so we had a dark BR with no view for our 5 day rental. Other problems with the house was 1) the microwave did not work, 2) the ice maker did not work, 3) the freezer drawer was broken and would only open slightly, so that we could not place large items into the freezer, and 4) the oven vent was so dirty that when we cooked our first meal and heat started rising from the pots, we had dirty grease dripping down from the exhaust! The house was supposedly inspected, yet we were not informed about any of this. Multiple calls were made to the Ryson office about the issues. Regarding the broken microwave, they said they had placed a mini oven/air fryer in the kitchen -- NOT the same. Can't reheat coffee, etc... Nothing was fixed while we were there. When we were leaving and dropping off the key, we asked to talk to the manager about the issues with the house and lack of response from Ryson. We were told that Rhonda was not in. Once home, we called and spoke to Rhonda about the issues encountered. She was attentive and said she would check with her staff and get back with us. A few days later, we received an email OFFERING US $100 IF WE DID NOT POST ANY NEGATIVE REVIEWS ABOUT OUR STAY!!! She was not interested in seeing that we were satisfied with our experience and the service provided by Ryson, only that we would not offer any negative publicity about the company. We did not take the bribe as we wanted others to know what they can possibly expect. read more

We stayed at Bayfront Retreat recently--we have stayed many times before under another realtor. It is advertised as recently updated--it has not been. The place smelled terribly musty and was dirty and maintenance was not upkept. It is a shame about the property because it also reflects on the owner. There were 7 of us and 5 were from Florida so there was no leaving and just going back home. We will never rent from Ryson again due to the shape of this wonderful house. I have multiple rental properties, one of them at the Victorians Condominium in Galveston and managed by Ryson Real Estate Management, They are the worst i ever work with , the most non responsible and careless toward the property, I have contacted them on several occasions regarding the damages on my property , and they refuse to take responsibility for any of them , they charge the their costumers high fe and they don't do anything to fix any of them " they do charge the tenant security deposit " The decide to what ever they like , and not caring or notifying the property owners for any think, and when you call and ask for a explanation they don't have one , or not even returning you call ! Beware! Beware! This home is in total disrepair. Before I start let me say that we have traveled the world and stayed in many homes and condos, so I do not take writing this review lightly. We stayed at Beachfront Retreat. First the good. Location Location, this home is literally right on the beach. No dunes or walkway to walk over. It has a nice balcony overlooking the ocean and the underneath the home is a large deck area that has picnic tables, grill, outdoor shower (with hot water), and a hose to wash down chairs etc. Inside, the main room and kitchen allow for everyone in your group to be in the same room with plenty of seating. Now the negative. The dishwasher falls forward everytime you open the door because it is not attached to the cabinet. We also had to wash dishes by hand because the wash runs and dries but does not dispense the soap. The pods would just lay at the bottom. The grill is on its last legs and we had no propane. We called Ryson and they came out and brought propane but the grill still did not work. We asked about getting another grill and the Ryson people told us they would have to get permission from the owners. The faucet in the kitchen was not fully attached to the sink and flopped around. There were two steps on the outside stairs where the front panel would flop forward creating a trip hazard. The refrigerator worked but not very well, the back door to the deck was so bad I almost could not get it closed and the floor in the Master bedroom was peeling up and very soft. There were other minor issues too (such as bath drains draining slow). All these are small issues that could be easily fixed, but it's as if the owner nor Ryson (the management company) care. This is the first time we have rented from Ryson and most likely our last. If this is the type of home that Ryson represents then why would anyone use them. read more

HORRIBLE! AVOID!! We had such a bad experience with Ryson Beach Rentals last week! We rented Vitamin Sea Home in Galveston. The property was big enough for us 8 ladies, but is in need of repair. We arrived on a Thursday late afternoon. Although there were NO directions given for getting the lock to work, we figured it out. The lock is very corroded and needs to be replaced. As we walked up the stairs into the property we were swarmed with flies. There were two garbage cans at the bottom of the stairs which were FILLED with flies and maggots. We couldn't even sit on the outside patio as they were everywhere. The next morning WE took the cans to the grass and cleaned them - NOT WHAT A RENTER SHOULD BE DOING! As we put our groceries in the fridge we noticed the reading was "H" - we researched it and found that setting meant Hot. Since the fridge was empty we loaded it up as to give it time to properly cool. It never did. In the morning (15 hours later) we pulled all our dairy and meat out of the fridge and put them back in our coolers. We began our calls to Ryson. There was no answer on their emergency line or their regular phone number. We finally reached someone after 10 am. They said it would be a top priority. The service person came out eventually (around 1) and left a note saying it was cooling "sufficiently". It was not. We had popsicles in the freezer that never froze even after 3 days. We had to keep all our prepared meals and dairy products in coolers all weekend and continually fill with ice. Refrigerator needs replacing! When we went to use the microwave, it did spin and sounded like it was working but was NOT. The upstairs sink does not drain, but the toilet in the same room runs continually. By the end of the weekend - Sunday AM - our phones showed over 12 calls to Ryson. When we left messages, they never called back. When we did reach someone - 3 times - they said they would call us back. Never did. Ryson does NOT take care of their properties. The floors in the downstairs bedrooms are sagging so much the flooring is popping up. They should insist the homeowner repair. Overall, if I could give negative stars I would. Horrible experience. We rent annually and will NEVER rent through Ryson again. read more

We rented Unit 834 at The Dawn Condominiums. The unit was absolutely fantastic and we highly recommend it. However, our experience with Ryson was horrible. We were locked out of our unit for the first 40 minutes, then did not have towels and toilet paper in the master bath. After 2 days of calling, emailing and texting, we received the items after physically visiting their location on Stewart Road where a staff member was able to get our items delivered within a couple of hours. Ryson was bought by V Trips and perhaps that is the problem. In short, do not use this rental company. read more

