Kind of like living a bad dream. That's what it's like to have Bayside Management take over the property you're renting. We are officially separated, so I feel comfortable writing this review. 1016 Continentals Way, Belmont, CA My theory why they are so horrible, is they have too many properties and not enough staff to manage them. Cutting corners to have to not pay people to manage these properties. Therefore you are left in the wild west. Your neighbors quickly catch onto this and start destroy things, and aren't always kind to each other. I left feeling depressed. We had a number of issues. I submitted a building issue that was never looked at even 4 months after leading up to our move date, which can potential result in a lawsuit. Oh well! Not there to care anymore. Um, I asked if they could work with our loud neighbors to quiet down, Victoria (the manager) told me and other neighbors to simply call the police when they are loud. Have us do their job. Yeah, that's a great way to cause tension and potential fights. Sure you can do this anonymously, but it's not that hard to figure out who snitched. Our building has mold, my health was on the decline. I developed a wheeze every time I laid down in bed is when it was strongest. My doctor had to prescribe me an inhaler. My poor kitty was throwing up and had to get on meds. Our eyes always felt heavy and dry. The mold is inside the walls, so you can't see it. I only realize now that it was there since I've moved out. I had a hunch. There are a ton of silverfish in the building. You find them in a bunch of places, just to make you scream at times. If the washing machine breaks, you sometimes have to go to a laundry mat, they just won't fix it promptly. What else...oh, if you happen to lock yourself out, since there isn't an onsite manager, you have to call a locksmith yourself and hope that they reimburse you back? If the garbage is packed, Recology refuses to empty the bins on garbage day. Therefore you're stuck with this ever growing pile of trash. This happened a few times. Parking has had a couple car break-ins. One of the apartments was broken into during the day. Neighbors posting letters that their packages were stolen. There is a cool storage bin, located in the garage, making it hard for delivery drivers to find, so they just dump the packages in the lobby. I never knew why they picked the garage and not the lobby to install the lockers? Lastly the security deposit. They didn't send us our security deposit, until we finally mentioned that they were past the California 21 day state law. Do your homework. If they do this to you, mail them a certified letter, and then take them to small claims court. Be sure to add the $500 court processing fee, and count the days they were late, as they would to you for paying late rent. You can file up to $12,000 if justified. I'll leave it there for now. I do miss all my kind neighbors that were good to me. They became my family. For the rude ones, I hope you move and make it a kinder place again. Bayside Management is the "property manager" for my HOA. We are currently having an election to fill director positions. Our manager, Justin Barton, put his name down in the cover letter - when only the independent Inspector of Elections is supposed to "answer questions." But - Mr. Barton did not provide any contact information for the Inspector. Mr. Barton also claimed that postage was provided on the ballot envelopes. But, he failed to provide that. We have a 40% quorum requirement, and because Mr. Barton "forgot" to provide postage, people are going to be too lazy to mail their ballots with postage. Also - despite the fact that Mr. Barton has no formal training in managing an HOA, my HOA Board hired him in February. You get what you pay for! HORRIBLE! I got sued by my tenants because of BAYSIDE'S lack of attention! I have had 2 houses now that they have "managed". In both instances, Bayside has neglected its responsibilities in leasing the property with multiple violations of the master lease without telling me. In one case the tenant is now suing ME (not Bayside) because of their lack of scrutiny. Also, Bayside has been hiding issues with the tenants to the point where 2 past tenants are now suing me because of unrepaired/ serious issues where the tenant's health was put in danger. WORST MANAGEMENT COMPANY EVER. Let me start by saying I've been renting at an eight unit apartment complex in San Carlos for 13 years. The ownership has tried out various property managers, some better than others and some worse, but no company has come close the the level of inattention/incompetence displayed by Bayside. God forbid we have an emergency issue at the complex that needs immediate attention. The elderly lady that answers the phone to "help" callers is the worst customer service "professional" I've ever ran into. I called a few days ago in regards to management locking the water spicket outside and what was your response? You had the audacity to asked me in a confused manor, "why would you even need access to a hose spicket outside?" Are you serious?! That was right before you hung up on me then ignored my following five phone calls. Lets not forget about Victoria. Victoria, I would love to get to know you, seeing as you "manage" the property I live at, but haven't been able to reach you once on the phone! Not to mention I've never seen you at the property. I wouldn't be able to pick you out if a police line up if my life depended on it! This company along with Victoria and Ms. Trunchbull are an embarrassment to the profession of property management. WOW I own 2 rental properties and never have I experienced this. I am currently renting a property in Mill Valley (1 year now) and we have been met with nothing but unanswered calls, emails and texts from Victoria and now Jeff. Would never use this company to manage my properties. Garage has significant water infiltration - with live outlets. I've asked a number of times for them to do something - either shut off the electricity or tarp the wet spots - nothing. When we moved in I was assured they would replace the driveway which has significantly deteriorated and is dangerous to walk up. Nothing yet and it's been over a year. Place was rented to me with a fireplace - yet after I asked to have it clean - two businesses came out and said it was unusable without significant repairs. Landlord doesn't want to do repairs which is fine - I understand that - however after asking for concessions in rent and I am still waiting to hear back. The Gardening is woefully in need of some major work. Downed trees deteriorated fences - I asked multiple times to have a major overhaul done - nothing. The back of the house needs to be re-done to move water away from the house. There was a river running past the house this past January - so bad for the house - yet they do nothing. I actually feel bad for the owners of the property - I am sure they would want to protect their investment AND protect themselves from legal issues should something big happen. read more

Horrible property management company. Our account manager (Victoria Taylor) has made countless errors, does not perform her contractual duties, and takes absolutely no accountability. Update 2: I had a leak in my unit. I called the emergency phone number to help get it taken care of, as I'd need a water shut off, and entry into neighboring units. Nobody from Bayside has called me back (it's been 24 hours), and since the leak detection company is not able to gain entry into the neighboring units as I requested, they have to come back. The flooding continues. Update 1: We had a board meeting scheduled this week (her office sent a late notice out to all owners), and our property manager Victoria no showed. As a result the majority of the community could not join, as she was supposed to oversee facilitation via Zoom. We still have yet to receive any sort of update as to why she wasn't there. Original Post: It's very clear she has little to no experience. We are paying her to come on site two days a week, and she's never here (we have cameras - she's been spotted once in about six months). She's posted confidential legal documents online to our community forum without authorization from the board. She fails to send out meeting notices according to Davis Stirling guidelines. She rarely responds to emails, and has yet to answer one of my phone calls. We are completely in the dark about what is going on in our community. Proceed with caution (especially if you are a homeowner and if your account manager is Maria). Update: Bayside Management did not promptly address a second raw sewage situation in 10 days affecting the residents at Point Sausalito on 02-15-2019. Residents did not receive communication for seven hours as they walked through raw sewage that also sprayed onto their walls, windows, and traveled across two buildings down a staircase and into the plant areas. Bayside Management declined biohazard cleanup and instead sent Matthew Lawrence Construction to use a garden hose and bottle of Tilex to clean up human feces and toilet paper spanning two buildings, further dispersing raw sewage v. containing and disposing of it. This further exacerbated a serious situation and Maria did not make all residents in all affected units aware. Some residents received an email at 4:10PM (more than six hours after the incident was reported). This is a hard review to write because I was initially excited when Bayside Management took over Point Sausalito Condos. They have positive reviews from individual homeowners and renters, but they are not able to scale to multi-tenant communities like Point Sausalito. Within the past several months since Bayside Management assumed responsibility there have been numerous problems with their Director of Operations Maria. Specifically, willful and deliberate neglect to follow-up in a fire-related situation with burned radiant heat pipes (two units have been impacted), moments of malicious intent. Maria has liberally put into writing she will not take phone calls from resident(s), and most recently gross mishandling of two sewage problems leaving multiple residents to live with sewage backed up in bathtubs for more than 24 hours (Monday - Tuesday 2/05-2/06/2019 during the heavy rains). The Director of Operations, Maria, eventually sent Roto-Rooter to the building but did not provide building plans, access to the utility room and her assistant emailed residents that they did not need to be home to allow Roto-Rooter access. The result in Roto Rooter's words was a "failing mission." To date, the suggestion by the city to ensure all pipes affected are clear has been dismissed by the Director of Operations Maria. Bayside's deliberate neglect in promptly addressing a sewage situation that impacted at least four units was followed by disregarding suggestions made by the City of Sausalito/Marin City Sanitary District. Bayside's neglectful actions continue to harm the health of residents. The longer-term impact as the property's problems go unsolved it is that Bayside's mishandling of serious situations is diminishing home values. This is evident in the community jacuzzi, which has been broken since 2018 and makes it hard to sell a home now. Owning, selling, and/or purchasing property in Point Sausalito feels like it is becoming a high-risk endeavor because people will have to balance placing their biggest investment in hands of Bayside Management. CC&Rs are there to keep things in shape, but a management company is there to provide protection for issues that impact multiple units (e.g. shared pipes/plumbing and sewer lateral deterioration need a management company to manage them professionally, promptly, and within the requirements of the CC&Rs and the law). Bayside showed Affected Point Sausalito residents that they were unable and unwilling to do any of those things during two crisis situations in February 2019.I read more