The worse customer service I've ever experienced! I was assured (more than once) that our house and private pool were ready for visitors due to the hurricane hitting the week before. Upon arrival we found all outdoor furniture/barbecue pits still tied up and thrown in a pile behind the bar area as well as piled inside one of the bedrooms. The pool maintenance man came by the second day and told us no one should be swimming in the pool due to the power being out for a while and the levels being high. Unfortunately, we had already swam in the pool since we were told it was ready! I called Ryson multiple times about these concerns, as well as another maintenance issue and was told someone would come out and I'd get a call back but no one ever returned my call. One of the times I called, I was told they would reimburse us if we chose to pay to use the neighborhood pool. I've called 3 times since being back from the trip to get that reimbursement but no one (again) will return my call or help me when I call them. read more

They did offer us a full refund (which has yet to be applied to my credit card) but had no other options for our group of 12 3 weeks out. BEWARE! I recently had my girlfriend book us a night at the The San Luis Resort in Galveston for a work event I was attending. I did not realize until after she booked the crazy fees we were charged (pictures attached). The hotel was listed at $281/night for a total of $563 for 2 nights, but she ended up paying $910.27 in total because of EIGHT additional fees added on to the total. Almost double the listed price! I called Ryson and tried to get them to explain the fees, but the guy was super rude and only told me that $89 of it was due to a VRBO charge. I asked him why we were charge 3 separate taxes and he could not explain, so I said I wanted a refund and he said ok and hung up. I wouldn't use this company. We rented a galveston bayhouse for memorial day weekend, which Ryson had listed on both its website and VRBO. After renting and paying for the house, they cancelled on us citing a mix-up with the owner. They offered another house that wasn't even in galveston, was 2 bedrooms smaller, and wasn't on the water (no way comparable). This was my second experience, the first one wasn't good either. read more

Ryson misrepresented when they sold us a travel insurance policy they were unable to provide proof of purchase for therefore we could not file a claim when we had to cancel our trip. Maria O'Connor from management failed to find a policy number for the travel insurance policy that was sold to us and refused to refund us the $$$ for the travel insurance policy we purchased but did not receive. My entire family and I stayed at Villa Seamone the weekend of Friday April 1 - Monday April 4th. My husband made the reservation for us. We were hosting my family as I was competing in the Galveston Ironman. Upon arrival at about 5pm, there was a man in the driveway just sitting there. He quickly left as I pulled up, so I called Ryson and asked about him. Apparently he was there to change the light bulbs. When I got out of my car, I noticed there were light bulbs and boxes trashed around the outdoor area. It was as if someone had thrown them onto the lawn from the upstairs. I called Ryson again and spoke with Scarlett- she reassured me that this man's name is John and he is a wonderful employee- maybe it wasn't him who made this mess? I sent her photos of the trash littered through the lawn. Next, I noticed an awful smell coming from the trash cans - the trashcans had not been cleaned up and they smelled awful. I will attach photos. And as if this stay couldn't get any worse, the master bedroom had PEE soaked and stained all through the comforter, sheets, and mattress. We called Ryson to complain, and they told us "it was probably just a dog" -- made NO EFFORTS to make it right. I called again, emailed photos, and Scarlett said she would make this right. About 8 hours later, a cleaning crew came and changed the sheets. THE NEXT MORNING, I was cleaning up my things that had been laid out on the carpet, and noticed a horrible stench coming from the rug. There was MORE PEE stained through the entire rug which my clothes had been laid on and now my clothes were soiled. I have called Ryson, emailed, and sent photos and they still have yet to make things right. We requested a full refund before posting this review. This is the worst! Unprofessional filthy bug infested lazy housekeeping place we have ever stayed! The upper bunk was full of bugs feasting on the food that was apparently from the prior guests. Sheets had not been changed. When I sent my grandson up to take a picture the last day (he slept on bottom bunk) he noticed it was full of bugs! My suitcase was also full! (My bad for not checking) We had to throw away all our clothing,suitcase,cosmetics, My husband even tossed all his medications he was so grossed out! Then had to pay a laundry mat to decontam what we needed. I contacted front desk at Victorian and she was understanding and no help. Ryson said they would get back to me after it was sent to whoever.. Its been a week and I have not heard a word. I got 3 different locations telling me what the infestation was. Victorian said carpet beatles, Ryson said fleas, My county health dept (Utah) said by pictures I sent and location they were bedbugs. Stay elsewhere!!! Also rat traps all over the outside hallways. Worst rental experience I have Ever had. checked in Sat at 4: pm and started calling for all the issues at 4:30p. AC got fixed at 1am after 4-5calls. No water coming out of shower. No internet, no Tv no handle or lock on sliding door. Theh assured me someone would come by today and check all the issues but I have heard from NOONE. Do not book with Ryson!!! guests arrived. I sent pictures to the company and explain to them. Due to my career. I have a long reach on social media.. It was not a threat, it's a fact.. I expected some type of monetary reimbursement. We were so disgusted. We left a day early. My wife, then about a week or 2 later received in the mail a contract offering her $300 if she signed a gag order. Not only was that insulting but just plain inappropriate.. I would not recommend this company to anyone.. We rent multiple houses during the summer to have our friends out to the beach. This was our first time using this company and trust me the last. Unprofessional, inappropriate and insulting. These are just a few of my thoughts about this company. I rarely write bad reviews.. But I had to for this experience.