I own a condo in SF and overpaid my HOA fees (into the Bayside account). It's been a nightmare trying to get the money refunded. Anthony is our Bayside rep and he has never responded to my emails or VM's, even after one of his colleagues asked him to contact me. Our HOA tells me that they are also very upset and frustrated with Bayside - no one returns their calls. Only Joseph has helped, even though he doesn't service our HOA. If there is another option, like Elmer Fudd's management firm, or maybe Rocky and Bullwinkle's management service, they are a better choice than Bayside. I have rented places all my life, dozens at this point. I have never had a worst experience in my life. I had to pull teeth for months to get a functioning oven. The electricity in the unit never worked well. I couldn't turn on a microwave, kettle, and heater without tripping the breaker. They decided to destroy the shelves in the laundry room because people were using them to put their detergent. Nobody asked for this. They said they would clean up the complex. They didn't. They said they would mail my deposit check to one address. I didn't get it. I suggested a different address. They didn't send it. They said they did but I didn't believe them. I had to drive all the way to Marin County from Menlo to pick up my check. A USPS location is right next to their office. They are terrible. read more

These people are an absolute rip-off. They try to hoodwink you when they think you are not looking and I found them to be borderline (if not outright) dishonest. I was referred to them when my previous property manager closed his business. I live outside the country now, so a reliable property manager is a must-have - they did not fit the bill. I have to say that the re-rental happened smoothly after the vacancy, but the unreliability then became more apparent. As an example, they wanted me to sign a new management agreement with them and they tried to slip in a management fee on deposits paid by new tenants - I mean REALLY. And that is just one example of several problems I had with them and their duplicity. You cannot trust them, and I would advise anyone to stay away. read more

Bayside has "managed" our property for a few months and has been doing a terrible job. Anthony and Victoria do not respond to board inquiries, do not follow through with vendor needs, ignore homeowner requests, fail to meet county and state deadlines, and have terrible attitudes to boot. We discovered they paid another client's invoices with our funds, deposited our homeowners checks in another client's account, and lost multiple checks. When we contacted Jeff Hacker, the owner, to step in he said he would and then disappeared without any follow up. Stay away. read more

Renting a house through them was simply the worst customer service experience I've ever had. If I could give them zero stars I would. When we received our first PG&E bill at the rental it was for several hundred dollars for the small 1200 square foot house. This continued throughout the winter paying $500-700 per month. We called to complain about the how drafty the house was many many times and they simply screened out calls. At one point they decided to paint the house. Our daughter was an infant at the time so we were worried about lead paint exposure. I tested the paint and it was indeed lead paint. We let them know about the presence of lead and our concerns that the job be done correctly. They hired a scab crew who scraped down everything leaving paint chips everywhere without any lead mitigation. We temporarily moved out and filed a claim with Marin County. Again, when we complained they simply screened our calls. We had similar experiences with sewer problems, leaking roofs etc. Stay far away. UPDATE: This is a response to the Business Owner comment posted 3 years after my review: Claiming that your telephone system is set up in a way that doesn't permit calls to be screened is silly. The woman who answered the phone would simply tell us she would pass on our messages to Peter and he would never respond. This happened dozens of times. Saying that having astronomically high heating bills is a "lifestyle choice" is also ridiculous. Our current house, which is larger and in the same neighborhood, costs 1/3 as much to heat so I think our "lifestyle" doesn't necessarily require a $700/month heating bill. When we did have our own independent contractor come out to check out the problem. He found a number of problems, the funniest of which was the fact that the back of the refrigerator compartment was completely open to the elements(!). In regards to Bayside's ignoring our complaints about being exposed to lead paint dust, if you truly feel that this was a decision that the owner was completely responsible for then you should have put is in contact with them instead of ignoring our concerns for months on end until we finally felt forced to leave. read more

I left a check with this month's rent, along with a note requesting that someone look at a few run down items and see if they could be fixed, on Monday. Well I am not friends nor family of this company, and rented for years. The house needed work badly. However it did not get fixed until I moved out. I always paid on time with rent. They had a guy named Matt and he was awesome to me. However when Matt left they threw him under the bus. Rather than taking ownership and fixing the problems. Unfortunately, we rented from Bayside Management. I must say that our experience was hands down the worst Real Estate - Rental relationship we have ever had in our 20 years of marriage. Maria Hoppe - is completely unprofessional and unresponsive to any need, whether it be a repair or a general property question. And YES - Bayside DOES screen every phone call - and NO - they DO NOT RESPOND. We called for items that needed to be repaired and after emails. phone calls over months and months, NOTHING. We never received a call back or a returned email. To top it off, we had to take Bayside Management to Small Claims court to receive our deposit. We won easily in court due to the fact that we continued to document and document the lack of response and professionalism exhibited by Bayside Management. We ended up buying a home in Marin and were in transition while we looked. And we are now part of the Mill Valley community - and when asked about our transitional housing while we looked for our forever home, we are honest in our assessment of Bayside Management and especially Ms. Hoppe. We are open about our experience and we were so surprised to hear from so many of our friends about their negative experiences over the years with this management company. We, like the other reviewers are forced by YELP to give at least one star, but we give Bayside Management a 0 for their lack of acceptable customer service and the unprofessional manner of Maria Hoppe, our contact at their Sausalito office. With YELP, it is just as important to read the "Non Recommended" reviews as it is the "good" ones. YELP unfortunately gives their business a way to hide their negative reviews. If we had YELPED Bayside, we would have run as fast as we could in the other direction. Trust me, it is not worth it to deal with people who simply do not care about their tenants. Bayside - Ms. Hoppe - - - YOU DO NOT RESPOND TO CALLS and YOU DO SCREEN EVERY PHONE CALL WITHOUT FOLLOW UP. The day we moved from their property, we actually celebrated - and the day we won our Judgement in Marin County Small Claims, we again celebrated. We have reached out to others on this forum to offer assistance - the poor tenants who have had a similar experience and have found that we were not the exception - rather, we were treated like most tenants, as a rent check monthly. We tell my husband's colleagues who relocate to the Bay Area, about our Nightmare with Bayside. My husband works for a Fortune 100 Company, and in addition, we have let his company's relocation services department know NOT to consider Bayside Management as a solution for transitional housing - and of course, we provided the proof. the emails, letters, small claims paperwork and the Judgement that we were awarded. Bayside Management should NOT be in business and needs to have its license reevaluated. So we join the many on this forum and give them a ZERO. And thank God that we have our home in Mill Valley. I almost threw up, as I have never experienced such disgusting surroundings. All of these issues and more have been reported directly to both Maria and Peter - without even the respect of a returned phone call or email. Maria promised that they would be taken care of prior to our move in - and neither Maria, Peter or Jeff Hacker, the owner will respond to our requests for service via, mail, email or phone calls to their office in Sausalito. This Management Company does nothing once they get your deposit and rent check every month - and I would be very careful to document EVERY Communication with them via email - so that you have protection when they attempt to keep any part of your deposit. We will be moving - and the next move, we will make sure to vet the Property Management Company and ask the neighbors about their response and prompt service, as we will not ever wish this on anyone. Bayside Management is the perfect place to go if you want to see how properties SHOULD NOT be managed. I lived at a rental property for 14 months that they "managed". I never received a copy of the lease or even a lease to sign. I had to request one myself months later, while our direct contact there, Peter, fumbled through 4 or 5 different attempts trying to get the information right. The reason I wanted a signed lease was for the eventuality that they would screw me when I was ready to move out. And, yes, they tried to screw me. ***As a side note, I would have not given them any stars if Yelp didn't require at least one. Their form of management is letting one of the renters at our house call all the shots even though he only rents. Its easier to just take his word than to actually be involved themselves. Whatever this guy would tell Peter, Peter would do. Otherwise, you never saw hide nor hair of them. When it came time to fix things at the house, they tried to weasel out of it commonly. As far as Peter goes, besides being inept at his job and careless, he is also rather rude. He has tried to screw me out of part of my hefty $1350 security deposit by charging me, after I moved out, for repairs that were not related to me. It was only after I threatened to sue that he has decided to pay....over a month after I moved out! This is despite the fact that the deposit was supposed to be paid within 21 days of moving. But he is still trying to withhold $50 for some bogus charge. He stated that I should be fine with it because that's not much to pay for living somewhere for 14 months. It is if you haven't caused any damages! When I tried to explain this to him very calmly, HE HUNG UP! Peter is also real good at not returning his calls and taking extended vacations quite often, not to mention his short 4-hour work day. And the secretary is pretty slow to boot. So if classless, uptight, lazy, irresponsible and thievery are all things you look for in a property management company, that invest, rather, lose your money with Bayside! We were living in a Mill Valley apartment for four years. Our rent was $1775. The owner hired a S F property management company and the rent was promptly raised to $2400/month. we rented a house in Mill Valley listed by Bayside. The owner of the house was too cheap to have BS manage her place unfortunately. It would have been a lot more enjoyable for me to deal with BS than our Landlord. I enjoyed dealing with Peter and was always helpful and friendly. We later used Bayside again to find a new home and Peter made the whole process very easy for us.
